Since my last review and feedback, I would like to share some great successes on my properties, accomplished by Texas Protax. An outstating new staff, Mr. Bryceson Aldridge whom I have had the privilege of working with since last year is a new agent for my property. He is well informed, assertive (when it comes with dealing with the county tax office), professional, and quite personable individual. He has had great and satisfying successes! Thank you Bryceson. Ms. Erika Torres, the "guru" of homestead exemptions! She is always available to answer my questions and takes her time to find answer, she is kind and a great staff to work with. Total and complete phony company. Do not use. I own three single family houses in Austin. I ownd another place on Lake LBJ. I was recommended to them years ago. Absolute and complete sham. You eventually have to do all the work yourself anyway. I was being overcharged on my property taxes on my lake house - assessment said $1,300,000. I sold it for $998,000. M.M. at the agency was 'supposed to represent me'. Ummm no. He nor the agency did. I paid $22,000 in taxes for the past four years. They literally didn't do anything to represent me. Then when I sold the property, I was informed (by me calling in to the county of Burnet) that they had signed off the past three years that they agreed with the assessment. Absolute amateurs. Then when they got the arbitration resolved, they still charged me 15% of what they 'saved me'. I did the work. They benefitted for not representing me for the past three years. We were very disappointed. Our fee was based on valuation of our property and not on taxes saved. The fee is way more than expected tax savings. We paid $690 dollars for valuation and we will not save that amount on our taxes. Nit worth it. We are fighting valuation next year ourselves. read more

I should have read the fine print apparently. Even though they largely advertised that they get paid out of the savings, they charge for market value reductions even with no tax saving. I was charged $550 for reduced market value---in a year when home prices decreased anyway. This exceeds any tax savings I ever got from them. I regret using Texas Protax. read more

Amazing company who is working the front lines for taxpayers of Texas! I recommend them to all!

I was with Texas Protax for 10 years. The first few years, they saved me nothing on my residential properties and little on the commercial. I still gave them a chance because of their moaning about a change in the way the Board did things, something about switching from the informal to formal hearings. The owner herself gave me an incentive of charging a fee of only 33% instead of the usual 40% on residential properties. Keep in mind: 33% of $0 in saving is the same as 40% of the same! So I was really just giving them a chance. The next thing I know though is they start charging me on a reduction of market value, even when that did not get me any actual savings because it was still less than what the county was charging me because of caps. In other words, they started making money even when I saved nothing! Indeed, in the last two years, I consistently had to pay some $4,000 EXTRA in taxes while still paying $400 to Protax, again for saving me NOTHING because of the recent Circuit Breaker limitation for commercial properties! In light of that, I talked to the Director himself who advised me to suspend my commercial account and call him again in April of this year (2026) to see whether they can save me any money now if I were to reactivate the commercial account. Well, I did just that, only to be practically SHOUTED down because they were too "busy"! Literally, SHOUTED down. I have NEVER been treated so badly, so RUDELY, by anyone before. And it was the Director himself who was shouting at me! Just cut through a conversation I was having with one of the *HR* people (who having nothing to do with their precious hearings that they were said to be so "busy" about, mind you), started shouting something about why I was calling when they were so busy, and then HUNG UP on me before I could even understand what the heck happened! It was SO humiliating, I almost had a stroke! As I said, I have never been treated by ANYONE that way before, and I certainly would not have expected it from a *supposedly* professional company, and a Director at that! read more

Median Austin home prices fell 20% in 2023, with mine falling 30%. I purchased my home in 2022, and my assessment came in at a 12% INCREASE y/y. This wasn't from renovations, the assessment already increased 74% the prior year. I retained ProTax to sort this out, since obviously these are pointing in opposite directions. Instead, I got terrible service and results from ProTax. I paid $50 for them to submit bad information without my approval. They proposed $406K to the Gov Appraisers without even telling me about $406K, and they used lazy "evidence" to support that case. Their proposal should have been $315K!!! They were terrible at follow up. I repeatedly had to email them asking about the latest status. Of course, I complained about all of this, and they encouraged me to accept the 12% increased assessment, or to go to Arbitration -- isn't that what ProTax is for?! I experienced awful results, terrible communication, and untrustworthy partnership from ProTax. Unless you have a +$1M home, you're a small fish to them, so they'll do as little work as possible and then force you to accept crap results and pay them $50, like I did. read more

I used Texas Protax after fighting my taxes on my own for over three decades. The system is now set up so it's more to your advantage to use a company than to do it yourself. I chose Jennifer for my house in North Loop because I noticed her name on the tax records of all the houses up and down the street, including my brother's. He recommended her and said a Texas Protax had done well on his five rent houses. She did not disappoint. She's been doing it a long time and knows the area and the houses well. I'm using her again this year and expecting good results as housing prices have gone down significantly. If you've owned your home for years, this may be a worthwhile service. We had just bought last year, in this crazy- high- price market. My request for reduction was denied (after 5 MONTHS of waiting). I asked why & was told that my purchase price was much higher than the appraisal so they denied it. (He also couldn't tell me how much I'd be charged. "That's a different department." (He can't see my file when he calls me?) I will be charged $50 (min charge). I know that's not that much, but I would have more trust with this company if they'd asked a few more questions (like "Did you have problems getting comps/ appraisal at your purchase price? " My answer would have been "yes" & they could have counseled me to wait a year.) I would have APPRECIATED them trying to save me the $50 AND remembered them when next year rolls around (&they'd stand to make MORE than $50.) Once I hired them, I'm automatically on renewal.... I've used Texas Protax for years and will not make this mistake again. I feel like this whole system is a scam to begin with. This year I had to pay them $800 for 2 properties and they got me NOTHING...no change on either property. What Travis county thinks my property is worth is not what I could even sell it for as I am waterfront yet have had no water...not even a drop in 3 years....no one will give me the appraised value for this property. I'm very disappointed in Texas Pro Tax and feel that there is just no excuse for them to just roll over and not get anything off of my taxes. During Covid, they went to a fee they charge even if they get nothing off on your taxes so its made them lazy in my opinion as now they don't have to do anything and still get paid. I'm done with them and I'd recommend you to not to fall for what I did as they may get you something to begin with then they will just take their fee and get nothing for you but charge you a fee anyway. They recently changed how they bill, and if they save you nothing on taxes, they bill on changes to the market value. Since Austin has been ridiculously raising market values, this is an easy change, and neither Austin nor Protax care since the assessed value is what they get paid on. I ended up with a $8k bill for $0 tax savings. Would have been better off doing nothing. Like others have said, it's a scam. read more

Austin's spike in property prices has widened the gap between Market Value and Appraised Value (capped 10%) so much so, it has limited the amount of money Protax can profit from their clients. So, they introduced a make me more money fee they call - "Market Value Reduction Fee". A unique fee that's charged when your Market Value decreases. This is the math, (Previous Market Value - Current Market Value) / 1000 * 2.5 + Admin Fee = Total Fee. eg. ($1500000 - $1300000) / 1000 * 2.5 + $150 = $650.00 Now, your tax liability has increased by 10% (cap) and further owe Protax $650.00. County Market Values are decreasing from last year's peak (13% in my case), obviously Protax wants a bit of that action at the expense of their customers. This year my Property Tax Liability has increased by 10% and Protax billed me $665.00 for that privilege. Thanks for nothing. There are other companies without these grubby fees. I could not be more angry with this company. They didn't save me any money last year because I was already below my cap, and I instead paid $50 for them to do nothing. The same thing happened this year, and the worst part is that I had no idea they were still representing me. When I looked back in the "contract" they had slipped in that it has NO expiration date. You are a client for life until you cancel the service. On their website, it says there is an option to cancel online, but apparently they removed that and you have to do it in writing (of course to make canceling more difficult). There was no email of their intent to represent me this year at another hearing, even though they stated that they sent one when I called to inquire why they were still "representing" me. Also, I'm still below the cap so there was no way they could have saved me money. Apparently they went to the hearing knowing that. The only reason that I used this company in 2023 was because a friend had used them back before they changed their fee structure. In the past, there was no payment unless they win your case, and then it's a percentage of what you get back in property taxes. Now they can collect money for showing up even if they are sure they will lose (for example, if you are already below the cap). I have no idea how this company is still in business. I will definitely be reaching out to the BBB as this is a total scam. read more

I have used these guys for a bit. Once my value of my raw land went from 275k to 1.2 million I thought I was ready with Texas PROTAX. Nope. Once the protested and the value did not go down, they said they were going to set for arbitration. They NEVER filed. Well, after that, they said they had an "in" with the people down there and would talk to them in a different hearing . Said they got nothing in the hearing. Steve Williams was my go to guy. Last year Texas Protax charged us nearly $1000 in spite of not reducing our tax rate at all. It turns out that at some point in our relationship, they snuck language into their contract so that even if their work produces no tax savings whatsoever, they can still charge you a "market value reduction fee" for getting the assessed market value of the property down, whether this results in any tax savings or not. "Good Grief, what a bummer. I have been meaning to work with Protax for a few years now and somehow, I always get busy and forget or the deadline passes before I realize I should have done something. This year, I was waiting with anticipation the notice from them to represent me. On tuesday I got a notice from a competitor of theirs, which triggered me to reach out to Protax, since I had received a notice from them, but I thought I missed the deadline. I jumped on their website and easy peasy sent in my information and waiting to hear back from them. I got an email reply yesterday. Here it is: "Thank you for contacting Texas Protax regarding your 2019 property tax appeal. Based on policy and procedure changes at Travis Central Appraisal District, the nature of which may limit the ability for property owners to have the same access for the resolution of market value appeals, Texas Protax sincerely regrets that we will be unable to represent your property this year. While we may have actively sought your business this year or perhaps you were referred to us by one of our loyal clients, the Appraisal District's new policies and procedures, as well as the uncertainties associated with their implementation, limit the ability of Texas Protax to sign on new clients for 2019. At this time, our obligation and first priority is to securing optimal outcomes for our existing clients. We regret having to make the decision to not accept your property. While we cannot represent your property this year, the protest deadline is May 15th, and we strongly encourage you to file your own property tax protest either through an in-person hearing or through the Appraisal District's e-file option. False response. 1. Texas Protax filed an affidavit in lieu of a formal hearing without contacting us which concluded the hearing process for our property according to TCAD. 2. Texas Protax told us that the only option was arbitration. 3. No one from Texas Protax reached out to offer us this alleged "re-hearing" referenced in Shannon's response by the time that we went to arbitration in March 2019 even though Texas Protax still had a contract with us. Was Texas Protax retaliating against us for not paying Texas Protax to represent us at the arbitration hearing after Texas Protax failed to appear at either of our TCAD hearings and sent us a form email with TCAD's board order showing that Texas Protax hadn't succeeded in reducing our $500,000+ increase by a penny with its affidavit? If Texas Protax had insufficient resources to service its client load within TCAD's hearing schedule, that is the fault of Texas Protax. Talking to multiple attorneys and to TCAD confirmed our position: Texas Protax failed us. We may have grounds for compensation resulting from breach of contract in circuit court. We incurred large appraisal and legal expenses as the result of arbitration which - according to TCAD in writing - Texas Protax should have prevented. read more

I fired Protax after using for years. I am going with another local service for 2023. Protaxcharged me $1,370+ in fees for doing nothing. I paid $4k+ total more on two properties they represented in 2022 then in 2021. They've gone to a new fee system not based on savings but on value reduction. I could've gotten this result on my own. If you are new to Austin- shop around. There are multiple other options. These guys have grown too large and don't care about the ppl they represent anymore. read more

Ditto on some of the comments by others recently. Really consider whether this firm's services are structured for your benefit. The premise (as was shared when I signed up) here is when you save money, you share some of that with those who provide the service - but that's not always the case. While I'm frustrated at myself for not catching this on my own, I feel this firm lost its customer focus. It would have taken 10 minutes to drop a generic note to all their clients that there may not actually be any tax savings this year due to the rapid home value increases but there will still be a % based bill based on a reduction in appraised value (that may never matter when computing actual future taxes when home prices settle back down). A customer friendly approach would have been to allow customers a choice to opt out from these services during these times (maybe for a small fee?). I've already cancelled my services with this firm and will be looking for another partner (lots of options out there) who has my interests a little higher in their list of priorities. read more

I have a question, and this is this: "What were you thinking when you designed your new "fee structure"? The previous contract of 40% of the saved taxes, may have been interpreted by some as excessive, but it made some business sense "We will charge you 40% of the taxes, that you saved ,as a result of our intervention" It was a win-win situation", But with the current arrangement?? I ended up paying $1,375.00, with no reduction in my tax bill at all! A more sensible solution would have been to calculate the average time that you spent in the process of protesting the property valuation and attaching a dollar value to it. For instance, a flat fee of $200-250, to the accounts where you were not able to have any tax reduction due to the applicable exceptions. In any event. In my opinion, and this is only my opinion, your reputation has been damaged, and many customers have left for the competition, and they are not likely to return in the foreseeable future I do not know who was present in the meeting where this decision was made, but my guess is that whoever was there was not paying attention. Do not use this company! I got ripped off years back and they didn't even take time to call me and work with me. My rental was raised and I had to pay an extra $3400 on a rental in central Austin and they are still demanding money. Texas Protax is not a scam but they do something that I think is shady. They are a contingency based firm which is normal for this type of business. In other words they keep a large portion of the tax reduction they save you. It's a little outrageous how much they keep but that's not the shady part. The shady part is that if they don't save you money and lose your property tax appeal, the charge you $50. In other words they get paid no matter what. This is not normal because they should not participate in the huge upside of lowering your property tax while still getting paid if they don't. You want them to fight for you, not just roll over and say, "This one is not going to create any savings, lets do the minimum amount of work and just file the protest" and collect their $50. I found another company that does all the same work and only gets paid if they save you money. Their name is OWNWELL. They file/fight your tax appeal for free, meaning they only get paid if you get a tax reduction. No $50 fee if they don't get you a tax reduction. Also I found, they keep you well updated with notices and have a great and easy to understand website. Plus they are easy to get ahold of and friendly. In my experience, Texas ProTax did none of the customer service portion all that well. Go with OWNWELL. I own a condo in Austin and once used the Texas Protax for property tax appeal in the past. For 2022 tax year I used Ownwell for appeal. I had multiple corespondence with Ownwell throughout the process and I received a property tax reduction for 2022. I had email on file for the whole process and I paid Ownwell for the service $434.60 on August 8,2023. I never contacted Texas Protax for their service for 2022 and suddenly I received a bill of $1098.57 and they claimed that they did the work to lower my tax. I replied to them through many email and also a phone call to the customer service but they are tone deaf. They keep sending me late notice from their collection teams to demand payment. The customer service indicated that I never cancelled my service with them. That is a joke. This type of service need to be approved by me. I had no dealing with them for the whole process except getting the bill. Again, I replied every single time repeatedly and it is going nowhere. I need help to stop this harrassment. I would not use them again. Even though they "got my appraisal value down ", I still paid significantly more in taxes this year than I did last year. This company is a complete scam. They will charge you hundreds and in my case thousands of dollars with zero, yes zero, tax savings. This little game comes from the way the charge you. They "lower" your market value appraisal still waaaaaaaayyyyyy above your homestead exemption value. They then charge you on the difference even though it won't save you a dime. When asked why it costs thousands of dollars to save zero dollars they say "it's in your contract". Don't be fooled. Get a reputable company that makes money when they actually save you money by taking a piece of that actual savings. I asked them to represent me to review my property tax in April 2022 before the May deadline for the upcoming 2023 year. I didn't hear anything from them until February 2023 when they sent me an invoice for $50. I'd already paid the property tax for 2023 which was due in January. When I looked at the invoice they had valued the property at exactly, to the cent, the same as the city. Therefore there was no adjustment of my property tax. I understood the $50 charge as it was in the terms and conditions when I signed up. However I find it hard to believe that they determined that my property value is exactly the same as the city. It seems like a scam to me, make no effort to value the property and simply send a bill for $50. Then when you try and cancel the automatically renewing system, you can't do it easily. I'm still trying. You have to send them a message. Oh and if you try and actually pay the $50 they charge you a fee and then the system hangs when you hit the "Pay Now" button. BEWARE! Scammers. We moved into a new home in 2020 and thought we had to follow what everyone does and hire someone to "fight our property taxes" We explained the full situation to Texas Protax. They gladly took our money and charged us what they "saved us". Whatever they didn't tell us was to 1. Homestead our property and 2. The first TWO years of living in a Homestead home, you're protected from property tax increase. But we paid thousands of dollars to them and they gladly took it! I engaged ProTax last year but after discussions with one of their representatives, decided I did not want to protest. This year, without any notice or approval from me, they protested my 2019 taxes!!!! This is not something I wanted to do without further discussion as my property is new construction!! They claim that the agreement states that I'm engaged as a client until I formally terminate in writing. So while that may be the case, to file a protest **without any notice** to the property owner is a terrible business practice and borderline fraudulent. read more

We've been a customer of this company for at least 20 years and two houses. Yes, they charge a fee, but they do work! They do what we don't have the time, experience, expertise or connections to accomplish ourselves. Having Pro Tax on perpetual retainer has saved us thousands of dollars over the years. We don't save every year, but we are playing the long game. If you own property, I highly recommend hiring Pro Tax. This year Texas Protax did so much more than just process our annual protest. They helped us get our homestead exemption fixed including the cap which was dropped last year with a deed change. Travis County is overwhelmed with correction requests. Texas Protax stayed on it, keeping me informed at all times, and guiding me through the frustrations and panic that rising values and taxes can foster. Don't blame Texas Protax for your rising rates.
