Worst Service EVER!!!! I paid an extra $100 for their platinum service and got the worst service of my life. They locked me out of my application and put me through a chat and phone maze to be able to unlock and edit my application. Then they said that i could not access my application without the HOA President's email request. So i had the HOA President reach out to them. After that, they told me they cant unlock the account until the Property Manager personally requests it. So i had the property manger reach out an request to unlock the application. While I can't speak about tenant eval as a service for property managers or HOAs, from a user perspective tenant eval provides little to no benefit as a renter or someone submitting an application. To even submit and expedite an application is at minimum 149 USD and 200 for a "24 hour turn around service". Which seems expensive once you find out from their fine print that the expedited service does not apply to the actual approval of the contract, just a different timeline on your information being packaged and sent out to the appropriate party. If for some reason you're information is insufficient, you receive 0 notification to submit extra info to move along the process unless you login to your portal itself. In my case, they rejected my contract claiming there was no signature on a certain page, when the page clearly stated it needed initials only thus delaying my application being sent out to my HOA by 2 days. All in all its just an extra step and process to charge renters and make extra money and I would hesitate before engaging in a community that uses their service in the future. read more

What an absolutely disastrous online experience! As you can see from my first name, I have a legal name that includes a hyphen. The system would not allow that character. I also share an email address with my co-applicant, which we were not allowed to enter. God forbid we put those 2 things together with my email address at work that includes a hyphen in it! On top of all that, we had to attempt to submit our signed lease at least 8 different times, constantly being rejected, even though it was the correct item, correct file types (yes, we even attempted different file types to get it to work), and correct information. That is after sometimes it would ask for the backs of IDs and other times not. Then, for the pièce de résistance (I am sure their website would not allow for those words....), they charged us for a full application when we were supposed to have a code for a renewal. They still have not refunded us the overcharged amount, even though they promised it would be done ASAP. Run away from this company and its product! I was planning on hiring this company to screen tenants for properties I own. However, on the application there is a question "has the applicant ever been arrested". I think this question is extremely unfair and humiliating! The properties I own are in low income neighborhoods and therefore the percentage rates of arrests are disproportionally much higher, sometimes even double or triple, than in comparison to middle class or upper class neighborhoods. Convictions are what counts, not arrests! Coincidentally, my cousin's friend, who also happens to be a property manager told me that, ever since her condo contracted Tenant EV a few months ago for screenings, new applicants have been complaining left and right about that questions regarding "arrests". Anyone can be arrested for anything and anyone can be charged with anything now a days, they should only ask about convictions! read more

As a realtor, I find the Tenant Evaluation System's requirement for a Bank Reference Letter instead of a Bank Statement to be an unnecessary and frustrating hurdle. The process of obtaining a Bank Reference Letter from the bank can take up to seven days, and even when you visit the bank in person, they cannot provide the letter on the spot--it must be ordered and mailed, causing further delays. This has resulted in hold-ups on my clients' approval processes. When clients upload a Bank Statement instead, the system rejects it, even though a Bank Statement provides far more detailed and relevant information than the requested letter. Ultimately, clients are forced to pay a rush fee to expedite the process, adding unnecessary costs. Given that the system already asks clients to link their bank accounts for verification, I don't see why the Bank Statement--already rich in information--wouldn't suffice. I believe streamlining this requirement would make the process much faster and more efficient for everyone involved. read more

Tenant Evaluation was great- we had to use them when we purchased our first home a condo building and had to go through the HOA approval process. We were given the association code needed for the registration and went through the Tenant Evaluation website to input all of the information needed. The process was straight forward and quick and easy. After submitting the application, they had to email us for some clarification on some of our verification contacts, but overall the whole process was very easy. The entire background check process takes about a week and a half to two weeks. You can opt for the expedited process, but you pay a lot more for this as well. The price for the service is a little higher than what I was expecting, but then again, background check services are typically expensive to begin with. read more

Upon checking on my application, I receive a message "Be aware that Quick Pass service does not expedite associations review process." If this information supplied upfront, I would never have paid the additional $100.00 for fake "Quick Pass" service. It normally takes up to two weeks to provide this service. It costs the applicant $150 and is non-refundable. I have used its services three times previously and every time it has been slow to act and poor to respond. The latest time, it has had more than three weeks to process my application and despite two phone calls, two online service requests, and countless emails, it has failed to even start my application. Never mind that I own three properties already in the same complex. This time they have repeatedly blamed the issue on my email address and asked multiple times for the ID number they provided me. Their ineptitude is now causing my closing to be pushed back. I strongly discourage any agency or applicant from using Tenant Evaluation. There are many better, more responsive and less costly agencies which provide the same services faster and better. Unless you don't care about your applicants, their time, or expenses, steer clear of Tenant Evaluation. read more

If I could rate 0 I would! I applied for a condo purchase and was denied due to a "low" credit score. Even though my findings were higher and accurate I could not fight it. There are over 25 scoring FICO models and it is an arbitrary process, like shooting crap. There is no recourse to fight it and i lost the opportunity to purchase even though I was paying cash. Their communication process is almost impossible to deal with. No live person, no one to reason with. No opportunity to present proof. Just a rejection and that is it! You are dead wrong, whoever responded to my review from Tenant Evaluation. Of course you are an employee. I called my bank BOFA and they said for mortgage they use Score 8 not 4 and only the highest of the three scores, not the entire credit history. So even though you don't make the final decision you are hurting people with erroneous information. I am not the only one you have harmed with your lack of do-diligence. I don't like giving 1 star reviews but this company is extremely incompetent of their service and the delays are ridiculous even though I paid extra money for expedited service. There is only automated answering machines when you contact them through phone, with no live agents to reach. The only way to get in contact with anyone is if you send an email through their online portal. Even when you do that they don't respond until the next day. Changing or updating costs $45 dollars more to the application, so make sure the information on your application is 100% right the first time you submit. When leaving your previous landlords contact information, make sure you speak to your landlord and let them know that they need to respond to tenantev.com's email, otherwise the process will take forever to get approved. They say they will contact the landlord, but they will only call once a day, and if the landlord doesn't answer they don't follow up. If you make changes to your application they will also ask for the same documents to be resubmitted again even though it's been uploaded previously (note this ....it will delay approval). This has been the worst experience and a total nightmare just to get approved. I wished the leasing company didn't use this company for application approvals. Its a waste of time and a total joke. I'm very upset that no one has been following up with me, because now the lessor is threatening to give away the unit to someone else because tenantev is taking too long with just an applicatiom process. read more

After filling out and signing the application, I was contacted by tenant evaluation, and told that I had items missing from my application. I was never able to finish the application because I'm 71 years old and don't know how to download my ID and other documents that were needed. After reading the rules, which I was not given earlier, I decided between the faulty application and the unnecessary rules, I didn't want to rent the unit. This company is dangerous... they listed a "Class 5 Felony" from Ohio I "committed" in 2005. Only problems are they I lived in Tokyo in 2005 and India in 2006, that I / my company did business with ODOT & the State in 2016 (both requiring background screens) and that I just got screened by Oracle for clearance and NONE of this showed on my report. To make matters worse, I found the county and searched on their website, only to find that I was not listed there either. Now, my personal things are in storage, I am in a hotel, and I am burning cash with nowhere to go...all because their information is incorrect. read more

If I could give zero stars, I would. If you are working or owning in the 55 and over condo section of the market, and using an online approval service, expect your number of sales and property values to go down. Why would property values go down? The more difficult it is for buyers to jump through all the many qualifications, huddles and restrictions of condo association approval, the fewer sales you have and the more cancellations you have. And using this service is one more additional hurdle. Imagine a 82 year old going online for approval. Not user friendly at all. Your buyers better have a very patient and computer savy younger, caring person to assist the buyer through this hurdle. Currently my 55+ client is asking me, just print the form, I will fill it out and you hand it in. Does not work that way when you have an online approval system. As a Realtor I have had to use this online service several times, not good. I avoid doing sales work where these systems are used. Good Luck. read more

What a horrid application! It's obvious the person that chose this method for checking tenants at Oceana never had to use this... or the owner of this company is somebody's close family member. First they do not offer an e-mail address to contact them with issues; then you wait wait forever while the recorded message tells you that "you are caller no. 1 on the queue".. But it gets even better... I spent three hours with our client filling out this application..then we needed to add specific vehicle information which we did not have handy.. along with other ridiculus information.. like the student ID for one of the kids..so we exited (I had already checked to ensure I would be able to resume the application... I did not want to loose the information.... Well guess what ... after 48 hours they delete the information... but they do not disclose this in the website. So today I tried every possible way to get back in .... and it kept telling me that the information "did not match"... henceforth the phone call... for which I was literally on the phone -- on hold-- "as caller No 1 in the queue" for over 20 minutes... only to finally learn all the information was lost. I wanted to rent a condo for one month. It was entirely paid for. About 2 months prior to my vacation, I was asked to complete a form for the HOA. It was very Lengthy and difficult to attach a separate application for my spouse. There was no help. I finally sent in 2 separate applications. then I was denied. I followed the instructions for requesting a copy of my report. It stated I would receive it in 48 hours. That was 9 days ago. No report and limited rentals as now it's just 6 weeks away. Filled out my application for a commercial unit in Brickell Key, did everyone on my phone over lunch, wasn't exactly rocket science. Definitely better than the ad hoc systems I've used at other HOAs and you don't have to print out paper forms. I was asked to fill out the application to join the association of the condo I was in the process of buying. The website was OK and some parts didn't apply to me -- however there wasn't a response of "does not apply" or something similar. After I submitted it and was told the association had everything they needed, weeks later I was contacted with the request that I submit another form to the association. It was the same darn form and I had to re-fill it out but this time on paper. What a joke! I was told that Tenativ doesn't share their info with the association. What good are they then? Horrible. Makes no sense at all. Landlord , Seller, and Lising agent have no access. ( They own the property!) When the files are in review, you can't add more. It doesn't work properly. ( I never got notification and had to work with help desk for 40 min and STILL havent been able to correct the error of the wrong form being uploaded and it's the next day) Tedious process that had no room for agents or owners to correct , add or even EMAIL WHILE THEY SAY IT'S IN REVIEW.!!!! When you decline their $35 expedited option this banner pops up on the screen like you're making a huge mistake and that you should pay more money for the expedited service. I found it unprofessional so much so that I questioned the legitimacy of the site and called my realtor to confirm this company was trustworthy. Losing this ridiculous expedited service (or at least the banner) would help me feel more trusting of this company. In the end, the customer service I received was very good. I did not have to wait long (maybe 1-5 minutes), and the two people I spoke with were quite helpful.
