I have lived here for three years. This past year office management has become increasingly…read morefrustrating to deal with and my apartment living standards are horrific. I currently have a hole in the outside part of my window leading to mold growth all throughout the window making it translucent and making my room smell like mold (that could also be the mold that comes from the condensation of the cheap thin windows). When I talked to maintenance about this issue they said they would fix it and had put in a work order. While the main maintenance man is extremely kind, hardworking, and communicative, the front office has miscommunicated with me several times about when they are coming to fix my window. Telling me last minute (18 hours) prior they are coming at 9am and asking me move all of my stuff under and around the window. When speaking to the front office manager about this issue she acted as if I was being a nuisance for even asking for an update after no one showed up to do my window. As someone who has been living here for 3 years and has had my rent increase about $300 dollars, I find the way that they handled this completely inappropriate. If you would like to live in apartments with a mold problem and management that miscommunicates for $1,200 a month plus utilities this is the perfect place for you. Not to mention, they have changed the way we pay our rent 3 different times and kicked us all out of our apartment for 12 hours making us pack everything up during midterms in boxes so that they can redo the flooring (which honestly didn't even really need updating compared to other features of these apartments). Overall, living here has been disappointing, and I have really been wishing I moved to another apartment complex in Corvallis. While I know rent options are limited in Corvallis, I truly think it is worth searching for a different place with better management and living standards. 7th street on paper offers a lot of nice services but in reality the utilities barely work and the apartments are covered in mold plus the communication is frustrating. Also see below for my petri dish windows from a lack of argon gas and what looks like mold.

Rent only increased once over my 1.5 years there and it was not by much; they remained well below competitive rental prices given the condition, location, and size of their new units. Extremely responsive. The apartments themselves are brand new so obviously clean. Over a year and a half I never had a maintenance issue, although they would schedule times with each unit to do preventative care which last a few hours a year. Philomath is the opposite direction of Corvallis happenings so traffic is minimal. I moved due to a new job, otherwise I would have stayed there longer.

Club space/lounge is accessed through the front office, so doesn't seem to be used much. Office staff and maintenance crew work hard to keep the place clean and nicely landscaped. High levels of cleanliness at move-out, also provided with a pre-inspection to let you know what needs to be taken care of. Charge for carpet-shampooing after move-out. Tasteful, spacious units with large windows and standard modern finishes. Vinyl flooring in kitchen and bathrooms, short-shag carpet elsewhere, acrylic tub/shower inserts, plastic laminate cabinet doors, granite countertops. I took off a star due to lack of towel ring/bar near the bathroom sinks (an inconvenient oversight on the part of the developer?); using AI for a daily fluctuating rent price instead of keeping it at a set price; and finishes and appliances are more standard than luxe. Nevertheless, still highly recommend due to endeavors of staff and crew to keep the place nice, quiet, and tidy.

FUTURE TENANTS BEWARE. Landmark Properties - AKA Sierra Apartments greed has no limits. They are…read moreUNETHICAL, GREEDY AND UNPROFESSIONAL and as many people have pointed out - BIASED AND RACIST. Why has no one filed a class action suit against them for all their dubious actions? Disclaimer : Disclaimer : This is long but PLEASE take the time to read this review ESPECIALLY PARENTS/GUARANTORS to understand how Sierra operates. 1) Daughter A who currently pays $1185 for a 2BR for the 2024 school year found out only after signing her intent to renew that her new lease would increase to almost $1000 more for 2025 and was given 24 hours to sign it. Through subtle marketing threats of rent increases, Sierra puts pressure on tenants to renew thereby creating a new base rate for other tenants. Even after my daughter and her roommate SIGNED their leases before the 24 hour period, her roommate got an email increasing rent to $1320 immediately after signing. Rushing to the office, Taylor fed them the tiered system pricing spiel and in a rude and cold manner refused to help. While the two girls were in the office, I suddenly got a notice that our rent also went up to $1375. That's an almost $200 PER MONTH INCREASE on her current 2024 rate in a 24 hour period. How is this even legal??? 2) Daughter B was also going to renew her 2BR lease so my son (currently a freshman) could take over her room when she moved out. He and his friend wanted to take over her entire 2BR unit but Sierra made sure that we weren't able to do that in a manner that was fair to my son's roommate. Even after agreeing to pay the $500 lease takeover fee from my daughter to my son for 2025, Sierra wanted my son's friend to pay some undetermined amount after it opens up to the public if he wanted to be my son's roommate. Not knowing if the undetermined rate would be feasible for my son's friend as his dad is currently battling colon cancer and the surgery and chemo and radiation therapy that goes along with it (all that Sierra was aware of), my son decided against locking in my daughters unit to avoid leaving his friend high and dry. 3) Bait & switch - Alexis walked my friends' son through a lease for a 2BR in person as he clearly stated that he wanted to room with his best friend without any glitches - she NEVER mentioned that it was sold out. Once Ryan was on the hook she switched the unit type for which he applied. Now Ryan is locked in but has neither the unit he signed up for or the roommate he chose to stay at Sierra with and Ryan's friend is locked into another unit without Ryan. TOTALLY UNETHICAL !! 4) ADDED FEES - Sierra charges a fee to send utility bills but the utility company does this for free so why are we getting charged? Sierra also adds a surcharge PER MONTH for pool views ($10) and 6th floor units ($20). Since they assign the units, you could be stuck paying these extra fees without even asking for it. If you're on the 6th floor facing the pool, you get dinged twice ($30 PER MONTH). This year's new addendum also allows them to charge for units facing Washington Ave ($10). Many units face the street so Sierra makes thousands more. Finally, you can't sublease your apartment if needed. You have to pay a $500 fee first. 5) Parking - DO NOT PAY $75 for a reserved spot. Sierra is very good at creating an unwarranted sense of urgency. The parking is never full and the non-reserved parking is right next to the reserved spaces. My daughter had a friend who was given a reserved spot on the 5th floor but was assigned a room on the 1st. When her parents went to try and fix it Sierra said they had to pay for the spot on 5 but were welcome to park on the first. This is the kind of business that Sierra does. 6) Cleaning Fees - Document and photograph everything. Sierra loves to charge fees at move-out even if your apartment is immaculate. They charged us for dust on an electric plate. They also charged us for issues that were on the initial move-in inspection report. Sierra is banking on the fact that no one goes back and disputes their bogus charges so they make thousands off of their questionable ethics and business tactics. 7) Other things to note : New tenants pay a full month's rent ($1000+) in September and can't move in until September end. Is that even legal to make you pay a full month's rent for something you can't move into? 8) The management is awful !! Alexis and Alysabeth just spit out "fair housing practices" as a blanket excuse for everything but I'm pretty sure none of them even know what it means. Have they even read the fair housing act? It has nothing to do with the excuses they use it for. Shamefully they have the audacity to end every interaction with "is there is anything else I can help you with" when they never actually help with anything to begin with. Completely unempathetic and useless. FUTURE PARENTS AND TENANTS BEWARE! Sierra doesn't care about you/your kids - only profits!! It truly is sad and disgusting!!

I feel like this place is operating on the border of being illegal. Do not give them a penny

First thing I will say is MOLD! They paint right over the…read moremold problems, we were forced to throw out half of our stuff due to this and they moved us to another unit, moving new people into the moldy one. Second thing I will say is that it is very poorly managed. There are 2 service guys that are expected to do all of the work including mold control, pest control, etc. these are jobs that should have been left to professionals considering the extent of the issues there. We had multiple water leakage issues (both very minor) and it was merely painted over both times, it always ended up coming back through. I would personally choose another place for this price point, there are nicer apartments down the road and closer to the university for the same price, and the staff here (besides the service guys) tend to seem annoyed whenever one calls about a service request. Another issue presented to us when we had first moved in was break ins. We were broken into 2x by somebody that had the key (because they never changed the locks) and I constantly feared for my safety. We got the locks changed after, but the attempted break ins continued for about a week. The pool was closed all year, not because of COVID but because Benton county health shut it down. Cars would be parked in spots for Months and management never did anything about it. Mind you there is little to no parking here as is. The place was so smoke damaged when we moved in we could wipe tar off of our windows. This place was a nightmare at times, but sometimes bearable- that being said, there are better places for this price point.

Even during these hard time of covid, they still are there trying to put $24 charges where ever they can as if people aren't already going through hard times right now. The pool and hot tub were never open and always shut down, the front office people are idiots and not helpful at all. Not to mention a girl named Courtney that everyone complains about. The community is near nothing close besides Safeway, and not to mention the apartment we moved into had paint everywhere, rust was in our fridge door, our lights didn't work for more than a week before we replaced them, the window seals look horrible, and the apartments do not hold heat what so ever so be prepared to fork up a bill. Oh not to mention they have garages that fit a smart car and when someone parks on the other side of your garage you won't be able to make a wide enough turn to get into your own garage. One positive was the gym. It is pretty nice, a little small but nice and it's 24 hours. All in all I will be writing rescuers anywhere I can on this place so people don't get scammed by looks on the outside of this place. DO NOT LIVE HERE
