This place has earned its reputation. If you want your child unable to study in their home, choose this place. Do not let photos fool you. Your student could wind up living with a family with a baby! That would never happen in a dorm or student apartment housing. Managemet plays dumb and refuses to communicate except by email. Take pictures of everything before you move in to this place. They will nickel and dime you and charge you for housing changes. This does not mirror the support you will get from housing provided by ECU or any college. Do not sign a lease here. The Davis is an awful apartment. First, I asked if there was anyway I could start my lease before the standard move in date, as I was moving from out of state(of course I would pay the pro-rated rent for an earlier lease). I was told that was not possible as they needed time to clean, inspect, and paint the apartment. When I moved in I found one of my roommates had been living there for about a month already, as well as the previous tenant's toiletries still in the bathroom. It was obvious that nobody cleaned the apartment before I moved in. The Davis advertised that there was a pool and hot tub on site. The hot tub was closed the entire time I lived there. When it was time to move out, I returned my key early. I received a bill for "damages" 20 days after the official end-date of the lease. The bill charged $250 for carpet damage and di not include a due date. I did not damage the carpet, so I called The Davis to dispute the charge. They would not speak to me over the phone about the damage and gave me an email address to send the dispute to, and then abruptly hung up on me and would not answer the phone when I called back. I emailed to dispute the charge and got no response for a week. I resent the email and finally got a response from the bookkeeper saying that only the property manager made the determination of damage, however the property manager was unavailable to speak with me. I went back and forth with them several times, but they took over a week to respond to most of my emails. Finally, it was approaching 30 days since they sent me the bill and they threatened to send it to collections if I did not pay it. The property manager would still not speak to me or respond to my emails. They refused to provide proof of the damage or to even tell me what about the carpet they claimed was damaged. Moral of the story is do not rent an apartment from The Davis. If you have already signed a lease, make sure you take pictures of the entire apartment before you move out because they will make up false damages, and then refuse to engage with you as they run out the clock to send your bill to collections. read more

Horrible. I've only been here a short time and i already know this is one of the worst places you could live. If you choose to live here i hope nothing breaks or nothing needs to be handled by maintenance because there is no maintenance. Also, when i moved in the place it was trashed. Not only trash everywhere but also dead bugs and overall just disgusting. Which isn't surprising considering the outside is just as nasty with trash all over the place. read more

I would not recommend anyone Iive in this complex. When my daughter and her roommates moved in there ere bedbugs in the bedroom. We had to toss out all of the bedding and curtains and had to go through a huge hassle with the manager to be reimbursed. we were moved to another apartment across the hall that was infested with fleas and full of dog hair. When we complained to management they insisted the previous tenants did not have a dog ( which was ridiculous ) but did treat the apartment. The air filters were filthy and the duct was never cleaned for the whole year( even though we put in multiple work orders to have it cleaned ). They never sent anyone to repair the unsecure door or many other things we reported. When my daughter moved out we were billed for damages that were already there when we moved in and had to send multiple emails to have the charges removed. The stairwells were always filthy and had to be cleaned by tenants. Overall horrible experience for my daughter and her roommates. read more

Positives: landscaping is done well, staff has always been very friendly to me even with roommate trouble, and the maintenance is usually pretty fast and very helpful, and open parking. But the building themselves are DISGUSTING. Spiders COVER the buildings and they never wash. You can't touch the guard rails they are so nasty and there are so many bees ALL THE TIME flying around making nests. I still have dried puke on my stairs from the beginning of the 2018 semester and complained to the office about it. I also complained about the wasps nests and they did nothing. My apartment was also never turned. Our light cover in our kitchen was HANGING from the ceiling, their were towels in the dryer, and stuff in my bathroom. This place is just filthy and nasty. There have also been multiple occasions of car invasions and no cameras have been set up, no warning to the other residents that it even happened and that we should take precautionary measures, nothing. The wifi/cable service provider they choose to use also sucks. The wifi/ cable has gone out 4 times during my lease. And randomly my cable won't stream some of the channels I watch. They also don't care who their residents are. I've seen fights, people are always yelling, vomit on the stairs, loud music at night, I even got a roommate who was kicked out of the dorms AND THEY KNEW ABOUT IT. I am moving out and can't wait until my sublease is up. This place again has friendly staff but it is absolutely disgusting. read more

They have great service and work quickly to fix any maintenance requests. Fair rent and comes furnished. Very recommended-able.

I am currently a resident in a 4 bed 2 bath, and pay $299/month, as a college student this is the most affordable apartment in Greenville. The staff are always nice and as helpful as possible. Upon move in there were a few maintanence issues with our apartment but they were resolved in a reasonable amount of time. Overall, I like living here, however since Greenville is a college town there is sometimes ruckus throughout the complex. read more

Love this place! The new management is great! They've redone, the flooring, cleaned up the landscaping and the staff is awesome and they really care about their residents! They have lots of fun events for their residents that people actually want to go to! Love the everything about the apartment! Closets are huge and the living area is nice and spacious! The new updates are great. They replaced the carpet with wood flooring and it makes the apartment look much larger and cleaner. Also seal coated the parking lot. The new owners are definitely sprucing up the place, it's looking great. read more

I think University Manor (The Davis) is underrated in our community. Every issue I have had has been dealt with in a timely manner. The staff is extremely friendly and very easy to talk to and get information from. I have been very impressed with this complex and resigned my lease 2 weeks ago! read more
