We are a new condominium development and the Board was just transitioned from Toll Declarant Trustees to a full homeowner Board. We have had TDG for 2 years now during the construction phases. We have a Portfolio/Property Manager, Cheri Gillis, and an assistant, Gessenia Garcia-Lopez, both who are not full time, and other than being onsite f/t, both provide service as if they were. Cheri takes great care of us, even though she is managing a multitude of contractors that Toll uses. After Transition, she has taken excellent care of our working Committee Chairs and the Board. The TDG emergency support after hours dispatches their tech who is onsite in 20-30 minutes. The only downside for not giving 5 stars is the slow response for normal service requests and that there is no service level objectives in the Toll management agreement with TDG. Otherwise, TDG has the tools and scale to support our 66 homes, and Cheri is a very responsive professional experienced property management portfolio manager. I am upping my review to 5 stars. Cheri and Gessenia alone do so much that it makes up for the lack of a service level performance requirement and objective; this was a lacking my Toll in their original Management Agreement with TDG. TDG is hired by the HOA Board, who have sole management and control and accountability for the HOA; TDG takes direction from the Board. read more

We have had TDG full service for almost twelve years.I was a Board member for many years. We have a full time Property Manager and a part time Assistant Property Manager in our on-site office as well as a full time maintenance person. We have been very well treated and taken care of. I have read many of the negative reviews and wonder what your Board is doing and what level of service you are paying for. We have an excellent Board, we interview and approve anyone working on our property and have found TDG to be very responsive. We are a large community of 220 units on 25 acres. I suggest the complainers take a look at what they have contracted for and maybe consider raising their service level. Yes, we spend a lot of money, but we feel it is worth it. read more

The Dartmouth Group has been managing our property for a few years now. It took them over a year to replace the signs on the buildings with their number to call in an emergency! It was only after I had to call the fire department because i couldn't reach management that they got around to changing it. I have reached out to them a few times via there portal and they have yet to even acknowledge my requests, never mind a responsive action. They scheduled a fire alarm inspection, insisting they have access to all the units beginning first thing in the morning so I took off from work for the day. They never showed! I understand things happen but they could have notified us it needed to be rescheduled as soon as the company didn't show up in the morning. read more

For the past two months we've been in our townhouse, they have fulfilled none of their obligations! We pay close to $600 in HOA! They have not mowed our backyard lawn, we have had to deal exterior problems like wasps and spiders ourselves since they are not responsive! Believe it or not, but we don't even have garbage collection which is again their responsibility! Total scam from this association managing the millpond condominium complex. They will charge you late fees without letting you know in the beginning. Then they will send you a certified mail telling you that you have one day to pay all the fees, otherwise they will send your account to their legal team and deal with more fees along with additional legal fees as well. Tried to reached out to the management team and they will not listen to your excuse. They won't answer your calls, until you call so much that they have no choice to answer you. But when they do answered, they will lie about the situation and comply with their message that they will review the case with the board. At the end, they want your money regardless. Stay away from Dartmouth group. I had to go thru BBB to see if they can help me with this case and get my money back from the management group. read more

TDG is a good management company; they hire good staff. I'm a board member in a Massachusetts community where they have served us well for nearly 10 years. I am also a committee member of another condo community in Florida. They do NOT have TDG as their manager, but have had 4 management companies in the last 5 years. The latest version of a management company didn't even have software to track and report work orders, yet their monthly fees with a 40 hour a week dedicated manager has been a "Mickey Mouse" operation from the beginning at more than what TDG charges. So happy to get rid of DG! Our new PM is a breath of fresh air. Beware of the hidden fees they charge that you have to go into strong room to find. They charged us $700 for printing the annual meeting after they printed the wrong year's financial's & had to rush to get the correct ones printed last minute. Th receipt was entered 2 months later and just said 'printing'. They charged us $500+/yr for Volo Village and NEVER implemented it! They wouldn't reimburse us either. They charge $158/hr for meetings after 7p. Read the fine print. They got too big and failed! The turnover is high and the service is poor. Beware of their fees! read more

This is by far the worst management company of all the properties I own. My tenant called me today and said the air conditioner was blowing hot air. He notified the on site staff and was told that they could not do anything until the unit owner made a formal request. The air conditioner is the property of the association. Additionally their accounting systems do not post properly. I have been paying my fees since 1994 the same way and all of a sudden i get charged a late fee. And there is no one to speak with. I have been trying to reach a rep for the Woodlands on Clinton for several months. They have been withdrawing HOA fees from the wrong account. I called to find out where I could send a check where I can be sure the correct account is used, no response. Finally revoked eft authorization at the bank. They sent an email charging me $50 because the eft didn't go through. I responded with information and requested a call. Got an email back saying they would call next day. So far nothing. Telephone number at bottom of email doesn't work, either. Management was much better before there people took over. read more

I am writing about the increases in the HOA at Pointe Rok Estates in Worcester,Ma 01604 Since December of 2023 there have been three increases in our HOA. currentlymine has gone from 1257.00 to 1634.00. 74 days after buying my unit, TDG has yet to activate my residential account. I would be unable to request service, and more importantly, cannot pay my HOA fees. I have had to mail them to a PO Box in AZ, and more than a month later, my Sept check is uncashed. In this age, how is mailing a check to PO box preferable to a safe payment portal? I struggle to understand their business model. The most feedback I've had are placating emails. Phone calls are met with radio silence. The onsite manager left suddenly about 10 days ago. I am not the only one, several other residents in my building are awaiting access to our residential accounts. We're just not sure we'll live long enough to get them. read more

We made several calls asking for information about billing and several calls asking for assistance with storm doors. We were told "someone will get back to you" and "I'll put in a work order". That was the last of it ... no response. The only good thing going for them in our building are the cleaners who do a fabulous job. read more

This management company has "managed" our building for the past 5 years. I and almost everyone else in my building have had nothing but horrible experiences with them. Beware potential home buyers. Dartmouth Group is the worst. They are half unresponsive to emails and sends communication with typos & ludicrous rules which doesn't make sense. Then when you bring it up and if they respond, they just say "...it's the rules". No room for revision or explanation of why the rules exist in the first place. They don't care about residents and are obvious about it. The activities that the sales people say that we have, is non-existent or canceled more than half the time. The first Lifestyle Director was really really bad in that she never had good ideas and no one participated in activities. Now we have another Lifestyle Director which is not that much better, only allows communication to go through her. All residents who have great intentions to suggest ideas or volunteer to organize fun activities must go through the Lifestyle Director. This request sometimes ends up in a black hole as well. Residents are treated like children and the Dartmouth group need to think for the BENEFIT of their residents. All activities are not completely thought out and more than half the time canceled. If she was genuinely open to suggestions, responds to emails promptly, and followed thru with what she says she will do, then maybe it would be better. They are canceled most of the time and activities scheduled at odd times. Why does all communications have to go thru her? Ridiculous. WE NEED FUN ACTIVITIES in our community!!! All maintenance/workorders should be followed thru and communicated to residents instead of ending up in a black hole. We end up wondering what happened to fixing the broken appliance (broken for more than 6 months). Dartmouth Group needs to focus on the welfare of the residents and treat us the way people want to be treated. Don't treat us like children and be open to suggestions. Occasional meetings with residents to get feedback would be nice and follow thru with action items. At least pretend you care. This feedback is for the benefit of potential homeowners.... not an ideal situation for sure. read more

Answering service says person in charge of your development will call... then nothing. Please do yourself a favor and try to get your development to use Crowninshield. If Dartmouth Group replies to this post it will likely be to say that they did not return my call because I called too many times..... which fundamentally does not make sense. Stephanie M has always been extremely professional, knowledgeable, and very responsive to any and all issues or requests that have ever arisen over all the years. Even though her position is one that has a great deal of responsibilities for multiple locations, (I really don't know how she does it, to be honest with you!!). I always felt she addressed any concern I had with the utmost professionalism and in a manner that was courteous and polite, even in difficult situations. Dartmouth Group is a slumlord. They ignore calls from their "24 hour" emergency response line. Dartmouth allows flooding, rodent infestations, garbage to pileup, and concierge/onsite managers/maintenance people randomly quit. They tell residents to contact the city health and sanitation departments before they will respond to issues or problems. The city Health inspector confirmed that Dartmouth is one of the worst companies they are forced to work with. The city has to issue code violations before Dartmouth will connect problems. read more

I just purchased a new construction townhouse from Pulte in Upton, MA. I closed on Sept. 15th of this year and the condo fees for Sept. 15th to Sept. 30th were paid at closing. I sent in an auto withdrawal completed form with copy of a check to the address provided for The Dartmouth Group. I am not moving into the townhouse until mid Nov. I had to let some workers into the unit yesterday and checked my mail box for the first time. I received three (3) letters, which are not dated from The Dartmouth Group indicating I have received $50 in late fee charges for my October condo fees. I called the number listed, which was answered by an answering service and was informed I would receive a call back in 24 to 48 hours. You have to be joking. You can't speak to anyone in AR or for that matter a customer service rep at a company of this size! First impressions of this management company is extremely poor. Hopefully, once I move in and get accolated into the community, I can raise the issue of replacing this management company. Very dissatisfied!!!! read more

Outside of sub-standard work (like roofing -kind of important), they charge exorbitant amounts of money for simple documentation (like $450 for simple one-page document (not legal, nothing special). And the best part is, the first document (for $450 was a sample -not even the one pertaining to us). That took several phone calls to clear up. I think we spent of $600 on simple paperwork. I am actually giving a one star because there is not a "no star" option. This management company is awful! Worse than the worse if you can imagine. They don't respond to emails, they schedule appointments at your condo for contractors telling you when they're coming instead of asking your schedule, I don't know about the majority of people but I work. They can't seem to get their records straight. When you require a 6D Certificate it is $105.00. PLUS: $10 to pay with a debit/credit card. $30 to mail without urgency, $50 if it's urgent. And I looked up the cost in the state of Massachusetts - $75 for a 6D. I have asked for items to removed that are on the property that was left by a contractor - it's been a year the two items are still sitting in the back yard. read more

Contractors were out to see my deck and the compromised boards the same day that I contacted The Dartmouth group--repairs were made the following morning. They agreed with me that it was best to address this issue before the bad weather sets in as it could have been a real danger. A leak in my ceiling resulting in mold and 10s of thousands of dollars in damages has been unresolved for 8 months. Indeed, they do not even respond to emails, as though this issue will self-heal, or I will forget about the hole in my ceiling./. After 4 years Ive had it with their so called customer service. When you get two separate snowstorms two days in a row--I expect my walkway and parking lot to be shoveled and plowed. EACH.TIME.IT.SNOWS. Its unacceptable and unreasonable to wait two days for my parking spot to be plowed. Its also unacceptable that the contractor makes one single pass through the main travel area of the parking overnight. God forbid emergency vehicles need access--nope we would die. When I contact the Management Co explaining to them I have furniture scheduled for delivery and need walkways and lot cleared I expect that to happen.
