Residents pay for designated parking, yet there appears to be little to no effective enforcement in the parking structure. On top of that, people regularly park wherever they want in the guest parking area with no apparent consequences. Having to deal with this repeatedly is inconvenient, stressful, and unacceptable. A secured parking structure should provide basic organization and peace of mind, but instead it feels unmanaged and poorly enforced. Management needs to take this issue seriously and implement consistent enforcement. Until meaningful action is taken, this will remain a significant concern for residents who rely on their assigned parking.

I got a fraudulent charge on it…read moreso only one culprit. when I was forced to sign up for the parking garage spot on the female leasing agent's (personal??) laptop, I saw her save onto her laptop my credit card and other personal information that I had to provide when I signed up for Parking Boss. EVERYONE SHOULD BE CAREFUL if you signed up for the parking garage because they probably also saved your information! Check your banking statements for fraudulent activity. Driving through the parking garage is unsafe! Tight spaces for two cars trying to pass each other on the opposite way. People speeding throughout almost causing accidents. That's why they had to put up the speed signs. The mirrors they have in the garage don't help at all. The fire alarms go off all the time. Mine has gone off several times as well and I have PTSD from all of the sounds especially after the Eaton Fire. I called maintenance for help and they said the detectors are sensitive and told me to remove the smoke detector battery. Hmmmmmmmm, really? Also the whole building alarms have gone off many times. Why can't they find the culprit each time? What's the point of their cameras? Marijuana smell everywhere. don't wanna say, but i think one of them is the older woman who lives above the front entrance of the parking garage cuz she'll yell out of her window sounding all friendly high.

    We lived here for 3 years -- it was our first apartment in California…read more The first year was quite good, but over time, things started to get worse. There are many homeless people around the area, which often makes it feel unsafe. The maintenance team, however, was always great -- they were professional, kind, and quick to respond. That was honestly the best part of living here. Unfortunately, the rent keeps increasing every year, but nothing really improves. Management is rarely available -- we never saw a manager in person, and most of the issues we reported were not resolved. There is also no security on the property anymore. During our first year, there was a security guard, but after he left, they never replaced him. Many times, we saw homeless people entering the building, using the bathrooms near the pool, and even using the pool itself. Packages were also stolen several times, which made us feel very unsafe. Another challenge was the nearby theater. They were doing ongoing construction and decoration work right next to the building, and tenants on that side had to deal with loud noise almost every day. When we contacted the Essex office to ask for help, they said it was not under their control. The location might seem convenient, but it's right by the freeway, so it's always noisy. Sadly, it's also not the safest or most comfortable place to live. Overall, we would not recommend this property. There are many better and safer options nearby where you can truly enjoy your home and peace of mind.

(Also the cleaning lady, Esther, she keeps this place immaculate and is always friendly.) They are truly the face of this community. The location is great and despite a large complex there is a good sense of community for those that use the pool or have dogs. The building is next to the metro for great public transport on the Gold line. (We're next to the metro and we live in LA, homelessness is to be expected. This is a system failure not a building problem.) Room for improvement: Mail: could have a better system for this/larger locker area to prevent theft Parking: need to have the resident spaces repainted and indicated as such/improved signage due to difficulty with spots as a result of the theater next door. Security: they claim to have night security but no one was rehired for over a year Management: constantly changing staff, was located offsite for at least a year, but just moved back... Not a fan of paying for parking with the cost of rent and clearly the spaces available.

Jasmine and Lee ( management) are so personable and they go out of their way to be helpful and attentive to everyone. And over the years, that hasn't changed. The maintenance team, is also amazing. Pretty much every maintenance problem I've had was resolved in less than 24 hours. I love the amenities and joyous vibes of living here. I would definitely recommend you give it a try if youre looking for an upscale, safe and friendly environment to call home.

AVALON slapped us with a ridiculous $946 bill with a FAKE "pet odor" and wall damage that never existed. The apartment was in perfect condition. When we asked for PROOF--photos, invoices, ANYTHING--they said they DO NOT NEED ANY PROOF TO CHARGE US, after we repeatedly asking, they said they will provide WITH COURTESY and would take 7-10 business days to provide it. But at the same time, they threatened us with a tight deadline to pay within 10 days or FACE COLLECTIONS. They tried to force us to pay without giving us any evidence and pressured us with an unfair timeline. After doing some research, I found out this company has a BAD REPUTATION for OVERCHARGING UNREASONABLE MOVE-OUT FEES and SENDING ACCOUNTS TO COLLECTIONS without proper communication. It's no surprise they pulled the same tactics on us. They clearly don't care about honest tenants--they just want to steal money by inventing damages and rushing you into paying. We're fighting back and won't let these greedy, dishonest people get away with it. If you value your money and sanity, STAY FAR AWAY from AVALON.

    9yr resident here. I'm preparing to move out ONLY because work's relocating me somewhere else in…read moresocal. Seriously, they're dragging me kicking and screaming out of here. This was my first apartment after moving out of my parents' place back in 2011, so I've gone through that whole process of being a naive, fresh-out-of-college grad to status as a full fledged veteran resident right here at Oak Park. For that, this place will always occupy a soft spot in my heart. Living somewhere for nearly an entire decade, things will fall into a state of disrepair over time, just by natural entropy. So over the past ~3 years, I've been running into random issues. Dishwasher broke down at one point, drains got clogged, leaks in the plumbing under the bathroom sink, etc. Every single time I've ever had an issue, I've always been able to pop into Mirna's or Danielle's office, interrupt them no matter how busy they are, and quickly state the problem I'm having. They've always given me their full attention, logged the work order, scheduled the repair work on the spot, verify if I want to be present to supervise or if they have permission to perform the repair while I'm not there, and my issues get fixed within 1-2 days. Literally that same day or the very next day, even weekends. Those weirdos are here Saturday and Sunday and I've gotten my random crap fixed on weekends within a day of having something break. So all that said, the only real minor con I have is that the smoke detectors are somewhat sensitive (I can, ahem, confirm this, cough cough, personally). I cook regularly, and I have to be pretty careful about searing steaks, for example. Come to think of it, some people might not even see that as a con, since despite an alarm going off randomly every month or so, fire department response is basically immediate and we've never had any fire related events. On top of that, it's hard to beat the location. Oak Park is perfectly central to Downtown Monrovia. Paradis Ice Cream and various boba spots are littered just down the street. There's a public library and movie theater within easy walking distance, and it's just a nice, quaint, area overall littered with random local foodie gems. The weekly farmer's market/fair takes place right outside on the main street. It used to be really bustling before Covid19, but in recent weeks it's been substantially picking back up (if that's your thing). Right now they have mask checkpoints and designated walking lanes, but the food trucks and produce vendors and a bunch of the tents that sell various knick-knacks are trickling their way back in. Man, typing this out, it's just reminding me how sad I am to have to leave. Like, look at my review history. This is the first positive review I've ever written. If something pisses me off, I'll say it, I'll be brutal about it, and I'll leave forever. After the ~9 years I've lived here, I can't find anything to be mad about. I'll definitely miss this place.

We moved out the end of Aug, cleaned the house…read morespotless and dropped off all the keys with a note in the dropbox because they failed to be there on the day of our move out despite saying they would previously, and have not received any deposit back yet! It's been 3 MONTHS!!! Every time I call they acknowledge that they owe us but ask for a few more days with no more explanation as to why it takes this long. Based on California law they are obligated to give us the deposit maximum 21days after moving out with the list of reasons why they deduct any part of that. Looks like we need to go ahead with the legal process.
