However, (and the reason I'm only putting 4 instead of 5 stars) is that they will try and push you towards their "preferred" businesses for title, warranties, etc. Just be cautious is all I can say. Please don't make the same mistake we did, and do your research into these companies. It's not exactly clear what kind of partnership, agreements, or kick-backs they may be getting for pushing them. The decision is, of course, always up to you as the buyer. Shop around, compare prices, read the small print, and when someone at the agency hands you a paper to sign saying this is our preferred business for x,y, or z, tell them you're going to shop around first. On that note, Cinch home warranty (their "preferred" or "recommended" warranty service) has been an absolute nightmare riddled with incompetence to deal with. A proper review of that scam will be put on their respective sites and the BBB, but for JFP, it should fall on them to recommend the best, not just their partners, especially to new, first-time home buyers. Again, stay far, far, far away from Cinch for your 1st year home warranty.

There were spots on the walls indicating a paint job would soon follow.. This man asked me to transfer utilities in my name Monday Sep 21st 2026.. Wednesday Sept 23rd I messaged him with account numbers for electric, water and gas! I paid him a total of $1900! He asked me to sign a 4 year lease at $1900 monthly and the 5th year if I wanted to renew it would be $100 more bringing the new rent to $2000. Sept 21st I met him in person to give him the remaining $200 in the form of a money order as Zelle wouldn't allow me to xfr more then $1000 at a time. When we met at the townhouse I gave him the money order, walked through the unit and saw the blinds were replaced but every single room upstairs and downstairs were a mess! The paint job was not done. He wanted me to sign the lease and move in and allow the person he claimed to have paid to come in whenever he wanted to paint the home!! Clearly in his texts to me he LIED and said the paint job and the replaced blinds were both complete! He got upset because I told him I was not comfortable with anyone coming into the unit with my things moved in and if the townhouse was not ready to be rented he should not have asked me to turn utilities in in my name! Lastly He asked me after leaving that afternoon if I wanted to cancel the lease. His feelings were hurt because I held him accountable. I agreed.. and told him to send me my money back. He zelled me $1700 and told me to come back and get the money order $200 from inside the door. I said the money order is already made out to you. You'll need to deposit it and send me the $200. He refused. As such I had to cancel the money order online via western union. In which they charged me $15. He is sickening! Prejudice! Unprofessional! A total nightmare! I had to call all utility companies and cancel the services I set. This was a total waste of my time and energy! He should be fired! Photos below is the dialogue between myself and this idiot!
