First, utilities are old and easily fell apart.For a six month staying period, the curtain fell off,the light button fell off,the carpet cracked , some outlets are not working. I used to live in other apartments but never have I ever encountered these issues during my stay. Secondly,there are frequent loss of delivery at the lobby entrance.if you ever order a delivery from Ubereats or DoorDash, your delivery might be gone when they leave at lobby entrance as delivery man cannot enter lobby. I have lost the deliveries three times and asked the leasing office for investigation but never heard back from them so it leaves me nothing but assuming this community is not safe.Theft exist. Third, trash has to be sorted or you could be fined with 100 dollars.That means,if you ever receive packages like from amazon , the paper box has to be folded and taken all the way to the first floor even when you live on the third floor with extremely long hallway. Besides,if you have a boyfriend/girlfriend who visit you often, they would ask to do background check applications. it's a nonsmoking community so you are not allowed to have cigarettes even in your trash (somehow they search in your trash ).In addition, my rent is 3050 dollars per month but I paid around 3400 dollars per month as there's additional costs every month like fine, new stickers and once they just charge me 110 dollars out of mistake. If you don't double check the bill,you might result in financial loss. In summary , They put efforts in having strict rules against their residents instead of working for them . I am very disappointed at Avalon Monrovia and this is the least apartment I would recommend.

BUT, you have to be prepared to go off peak hours. Convinced people let their friends use gym. - Parking is horrible. You have to park on level 5 or above for your free parking with unit or pay an additional $75:mo for first level parking. It's inconvenient and a long walk depending on where your unit is. Btw: you have to manually pay each month. They don't include that option with rent. Do research. - there is one area to dispose trash which could be a long walk. Horribly planned - Magnolia Avenue. It used to be fine with the road closed off for construction. Unfortunately, cars speed wildly north/south to/from Duarte. I can't count how many times I've been almost hit getting out of the complex because people treat Magnolia like the autobahn. - too expensive for area. I was paying over $4k+ for a 2 BR/BA bc I got hoodwinked with the appearance of the place. There are just better deals out there I just moved to a 2BR/BA place at another property and got a way better incentive than my renewal rate given from AM. Frankly, there are way too many better options that are cheaper. - This might be due to sign of times. Marijuana smoke in public places and pool area. I get it. You're going to have tenants who don't value other tenants. I'd imagine this issue is at other apartments as well.

Residents pay for designated parking, yet there appears to be little to no effective enforcement in the parking structure. On top of that, people regularly park wherever they want in the guest parking area with no apparent consequences. Having to deal with this repeatedly is inconvenient, stressful, and unacceptable. A secured parking structure should provide basic organization and peace of mind, but instead it feels unmanaged and poorly enforced. Management needs to take this issue seriously and implement consistent enforcement. Until meaningful action is taken, this will remain a significant concern for residents who rely on their assigned parking.

There are many homeless people around the area, which often makes it feel unsafe. The maintenance team, however, was always great -- they were professional, kind, and quick to respond. That was honestly the best part of living here. Unfortunately, the rent keeps increasing every year, but nothing really improves. Management is rarely available -- we never saw a manager in person, and most of the issues we reported were not resolved. There is also no security on the property anymore. During our first year, there was a security guard, but after he left, they never replaced him. Many times, we saw homeless people entering the building, using the bathrooms near the pool, and even using the pool itself. Packages were also stolen several times, which made us feel very unsafe. Another challenge was the nearby theater. They were doing ongoing construction and decoration work right next to the building, and tenants on that side had to deal with loud noise almost every day. When we contacted the Essex office to ask for help, they said it was not under their control. The location might seem convenient, but it's right by the freeway, so it's always noisy. Sadly, it's also not the safest or most comfortable place to live. Overall, we would not recommend this property. There are many better and safer options nearby where you can truly enjoy your home and peace of mind.

    the agent lee is very dishonest and will rip you off if she can get away with it. and when i asked…read moreto speak to the manager, she was no longer able to speak to me as before. obviously, whatever lies lee can get you to agree to and sign, she gets a cut from it, so she did not care. lee is also a active license real estate agent who claimed she gave up real estate a longtime ago. pure lies! when asked how much money would i have to pay if i needed to break a fifteen months lease, lee told me that i would need to pay a total of 6 months rent if i were to leave early. a bold face criminal who has thinks people of color should be taken advantage. and manager will not take the phone call to speak to you. thank god i did not sign any lease . that's what turned me away these apartments are not luxury ad described. they are just opem spaces with not even a proper size closet for you clothes. they are just like a huge boxes.

I've had to complain repeatedly to the front office. The first time I called, the apartment manager Jasmine answered and stated that no one had ever complained about her before. I don't care if no one has complained before. It doesn't mean it isn't happening. The most recent time I complained, the person upstairs proceeded to stomp repeatedly as if taunting me - because she knows the front office does nothing. I am now having to file a police report because our front office manager can't be bothered to respond to emails let alone do something about this! Update 2/25: I've now had a package stolen from their package room. Be prepared to be gaslit by their staff when you bring these things to their attention. I was told "we are not responsible for your packages" and that I have to go through the package storage company to request camera access as THEY DON'T HAVE THEIR OWN CAMERAS in the package room! There were no apologies provided. I have been left with a profound feeling of HELPLESSNESS in dealing with this property as there is a severe lack of empathy and responsiveness in dealing with these issues. Horrific experience.

AVALON slapped us with a ridiculous $946 bill with a FAKE "pet odor" and wall damage that never existed. The apartment was in perfect condition. When we asked for PROOF--photos, invoices, ANYTHING--they said they DO NOT NEED ANY PROOF TO CHARGE US, after we repeatedly asking, they said they will provide WITH COURTESY and would take 7-10 business days to provide it. But at the same time, they threatened us with a tight deadline to pay within 10 days or FACE COLLECTIONS. They tried to force us to pay without giving us any evidence and pressured us with an unfair timeline. After doing some research, I found out this company has a BAD REPUTATION for OVERCHARGING UNREASONABLE MOVE-OUT FEES and SENDING ACCOUNTS TO COLLECTIONS without proper communication. It's no surprise they pulled the same tactics on us. They clearly don't care about honest tenants--they just want to steal money by inventing damages and rushing you into paying. We're fighting back and won't let these greedy, dishonest people get away with it. If you value your money and sanity, STAY FAR AWAY from AVALON.

The amenities are great, and they're always keeping things updated. The property is super clean, well maintained, and very quiet, with a no smoking environment. We never had any bug issues, which made a big difference for us. They also stay on top of things like annual smoke detector checks and gutter cleaning, which not all places do. Maintenance is amazing. Sal and his team are always quick to respond and get things fixed without a hassle. The front office team is also fantastic. Macelda before and now Alyssa have both been great communicators. They always keep residents in the loop with texts and emails, especially for things like scheduled water shut offs. They also make it fun to live here with little community events, even for the pets! We loved the Halloween and Christmas door contests, Easter egg hunt, and the treats for the dogs. The common areas are always kept clean. You have assigned parking spaces! and they are serious about it too. Washer and Dryer in unit. The property is gated and located in a nice quiet area. Easy access to the 210 and 605 freeways and just a 20 minute drive to the Azusa Canyon and all its wilderness glory. Did I mention it's 3 minutes away from COSTO! Alyssa and Kevin at the leasing office are amazing. From our very first tour, Alyssa was kind, helpful, and patient as we explored different units. Although the apartment we wanted was initially tied up, she kept us updated and called as soon as one became available. After a few near misses, we finally got the call that the original unit we loved was available for us to apply--and I've never applied so fast in my life! Alyssa made the whole process from application to move-in seamless. Kevin was also wonderful, taking the time to help measure every wall so we could be sure our furniture would fit. Together, they made the entire experience smooth and stress-free. Now let me tell you about the maintenance team. While it is a two person team it is mighty! Sal and Horacio go above and beyond in keeping the grounds looking exactly like they do in the pictures here on yelp and on their website. Both are super friendly and know every tenant by name! Sal is always willing to help and once a ticket is submitted they are on it. The team here is truly outstanding! Anytime we have a question, they're always ready to help. Unlike many places where the leasing staff disappears after you sign, this small but mighty team stays with you every step of the way--and even beyond. Like I said look no further and come live here. If an apartment pops up on their website that you like don't hesitate to apply as soon as your tour is over because I can guarantee it won't last long.
