I felt uncomfortable with the website. When you decline their $35 expedited option this banner pops up on the screen like you're making a huge mistake and that you should pay more money for the expedited service. I found it unprofessional so much so that I questioned the legitimacy of the site and called my realtor to confirm this company was trustworthy. Losing this ridiculous expedited service (or at least the banner) would help me feel more trusting of this company. In the end, the customer service I received was very good. I did not have to wait long (maybe 1-5 minutes), and the two people I spoke with were quite helpful. I may have gotten lucky, but the application was processed within a day or two without the expedited service. read more

The website has few options and is clunky. Prompts do not make sense. If locked out cannot get new password. Voice mail does not work. All AI (oxymoron) and completly useless. NO ASSOCIATION SHOULD USE THIS USELESS SERVICE. read more

One of the worst businesses I've ever dealt with. Their computerized application process does not work and apparently there is no other way to complete the application. A manager suggested maybe it was the browser on my tablet computer that was giving me problems and told me to go to the local library to complete the application. Really, I'm supposed to go input all of my sensitive information including date of birth, social security number and driver's license number in a public library computer. This outfit is unfit to be trusted with sensitive information. I would give zero stars if allowed. The response from Tenantev goes to reinforce my concerns. Their suggestion to use a public library computer or a realtor's computer in which I would have no idea of the security software installed is absolutely stunning. Tenantev appears to be totally unconcerned about identity theft of an applicant's information. read more

Absolutely terrible service for applicants. Such slow turnaround time, website is hard to understand, and it is very difficult to have recommenders submit their recommendation letters. Also expensive. Very VERY poor service, and I would advise condominium services to AVOID THIS. read more

This is terrible. They are taking too long and the phone number doesn't work. They keep asking me for same letter that I have no way to find out what is it because there is no live person that can assist me. I'm really considering to file a complaint and use my lawyer. Their service is complete trash. Their phone number doesn't work, is a lie. Putting my real state purchase and my current interest loan at risk since it is a time sensitive matter at this point now. Whatever the owner replies, as you can see in their replies with the same lies , is just a polite way of saying we can care less. Stay away from this company and be ready to lawyer up because they don't care about customer service. read more

Horrible Experience as a customer filling up an evaluation. I hope this review is read by property managers wanting to do business with them. They have an automated system to process applications and there is no way to reach out to them about the application process for guidance in the process to ensure it is done right. Their automated system does not allow ANYTHING else but the process that is built in. so anything that is not within the scope of that process is thrown out on an infinite loop, with no one to talk to. REALLY a bad experience and I very seldom write reviews!! read more

I understand that mistakes happen. However, I expect mistakes to be corrected and for some urgency in assisting me with my application. The first time I called Tenant Evaluation I was on hold for over 10 minutes. When it got down to "one caller ahead." The phone started to ring and then dropped me into a voice mail. I called the next day (4th day after my application was submitted) and finally spoke with someone. Surprisingly she asked me if I had a Pet, Marriage Certificate, & a bike after stating NO to all of those options on my application. I basically lost 4 days due to negligence and will not be able to move into my unit this weekend. I got no sense of urgency or apology from the representative. She then proceeded to notify that the background check would begin after wasting 4 days that could have allowed me to move into my new unit. I hope someone will act on this review and look at what transpired with my case. read more

We own rental property, and we learned this company sold our HOA's management company on tenant and new resident applicant service. The HOA's management rep's comment was that Tenant Evaluation gave them a great big booklet of information -- this is a testament to their lack of diligence, not Tenant Evaluation.. Tenant Evaluation is concerning as they have no BBB (Better Business Bureau) certification and no SSL encryption -- check, their is nothing on their site. In the agreement and privacy policies, they disclose that they will share (aka sell)) aggregate data with others. They are also unclear in the language of who will get your data and what is there. There is also no federally required provision to opt out of your data being shared in aggregate. This level of requirement is federally managed under the Fair Credit Reporting Act. When calling to inquire, they have limited office hours from 9 am - 5 pm, Monday - Friday, when most applicants and owners are at work. It was challenging to navigate to the parent company site only to find a lack of company information. As a company, one should be diligent and up front - if you sell data, spell it out as you legally should and provide for appropriate opt out provisions required by the US Government. If you are asking people for their SSN, DOB, income, and other data, please ensure you have SSL encryption. As for the homeowner, our data is in with the applicants since they secure a copy of the contract (lease) that we sign with the applicant including the rent and any direct deposit information it contains. If they provide this data to 3rd parties, this is now a privacy violation for the homeowner (from whom they have no indemnification). The last line of the agreement is where the tenant/applicant authorizes to indemnify them of any liability. Tenant background and credit is something more HOAs are providing, and I hope this organization has the integrity to add SSL encryption and privacy regulations in accordance with the Fair Credit Reporting Act. Anything less cannot be indemnified by putting language in a contract...the Federal Government doesn't provide for this. read more

This company operating out of India is the absolute worse! my wife and I were in the process of leasing a condo in Ft Lauderdale, Fl. This company had us buying one we haven't found out where. They refused to allow the realtor that we were working with to enter any information all of which she had. They put reference letters in employment files and kept asking for more references we provided them with 10 and they kept asking for more. The lease contract cannot be entered because you guessed it, the realtor can't get it into the file. Tenant Ev is a worthless company. read more

Really Easy to Use this platform, Consuelo was very Helpful, she is adorable thank you!

Signed a lease with a landlord in Miami and he gave instructions to pay Tenant Services $50 for the background check to go to the HOA. It was mandatory. Just after paying, landlord cancelled the lease by his choice, and said I would be refunded by tenant evaluation. I asked tenant evaluation for a refund as well. They refused, saying get it from the HOA, we "can't" refund. I argued you were paid, only you can refund. They refused. I had no contact info for the HOA, as tenant services only sent a template letter with no contact info. I asked for a way to reach the HOA, they gave only a non working number for the HOA and claim they have no other contact info, but yet insist a service was provided to the unreadable HOA (even though it was cancelled) . Sounds like a rip off to me. It's disputed through my card. Don't use their service! read more

If I could give zero star, I would. The company IT department is terrible. How can people fill up all information in one time when you ask so many questions such as car license plate no., reference address, credit reference (which I don't know what they mean). I tried to fill the e-signature form but I could not finish in one short. I left my computer on so I could come back and continue. Guess what, the system kicked me out and everything I had filled (80 spots out of 98) disappeared! So I had to restated all over again. Last night, I finally finished it. I clicked finish and the system went to login screen. Today, I checked the system and called customer service to make sure they received my e-signature file. They said NO! They told me I had to redo again. I said I would not do it again until you find out what went wrong with your system. If I do again and your system fail again, I will waste more time. I'm not that insane yet. The company ask to upload documents. On the bank statement part says require if you are self employ. I'm not self-employ so I don't upload the file. The customer service told me she would have to check with another person if I need to upload bank statement. Seriously, Tenant evaluation, if you don't say "if self-employ", I will upload my bank statement. You better fix your system. Your company must improve on IT part and be more professional. People keep complaining about your company but you still never improve. I will definitely tell my community not to hire your company. Waste money and aggrevate future residents. By the way, I asked their supervisor to give me a call back. I hope they will give me a call and give me a good reason why my file disappeared. read more

Terrible process and system, but one that is required by the condo association so we had no choice. What would have taken about an hour in person took 10 days of multiple emails back and forth with the "tech support" team. Once you enter data on a screen you cannot change it but must contact tech support with the changes, and they will get back to you next day. The applicant is responsible for uploading all documents, even those to be signed by the landlord. The applicant gets annoying daily emails and texts reminding you that there are documents outstanding. Uploaded documents are not always recognized if they are not named precisely what the system expects. And you get to pay $100 for the privilege of using it! Be prepared for an annoying and frustrating experience. read more

This was SUCH a tedious process and I'm SO happy it is finally over! But if it means where I'm living is a safe environment I guess I can understand the process being so in depth. As much as I am bitter about it, I will say the customer service was very good. They were a little too helpful with reminders-It seemed like I was receiving an email every hour reminding me to upload the documents that were missing. I accidentally typed the wrong email for my employer and I emailed the customer service person who was sending me all the reminder emails and she got back to me within minutes and had already resent it to the correct address. So that was greatly appreciated. read more

I use many tenant systems, since im in real estate, and when I see a property uses "Tenant Evaluation" to screen their tenants, I get turned off and try to look at other properties-- this both for buying or renting. The process is terrible-- cumbersome for dozens of people I have had use the system. This system is destined to fail, and I hope associations find out soon and just get rid of this terrible system read more

This is the most frustrating experience I have ever had when dealing with a purchase application to be approved by a building association. Everything is online and no human being will ever answer the phone to answer your questions and/or guide you through. I recommend that you stay away from this company. They nearly compel you to pay for their expedited service for an extra $100 fee even after you opt out of it and choose their regular processing time. Their software automatically defaults to the extra expediting fee, even after you chose not to have it. After I complained to their customer service department in a phone conversation about my unpleasant experience, I received an email from them stating that they would not return the extra $100 fee. Their ill-gotten profits are obviously more important to them than customer satisfaction. BEWARE !!!! These people are rip off artists. George Gorayeb read more

As a new owner I was asked by the condo management to submit a buyer application using tenantev.com The process is very unprofessional, the platform has many programming errors and while in the process of submitting, it completely shutdown as in the server where the website operate was actually disconnected. I had my IT manager ( who is also a part time programmer for Google) look in to this and he explained that the server where the website reside and hosted, is actually in the UK, and that the site itself is not secure, the information submitted and stored on its server can easily be compromise. If I could give this company a negative score, I would! Let's start by looking at this company's self-stated statistics. First, they state that they have been in business since 2007. AND their staff experience together is over 40 years of experience. LIES, LIES, LIES!!! This clearly must be an exaggeration of truth or simply an outright lie. UNLESS, they have 40 people there, and all of them have 1 year of experience!!! I can definitely see that based on my experience with them. Second, their IT and software issues alone speak to this. Numerous times I uploaded the required files only to then receive an email stating that I needed to upload the missing files AFTER I HAD ALREADY DONE SO! If I submitted sensitive information to you..., via your website..., MULTIPLE TIMES..., and you didn't receive it... WHERE THE HELL DID IT GO?! It's understood that sometimes technology fails. But by the looks of other reviews on your company, this is NOT the first time. And it appears that Tenant Evaluation has a record of CONSISTENTLY ignoring the voices of the OTHER people that it's supposed to represent. The person or persons BEING SCREENED ARE ALSO CUSTOMERS! By the actions of your company and representatives, you CLEARLY have forgotten that. And I'd doubt that you ever felt that way. Third, much of the information that is "required" is not disclosed up front during the process. For some reason, they feel it better to put all the requirements that may take time to acquire, ON THE BACK END. And then as you are in the process of acquiring the "required" information, you are getting multiple emails stating that you must provide the "required" information. Well hell, I'd figure those ten years of experience might have taught them that the sooner in a process that you inform a client of their "required" actions and needed documentation, the much more timely they may act in acquiring it. And let's just say that MAYBE in those ten years if it had not become evident, then someone in that "OVER 40 YEARS OF EXPERIENCE" pool, just might have heard of or learned this! ESPECIALLY with regard to systems and processes where PEOPLE are required to provide information that is not already existing such as reference letters from people that may not be relatives, etc. Fourth, and finally, this is really the ultimate violation of all. So, I urge everyone that has been evaluated by this company or that WILL BE screened by this company, to KNOW YOUR CIVIL RIGHTS! On Tenant Evaluation's disclosed report, it states verbatim: "PLEASE NOTE THAT ANY NON-CONVICTED RECORD OVER 7 YEARS OLD CAN NOT BE DISCLOSED AS PER FCRA 605 [15 U.S.C. 1681c]." Yet all the information placed on my report was in upwards of 15 years old and were traffic tickets! As a result, my file was marked with a BIG RED "WARNING X" as if I was a criminal! As a result of the TE report the HOA simply DENIED my application. Interestingly enough, I was screened by Tenant Evaluation 45 days prior and my report was clean. Nothing in my life has changed.... WTH! This Federal law states what information may NOT ONLY BE REPORTED BY CRA'S (Consumer Reporting Agency), BUT ALSO CONSIDERED by agencies, organizations, companies, etc., to establish a fair and equal standard and to prevent people from being discriminated against based off of information that is NOT RELEVANT or outdated. FEDERAL LAWS prohibit CRAs providing reports that contain certain types of information that antedate the report by seven years. How do you QUOTE FEDERAL LAW ON YOUR PRODUCT, AND THEN BREAK THE LAW IN THE SAME PRODUCT!? I called Tenant Evaluation to speak to them and see if this could be corrected in a timely manner that could help reverse the DECLINED decision of my application, THEY PROVIDED! After being on hold for 30 or so minutes and being "caller number 1 in the que" I spoke to the receptionist, who was initially going through the motions and attempted to have me do the online dispute. I kindly explained to her the nature of my call and she stated that she would go get the supervisor for me. It's interesting that she returned about 5 minutes or so later and stated that the supervisor wasn't there and would return my call. Well hell, if the supervisor wasn't there, who was she talking to for those 5 minutes!? And since that person was knowledgeable enough for her to have that conversation with, why didn't they come to the phone?! So, I left my number for the supervisor to call me back. It's been a few days later & guess what...! You guessed it, no phone call. It seems in 40 years of experience NO ONE ON THE STAFF has learned how to return a d@%n phone call! Please help me in spreading the word about this company! read more

We have contracted a vacation rental for 1 month later this year. My fiance and I are Canadian, retired and in our 60's. My apologies for the lengthy text, however I want to impress on you the extent of our frustration and confusion We did discuss at one point, cancelling our vacation rental because of Tenant Evaluation. First off, many thanks to Carmel S. and Athee M. for their patience, courteous service and professionalism. Between them, they managed to get us through the process. Thank you ladies! However, I have some comments on the process: - to begin the process, we were given a code. It was the incorrect code for international clients. Solution: this could be solved with a few lines of code and an additional field or two or an addition radio button id'g American or International renter. - the system's calendar only processed the next 6 months. We are renting at the end of the year. Problem resolved by Carmel, you need to manually have to enter it. Minimal problem, easy fix. - both my fiance and I will be travelling together, and both had to give up our passport numbers, drivers licence, etc. If we were married we would have to provide a copy of our marriage license(??) I understand that they want to know about every person and I understand this for a long term rental, but that much info for 1 month? Solution -express evaluation for short term? - once submitted, we both were then asked for a bank reference or 6 months of bank statements. Understand, all of this for a 1 month rental. Frankly it would have been easier to pay for it in advance (held in escrow?) on my visa card. Solution: an express evaluation for rentals 3 months or less and a down-payment. - the cost seems excessive, considering a 1 month rental, and shouldn't that be charged to the owner not the renter? Once paid, am I required to pay again if I repeat next year? Solution: 1. Charge back to the people it benefits - the owners (though my guess is that they are charged as well). 2. Express process for short term rentals. My rant almost complete, as we still have not completed the process, and now we move on to the condominium board for their final stamp of approval. This process started in early April, and it is now May 17, longer than the entire rental. I can only hope that this all results in a successful conclusion and will be well worth the effort for our vacation. read more

As a president and past president of the BOD for condominiums it has been my responsibility to not only utilize background evaluations for both perspective owners and tenants but to participate in selecting a company to use. Over the course of those years I have developed criteria for selecting and continuing use of a company to provide background screening. The following is that criteria, along with a rating on a scale of 1 (worst) to 10 (excellent) for TenantEvaluation (TE): 1. HUD requirements. The format for TE facilitates easily redacting information such as ethnicity and allows any applicant to be identified by the TE number only. TE 10 2. Confidentiality: TE furnishes the acquired information only to those with registered authority to receive the information. This ensures control over whom may receive confidential information up to the Board and Property Management Company, provides confidentiality for the applicant, and protects from HUD violations and/or any legal confidential issues. In addition, TE protects information submitted by the applicant. Once started, if there is no activity by the applicant, records are expunged, protecting the applicant from any unwanted accidental intrusion. TE 10 3. Comprehensive Collection of Data: Each Association is responsible for submitting any and all forms and types of data that are needed by the Association. Any forms newly adopted by an Association may be entered at any time. Therefore, forms on applications are dictated by the Association and are tailored precisely to meet the Association's needs. TE 10 4. Response Time: Response is crucial as applicants are needing to move. Registered Association officials are notified promptly when an application is initiated. Once the application is satisfactorily completed the Association has the completed application in 24 hours. The only delays ever experienced with TE have been due to failure on the part of the applicant to complete the application. TE 10 5. Cost Effective: The applicant must submit all completed forms and amount due before the application comes to the board. Board members are volunteers and time spent by a CAM or Property Management Company is time that is not available for direct community management. This in turn allows the Association to keep added costs and fees down. TE 10 6. Community Safety: Providing community safety is a number 1 priority for any BOD. That means we need description of vehicles who belong in the community, having a signed commitment that community rules will be respected, numbers of individuals who will live in a unit, etc. TE 10 Total possible score = 60 Tenant Evaluation Score = 60 NEED I SAY MORE!!!! read more
