PorchLight did an awesome job with selling our home. We partnered with Ben Ellefson and Crystal…read moreQuintanilla; both were very quick to respond and always went the extra mile to manage and coordinate our listing. Our family had already purchased another home out of state (MT) and were moving before the sale of our house in CO. We worked with Ben to make sure everything was left as needed before the move, to avoid issues before the house went on the market. Ben walked us through the process and helped create a "ToDo" list. Because of his hard work and attention to detail, we were able to move out and let Ben do his thing. Ben coordinated and managed (FREE OF CHARGE) an official square footage measurement of the home, (which resulted in finding an additional 55 square feet that lowered the overall price per square foot), Daytime and Golden Hour photos (huge selling point advantage, golden hour photos made the sale!), and brought in an interior design to set up paintings and furniture throughout the home. The house looked so good, I joked about buying it myself haha. I have never worked with a realtor firm that did soooo much, free of charge, to sell a house. The house received 5 offers on the first day listed and we were under contact that evening. We were not totally sure which offer to accept, but through working with Ben and the research that he did with each offeror, we were able to make an educated decision. The house sale closed 30 days later, above market value! Had we not went with PorchLight, I don't think things would have went as smoothly or sold above market. They made the house look great.

He's personable, incredibly knowledgeable, and clearly has an investor's mindset. He noticed things in homes that we missed and helped us understand what they meant in terms of cost, repairs, and long-term value. He's honest, straightforward, and truly cares about his clients. We can't recommend him highly enough.

I was skeptical at first, all of their reviews were five stars, but decided to call anyway. I was talking to Tiffany, and at the same time talking to an Agent that was recommended from USAA. It didn't take long to notice the difference. While we were still getting ready to move from our location, upon our request, Tiffany looked at a house for us and immediately gave us all the issues. That same day, in her very busy schedule, she found the time to take a video commenting on the problems. She wasn't trying to sell houses, she was trying to match homes to families. It was more than I expected, leaps and bounds better than I received from the other Agent, it was clear who I could depend on to get my family settled. When we finally arrived in Colorado Springs, we were excited to meet the Canady Team. Tiffany was unavailable so Zack stepped in to care of us. The transition was flawless. We spent some time getting to know each other. He quickly explained the process and highlighted some expectations, then it was off to look at houses. He had it all lined up and by the end of the day, my wife and I agreed, Zack had our back. We felt that Zack, as much as Tiffany, with the entire team, would take care of us and get us into our new home as painlessly as possible. We were not disappointed. We were, in fact, very impressed with everything they did for us, from the visit coordination to ensuring the house specification were as advertised. Some Agents don't perform to the same level of excellence as the Canady Team. Zach walked us through the close of our new home. He scheduled our appointments, prioritized and followed up on our deliverables. He was there for us when USAA, our lender, failed to do their part in the process which delayed the closing schedule. He was on the phone with them immediately trying to fix it, understanding that it wasn't just a date being pushed but the expectation and hope of finally being stable again. He worked to smooth out the situation with seller, defending our position in what was a sequence of mistakes out of our control. In the end, he guided us through closure and checked up on again a month later to ensure we were okay and to see if we needed anything. More than we could have hoped for and lucky that we that took the chance. With no regrets, only praise, we hope you give them a chance and make that phone call.

I worked with Sofia this summer to purchase a home in the Boulder area. I was a first-time buyer,…read moreso I had a ton of questions and needed a lot of hand-holding throughout the process. I had initial phone calls with three different realtors, and Sofia easily stood out - she was both knowledgeable and very easy to talk to! I had planned to fly into Colorado for a long weekend in mid-August to see some homes with her, but ended up moving the trip up to the week prior as there were some new listings that I was interested in. Despite the incredibly last-minute notice, Sofia was able to meet with me for a showing the next day and even cleared out an entire Saturday for us to see more places. Throughout the house hunt, Sofia was incredibly organized and efficient, which was so helpful for me as a long-distance buyer so that I could get as much as possible done in one trip. I put in an offer on one home and was outbid, but Sofia asked the listing agent to let her if know they heard of anything else in that complex becoming available. Coincidentally, there was another unit that was going on the market soon, and I got to see it and put in an offer very early - before it had been on the market for long. Because we were able to move so quickly, the offer was accepted without a bidding war - all due to Sofia's diligence and proactivity. Throughout the closing process, Sofia was very organized, setting up inspections and working with my lender, and she kept me in the loop while still doing all of the heavy lifting on her end. I had a lot of questions throughout that month and she always responded in a timely manner (often within minutes). On the whole, I feel very fortunate to have worked with Sofia - because of her expertise and dedication, I was able to buy a home that I love, at a reasonable price, in an incredibly competitive market for buyers. I would absolutely recommend her to anyone looking to buy in the Denver/Boulder area!

My husband and I were looking to move to the Denver metropolitan area from out of state, having…read morevisited only once. Going in, we had very little insight into the different areas of Denver and were scattered in our approach to house-hunting (read: looking at 5 or 6 different cities/suburbs at once, all with completely different feels). Sofia's guidance, encouragement, and knowledge helped us narrow our search and strengthen our vision for what we wanted the next several years of our lives to look like -- no small feat! House-hunting from ~1000 miles away is tricky business, but Sofia made it possible. My husband and I put together a spreadsheet of dozens of houses to tour once we were next able to visit Denver, but Sofia was able to visit most of them on our behalf and weed out all the ones she was confident were not a great fit for us -- and she was right on every account. Through detailed notes and video tours, Sofia shared minute nuances that zillow photography just can't capture -- like the amount of natural light in a space or the overall vibes (good and bad). We came to trust Sofia's vibe meter better than our own. On one occasion, Sofia saved us from making an ill-advised, sight-unseen offer on a house we were enamored with because she thought, at the last minute, to check the ceiling height of the otherwise lovely finished basement. This is how we realized that it was of nonstandard height and would be basically unusable for my too-tall husband. Neither of us had thought to ask, but Sofia's approach to vetting a house is orderly and exhaustive (and now involves keeping a tape measure in her car at all times should the need arise for ceiling height checking). She was also incredibly patient and thoughtful when answering all our nitty-gritty questions, and always willing to go back and check a room or a house or an area again if we had follow-up questions. The house we ultimately bought was all Sofia's doing. It was just shy of our square footage parameters by 50 square feet or so, so it would never have showed up on our radar without Sofia's prompting. We were in town for just a few days to see several houses on our list, but none of them were striking joy, so Sofia shared a few additional houses to see if we'd considered them. The One True House was on that list. We loved it, and Sofia moved lightning-quick to pull together the paperwork for our offer. It was accepted the very next day without incident. The rest of the process went as smoothly as possible with the help of Sofia and Leah, the loan officer Sofia had referred us to. Sofia navigated negotiations for house fixes/mitigations with ease and aplomb. She handled the hiring and management of all the specialists and technicians and what-have-you that we needed to get the house ready for move-in, all while communicating with us clearly and efficiently every step of the way. She was always a phone call away when we needed her. She even left us the most darling welcome home basket for our toddler and dogs! This was not our first closing, but it was our easiest one, and it made buying and closing on a house feel positively easy. We would highly and wholeheartedly recommend Sofia for all your house-hunting/buying/closing needs.
