    I have rented a three bedroom home from Longstreet Property Management going on three years. I…read morethought I would share some experiences here: Maintenance request are fulfilled timely. The heat pump went out during winter and they could not get it fixed right away so they brought out oil based heaters and got the heat pump replaced the following week which is impressive given it was the heart of winter. There was one issue with the toilet where the maintenance person came to fix it but didn't so I bought the parts and fixed it. They reimbursed me promptly for the parts. Yard care is provided with our lease and those people come religiously to take care of the yard like they come rain or shine. Preventative care - air filters, smoke detectors, etc. are cyclic and they provide ample time to work with us on entering the residence. Minor annoyance - annual inspection where they come in and film the rental. The good news is if they find anything broken they take care of it. We had a door seal that was iffy but they swapped it out anyways. Only grip is the rent will go up year after year. Irregardless of the housing market in the area. Like in our area 3bd 2ba go for 2,490.00 with more amenities. For reference: Our first year rent was $2,395.00; Second year $2,450.00; and, Third year $2,525.00. Is the $130 a month big deal - meh, just be forewarned the rent will go up. As long as, renters are aware this isn't a long-term rental company you'll be fine. I'm sure the property owners like the added revenue and I'm not sure why stability of occupancy isn't high on the list. Maybe Corvallis has to many migrants so it doesn't matter - who knows! Would I recommend them to friends and family - Only if they needed to stay a year or two. We will probably move next year because of repeat increases.

    As a present tenant, let me say that I do love the home I am in. I can see that good care is given…read moreto their properties in between leases. On the phone and in person, the staff is polite and helpful. However, they are completely understaffed and behind in their maintenance. I am sure maintaining hundreds of properties is no easy task. They, as a business, should additionally employ at least three more full-time maintenance crew members. To my knowledge, there is only one full-time person. While it has been my experience with him that he does good work, there is no reason why any task should take five months to complete. Renting in Corvallis is already extremely difficult. In my experience, many Corvallis rental companies are proud slum-lords, happy to take the rent and give no services in return. At Home Properties, unfortunately, has shown me that they are in this group. The rusty water mentioned in other posts is a problem where I live as well. I realize older homes and buildings require large scale maintenance such as pipe replacement, electrical replacement, appliance replacement, mold prevention, window replacement and more. As a rental company they should be aware that this is what they signed up for. Rentals need to be taken care of, otherwise the units will no longer be suitable for renting out. It is my hope that At Home Properties should begin to care about the properties they own, and to make long-lasting improvements instead of quick and temporary fixes.

    WARNING... Unethical. Excessive move-out charges…read more Pinion kept a large portion of the security deposit upon move-out after a significant effort was made to clean and turn-in the property better than we received it. It is NOT the job of the renter to return the property to "move-in" condition. Normal 'wear and tear' issues should be the responsibility of the owner / property manager. Renters should only be required to return the property in the condition that it was received. Pinion offered "furnishings" in the duplex I rented for my son and two other college roommates. He and his roommates had furniture so they didn't need anything from Pinion. What was left was a random dresser and bedside table (presumably from a complete bedroom set) that appeared to just be left from previous renters. Upon moving out, my son was charged $50 for the removal of the "furnishings" Pinion left for them. I suppose Pinion charged the previous renters for the left-over furniture - presumably to cover removal / disposal costs? (pretty good way for Pinion to make a little extra money from first-time-renter, college students) Additionally, Pinion charged $400 for "floor cleaning" fees in a ~2000 sqft property that contained no carpet and mostly laminated or vinyl floors. $400 for mopping that couldn't have required more than 2hrs of labor for one person. ($200/hr is lawyer / international airline pilot money. If that's the going rate for mopping services in Corvallis, I've got small business idea...) My son asked for explanation / clarification on the excessive cleaning charges and disputed the charge for the furniture Pinion left in the property from previous residents. Received an email reply from Pinion with some very strange close-up pictures with weird captions of "proof" of damage and/or insufficient cleaning, as well as the $400 receipt / invoice from the cleaning company (for mopping) and was told there was nothing more that could be done to return anymore security deposit. Pinion decided to refund the $50 for the left-over furniture. Admittedly, my son did say they missed doing a scrubbing of all the kitchen appliances and so they were charged $200 for that 'special' service. Doing the math, that's $600 for mopping and kitchen appliance cleaning. Maybe 3 hrs of work? After doing our own research we decided to pursue a complaint in Benton County small claims court. The choice to use court mediators was agreed upon to come up with an understanding / agreement that wouldn't required a judge. During mediation Paul Pinion was dismissive, patronizing, and intimidating - going so far as to threaten my son with 'large prevailing party and legal fees' if he was to pursue this beyond mediation into small claims court. (CIVICS NOTE FOR PAUL: small claims court does not allow lawyers, so you own your 'legal fees' Further, prevailing party fees are limited by Oregon law and awarded by the judge to offset reasonable costs - they are not punitive and so you shouldn't be threatening a renter with something beyond your authority) Paul also said that the floor cleaning charges were actually $600 (not matching the invoice he provided to my son upon move-out), but he thought that was excessive (you think?!?) and so he only charged $400. Suffice to say, mediation brought no solutions. I am a retired Marine Corps officer. My son is a Marine Corps officer candidate, and one of his roommates is an Army ROTC scholarship student. Both are OSU engineering majors and non-Oregon residents. I don't mentioned this to say they / we deserve a break or some special privilege. Suffice to say these young men know how to clean (vacuum, dust, sweep, mop, etc.). They are being brought up and trained to set examples and lead in harsh environments. We expect that they will be held accountable for the well-being of other human beings, equipment and property. If they said they spent 12 hours cleaning, then I believe them. Moving into small claims court, Judge Keri Smith rules in favor of Pinion. Paul's demeanor in court seemed smuggly confident. His management behavior is encouraged by the court, so I imagine he'll continue padding his profits with arbitrary and capricious charges. We won't be renting with Pinion again. If you do, good luck.

They flat out refuse to accept anything beyond that, not even putting anyone into a waitlist. Even after asking if I could pay an additional fee to be placed on a waitlist it was a firm no. Think the red flag here was "first come first serve" If you're not willing to meet potential customers even half way, your not operating a very fair company.
