WARNING... Unethical. Excessive move-out charges Pinion kept a large portion of the security deposit upon move-out after a significant effort was made to clean and turn-in the property better than we received it. It is NOT the job of the renter to return the property to "move-in" condition. Normal 'wear and tear' issues should be the responsibility of the owner / property manager. Renters should only be required to return the property in the condition that it was received. Pinion offered "furnishings" in the duplex I rented for my son and two other college roommates. He and his roommates had furniture so they didn't need anything from Pinion. What was left was a random dresser and bedside table (presumably from a complete bedroom set) that appeared to just be left from previous renters. Upon moving out, my son was charged $50 for the removal of the "furnishings" Pinion left for them. I suppose Pinion charged the previous renters for the left-over furniture - presumably to cover removal / disposal costs? (pretty good way for Pinion to make a little extra money from first-time-renter, college students) Additionally, Pinion charged $400 for "floor cleaning" fees in a ~2000 sqft property that contained no carpet and mostly laminated or vinyl floors. $400 for mopping that couldn't have required more than 2hrs of labor for one person. ($200/hr is lawyer / international airline pilot money. If that's the going rate for mopping services in Corvallis, I've got small business idea...) My son asked for explanation / clarification on the excessive cleaning charges and disputed the charge for the furniture Pinion left in the property from previous residents. Received an email reply from Pinion with some very strange close-up pictures with weird captions of "proof" of damage and/or insufficient cleaning, as well as the $400 receipt / invoice from the cleaning company (for mopping) and was told there was nothing more that could be done to return anymore security deposit. Pinion decided to refund the $50 for the left-over furniture. Admittedly, my son did say they missed doing a scrubbing of all the kitchen appliances and so they were charged $200 for that 'special' service. Doing the math, that's $600 for mopping and kitchen appliance cleaning. Maybe 3 hrs of work? After doing our own research we decided to pursue a complaint in Benton County small claims court. The choice to use court mediators was agreed upon to come up with an understanding / agreement that wouldn't required a judge. During mediation Paul Pinion was dismissive, patronizing, and intimidating - going so far as to threaten my son with 'large prevailing party and legal fees' if he was to pursue this beyond mediation into small claims court. (CIVICS NOTE FOR PAUL: small claims court does not allow lawyers, so you own your 'legal fees' Further, prevailing party fees are limited by Oregon law and awarded by the judge to offset reasonable costs - they are not punitive and so you shouldn't be threatening a renter with something beyond your authority) Paul also said that the floor cleaning charges were actually $600 (not matching the invoice he provided to my son upon move-out), but he thought that was excessive (you think?!?) and so he only charged $400. Suffice to say, mediation brought no solutions. I am a retired Marine Corps officer. My son is a Marine Corps officer candidate, and one of his roommates is an Army ROTC scholarship student. Both are OSU engineering majors and non-Oregon residents. I don't mentioned this to say they / we deserve a break or some special privilege. Suffice to say these young men know how to clean (vacuum, dust, sweep, mop, etc.). They are being brought up and trained to set examples and lead in harsh environments. We expect that they will be held accountable for the well-being of other human beings, equipment and property. If they said they spent 12 hours cleaning, then I believe them. Moving into small claims court, Judge Keri Smith rules in favor of Pinion. Paul's demeanor in court seemed smuggly confident. His management behavior is encouraged by the court, so I imagine he'll continue padding his profits with arbitrary and capricious charges. We won't be renting with Pinion again. The only decent thing was a prompt email the next day from them. They have a strict number of "application spaces" that are first come first serve. They flat out refuse to accept anything beyond that, not even putting anyone into a waitlist. Even after asking if I could pay an additional fee to be placed on a waitlist it was a firm no. Think the red flag here was "first come first serve" If you're not willing to meet potential customers even half way, your not operating a very fair company. read more

Pinion Property Management acquired our 8-plex complex in Philomath two months ago and I am so relieved that important issues, like enforcing regulations in our renter's contract, are finally being addressed! The office staff represent the integrity of their company by demonstrating genuine appreciation for their renters in a way other property management companies should do, but sadly don't. I was going to hold off on writing this until we moved out in June, but I am so mentally exhausted. This place has been an absolute nightmare for my boyfriend and I. If you are a college student at WOU I repeat DO NOT move into these apartment complexes. We signed a lease at this place in a pinch due to the lack of one bedroom housing options in Monmouth. I wish we would've just put our stuff in storage rather than moving into this place. To start off, I don't know if they even check out people's applications, but the people below us are complete nightmares. We hear them screaming, throwing things and stomping around. This has been a serious pain as well as really dangerous for the folks in the complex. Many many times the police are called here. All night we hear loud music as well as stomping and screaming due to the extremely thin floors and walls. This apartment complex is also EXTREMELY dated. Meaning you are going to suffer during winter. Why you may ask? Well there's no heating! According to Pinion Property Management the heating is in the ceiling...yet our room remains the same temperature after 3 hours. So be prepared for a harsh winter, we bought 3 space heaters! Oh and the mice! I woke up our second week here to find a mouse in our kitchen. It took 3 months of nagging to finally get a legit exterminator out here to just place traps. He informed us that he's called out to this complex all the time due to all of the issues this complex has! After a day of having a professional trap and months of finding mouse droppings on our kitchen counter, we caught the mouse. There were several holes under the sinks in the bedrooms (where the mice were coming from so gross). We then had our lock break! We couldn't lock our door for several weeks and you could imagine how scary this was due to the fact that we were living under VERY questionable people. Make sure to bring some slip resistant shoes as well! There is a swamp in front of the house. Myself, my boyfriend and my friend have all fell and slipped into it. Thankfully no one was injured but you basically have to play a game of hopscotch to avoid falling into the swamp because the front of the complex is not kept up.The list goes on and on. Toilet overflowing. Oven breaking. Mold on the ceilings because the roof was NOT installed properly. To put it simple, RUN. DO NOT sign a lease at this place unless you want a mice and mold infestation. And don't even expect maintenance to fix any of these issues. Why? There is ONE maintenance guy and he is extremely flakey never shows up and incredibly unreliable. This has been the most unpleasant experience of both mine and my boyfriends life. read more

Worst landlord ever. During the COVID-19 breakout I lost my job and it was going to be extremely hard for me to pay bills and rent. I addressed this to the landlord and pleaded I could get out of the lease early so I could move back in with my parents. SHE DID NOT CARE, she said, I quote, "just ride it out". Wish I could give a negative star. I have never written a review before (let alone a negative one) but people deserve to know how Pinion Property manages their company. I spent HOURS completing their application and gathering the extensive amount of documents and paperwork that they require. Not to mention they make you apply before you are allowed to even VIEW a listing. Literally just to view a property you have to go through their outrageous application process. Upon completing everything they asked for I received an email stating that they are not accepting applications. My question is if they aren't excepting applications then why are they posting "available" units. The email was rude and lacked any form of sincerity. I am so thankful that they are not accepting applications at this time because I can't imagine what its like to rent from them. Another irritating fact is now all of my personal information including banking information and social security number was given and now who knows who has access to that. Okay. Lots of bad reviews are worrisome and I've got potential good to share here. I'll change my review and update it later if I'm off- promise! We rented a unit for our daughter and there was a misunderstanding about picking up a key. They sent someone to the office to meet us and get her a key. Nice! The parking lot at the unit was pitch black. I write to them as frightened parent. They respond immediately and say safety is important to them and will get right on this. Lovely. It's a college apartment and their are some rough details on doors and carpets but I'm not too concerned with that. So far they have been good and I'll let you know how the year goes if repairs are needed and so forth. I'm guessing they may be trying to clean up the bad PR and take good care now. First off, the ladies who work in the office are extremely rude. I have never seen a company lack in customer service as much as Pinion does. When you walk in you most definitely will not be greeted in an appropriate way. Their lack of emotion and professionalism is concerning. They act like they are being forced to do this job and put little effort into helping. Second, while renting from this company we have had many things break, clog and mold. After filling out a maintenance request it can take up to two weeks to get fixed. The apartment was also filthy the day we came all the way to Corvallis from San Diego to move in. We addressed this with the company and they sent people out a day later to come and clean. We came back a few days later to move in and the place still was not the way it should have been. Third, several times we got notes on the door that say there will be inspectors coming? Sometimes they show and sometimes they don't. I'm not exactly sure why this invasion of privacy happens so often. This is not something that only happened to us, but as well as other places they rent out. On top of those the amount of break ins, not only to the units, but to the cars in the front and back of them was outrageous. To not have security cameras or motion lights by now baffles me. Many other renters have brought up the same problems. Rude, bad customer service and bad quality in the houses. I am happy to get the hell out of this place. We have promoted this business to many friends and family, but after living here only a year that has changed. read more

Being a college kid and renting from pinion property, be ready to be blamed for any issues with the property. The ladies at the front desk blame any issues with the house on parties regardless if you have them or not and even pass the information off to the service personal so that when they come to fix the property they just assume it was party related damage and don't believe any other outcome. Also, don't expect to have service orders filled in a timely manner. Once again this just could be Pinion exploiting the college kid status but one winter we went 10 days with no power, heat, and a water leak that flooded the bathroom and drained to the basement. Most of their properties are very old and haven't been fixed up in years but when you move out and its time for you to claim your deposit, that is when your deposit gets decimated as all little items are charged at full price. read more

If you are looking for housing for your college student stay away from this place. They have a policy that refunds will stay with unit until original tenants on lease all vacate the property. What this means is that if you get a unit that can house only 4 people, you will only get your refund back only when the original 4 move out. That could theoretically be a couple of years after you vacate based on this rule. Even worse they don't treat the tenants as individuals from a rent/deposit perspective. They only want one person to be responsible for transactions between Pinion Management and the tenants. That person becomes the point of contact for everything including final refund. The new renters on the renewed lease don't pay a deposit since it's originally covered in the initial lease. Long story short, don't put yourself and your college student through this hassle. Pinion property management should manage their properties like everyone else that has property in a college town does and respectfully have individual accounts to manage rent/deposit. This causes a lot of confusion and puts in on the tenants to manage this lease to lease. They also combine the vacate/renewal form into one form as opposed to separating to cause further confusion and that's where they hide the clause of a deposit stays with the unit. In summary, save yourself and child's aggravation and stress. There is a reason why their ratings are so low. read more

This is a good company to rent from. They have been fare with rent and are easy to talk to in the office. I had a pretty bad bathroom leak and they fixed it up with no problems. Upon moving out of our condo rental two months ago in great condition, they have not returned our deposit nor have they provided any accounting of any reason for keeping our deposit. This is against Oregon state law. They claim to have sent the deposit to us, but that it must have been lost in the mail. Yet, they have refused to replace the "lost" check. They have threatened to give bad references against us because we have demanded that they return our deposit, which is a substantial amount of money. How unscrupulous, defamatory, and unethical is this? We now have to hire a lawyer to try to recover our deposit, as well as protect our reputations, which will put us out more money until we can recover funds from them. We are reporting them to the Oregon housing authority. This is fair warning to anyone out there looking to rent, or for landlords looking to list properties for rent: DO NOT DO BUSINESS WITH THIS UNETHICAL AND LAW BREAKING COMPANY! read more

This is my second time renting from Pinion, once in 2011 and now in 2013. If I had a choice, I wouldn't rent from them. In a small college town, there simply aren't that many landlords/managements to choose from. At the first apartment (2011), the place was okay when I moved in. However, upon a few weeks of moving in, the toilet started "sweating" and leaking, knobs on some drawers were missing, sink with garbage disposal was smelly, and eventually, the walls started to mold where the bed was. Contacting pinion about it, they said the toilet leaking/sweating was NORMAL and that they can't do anything about it. It would basically flood the bathroom and I would always have a towel on the floor. They did nothing about the sink and garbage disposal and blame the mold on me because I put the bed too close to the wall. Best believe, I got the hell out of there as soon as I can. I cleaned the place up (looked better when I moved out than when I moved in) and they still charged me a cleaning fee! Did not get my full deposit back. At that point, the staff was also very rude and not very nice. They have since changed many of the staffs. At my current apartment, it took them almost two months for them to "renovate" the apartment into a better condition. They claimed to be changing the counter tops, stove, paint the walls, and everything. They also said it would be ready in two weeks AT MOST. Funny that two weeks turned into two months. I was homeless for two months. It sucked and affected my schoolwork. I moved in, expecting the best apartment ever because I waited two months for this 'almost new' looking apartment. The paint job sucked. It was sloppy and totally a different color from the previous wall paint. It looked like they painted it with a toothbrush. I could not close the bedroom door all the way because the paint is so thick on top of the door. The new stove was so big that it blocked some of the drawers from opening at all. Many screws were loose. The sinks were clogged. I am a construction worker, so I fixed the things that I could with the tools i have. I have NOT had a good experience with Pinion Property. I get stressed every time and lose hair. read more

My 2 sons lived in one of their rentals for 2 years while attending college. I gave them an extra star for responding promptly and replacing a broken thermostat. The rent went up by $50 during the second year. Do not expect much of your security deposit back unless you leave the place exactly as it was when you moved in (ie freshly painted), or better. Slum lords! A list of problems from the moment I moved in: black mold everywhere, shower liner broken with water damage to walls/floor in bathroom, heat not functioning (not to mention finding +2in of hair and dirt built up in heating ducts), no locks on windows, screens on windows nailed/stapled on or just hanging or nonexistent, bathroom door that can't close, house moving on foundation causing cracking in walls/ceiling. I moved in without ever having seen or signed a contract. First, my roommates and I got a bill for the utilities when we first moved in. We moved in in July and Pinion tried to make us pay utilities that occurred in June when there were no tenants. We went to pinion to figure out what was going on and the head lady recalculated our bill and didn't even apologize for her miscalculation. In fact she was very irritated that we had come in to fix the issue. Secondly, the head lady who works there (I believe her name is Chris) is one of the rudest people I have ever encountered. My roommates and I have always been respectful to her and she has done nothing but talk town to us and raise her voice to us. These f**king people charged me an additional $900 on top of stealing my entire security deposit!! I spent two days making that place ten times nicer than when I moved in. I lived here for three years and rent climbed $125 in my stay then another $100 after I moved out. They were pet friendly when I moved in then two years in I got a notice on my door that I had to get rid of my pets or move. I had two indoor kitties and made more than sure that the place was top notch when I left- shampooed carpets, washed the walls, bought new stove trays, even filled in the chips in the sink and fridge which were there when I moved in!! Do not let Pinion Property screw you over. If you must live in one of there places, take photos and write a friggin essay on the damages that existed in the apartment upon move in. They will give you a piece of paper with three little lines for you to fill out- no! Write an essay cause all that they told me what that "those damages were unaccounted for in your lease." Write a novel about the damages, then maybe you wont get an additional $900 charge. But definitely don't expect your original deposit back. read more

Super helpful and the maintenance guy was awesome he ran home to get his other tools, incredibly fast so that way i could make it to work in time. Their buildings are not well taken care of, they scam their renters in numerous ways, and the manager (Kris McHuron) and employees aren't helpful or courteous in the slightest. My daughter and a couple of friends have been looking for a place to rent for the coming school year at OSU. Pinion Property Management had a condo they thought they might be interested in. They were told they had to pay an application fee of $50 per person (I checked it says $30 per person on their site) BEFORE they were able to even look at the property. When I asked about that, they said it was occupied and "they couldn't just have a bunch of strangers going through someone's home." So they wanted us to pay for something sight unseen, that might or might not be available. They then pressured us saying there was a pending application, but if we got ours in now, we would be next in line if that fell through. So $30-$50 each for a property that might or might not be available, and could be totally unsuitable once they'd seen it. Seems like a big money-making scam for them on the backs of poor students. No thanks, we will be going elsewhere. read more
