The staff is friendly and knowledgeable. We had our own cabin and could not hear anyone else. Our dog enjoyed his stay too.

And, we hadn't even parked yet. We stayed as bed and breakfast guests, sans the breakfast. Our corner room was on the middle floor facing the back. It was quiet, clean, private, had a mini fridge, an out of service dumb-waiter, cable and air conditioned! The vibe of this place was more than i could have imagined. I didn't know very much about the place when i arrived so the whole experience was a pleasant surprise. I'm not sure if there were other guests that night, as everything was pretty quiet. My boy and i did some snooping around. Now, the top floor, I'm not sure what's going on up there but, the layout is a bit odd. I'm fairly certain that was the help's quarters when it was a fully functioning mansion. The bathrooms were tidy and the water was hot. Being raised in a Victorian home, i know that more often that not, the place just needs love. Take the front door, for example. The owner left us very specific instructions for how to open the door. After reading and re-reading them, my sweetheart was getting frustrated and insisted i try instead. (After me being an armchair door-opener, while he tried.) I got it opened easily. it's just things like that. The floor creeks. You share a two bathrooms on the middle floor, one with a shower, and the other with a tub. There are some strange noises here and there but, i would never go so far as to call this place "spooky". On the contrary, i WOULD call it charming, inviting, cozy, interesting and romantic. Oh and the best part... the hard wood floors are original! Put together piece by pain staking piece. Not like this fake wood crap people use now.So, take the time to look down if you're already there. And, it looks like all the door and window hardware is original or near original Also, they've got honeycomb tiles in the bathrooms. Do you know how hard it is to install those? And to clean those?!! In saying so, the place is VERY tidy and full of charisma and ja ne sais quoi but, keep in mind it's quite old. Old stuff collects things. So, if you're looking for the Hilton, then stay at a Hilton, leave The Bullis for people with taste.

Spooky! This was…read moresuch a strange place to stay not like most BnB's I've seen and stay at. It was kind of eerie and felt like a scene from the movie psycho. The hostel right next door didn't help, nor did I know about it until I had arrived in San Antonio. It was creepy from the moment we arrived. I had to pray the blood of Jesus over this place in order to fall asleep! JK The up side is the cost of our stay as well as the mgr. he was cool kinda like a beatnik type of artsy dude. The black turtle neck black hair and black glasses type. He cooked really good and was very professional. He also let us add a person to our room the 2nd night stay without any extra charge. Pretty impressive huh? Would I go back? I might simply for the price and the mgr. I have never found a bnb with such a low price or a mgr so chill. Oh did I mention they offer a murder mystery night? lol Never would have guessed they would offer that....sacastic much? uh, yea. All in all though it was pretty cool.

For this trip, we didn't want to go out a lot, so we took our own food. There are multiple grills (gas and wood) on property, and a mini fridge in the room, as well as cold drawers in the cabana! It was a little cool still, so we opted out of swimming, but the pool is very nice and shaded from the harsh summer sun that's just around the corner. If you want to stay connected, there is WiFi throughout and TV's in your room and under the cabana outside. If you go with a group, there is more than enough room inside and out, including seating in the cabana! All of this, and they are pet friendly! Bentley had just as a relaxing weekend as we did, although we suspect he never works that hard at home either. ;-) Totally worth it!

It had 4 main bedrooms to accommodate us and and our three kids and their spouses. Then it provided a giant bedroom that our 10 grandchildren could enjoy and be comfortable! The main house had a large family area and a perfect kitchen! The covered outdoor kitchen was where we spent a lot of our time! The covered pool allowed use all day long!! The kids enjoyed the tubing in the river a lot!! There is a big yard where ballgames, laser tag, flying drones, and water ballon battles occurred daily!! Also the big parking area allowed all 67 of our Saturday guests a place to park safely and conveniently!! Gruene offers lots to do and we had a fun filled, busy week! The owners, Lynnae and Jeff became fast friends and they accommodated our every need! They have the place outfitted perfectly from the kitchen to the bedrooms to the outdoor furniture! This place was perfect for our family celebration!

This is conveniently located on the riverwalk and has a safe, well lit parking lot. Check in was easy and the room was super nice! I loved that it had a little couch, desk, and bar area in addition to the bed. Very clean and comfortable bed. Free hotel breakfast was perfect - coffee, yogurt, oatmeal first thing in the morning is exactly what I hoped for. They even had eggs, bacon, potatoes, etc. and it was a little different the second morning. Staff were super friendly and I was able to get a later check out since our schedule changed from the pouring rain. I will absolutely stay here again. You go out the back door and are literally on the riverwalk. Didn't get a chance to use the fitness center this time, but it looked nice. No complaints! Great stay.

Unfortunately the river was being cleaned during our stay, but the view was still nice. Bathrooms are very small but they do have rooms with showers only--definitely my preference, so request one of those if that's your preference too. Breakfast was sufficient and I appreciate the chicken sausage option on some days, so that's nice. The rooms don't have microwaves but Nader was so nice in helping me warm up my lunch one day, and really went above and beyond by checking in every once in a while, which was nice. We'd stay again if in the area.

So, I've been staying here quite a bit this year. In fact, in the last six months, I've stayed…read morehere 130 nights. I've literally lived here more than at my home. What's prompting this review is kind of that "straw vs. camel's back" thing. I'm willing to put up with a lot because this place has a kitchen, which I really need. And, it's the only place around here that does (as far as I can find). But, I'm so annoyed by the internet service, I'm finally going to write all of this down. Housekeeping: The best word to describe housekeeping's attitude is "apathy". You can tell they just don't care. We're supposed to get service every other day. This is inconsistent and when they do come, they make the bed and swap out towels, and that's about it. No new sheets and no real cleaning. The floors never get touched at all, regardless of how dirty they are. Sometimes they leave dishwashing detergent and sometimes they don't. Sometimes they make sure you have a spare roll of toilet paper, and sometimes they don't. On my last stay, so much time passed where the toilet wasn't cleaned, there was actually a water line built up in the bowl. Pots/Pans/Utensils: I get that guests abuse the stuff in the room, but the hotel needs to take that into account and make sure the kitchen is usable. If you're going to stay here and plan on using the kitchen, understand the things in the kitchen are garbage and you most likely won't have what you need. Toaster? Sure. Cutting board? Yep. Knife? Maybe, but if so, it will be dull. Utensils? Hit or miss - there might be one fork in the drawer or there might be three. Pots/Pans? The non-stick coating is so scratched it's useless and you're probably eating some of it because it's flaking off. Technology: My internet connection drops every night sometime between 7PM - 10PM. I can try to reconnect or forget the network or just go to the browser redirection portal, but it won't help. I just have to wait 10-15 minutes for it to start working again. This is SOOOO frustrating. Especially when one considers the TVs are ancient (the one in my bedroom during my last stay was 18 years old - see picture) and the TV service is the scrolling channel menu you saw 15-20 years ago in hotels. The only entertainment available is via the Wi-Fi on my own devices, so when the internet connection drops, it's incredibly annoying. Oh, and the speeds are abysmal. Functionality: In every room, you can expect at least one drawer to be busted. I've had leaky refrigerators, non-functioning garbage disposals, broken light fixtures, broken AC, broken chairs, leaky sinks, broken ice makers, etc. The stopper in the bathroom sink may or may not work. The sliding doors in the closets may or may not stay closed. The laundry room has two washers and two dryers. One of each has been broken for months (but the other two are free to use for now, which is nice). The one functioning dryer sounds like it's going to explode when it gets used. The breakfast is okay and is what you'd find in any low- to mid-range hotel (like La Quinta). This hotel needed to be remodeled a decade ago, and the technology needs some massive attention. The front desk staff is friendly and helpful, which I really appreciate. The place just needs some renovations, and someone needs to motivate housekeeping to do a better job.
