This may seem odd but I had to talk with a First Service employee to help me with my long distance move; her name is Patricia E Basden at Quantum. I was supposed to fly in to complete my move in paperwork but had several airline delays that lead to the flight being cancelled. On top of that this was her last day there; a new management company is coming in. The point is that Patricia still did her job as thought she was not about to be leaving this evening. She was extremely attentive to my disappointment and did all she could to set me up for success with the incoming management team. I really can't ask for more than that. Maybe I had a diamond in the rough (looking over the reviews) but what ever he case I am glad we crossed paths. read more

This is a very unprofessional company. This company steals from residents. I paid my deposit and they now are saying that they don't have the money to pay the deposit back! I have been trying to get my deposit back for the past 3 months and no one helps me or pays back. The managers are unhelpful and unprofessional read more

Maquis Association Management is still the absolute worst management company I have ever experienced in my life, they should be shut down. FirstService is second. FirstService can never hold on to anyone. There's a constant turnover of staff from building mangers to front desk to engineers and housekeeping. No one seems to know what they are doing and no one seems to care. I've reported various issues to the office and nothing gets corrected, I go back days or weeks later to check on the status and the office staff acts like it's the first time they heard of the issue. I've mentioned this to neighbors and they all say the exact same thing happens when reporting issues. Turns out, many of us residents report the same issues and the management office's response is to pretend it's the first time they've heard of the issue. They lie to our face saying they will address the issue but do nothing. They never apologize for the delay or admit they haven't been able to get to the problem yet because they are dealing with "X, Y, or Z". Routine repair work and service projects take months and months and months to complete because management constantly drops the ball and doesn't get the necessary estimates or schedule service techs. Instead, they lie and gaslight residents. This is their management style. I've lived in several other cites around the country and never experienced the level of incompetence combined with antipathy as Miami has. When it comes to condo association management companies in Miami, every one seems to be awful. You just have to decide which is the lesser evil. read more

They absolutely suck! Our property manager is a compulsive liar, negligent, incompetent and a thief when it comes to saying we owe fees, when we don't. Steer clear of these despicable pirates because they will make your life an absolute misery! read more

Our community of Coco Wood Lakes in Delray Florida has had many ongoing issues involving abuse of position, retaliation, hypocrisy, corruption involving all three of the property managers in our community over the last 8+ years. Upon filing complaints containing full documentation of breaches of conduct of property manager Kristina Russo and Christina Hurst, upper management and regional managers were unresponsive and denied or deflected accountability. First service Residential is only after money. It provides no valuable service or benefit. The property managers are corrupt and serve as the epitome of hypocrisy. read more

FirstService Residential has been a frustrating company to deal with. My community is managed by them, and communication has been a constant problem. I have been trying to resolve some violations for months, yet there have been repeated delays with little to no follow up. After reaching out multiple times, the community manager finally responded but asked me for proof that I had already submitted before. This makes me think that my earlier emails were either lost or ignored. Nevertheless, I submitted the proof for the third or fourth time. Since then, I have not heard back from her and the matter remains unresolved. read more

Dominique and Andrea at the axis on brickell may be two of the worst "property management professionals" that have ever graced the earth. they are fully incapable of doing their jobs efficiently. they act like they are doing residents a favor when you ask them to handle their basic job description. Andrea specifically doesnt know the definition of hospitality. She constantly makes faces when you ask her to do her job. read more

I had a history with FirstService Residential as a property management vendor for the HOA in my old neighborhood. Their customer service was extremely horrible. Their main focus was on being more of a landlord for homeowners. I truly felt like a tenant in my own home that I owned. Every first notice of a small infraction such as a 1 inch weed growing along the sidewalk, would already contain a disclosure that they can initiate legal proceedings against you if you do not comply by a certain date. Fast forward to my current condo where the condo board decided to bring in a property management company (we were previously self managed with a property manager and office staff working and being paid directly the by board). They decided to bring in FirstService Residential which caused me to do a face palm. So far, the property manager has made major decisions affecting the functioning of the property thereby affecting us resident owners that have not been thought through. Currently they decided to reconstruct our seawall (we have a canal along the back of the property). They ordered all vehicles with resident owned spaces to be temporarily moved to our guest parking area for the construction. They decreed there will be no guest parking on the property and any non-resident vehicle in a guest spot will be immediately towed at the vehicle owner's expense. They did not provide an alternative guest parking area such as nearby shopping centers that they could have called and arranged for the residents. When asked about any alternatives, they simply said no guest parking and ended the conversation right there. Some guests have become frustrated to the point they closed the onsite property management office and will not communicate with the residents. They posted a note as such but instead of a professional tone, the note had a controlling tone and stated "it is expected that residents will fully cooperate with us or the local police will be contacted" FirstService Residential has once again, deemed itself as property owner and residents as tenants and there shall be no criticism, but strict compliance. read more

If you would like poor management that comes along with 0 training on how to deal with floods and perpetuating lies that follow, feel free to hire them. Although the unit across the hall had a bursting pipe and the water wasn't turned off for an hour+, FirstService is currently lying about the timing. They claim they shut off the water in minutes and are attempting to gas light the homeowners who actually experienced and witnessed otherwise. 0/10 would recommend. read more

First service manages our condo. We have a problem with water intrusion and asked for a service person to come and take a look. Their service person came out, immediately decided we did not have a problem and broke a portion of our wall to make that determination. First Service is not maintaining ICON Brickell Tower 3 in Brickell, Miami. The place is a mess! The elevators have stained mirrors with dirty and damaged tiles. Elevator landings are not maintained and you have to beg to get hallways cleaned properly. This has been going on for too long! The elevators are not maintained and there are expired permits of use, this is a dangerous situation. I am not sure why the current Board keeps First Service as the management company of this building when they are doing a failing job. I'm sure the building could do better. The building could be fixed and run properly. read more

Good Morning I'm sending you this email regarding about the hard situation that we are being experienced while we are living in Aventura Marina One. She know that Mrs, María Hernández is Licenced by CAM and we already have her lincence number in order to file a complaint against her. We also have all the evidence and mails that we got from her since the day one that we moved here. She is also harassing other Jewish families, sending emails with fake violations asking for money, calling the police on them and being very nasty and rude with all of us. We are not living here for free. We pay THOUSANDS of dollars to being treated like a piece of shit. We also have pictures from all of the apartments with boxes, scooters, bikes and strollers a outside and they NEVER got a violations for that. She's being targeting only Jewish Families. IF YOU GUYS DONT STOP THIS LADY, we're gonna take actions against your company and also against her with the department of business & professional regulations of the state of FLORIDA. A very disappointing and frustrating experience with the Service provided by First Service Residential at Lago del Rey. The Property Manager doesn't supervise the maintenance of the property, it's always filthy, I myself have to sweep the hallway every week. There is pigeon feeding, so a lot of pigeon waste, solid waste ( mattresses, furniture , etc.) from people moving that are not removed quickly. Bottles, cans and papers on the lawn for 2-3 days. We are living in Aventura Bay, Miami Aventura since 2011. The Board of Directors made a terrible mistake by replacing HOA w/First Service few years ago. First Service Residential has teamed up with the collection companies for scams on us homeowners. Absolutely terrible management of the community. Doesn't rectify problems. Billing errors all the time, also does not provide community support for home owners. However, the maintenance work is slow or never been completed because the management keeps saying that they need to get the best quote from the vendors. Meanwhile the management ignore the repairs needed for individual homeowners. The ongoing issue of a bee infestation that has plagued my residence since 2022. Despite numerous attempts to address this matter, the workers sent to resolve the issue have been unprofessional, and the problem persists. Regrettably, their actions have resulted in damage to my celling and never been repaired. I sent to the association manager Joseph Enriquez so many emails he never responded to me. The service to homeowner is abusive and terrible, this company is typical hire unqualified people with License to operate and then ignore any complaints, they manipulate the situation charging you Hundreds of dollars for everything. You can no agree with their abusive and excessive charges and try to contact them but you never will hear from them a solution, they are entitled to take your money and nothing can do by you to stop or receive a fear treatment. They make their fortune with penalties and charges. It is a shame that you Owen a property and they have the right to harass you. read more

We had the most horrible experience dealing with First Service Residential and Gables Waterway Towers Association while residing at Gables Waterway Towers in Coral Gables, Florida. We experienced a nearly constant nuisance from the unit directly above us in the form of loud slamming on the floor (sounded like someone dropping a bag of concrete almost every fifteen minutes) all throughout the day and night, stomping, drilling at 2 AM above our bed, and random dragging of furniture across the floor. Unfortunately, the Property Manager, Nancy Perfumo, repeatedly failed to address the issue and specifically refused to contact the owner of the property. Alexandra Battista also failed to address the issue and said there was nothing they could do, despite the Association having specific Rules and Regulations against such behavior and refusing to enforce the applicable provisions. Upon moving out, the Association, which requires the reservation of the service elevator and payment of a $300 "move-out fee" to reserve exclusive use of the elevator, failed to ensure that the elevator was functioning on the day of our move-out, scheduled weeks ahead of time. Alexandra Battista, Carlos at the Contractors desk, and Jackie at the front desk were all unprofessional, had extremely poor attitudes, spoke to us in condescending tones, and specifically refused to allow us exclusive use of the other passenger elevator while the service elevator was unavailable, citing "fire" and "emergency" concerns. Despite paying the move-out fee, our movers had to wait for extended periods to load small items into the passenger elevator due to high use by other residents, which extended our move-out time and caused us to incur additional fees of over $80 per hour. There are a total of four elevators in the building, two passenger elevators in the North end and two in the South end of the building, one of which is the service elevator. The employees of First Service Residential, particularly Alexandra Battista, CAMS, in the Management Office, were unprofessional, had poor demeanors, and were extremely condescending, dismissing our concerns and mocking us with phrases like "yeah, whatever" and "whatever you say." We did not have use of the service elevator as expected, and the staff's delay in calling a repair technician and their non-cooperation in facilitating our move-out caused us damages in the form of additional moving fees. First Service Residential and Gables Waterway Towers Association also unlawfully withheld a "move-in" deposit and failed to provide us the required notice under Florida law. The unprofessional, demeaning, and unlawful conduct of the employees of First Service Residential and the staff at Gables Waterway Towers Association forced us to move out of our unit prior to the expiration of our lease and caused us substantial emotional and monetary damages. Our only benefit is that much of our interactions are documented in writing. Our experience with First Service Residential has been nothing short of horrendous, and we would never live in any property managed by their company. As others have noted and as we experienced firsthand, they truly are "Worst Service Residential." read more

One star is one too much. FirstService Residential is the most incompetent organization I've ever had the displeasure of doing business with. The community managers are so inept they don't answer e-mails, don't return phone calls or they simply hung up on you which is absolutely unacceptable. They don't even understand their own CC&R's and good luck getting them to assume accountability for anything. I have been given the run around to get a billing issue resolved now for months. FirstService Residential unauthorizedly withdrew money from my bank account, which constitutes criminal fraud. What counts as criminal fraud? Any unauthorized use of your payment details by a third party is considered an act of fraud. After a 10 day investigation, my bank decided in my favor and the fraudulent withdrawal for the amount of $1,607.78 was reversed. Now, FSR has the audacity to send me a letter stating that as a result of this reversed payment, I not only owe the original amount but additional $30 for bank charges. Proof of such obligation has not been provided to me despite multiple requests. If I'm not able to successfully resolve the dispute I'm going to start taking serious action legally against them. Unless I do it they will continue stealing. read more

As a unit owner at 4 Midtown since 2014 I am very impressed with our new manager Stephany Laitano's quick grasp of the needs of 4 Midtown.  Stephany has surrounded herself with a highly professional and friendly team that in a short time has inspired new confidence and trust in the management team. This company stole my dues. They were fired by the community and it's been 3 months since they stole my condo dues of $242.43. They have neither refunded the money back to me or forwarded it to the new management company. Their behavior is egregious and they do not respond to emails with documented proof of the transaction. They do not respond to phone calls either. It appears my only recourse is to sue and to blast their name wherever possible. As a real estate broker for 41 years this is the worst of the worst. FirstService has consistently shown itself to be unprofessional, unreliable, and unresponsive. We have been in a multi-month, back and forth email chain with them to obtain new pool keys since one of them never worked, and the other was damaged. They continually ask for the number of the corresponding pool key card, even though we have sent it to them three times. Their response is either non-existent, or "we are looking into it." I have called the office three times and left a voicemail, but have never received a callback. It's mind-boggling that such a simple request cannot be fulfilled. I advise any community to stay away from this company. June 20th 2020 UPDATE- it has now been over a year since our initial request. We received a pool keycard in the mail a few days ago and to no one's surprise, it does not work. Over the past year, this issue has been pushed up to multiple people, including a corporate executive who told me she had to pass on the issue to yet another person because she did not have access to the information. This company is careless, full of excuses, and absolutely horrible at customer service and problem resolution. Stay away, stay away, stay away. read more

The absolute worst management company and it is not close. This firm couldn't care less about their tenants which is proven by hiring underqualified employees to save money. The elevator in my building has been out of order now for a full calendar year. They take weeks to fix small issues because the team just is not qualified to manage a building. Additionally, the team running the Axis on Brickell is either anti semitic or just out of touch. They always put the christmas and hanukah decorations up at the same time however of all the years they pick this one to just put up the Christmas stuff. I do not feel welcome in my building as every time I walk in and out of it I see ungodly monstrous tacky 20 foot christmas trees yet not one piece of hanukah or other religions decorations. I currently reside at a property that is managed by First Service Residential, and I concur on their lack of returning phone calls, emails, or getting anything done. I get it you have busy schedules and you can't get to everything, but a simple acknowledgement would be great. I also feel that they want the residents to have no voice at board meetings. For instance, they posted an upcoming board meeting by the mailboxes on July 23 2016 (as per the notice) and the meeting was scheduled for July 25 2016. I feel that is not enough notice to the community if you really cared or wanted to listen to our opinions. 8/4/2016 Still no response from my property manager (via email). Paraiso Bay management - Tanzia specifically This is the worst experience I have ever had in my life. The building may have its issues, but that is not the purpose of my review. The issues can be lived with, but management cannot. The management of the building is rude, disrespectful and unprofessional. To be specific, Tanzia is just a terribly rude person on a power trip. And the board does nothing to support their residents. They treat residents with contempt and incredibly poorly. Fines are levied with 0 communication, no warnings, and no logic. I personally have not used the amenities of the building (even though the amenities are very nice), because I do not want to deal with the buildings staff or management. Rules are impossible to keep up with. In 2 months, I have $600 in fines and all for minor infractions of rules that I did not even know existed.
