DO NOT MOVE HERE! Problems after problems since moving in. First day moving in, unit was disgusting, stains in bathtubs, smelled like cigarettes & things were broken. Charlene said I would have the fireplace unit i didn't have that nor was rent what i asked for. Office staff is rude LIARS, GREEDY & outright disrespectful. UPDATE: 7/7/2022 Well for starters, after we FINALLY got to view our apartment that they had 30days to fix up Charlene/management at TGM did mention we had a "Welcome Letter" but failed to send us move out instructions until the day we were moving out. I told Charlene I would be there at 9am (she said that's the time they open) to pick up our new apartment keys. When I went to pick up the keys, it was not mentioned that first months rent would have to be paid by money order or check only. She failed to mention that the day prior when we were with her to view the apartment. Nonetheless, I made a check out and paid it. It was just inconvenient to go back and forth. We managed to move in and it's going as expected. The apartment looks like it was rushed. They left a bunch cove/trimming in terrible shape. Tape was left/painted over on our balcony door. The dishwasher does not work. When you move in, you have to turn in a sheet stated what is wrong with the apartment in order to receive your mail keys. I went in today 7/7 a week after moving in to turn in that paper and retrieve our mail keys. Not to my surprise, after turning the paper they can't find our mail keys... now I don't understand how they can lose our mail keys. It's now 5:10p and they told me they will have our keys before they close at 6p... Clearly, management needs to be replaced. I would love to speak to a higher management because the people in this office have no idea what they're doing. Update#2: 7/8/2022 After going in yesterday to the office at 5:30p (they close at 6) I did not receive a call and have not had access to our mail for one week now. I went inside and they stated that they don't know why they aren't there and blamed the maintenance team because they should have turned them in. My fiancé sent upper management Vince Landando an email for 2nd time after his first email went unresponded to and replied to only address they keys situation. He was very short and did not seem to care about our concerns through this whole process. read more

Live there for two years noticed a change in breathing signs of allergies things got worse with time left the place for about two months noticed no more need for allergy medication come back from my work trip to find black mold spread throughout the entire apartment and a musty smell imbedded into everything leasing department was awful unresponsive and just simply ignoring taking forever to respond and when they did it short response maintenance hired third party to take care of issue did an absolute hack job cut huge hole into ceiling for insulation to just dry out instead of replacing molded insulation also hvac system didn't work at this time end August so you can only imagine the smell stay away from this place I moved out three months and they decided to not only keep my security deposit but have the audacity to charge me money when I took videos of the entire place Stay away from TGM Danada read more

*REALLY DISAPPOINTING* rental experience! Do not be fooled by the false kindness in the office- this place only wants your $$$$. Christmas morning I woke up it was below zero outside & I had NO HEAT. It was the middle of the night & I was shivering it was so cold. At about 5 a.m. a maintenance guy finally came out only to tell me he didn't want to go outside in the cold to fix it because he didn't "want to die" from the extreme temps. SO I had no heat on XMAS & he left a weak space heater for me to use :( Add to that the multiple times police were outside with guns drawn with us inside on lockdown. The utilities are way too much on top of the over priced units. This is not an easy or luxurious place to live & Eureka in the office is bitterly cold & not helpful whatsoever. read more

My move-in process was easy, the apartment is well kept, there's great amenities, and I love the location! Update 7/2019 - So many things.first. I just want to live in peace. Relax in a nice place. That is not here. Don't move here if you have feelings or want to live in as an adult. It is as if the managers are your high school vice principals. Each thing they can say or poke at they will. The stupider the better. They will sticker your car to be booted if they deem it appropriate. They will speak to you as you are a child and owe them respect. The nasty emails and notes on doors happen each week. We all call them nastygrams. Passive aggressive micro management. I will post each one I have received in the past year on YELP. Also they dug a ditch along the front of my and my neighbors patios and flower beds. Two weeks ago and the only reason I can see is to mess with us or cause us to fall which happened. The minor to major spiteful things done to all residents is exhausting to deal with. From being treated like you owe them to the amount of rent being increased if you stay 10-12%. It's just not a good place to live. A lot of stress. They the complex stickers my car to tow me and our neighbors cars yesterday. Expired plates. But I have a extension from the state. So a cop would see that. They tossed my antique chairs onto the other side of the garage because they were in their side of the garage Space. And each day they damage something of ours to push over more and more into our garage side. So petty. It's just to much. I could go on just keep looking. read more

If I could give ZERO stars I would. This place has ZERO accountability. NEVER sign a lease with them. They are trying to tell me our carpet had to be replaced due to pet stains and I am liable for charges to replace. I said I have photos. They said they have photos too. I said I don't care about YOUR photos. They could have been taken of any unit whereas I only had access to my own. They tried ducking my calls and only picked up when I contacted them from my work phone. Then they tried to tell me they did contact me and I had nothing. Tired of arguing, I said I'll give them the benefit of the doubt and thank you for reaching out. They had the audacity to tell me it's "NOT the benefit of the doubt" because they did respond if I "would just check my email". They only responded when I threatened to get legal counsel on the matter. They were waiting until the deadline to ignore me and send me to collections. During the time I lived there maintenance did not respond to requests for weeks. They never responded to noise complaints. The rent was RIDICULOUS. I am going to include photos of my carpet at move-out and if anybody could tell me where they see "obvious evidence that a pet lived there" (their words) I will eat my words. The move-out instructions stated that normal wear and tear on carpet would not be charged to us. Then they tried to tell me my 600 DOLLARS in pet deposits doesn't go towards anything, it's just a fee for having pets. Okay then why charge me pet rent on top of that? And that is NOT how it was described to me when I signed the lease back in 2019. The staff is rude and unresponsive. 3 years in the unit and no upgrades or benefit to it. read more

Throughout the last 20 years, it is safe to say that I have experienced my fair share of apartments. From Washington DC, Virginia, and across the Chicagoland area. None of which have exceeded my expectations, and none have I ever stayed at for longer than a single lease term. TGM Danada is the exception to my past experiences. Their highly professional and courteous staff go above and beyond to make sure they provide you with incredible customer service. Their leasing manager in particular, Charlene, excels in every aspect of the leasing process, and she, and the entire staff, truly make TGM Danada feel like a home I have not had in more than 20 years. I am currently in my second lease term and look forward to many more. AVOID AVOID AVOID If I could rate this a half star or a zero I would. Horrible experience with this place! First of all no walk through of apts before move in day is sketchy. Never again will i sign a lease w/o viewing the actual apt. Secondly they don't tell you that 1st mos rent is due upon picking up your keys on move in day & that it must be paid by check or money order @ the leasing ctr. Thirdly the shelving in my master bedroom closet fell about a week after moving in after i had unpacked & organized it. Maintenance came to "fix" yet the shelving itself is broken the brackets not all attached & they nailed it right back into the holes it yanked out of....any weigh on it & it will fall again, its not stable one of the holes the screw has already popped back out. It has yet to be fixed 4.5 mos later. I had to get/keep a storage unit until I could get a garage "near" my apt. needless to say still not completely unpacked or completely organized because im lacking half a huge walk in closet. Kitchen cabinet broke which i ended up fixing on my own. Vertical blinds kept breaking. Forth there is a banging & clanging in my fireplace that they closed the ticket on but never even looked at it. Finally came last wk but I've heard nothing on the status/progress. I can't even use my fireplace bcuz i don't know if its safe. Fifth i have neighbors below me that have a dog & it barks at all hrs of the night & day & they loudly walk across their floors & i have a thumping that comes from their apt all the time & they let their doors slam. Management says they asked the neighbors below them if they heard it & they say they heard things but nothing that constitutes a noise complaint. Its funny i always know when their home vs not. Its unnerving & annoying when you floor is thumping & vibrating below you all the time. I get woken up all the time by them & my fireplace. Sixth is my electric & gas bills are so high because cold air just pours through the bedroom windows. They won't let you use a smart thermostat to control your costs. I'm sure many have pleasant experiences living here. Mine isn't one of them. Im losing $$ thro no fault of my own & they could care less. All they wan't is your $$$!!! This place is a joke. They want me to pay to buyout the lease if i want to move, knowing how unpleasant living here is! GREEDY GREEDY GREEDY read more

TERRIBLE PLACE TO LIVE! The business manager (Mrs Eureka white) lies, hangs up the phone on you, does not show proof of any damages, and tries to steal any amount of money she can. I would NEVER recommend anyone lives at this location until they get MUCH better staff. Also, had to report the business manager to the better business buero because they are doing sneaky stuff here!!! I am very dissatisfied with the way the apartment management handled the mice infestation in my unit. I had to deal with 28 mice in the span of three weeks, which caused me a lot of stress and anxiety. While maintenance brought some traps, I also had to buy my own traps and bait. When I asked for compensation (equivalent to a fraction of monthly rent) for the emotional and mental stress the situation caused, I was told to send photos of the mice and receipts for the traps. While the cost of traps was minimal, I typically do not take photos of dead mice. Tip for future and current renters with similar rodent infestations, take photos of everything from the get-go and save every receipt to send to management. read more

I still live in that community. Unfortunately the office has a lot of communication difficulties. Whenever you need a required service you have to be very patient. If your lights burn out or your sink clogs you need to be patient as this can take many days to resolve. They don't care about you after you're in. Nobody knows what your role is in that office. read more

I've lived here for over 2 years now & it has its good & bad points just like everywhere, however, this is not "luxury" living as they advertise. Before TGM Danada took over, this entire property was pristine. Now... forget it. I live across from one of the main dumpster areas and have mice running from the dumpsters across my patio EVERY SINGLE NIGHT burying food in all the holes in the concrete of my patio, my neighbor's patio, all the holes in the building because NOTHING is maintained here. They used to wash the patios every year, this year nothing. They blacktop replaced certain parts of the parking lot but 75% of it still looks like crap. The pools are filthy. Last year there was puke floating around in the pool for TWO days and nobody could clean it... I looked at a screen hanging off my neighbor's window for 4 months this year they couldn't be bothered to fix, the buildings themselves are falling apart (I have bricks that have fallen off the building laying outside my bedroom window for over 2 years now, the halls here have filthy, SMELLY, stained carpeting and dirtier than shit walls. There is a dog waste container on Jahns that always smells & is overfilled when you walk by it. People here do not pick up dog waste in the winter. They will leave piles & piles & piles. The previous owners had maintenance walk the property every morning and pick up every iota or trash you saw... TGM Danada allows trash all over the property. They have increased garbage pick ups to make it look like they are attempting to take care of the mice, but the final straw was watching their maintenance man drive by an open bag of garbage yesterday with dirty cat food cans with cat food in them about 10-15 times and not lift a finger to clean it up KNOWING there's a mice problem. If you don't give a shit, neither do I. One morning there was a rat eating a rotisserie chicken that someone threw on the dumpster. They promised to put mulch down for me in May 2018 & it's 15 months later & nothing... had to buy my own. I have a water mark in my living room that appeared overnight... maintenance "can't find" the leak. So they want to paint over it. The good thing about living here is the school district. If you have kids, it's worth every penny to send them to the schools here. If not, be forewarned. They do not care. They have ruined 2 summers for me now & this will be the last one. read more

paying 1400+ a month to have a shitty neighbor and management does not do much of anything to help. I don't think my situation applies to everyone but my neighbor whom I share a bedroom wall with is very loud. I can hear Everytime he has sex, when he's on the phone, and his loud music late at night. I've made around 4 complaints against this tenant and yet he continues disturbing my sleep. My assumption is that the leasing office has not been successful with their follow up protocols. After less than a year here I do not feel like renewing my lease. read more

The apartment itself is nice and the complex has good amenities. But it has been difficult to get responses from the office. We had a situation where we found out the tenants above us had supposedly moved out, but in reality either the previous tenants or some strangers decided to stay. So for a while there were squatters living above us and we felt unsafe knowing that there were people who were not supposed to be in our building. When my roommates and I contacted the office it took them over a week to respond, and when they responded they told us to call the police if we were feeling unsafe. Also we had a problem with the tenants overflowing their tubs so the water would leak into our apartment and management did patch up work which resulted in them coming back to fix it about 3 or 4 more times. Because of the inconvenience they gave us a gift card to make up for the stuff the nasty water that ruined our stuff. When I first moved in I would have said it was a great place, but after living here for about a year and a half I would say to look somewhere else. read more

This review is solely for the unit and the experience I had throughout 1 year. Let me start by saying that the unit I viewed was NOT like what I was assigned. I saw a unit with new upgraded kitchen and bath, all hardwood throughout the whole unit with dark floor and a fireplace. I was told that the unit I'm leasing is all the same but does not have a fireplace. I went for it and did the paperwork with a move in date. Set everything up at my old unit with moving to the new unit with everything to turn off and key drop off. The day of the move I came in to the unit with the movers. Picked up the keys went to my unit and saw that I was mislead. Carpet through out the whole unit and kitchen and bath with older upgrades not the new upgrades. Bath had dirty tiles, toilet seat not changed, floor in bathroom had taken water from previous tenant, and drains were clogged with hair. That's not how new tenants should receive their units. We worked out an unsatisfactory (on my end) deal because I could not do anything (where am I going to go?). I lived there for one year and had a +20% and -80% of the place. During winter it's too cold making your heat bill too high for a one bedroom. The window and balcony door has drafts that feel like a freezer fan. I had to tape blankets on the windows to block all the cold draft. The unit has to lots of cracks and needs to be upgraded. The entry to the building and the units is very dirty. Carpet is filthy, walls are dirty, window is dirty and has cobwebs. When someone smokes in another unit in your building, it seeps through your unit. When I say smoking, I don't mean cigarettes. I have complained and regardless that they sent a memo to all, nothing has changed. Above all the agent was very nice and responsive to my issue and concerns and I have nothing against her. On the contrary she did do anything she could to my satisfaction and I want to stress that. Finally, I left the unit cleaner than I received it. Especially the bathroom tiles. read more

Thankfully moved out before the increased rent a crazy amount. When TGM took over, the property got sloppy and messy. The staff also became extremely rude. When it was ran by other management, and crossings at Danada- it was amazing so this is unfortunate that TGM has ruined such a great thing. They also told me when I moved out that I owed money for new carpet after my 13mo lease($1000+), I fought them on the matter because it was perfect--they then told me it was a mistake and it was the tenant below me- what a joke!Beware before moving in. read more

They began construction a few months before our move out, taking up a great portion of parking between multiple buildings. Then I got a call one day my car was going to be towed if I didn't move it since I had "moved a barrier." My fiancé and I drive to work together so I was at my office and not about to leave work at 11am. Why the hell would I move a construction barrier to park no where near my building? They ended up moving my car at no cost to me but they were SO incredibly rude!! Also, there is suction in the hallways with all of the doors (we had to go through three doors to even get to our door - so four in total just to get to our apartment - I'm sure it has to do with fire code and it being an old building), but every time someone would open the door to our hallway, our door would rattle. Incredibly irritating. I would never ever recommend this complex to someone. The ONLY good thing is the location right by Danada Square. read more

I lived here when it was Crossings at Danada however, TGM Danada took over. While staff is nice, they decided to renovate all the apartments without any input from the residents and then raised the rent. We were told they would raise the rent by about 2 to 3 percent however when time came for the lease renewal they raised my rent by 13%, they lied right to our faces! We tried talking to staff about this but were dismissed. The lady even admitted that others were upset about being in this situation as well. Definitely leaves me with a bad feeling about TGM Danada. read more

Don't do it! Don't sign that lease! Loved my agent not much of a fan on the management or maintnance mgr. They speak to you like they're doing us a favor that we live there. I was only there one year. My apt. was filthy moving in they DID not bother even painting a fresh coat on the walls but did get new carpet but was expecting hardwood style The prior tenants had to have cats and a dog the odor was noticable even with new carpet. I mentioned to an agent never heard back I didn't like to complain to management cause I was nervous to be honest. I had bugs year round & to mention a few... huge carpenter ants, flying ants that I had to fight daily for months that they said no one not even an exterminator could come out and spray outside yes outside due to covid so I had to deal with them. Should have known since all my windows had ant baits in them already, Lawn by patio area unkept probably because my bldg was way in the back not worth the effort I guess even though I was told many times they were going to be laying down fresh mulch, ( moved in July) never happened, so I never had the chance to plant and enjoy a nice patio sorrounding. Bottom line they show you a nice model and say yes this is what your getting but when you sign the lease they will not show you your actual apt. until the day you get the keys and move in. I was shocked to see carpet and how worn my apt. and bldg looked and the filth! then to move out and be charged $75.00 for a Fob? key I don't recall getting!
