    This place has earned its reputation. If you want your child unable to study in their home, choose…read morethis place. Do not let photos fool you. Your student could wind up living with a family with a baby! That would never happen in a dorm or student apartment housing. Managemet plays dumb and refuses to communicate except by email. Take pictures of everything before you move in to this place. They will nickel and dime you and charge you for housing changes. This does not mirror the support you will get from housing provided by ECU or any college. This is just an apartment building close to campus if you have zero other choices.

First, I asked if there was anyway I…read morecould start my lease before the standard move in date, as I was moving from out of state(of course I would pay the pro-rated rent for an earlier lease). I was told that was not possible as they needed time to clean, inspect, and paint the apartment. When I moved in I found one of my roommates had been living there for about a month already, as well as the previous tenant's toiletries still in the bathroom. It was obvious that nobody cleaned the apartment before I moved in. The Davis advertised that there was a pool and hot tub on site. The hot tub was closed the entire time I lived there. When it was time to move out, I returned my key early. I received a bill for "damages" 20 days after the official end-date of the lease. The bill charged $250 for carpet damage and di not include a due date. I did not damage the carpet, so I called The Davis to dispute the charge. They would not speak to me over the phone about the damage and gave me an email address to send the dispute to, and then abruptly hung up on me and would not answer the phone when I called back. I emailed to dispute the charge and got no response for a week. I resent the email and finally got a response from the bookkeeper saying that only the property manager made the determination of damage, however the property manager was unavailable to speak with me. I went back and forth with them several times, but they took over a week to respond to most of my emails. Finally, it was approaching 30 days since they sent me the bill and they threatened to send it to collections if I did not pay it. The property manager would still not speak to me or respond to my emails. They refused to provide proof of the damage or to even tell me what about the carpet they claimed was damaged. Moral of the story is do not rent an apartment from The Davis. If you have already signed a lease, make sure you take pictures of the entire apartment before you move out because they will make up false damages, and then refuse to engage with you as they run out the clock to send your bill to collections.

    Deplorable conditions. Uninvited guest-roaches. Health hazard in the form of mold-maintenance…read morecalled it "discoloration above door." Don't let an emergency happen because bathroom door requires a lift, shake and pull. Main door is useless considering it doesn't lock properly and keys do not work from the outside! So all room mates better not leave at once or they will be stuck on the outside! The smell is horrible, random blast of sewer smells and dampness. Oh gosh, the air does NOT work properly so can you imagine the smell on a warm day-sickening! Lights that blink when ceiling fan is on-so you have to choose one or the other. Vanishing work orders and lazy employees with bad attitudes. Maintenance says the mold is "discoloration above the door" and reported it as fixed. Don't try to use the toliet because it's like a theme park level 4 ride! Will have you hanging on for dear life! On a good note-they replaced the microwave after maybe 6 months!!! Oh and the entry way was fixed but work order has vanished. My knees were too old to take the leap into my son's apartment and I mean it was a leap! 2 boards rotted out with a big ol' hole! Then the kicker...I go online to research and learn more about this luxurious Beech...100s of others are experiencing some of the same issue. Go figue... I found reviews that complained about "discoloration" but in other places, no air, leaks, smells, guest and filth! Lord Jesus..I had to pray for safety in that death trap. I did get a response from corporate I guess. They found nothing wrong! They didn't but did ask for proof of my son's trips to the doctor to support our claims. No big, because we have several. Let me be fair and say they offered to help him move to Greensboro-that's one heck of a commute to ECU. Oh and ADA accommodations-but I wasn't aware "discoloration over the door" qualifies. I guess they are referring to the breathing issues caused by.... ‍ Who knows. But again we have records with him going back and forth to his PCP for breathing issues. O, unfortunately my son has had to leave his things behind because I do not do uninvited guest! He hasn't stayed since the "alleged shooter" incident. But to them no big because these type of things happen-true but at home home we can lock the doors!

    DO NOT STAY HERE When I moved in, the place was disgusting…read more They didn't clean it before move in. There were dead and alive roaches everywhere. I mean everywhere (see video). The washer flooded the bottom floor within 4 months of move in. During winter break (when no one was home) a pipe burst on the upstairs floor. It flooded the entire apartment. We had to move to a different unit. When they replaced the water heater (which also flooded the bottom floor) they left a mess for us to clean (see video). I have so much more that I could complain about, but long story short, DO. NOT. MOVE. HERE. It's cheap for a reason!
