Evidence of threat and harassment from Texasrenter.

In my experience, working with Laura M. Tijerina and TexasRenters.com was very disappointing. They attempted to charge us for misaligned electricity bills, threatened us with a $5,000 legal retainer fee, and later demanded a 2% commission--even when their agent resigned in the middle of the process without completing any further management or sales. Please note that they were NOT successful in securing any tenants for us or selling the house. Our balance sheet remained negative for revenues, yet they continued charging us a monthly management fee even after their agent resigned without advance notice. They also tried to apply a 1.5% 'interest' fee. To us, this felt unreasonable and unprofessional. They claimed it was stipulated in the contract, but how can it be justified when the interest is applied to charges that were neither reasonable nor supported by any documentation? Overall, the process came across as intimidating and barbaric, and we felt being "robbed". We reached out several times both on phone and email requesting for clear explanation and reconciliation over the charges. But never did them call us back to explain. Instead, what they did is to send threatening emails asking us to clear it off before a certain date and some electricity bills invoices that don't align with the numbers on our account. Based on our experience, I would not recommend this company to other homeowners. No professional dialogue or communication has been taken place at all. P.S. I attached a screenshot of the threat I received for everyone's reference. Please be reminded that this the *second* threat we received after clearing all the alleged charges. Please govern yourself accordingly.

Service Request are never done in a timely manner. Have informed maintenance and Texas Renters of Mold toxicity! they will not come out and fix the mold problem. The duplex in Nacogdoches is deadly, and no human should ever live in a place with black mold! Sam Upchurch and the other landlords will do their best to sue you for any and everything even though it is their fault!

Valentina was great and very attentive to everything that I needed. She is a great agent and is willing to go the extra mile to ensure her clients are happy and well taken care of. The new team has really been a blessing !

Ceiling bubbling up around AC vent .

The worse rental company . We have been without a functioning AC for a month. They do not care at all about their tenants. They are not reachable by phone and ignore any concerns. They do not care about the condition of of a property or about repairing the deteriorating condition. Stay away!!

I would say pretty high *TENANT* turnover...

Horrible leaseing management company. Hard to get to follow through with request, but quick to be rude and call renter out on little things.

Hands down the worst company to do business with. No responses, inaccurate info, last minute requests in the middle of the work day.

During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

Just enjoy making crappy products !!…read more This company has by far screwed all of our neighbors, cut ends while making the home, and just causing problems with everything. This is the second time our air conditioner broke and we have lived her less than three years. No one to get a hold of and once they sold their homes, WOW, they magically disappeared. Just pieces of doggie doo-doo.

Should you decide to work with HHN, here are a few highlights to expect from your new home. 1) The construction and quality of our home is overall disappointing. This issues which arise from lazy construction take an act of congress and 4+ months to fix. You must contact the warranty department obsessively, otherwise nothing will happen. Be prepared to be patient when you call about the leaking window that is pouring disturbing amounts water into your home. It will be a couple weeks until they call/email/write you back. So just hang on and keep a bucket by the window. 2) Landscaping is important to HHN when trying to sell the homes. What they won't tell you is once you buy your home, the HOA is in their hands for the next few years. They also don't tell you that they'll take zero concern about the property after it is sold out, and will gladly allow your landscaping to be dead, empty, and disregarded when you're hosting parties for Thanksgiving and Christmas. This also prompt you to be prepared to be embarrassed when showing off your new home because HHN can't be bothered to take responsibility for the items they insist they be responsible for. It's pretty pathetic. 3) We were without hot water for a month. A MONTH! Not kidding, exaggerating, or bluffing. The coils in both the hot water heaters were broken (on anew home, no less). After four weeks of phone calls, emails, and literally BEGGING them to come look at it, they finally did, and fixed it in a couple hours. The emails I received from HHN about the issue are disturbing and infuriating; they portray the exact type of service you can expect from this builder. These are just three of the many many stressful, infuriating, and discouraging events that could have been avoided if we wouldn't have purchased a home by HHN. Save yourself the time, energy, and money, and buy a home from a respectable builder.

The simple answer is, life constantly throws curveballs, and when something goes wrong, you want a professional on your side of the equation! Additionally, no one sees everything... I had both a crisis, (out of state family member having a horrific traffic accident) and items I would have missed had my real-estate professional Todd Russo not been there. Todd Russo, of Better Homes and Gardens, is a consummate real-estate professional, who listens and takes the time to understand the wants and needs of his clients. He worked hard to stay within my budget, and maximize my value for the dollar. He pointed out items that added and detracted from different homes, and provided timely research as to maximize options available. I used the "Projects" section of Yelp to help me find a move-out cleaner and Management of ICON…read morereached out very quickly. They gave me a fair price and worked with me on scheduling the time for the cleaner to come. I booked the appointment roughly 2 weeks in advance. The cleaner did a pretty decent job, although she did NOT clean out the cabinets... And refused to do so. I was in the apartment the entire time the cleaner was there (as was my husband) because we were finishing loading up our moving truck while the cleaner did the cleaning. I had previously messaged the company asking about how it works when the cleaner leaves because she disappeared for a while without saying anything and I was concerned that she left. I was told that she would do a walkthrough with me before leaving to ensure that I was satisfied with her work. I wish I would've known this ahead of time, and I also wish the cleaner would've communicated with me when she was leaving to go get more supplies from her car instead of just disappearing. At the time of the walkthrough, I mentioned the fact that she didn't touch the cabinets. She told me "had she come earlier, she would've done them but she's not going to do them today". I scheduled a MOVE OUT clean, so I assumed that I was also paying to have the cabinets cleaned out as this is part of what has to be cleaned when moving out... This was super frustrating and disappointing, but we were leaving that day at noon to start our cross-country move, so I didn't have time to argue. When booking this service, I wish that the company would've given me a list of what all will be cleaned during my move-out clean. Had I known that the cabinets weren't part of it, I would've booked elsewhere. Additionally, they did not reach out to confirm my appointment the day before... I ended up contacting them to ensure that someone was still planning to show up the next day for the appointment. I didn't like that I had to be the one to reach out to confirm my appointment as it's not professional for them to not communicate with me. It seems as if they're a new business, but there are some things that need to be addressed and fixed moving forward in order to give paying customers a better understanding of what to expect.
