I signed the lease being promised many luxury amenities: a heated pool open year round, Starbucks machine, one free garage parking space included with my rent. Upon move-in day, I go to pickup my keys and am told I must sign an addendum to my lease with some rules that had changed since first signing. They said that The Oliver had been bought out and switched ownership. Why was I not notified this when it first happened prior to moving in?? They also refused to give me my apartment keys until I had agreed to pay a pretty high monthly fee for parking (the parking spot I was guaranteed one free space). Already off to a bad start. Although being a brand new building and the first tenant, there's so many spots of random paint and water marks on the ceiling. They have threatened on numerous occasions to tow cars in the garage despite the sad excuse of 10 spaces for guest parking. The garage has no gate or access code, therefore ANYONE can come in and there has been several car break ins in The Oliver garage. They are finally installing a garage that you can walk around still if you really wanted to break into cars. You also are not allowed to run your washer, dryer, or dishwasher after 10pm in your OWN UNIT due to "quiet hours" and other tenants being able to hear it. There has been flooding in The Oliver on the 3rd, 2nd and 1st floor due to extinguishing an apartment fire on January 30, 2023, which has never been properly dealt with (removing or replacing baseboards on the walls to prevent mold). After a full year of the apartment being open, the residents are still not allowed to use the pool and it has failed at least 2-3 inspections... The valet trash service you are required to pay for is super picky about what they take: you can only have two trash bags stacked on top of each other, anything else they leave outside your door for you to throw away in the dumpster yourself which has trash overflowing constantly. Overall just really disappointed with my time here at The Oliver. It's pretty but for the price point you can find a lot better luxury options in the area. The only good worker here I have yet to encounter here is the maintenance guy who actually does a nice job.

Although I…read morehad a written extension through July 6 and paid approx. $600 for the short period as per the move out notice, management issued a revised final statement charging $929.04 for "Holdover Rent 12 days." Its own statement records my move-out as July 6, 2026. I understand the lease has a holdover provision, but I dispute that it applies when occupancy was authorized by a written extension and the agreed rent was paid. I provided management with the extension, payment receipt, and returned keys and requested a complete ledger and corrected statement. As of Aug 2, the issue remains unresolved. The statement also threatens collection referral and a minimum additional 35% charge. Prospective residents should keep every extension, receipt, and key-return record. I will update this review if the account is corrected. Management says they talked about it which is entirely not true. This is a large management firm that puts everything on paper. I have my copies to prove the point. It feels like a money grab. Would not recommend moving here. I have made the payment to stop any credit issues.

The apartment is in an exceptional neighborhood, with easy access to Forest Park via the beautiful Wydown corridor as well as a close walk to restaurants, cleaners and a Starbucks. The folks in the neighborhood significantly enhanced the community feel with friendly reach outs while walking their dogs or just strolling in the tree lined streets. Also, as a frequent traveler, I was very pleased with the easy access to the airport from it quaint Clayton location. I found the Landlord Larry to be quite attentive to the lease holder needs and always concerned about the well being of the property, both in and around the the apartments. Any repairs or needs were promptly addressed. He even added items (e.g. power outlets and bike racks) without requests, just because he saw the needs of his tenants. The building has a wonderful Tudor exterior with six apartments. It also has easy access to the upper floors by a an elevator, but also has a period staircase that complements the Tudor architecture. I found the community rooftop very peaceful and inviting. The all granite counter tops in the kitchen and bathrooms, the beautiful stone showers along with high end appliances also added to the luxury feel of the apartment and complex. Oxford manor was perfect for me, and I couldn't have been more pleased with my time there and the support of the landlord and his commitment to the comfort of the tenants and the care taking of the apartments. She helped us buy our first home in 2019, just helped us sell that home in 2026, and will be helping us with our next purchase too. At this point, she feels much more like a trusted friend and advisor than our realtor. When we bought in 2019, the market was crazy. We were first-time buyers, and even though our offers were competitive with buyers putting 20% down, we didn't have that same advantage on paper. Alex was incredibly strategic about how we approached our offers. She found ways to make us more appealing to sellers and negotiated significant credits for us. We ended up getting the house over offers that looked stronger on paper, which I honestly don't think would have happened without her. This time around, she helped us sell, and her guidance started almost a year before we listed. She met with us about a year out, again around six months out, and then many more times as we got closer to listing. She helped us figure out which improvements were worth doing and which ones weren't. We never felt like we were being told to spend money just for the sake of making the house look better. Everything had a purpose, and her advice helped us get the most out of the home without unnecessary work or expense. She was just as good when it came to pricing, listing, and negotiating with buyers. Throughout the entire process, she was responsive, patient, and always willing to talk something through. Even when things got stressful, we knew she was looking out for us and would tell us what she really thought was best. What I appreciate most is that she genuinely knows us. She understands what matters to us, listens to what we want, and never makes us feel pressured. We have always felt like she was protecting our interests and fighting for the best possible outcome for us. Buying or selling a home is a huge decision, and having someone you completely trust makes all the difference. We've trusted Alex through both sides of the process, in two very different markets, and we're grateful that we'll get to work with her again for our next home. Warson Village looks absolutely nothing like what's posted on website! The landscape in front of the apartments consist of overgrown bushes, weeds, growing above the bushes, and the so-called mulch bed is completely covered with weeds. Large sign out front post 24 Hour Fitness Center, sparkling pool, private entrance through patios, washer, dryer's available. Also another single sign on front of the property, remodeled fitness center. Fitness center has been CLOSED OVER THREE YEARS! At this point tenants are very doubtful the fitness center ever reopen. 30 apartments do not have private patio entrance as advertised, FENCES WERE REMOVED OVER THREE YEARS AGO! HAVE NOT BEEN REPLACED! Management refuses to give a date when fences will be installed, The so-called SPARKLING POOL, as of today, June 1 is still not open! The pool is full of dark green sludge water, concrete deck around pool at one time was painted white, but most of it has chipped away, never repainted. So called restroom next to the pool has been closed for the past two years. Wanted to ask a freshman will be open this year. No answer has been given, so another words know. Without a working restroom next to the pool you can only imagine what the pool looks like after a couple of weeks, Entire time pool was open last summer, the water was so disgusting due to yellow and green slimy water. Most tenants refuse to use the pool last year, without having a functioning restroom by the pool, many tenants did not use the pool because we had no idea what we would be exposed to, since no one would leave the pool to go back to their apartment complex to use the bathroom. DEFINITELY, NOT A GATED COMMUNITY! GATE DOES NOT FUNCTION! In the past seven years it may have worked a total of 10 days. Pool still not being open today, June 1st, I was very upset and out of frustration I asked the "new unapproachable" maintenance supervisor, when the damn pool be open? Instead of him understanding my frustrations and answering my question, he said, in a loud, forceful voice, no one is going to talk to me like that, he threaten to call the police if I didn't leave the leasing office. Apparently, this is the way he handles being questioned by tenants, who has every right to be upset regarding a situation, if he doesn't want to answer their questions. When leaving the complex, you have to be extremely careful, you have to pull out into traffic to be able to see past the newly planted evergreen tree by the concrete pillar. Several accidents have almost occurred. More than several tenets, request the tree be removed for safety reasons, there have been many, many close calls due to the fact, the evergreen tree is planted right next to the concrete pillar in the view was completely obstructed. Corporate office absolutely refuses to remove the tree, obviously corporate is more concerned with curb appeal and the safety of tenants. When accidents occur corporate office should be held responsible due to neglect. Especially since there's been so many tenants who have to force their concern time after time, and continue to ask the tree be removed. So beware, there's definitely a good chance your apartment for a flood, at least once, or twice a year due to blocked sewer lines along with all of the dangers. Don't expect amenities leasing office tells you about when you apply to move in, even though amenities are listed in the leasing agreement, they are still not provided!

He takes time to explain what he is doing and always answers my questions should I have any. Brandon shows initiative and takes it upon himself to assist residents in getting things done on the property. He is ALWAYS polite and courteous. Most importantly he is very kind to my dog, Hubble. He never treats Hubble as if he is a problem or is in the way. So if Brandon is kind to animals, you know he is a good guy. He works to get the job done.

This place has mold, mildew, fire hazards, outdated plumbing/electric, leaking sewage, flooding problems in the basement, disgusting smells, and a whole staff of unqualified people who are trained to belittle you and make you feel dumb for reporting any problems. I left several pictures on this site and ask you let others know to watch out for these people. When we first signed the lease, we were promised all of the windows and hallways were going to be renovated within a couple of months after our move into the building. When we emailed the Michelson Organization to ask why the windows were not being changed, they confirmed they did indeed make that promise but couldn't simply work it into the budget this year. Our windows flooded out during rain storms and the Michelson organization still refused to do anything. I even uploaded a video of water flooding our apartment onto youtube just so people can see the kind of slime the Michelson organization really is. Just search "The Envoy Michelson Organization 8701 Delmar" on youtube to see the video. Also, our plumbing was out on one of the bathrooms for almost 6 months due to their carelessness. As soon as we called to complain and informed them it's been long enough, Todd the maintenance guy came up to our door and continually rang the door bell for a couple of minutes until one of us answered. He's constantly putting the tenants on the defense with his passive aggressive Michelson training and never ONCE completed a job properly. For two years we just put up with this guy and allowed him to bully us in our own home until it was time for us to leave. Todd then made it difficult for us to move out and did everything he could to let us know he was glad we were leaving. And if that weren't enough, The Michelson Organization allows smoking in the building and do nothing to regulate it. I had to breathe second hand smoke from my neighbor for two years thanks to the fact the Michelson Organization was unwilling to change the rules. There are a lot of elderly people in the building and these slum lords simply do not care. The laundry facility has a main sewer line along the washing machines and it has some serious leaks. I've come home several times to the sewer pipes bursting and there being urine and fecal matter running down the walls and onto the washing machines. I've even walked by the laundry area, smelled urine, made a comment to one of the tenants, and the next day an air freshener magically appeared in the exact area where I complained about the smell to another tenant. My guess is this had to do with the fact I was right in front of the maintenance office when I made the very loud comment to another tenant, and Todd did what he does best. Throw a Band-Aid on it then disappear for hours until it was time to go home.

Communication throughout the entire situation was poor, and ultimately, no concession or rent credit was offered for the inconvenience. Unfortunately, this wasn't an isolated issue. Since moving in, I've dealt with a sewer backup into my apartment, a leak from an electrical pipe in the laundry room, and a bathroom door that no longer closes because it's been painted over too many times. Maintenance only performed temporary fixes on an issue with water collecting between the liner of the tub -- I ultimately had to outsource help to have the drain replaced myself. Critters are getting into my unit through an unseen opening in the laundry area, and maintenance has mistakenly entered my apartment on multiple occasions. Confusing my unit with another is not a valid excuse after the first time. While the neighbors are friendly, the infrastructure is outdated and doesn't reflect the price point. I also find it unsettling that a raffle for a rent credit is being offered in exchange for positive online reviews. For the amount being charged, I would encourage potential renters to carefully consider their options.
