The condos themselves are nice and offer nice views, but unfortunately, the building is very poorly managed. Common areas and even the main entrance are often dirty, with dog feces and urine left unattended. The pool is consistently filthy and overcrowded, often packed with noisy groups, making it feel more like a college dorm than a residential community. It's a shame because the property has great potential, but the lack of proper management seriously impacts the living experience. read more

Had an A/C problem on a Sunday, less then 1 hour was fixed and back up and running the service here is like no other.

My friend ended up renting an Airbnb in this building. We thought we'd give it a try since the apartment was modern and the area was by far NOT. Still we went downstairs to the leasing office and was given a tour. a few things stood out. The apartment complex is really nice. Updated with nice ikea appliances. Very modern. The building gym was amazing ..they have parking. Things we're checking off the list. I knew my friend was staying at an Airbnb upstairs but I never expected to share the same amenities as people coming in and out of the building. The building is split. I believe the 10 floor and above are all Airbnb's. Random people folks... Random people. That was a huge red flag. Strangers in and out and during the tour we ran into a group of rowdy adults drinking and yelling in the pool area yelling "hypnotiq" and waiving bottles. The lady who gave us a tour said she would report it and really didn't seem bothered by it...for 3k a month I expect peace and quiet or at least not share amenities with Airbnb guest. In fact, while she was enjoying her vacation a group of roudy kids broke into the pool area and started fighting and the cops were called. Insane. In the end...Overpriced, Not safe. Just moved in about two months ago and I'm already ready to get out of this place. I did read some reviews before I moved in but still decided to give this place a chance. So far the actual living space is nice, staff are very helpful even the new management, ( have no idea why the old staff left.) but it's definitely not worth what they are charging to be here especially because of the neighborhood and how they maintain the place. When I first moved in I was told that there were only a "few"apartments doing Airbnb, but they never said anything about an entire hotel being upstairs taking up an entire floor as well. (This is definitely grounds to break a lease for this information not being disclosed if I had known that, i would not have moved in.) So most days u just have Random strange guests wandering in and out and around the building. Some of the people are creepy as hell. A guy was in the gym the other day just standing on a treadmill doing nothing just playing crossroad puzzles barefoot. The drugs here are unbelievably scary ! Then u have to go outside on any giving day and deal with constant drug addicts and crackhead prostitution in the neighborhood. It's disgusting and ratchet to the highest degree ! They post notes in elevator warning residents of the high crime in the area. Several things have been stolen right out of the garage which is strange considering how they watch the building cameras like a hawk. Two or three recent stabbing's and murders just one block away. (All of this in just two months.) I've Literally been walking my dog outside and had to walk over people passed out on the ground with needles in their arms. Several people have already moved out. I've overheard more residents complaining about the same points that I'm mentioning plus more. This place has only been open about 6months so no one should be moving out this soon. Some of the residents are trashy as hell. They don't clean up behind their pets. One day I was in the front of the building waiting for an Uber and a guy started urinating right over my head off of his balcony. Just gross ! They also throw trash and water down from balcony's along with cigarette butts etc. It's just out of control. You frequently find pet urine in elevators and blood from dogs being in heat. Smh ! One day I came home and there was blood all over the gate which is a hazard because I wasn't able to open the gate up. It's just annoying ! I like the fact that it's not directly in downtown but very close. The river view is nice as well but that's about it. No metro mover either. I've asked several times about speaking with the property attorneys so my attorney can reach out but still haven't received any info to discuss getting out of my lease. I was going to try and give it a chance but at this point there are major safety concerns being here. read more

I'm very upset about this building they racial profiled me And my husband when applying for place they asked for two forms of id not everyone have a passport or travel with there social security card which is not required to apply for a place to live, also after I applied and paid deposit they denied me anaisha the leasing agent has no idea what she was doing the manager looked at us up and down profiling what we were wearing which was moving apparel comfy wear. My husband is african American and I feel that's the reason why weren't approved I keep calling management for my 2200 back and they are giving me a run around. read more

The building seems nice at first, however buyer beware!: - staff will enter your apartment wo notice -leasing will charge you for anything they can(you must fight nail and tooth to erase the fees) -Wild west feel, you get complementary gun shots nightly outside your door -your car may be towed(or stolen)though you live there they will tow it -your scooter is not safe, unless in your apartment, will be most likely stolen by the staff - your car will be hit in the parking lot only to be told that they cameras dont work... -moving out, find out the last min that they will not be renewing your lease, for no reason, refuse to extend you even 2 days -Prepare to be harassed! If you owe a $50 fee, that was a mistake on their part, you will get harassing notices daily, then have this fee grow to thousands only to have them not listen or accept proof that it is incorrect, then they will send eviction notices... prepare for thousands in charges you didnt incur! if you want attorney fees, and a pain in the A** live here, otherwise run to the real Brickell, not this shady version.....stay safe dont live here read more

I'm moving here from Miami Beach, so my standards were pretty high to begin with. The neighborhood is dilapidated and you have shady characters loitering and bothering woman out walking their dogs. I just want to get the bad out of the way. This buildings management team and staff are second to none. Jovanna the building manager is ON IT. Welcomes you and takes care of you from the moment you walk in those doors. The building is very clean and modern. Every detail and amenity is well thought out and executed. I rented a beautiful 2/2 with a great view and possibly the best terrace anywhere. It's going to be a real hit to my peace when I have to upgrade away from that terrace. Pool is clean and warm. Gym is well maintained with modern equipment. The front desk concierges at all times of the day are helpful, professional, and own their responsibilities. Special mention goes out to David, guy is a pro. If you're on the fence about this place, yes the neighborhood needs work. The access to and from the I95 can be a cluster F$&) but apart from that I can honestly say I recommend this place wholeheartedly. read more

This apartment building is one of the worst places to ever live! I work all hours of the night and all hours of the day so my sleep schedule is very scattered. Not only did I not know moving in that this place had a hotel on the very top floor but most of the building is vacation rentals... Meaning not only do you have a creepy people continuously coming in and out of your apartment home but you also have huge parties at the pool that you're not allowed to quiet down. On top of that I recently found out I am below the hotel housekeeping room. I have been complaining about the sound I'm hearing for six months and no one has done anything. I'm not the only one on my floor or throughout the building with the same issue. The management has never done anything to stop the noise or help me out with my lease other than telling me I had to move... Knowing these issues are around the building and some of the issues have nothing to do with the room itself that was the only option they gave me. To this day they will laugh I do nothing if I call down for a noise complaint no matter how often it is and I have to continue to listen to people above me until my lease is up. Do not move in here unless you are gone constantly, Don't mind living in a hotel, and the dog park is never up to par as they say on the site...
