We are a new condominium development and the Board was just transitioned from Toll Declarant…read moreTrustees to a full homeowner Board. We have had TDG for 2 years now during the construction phases. We have a Portfolio/Property Manager, Cheri Gillis, and an assistant, Gessenia Garcia-Lopez, both who are not full time, and other than being onsite f/t, both provide service as if they were. Cheri takes great care of us, even though she is managing a multitude of contractors that Toll uses. After Transition, she has taken excellent care of our working Committee Chairs and the Board. The TDG emergency support after hours dispatches their tech who is onsite in 20-30 minutes. The only downside for not giving 5 stars is the slow response for normal service requests and that there is no service level objectives in the Toll management agreement with TDG. Otherwise, TDG has the tools and scale to support our 66 homes, and Cheri is a very responsive professional experienced property management portfolio manager. I am upping my review to 5 stars. Cheri and Gessenia alone do so much that it makes up for the lack of a service level performance requirement and objective; this was a lacking my Toll in their original Management Agreement with TDG. TDG is hired by the HOA Board, who have sole management and control and accountability for the HOA; TDG takes direction from the Board.

From reading the reviews it appears that it depends on which rep handles your property. For those…read moreof you that had a good experience with them, count yourselves fortunate. We had them for over twenty years and replaced them a couple of years ago. For over ten years we had tennis courts that went unused as they had fallen into disrepair and TDG threw us all kinds of excuses as to why they could not be renovated, saying they had to be totally stripped out, the property dug up, new fencing required, etcetera, and quoted us in the vicinity of $250k using their preferred vendors. We have had new management for the past couple years and now have a beautiful tennis/pickleball court and a basketball court, with picnic tables & umbellas, a park bench, and trash receptacle, and the whole shebang cost a fraction of the pricing TDG had quoted. The existing fence remained and the courts were resurfaced. TDG told us that the founding docs required us to get signatures from at least 70% of the unit owners, which turned out to not be the case, as we were able under the founding docs to repair the recreational area, and the digging up and all TDG said was required was NOT required. There are so many other issues I could report here, but it would require a tome the length of the epic novel, War and Peace". We have had so many improvements here since we terminated TDG and the new management firm earns their fees and actually helps us keep expenses in check. TDG just gave us lip service, the new company gives us real service.

Have lived at a property managed by Alpine for over 5 years. Admittedly, I was not a fan of Alpine…read morewhen I first arrived (not getting emails answered, leaving messages and not getting calls back). But since becoming more involved in the community and learning more about Alpine, I have come to realize the following: -In the beginning, I got my responses from Alpine but not as fast as I wanted them (but they did answer me and did provide what I asked for) -Since becoming more involved in the community, I have learned that some do not like the answers they get from Alpine, including myself at times -Residents, including myself, need to be more patient, especially when living in such a large community -Alpine is trying to make improvements and, when delivered in a healthy, mature, and constructive way (not yelling and/or calling them names), Alpine listens to feedback Alpine knows they need to make improvements. My understanding is they are under new management. Good. I would rather work with them, give them constructive feedback, push them to give better customer service, rather than complaining and gossiping with neighbors and not being proactive. Also, what responsibility do I/we have living in large community. If I/we do not like living in a community, then we should sell and invest in a single-family home. Looking forward to continuing a healthy working relationship with Alpine.

I had very frustrating experiences with Alpine Property Management regarding disputed charges for…read moreour unit. We repeatedly requested records showing who authorized the legal fees, what the board had approved, what the scope of representation was, and how payments were being applied, but the responses were vague and did not clearly address our questions. We also had a serious communication problem. They referred us to counsel when we disputed some charges. Instead of providing documentation, which we are legally entitled to ask for, the counsel would not communicate with us as the authorized representatives of the unit owner and instead insisted on speaking directly with one owner, even though he has limited English and we already had a power of attorney. A particularly frustrating example involved the parking-lot repair. Alpine wanted to repair an oil stain for $2,600 and withdrew that amount from our account right away. We asked them not to do any repairs until the tenant moved out, since his car had caused the issue. When the tenant moved out, we asked to handle the repair ourselves. Alexis said we were welcome to try and send pictures. We properly degreased, primed, and applied sealcoating to the area ourselves, and the result looked like a brand-new parking spot. Later, we learned from counsel that Alexis characterized the repair as "unauthorized" and wanted to mill the spot and install new asphalt, which seemed unnecessary. I also found Alexis's emails to be consistently accusatory. She often went straight to accusations and fees instead of asking clarifying questions. In my experience, that kind of heavy-handed management does not help build a community that takes ownership of the building; it creates an environment where tenants report each other instead of working together. In addition, there was a clear conflict-of-interest concern because Alpine, specifically Alexis, also solicited real-estate services from the owners while simultaneously pursuing disputed charges against them. Elizabeth, the manager, did not take corrective action or help resolve the situation. Instead, she appeared to support Alexis. Elizabeth's emails also had a footer that solicited real-estate services to owners for selling and renting. That made the overall experience feel even more frustrating and reinforced the impression that the management style was more about pressure than problem-solving.
