Paradigm Partners of Westwood, Ma managed our small 13 unit building - the Trevor House, Squantum, Quincy, Ma. I owned a unit there from 2006 to 2013. I feel the peaceful enjoyment of my home was in-part, ruined by Paradigm Partners. I had to repeatedly retain legal counsel for home issues involving Paradigm, financial expenditures rose at an alarming rate while under Paradigm Management and Paradigm management was just plain bad. For instance:
After three years of enduring little to no heat (my condo fee was to include this), Dick Williams told me to buy a house if I did not enjoy condo living.
I am told we paid $1,200 the last time we painted our stairways, yet this year they spent $4,800 instead. My neighbor who painted it for $1,200 in the past, said he would have repeated this same job for $1,200.
I am told we paid $16,000 towards a "window project" of having our windows replaced, which ended up being called a "report" and nothing more than words on paper (which I never even got to see).
I am told we paid $850 for a clothes dryer. It worked poorly and was repeatedly broken.
I am told a $700 assessment I paid from last year was partly for furnace repairs, and then my roommates told me they had no heat within a couple of weeks of these so called repairs.
Earlier this year, I mailed a large check to prepay condo fees. Paradigm used this for a building assessment instead (without my knowledge or consent). I did not even know there was a building assessment at the time. Then after using/misappropriating my large prepaid condo fee payment in this unintended manner, Paradigm started to bill me a late charge for condo fees that I thought were prepaid.
We were able to get our MLC certificate, title exam and insurance, mortgage pay off, discharges, fire inspection, money wires, attorney and broker work all done in time for a quick closing when I sold. The ONLY item late for closing was the 3D Certificate from Paradigm. This was a case where public city and state employees worked faster than our own paid management company, Paradigm Partners.
When I requested my 6D Certificate to sell my unit, Dick Williams from Paradigm wrote on June 5th that my June 2013 condo fee was not paid, yet on May 6th Paradigm had cashed my check for this June 2013 condo fee. When I called Paradigm after receiving Dick's email, a Paradigm representative stated that Paradigm's own computer system showed my balance as 0 (zero) in spite of Dick's conflicting email.
Tensions in our small building began to run at an all-time high. A fellow unit owner/trustee screamed at me in our parking lot to "pay your fees" while Paradigm used my large prepaid fees for an unknown assessment and stated my fees were unpaid when in fact they were. (I have Dick's June 5th email stating I was not paid and copies of the May 6th cashed check clearly showing that I was).
Within the past year or so, I paid TWO assessments AND my condo fee was increased AND the increase was raised RETROACTIVELY and $16,000 was split amongst 13 owners and spent on one-single item that I whole-heartedly disagree with, did not consent to and wasn't even asked about for such a large decision on my own property behalf and home. Some of the last words a neighbor said to me as I moved out was "they are spending us into ruins". I felt Paradigm's ability to bill me for whatever they agreed with the trustees became an exploitation of me and my home. read more
