    I left my brand new home (two years old) to them. I trusted that my home was going to be taken care of and as I continue to look at things around my house I keep finding things that were damaged. I had a great relationship with all of the ladies at "That Realty Place", until now. I found out from my neighbors that my last tenants had about six adults that were living in my home as they came in and out of my home daily. My house smells like strong cat urine and has stains in the carpet. I even have pictures of cat hair in one of my kids closets (but was told it was dog hair). I did not have the ability to come and check my home because I was stationed in Hawaii. I am very sad and frustrated about this situation. Be careful about utilizing this company because I do not believe that the walk throughs we're being conducted. I was also due a deposit for two dogs and a year later (after being told that it had been deposited) they sent it to me right of way. It took me looking through emails and bank statements to prove that I had never received that money a year ago. *my mistake of excusing the cleaning because the electricity had been cut off the day of their move out. I expected a little dirtiness, but not filthiness*

I am still working with…read morethem to sort out more and they are denying everything would not let me talk to anybody. First, move in pictures were posted with pictures taken in my absence. I had to pay and spend 2 days in the hotel before I was able to receive a key which counted towards my lease after I moved into the city for a one year program. I was sent a check out list with strict request for a professional cleaner to do the cleaning with request for a receipt which I obliged. The cleaners charged 400 dollars with pictures of what they did, I was still eventually charged wey more for reasons that the apartment was not cleaned. Pictures posted on my webpage was pictures pre cleaning ( I guess they went in precleaning and took pictures because the apartment was relatively clean.) completely different from pictures sent to me by the cleaners. I have them on my phone. Charged $180 for small sized bathtub, $270 for small sized kitchen, $120 for non existent dining area, $156 for bedroom, plus $60,$80, $90 and smaller amounts for cleaning that could easily be done by a kid of 6 year old which the cleaners did, $420 for paint touch up. I lived there alone as a pharmacy resident and everyone knows that residents barely have time to notice the colors of their walls so only spent the night at the apartment to even cause any damage. Would travel home to my family most weekends. At the end, I had my $1550 deposit taken with an extra bill of $660 dollars posted. I have pictures that without a second look, contradict theirs post cleaning pictures, My move in was horrible with someone warning me not to contact to disturb her for anything after I was without functional laundry machine for weeks. Before we moved in I asked that they remove an old wooden playset that was falling apart. It had holes in the floor, nails and rebar sticking out. They removed it but left a small retaining wall with a huge piece of rebar sticking out. A month later my cousin was playing fetch with my dog in the backyard. My dog lep over the retaining wall and ripped his chest skin open on the rebar. It cost me over $400 in vet bills and they refused to help pay for any of it. Then it took their maintenance man over 2 weeks to come fix the retaining wall properly (I had already hammered it back into the railroad tie.) and remove the rest of the unsafe staircase left in the backyard. I noticed that the garage door opener didn't work and the garage door didn't lock. They never came to fix it. I had to leave my garage unlocked and unsecured for the entire lease. The place was filthy, dirty when I moved in. I cleaned the whole place to my standards. My mom even came over with her pressure washer and did the driveway and both front and back porch. I also cleaned the place when I moved out, also had the carpets cleaned but they still charged me a $200 cleaning fee. When I called to speak with Stacy about the charges she was incredibly rude and belittling. She spoke to me like I was a stupid child. They also charged me for an outside light bulb that was not mentioned to me at my move out inspection. Stacy also revealed to me that the home owner was going through a divorce and had to sell the place. Very unprofessional behavior, disclosing the owners personal information like that.

    If I could give this rating zero stars I would. Chris the owner is by far the most unprofessional…read moremanager ever. His nasty attitude and lack of concern for his tenants is the worse I have ever seen. He's late with fixing problems he won't even answer the phone majority of the time. Lets start with the fact he's a liar. He doesn't accept personal checks yet does not set up online rent payment because he's too cheap to pay and maintain the website so he tries to charge an additional 3% service fee if you pay by debit or credit card. Make sure you have a reciept for all payments. One time he lost my cashiers check and accused me of not paying my rent despite showing him proof of payment. It took my Husband to go to the Ft Hood legal office to get that cleared up without him charging late fees or marking my credit report. When ever appliances are in need of repair he replaces them with used, sometimes broken parts because he doesn't want to spend the money on new replacements. It often takes multiple calls then he finally sends someone to make the correct repairs. Often following threats of accusing me of breaking the equipment using the owner's name. The unit he rented to me was in a horrible state, it sat empty for more than six months, with the hot Texas heat the grass died and turned brown. It was adressed and annotated in my move in checklist, yet he told the owner I destroyed her lawn. The unit was covered in dust, fixtures were broken when I asked when he was going to come an make the repairs he would dodge my calls. The owner on the other hand did not make the situation better, I felt like I was stuck in the middle of their drama resulting in me losing my deposit. As a Fellow Soldier she was more concern with collecting a check than addressing the issues that was brought up. Because of her I will never rent from another Soldier again. The employees are very polite, I rather deal with them. The compay is a complete scam. Go rent somewhere else, they will steal your money and scam you out of more money.

Unless you harass them every week about a problem, they won't bother with it. And when they do complete repairs it's typically the cheapest solution. For example, the house has security cameras that functioned for about a year and then stopped working. Their solution was to put in a peep hole in the door. Their customer service is severely lacking as well. Empty promises and guarantees of calling you back. One even interrupts you while you're talking and attempts to talk over you. Don't sign, waste of time, money, and energy.

Even then, i had water damage on my floor and the door to the bathroom wouldnt close and the lady at the office said to not let the owner know. It was eventually fixed 5 months after the request. Third when you decide to move out, they keep your WHOLE DEPOSIT even if you left the apartment way better than you found it. Id recommend literally living anywhere else besides here, the whole in-between and move out process was a nightmare.

Despite the bad reviews we rented a home through Armadillo Properties and were there for three years. They were not super responsive to maintenance matters. When our ceiling fell in due to their negligence, they took months to fix it and did complete the job. We were left to live with a ceiling that was not properly fixed which they decided they would fix when the next tenant moved in. They did not clean up behind themselves when they came out to "fix" the ceiling either. We overlooked all of this. When we moved out we paid for their cleaning services which guaranteed we would not be charged for anything cleaning related. We received a bill over a month after we moved out saying they are taking our entire $1000 deposit and charging us about $600 more. We filed a dispute and the only thing they decided to do was say they would subtract the move out cleaning service fee ($470) that we paid from the balance that they believed we still owed. Armadillo Properties stole $1470 from us and still wants us to pay more. Their maintenance department and over all staff was very unprofessional and unresponsive to our move out dispute. It took 5 months for them to make a decision. The maintenance manager Robert avoided all of our phone calls and was always in a meeting or had just left when we called for updates. Danielle his assistant claimed she never knew anything whenever we called. There was no communication between the company because no one knew what was going on whenever we called for updates. Danielle even lied to us and told us we were getting a refund of $595 which she later decided to take back. Armadillo Properties boast that they are a veteran owned company but they are not military friendly. The only thing they care about is lining their pockets with your hard earned money. When we moved out we found out that the owner of the house we were staying in pulled his property and his other 79 properties from Armadillo Properties. If they were a reputable and honest company I feel that would not have happened. I urge everyone to think twice before choosing to do business with them.

Shared maintenance fee - I believe taking care of normal wear and tear situations should be on the homeowner & not the tenant, especially when I know I'm not doing anything to purposely damage the home. If I were a homeowner, I'd incur all costs associated with normal wear and tear of my home. With this company, I have to pay every time a maintenance person comes out to repair an issue that likely existed before I rented the place. It just seems like another way to nickel and dime tenants already paying exorbitant rent prices and just trying to keep a roof over our heads in this terrible economy. 2. No contact with the office after 12 - You can't reach anybody in the office after 12 and have to wait the next day BEFORE 12 to be contacted by company staff because everyone is out "checking on properties" after 12. What kind of company doesn't have a receptionist in office to answer phone calls during business hours or some other type of communication portal where tenants can reach staff for general, non-maintenance related questions/issues? Then, when you do speak to someone, sometimes you don't get a thorough explanation that helps you understand what you need to do as a tenant or a response that seems like the company cares about you as a customer or person. If I could've found a comparable rental with a different company within the short amount of time I had to move, I would've. I believe there are better options out there when it comes to rental companies.
