This is the second time I've worked with Philippe Til and Noelle Hettlinger to purchase a home and I couldn't sing their praises more highly with the entire King's College Choir of Cambridge. From their deep knowledge of Woodland Hills, Calabasas and Topanga Canyon, including the markets, trends, neighborhoods, underlying challenges each poses to the quick analysis of the value and condition of each property, they never steer you wrong. Whether you're looking for an investment property or your forever home, they adapt to your needs and guide you with a quiet confidence that never feels pushy or forced. Once you enter into the process of buying the house, they're shrewd negotiators who manage to walk the line of standing firm and fighting for their clients without becoming blunt instruments that can sour a deal and anger prospective sellers. It's a dexterity that is remarkable and only comes with years of skill and practice resulting in a track record of success. They know all the nuance of inspections and repairs and can help put you in touch with fantastic resources for financing and making sure you get the very best deal on the very best house. Once you're in your new house they have a library of resources from handy men to plumbers, contractors and painters and electricians, service providers like pool men and gardeners, basically everything that you need to get your life up and running. They know who to put you in contact with. I've never hired someone they recommended and regretted it. They vet their people and only work with the most honest, easy-going and skilled. I have recommended them to several friends and family members and everyone has had the same experience that I have had working with them. I thank the universe for sending them my way when I blindly signed up on Zillow and said, "I don't have an agent." It was pure luck that they were the ones recommended to me and it's singularly because of them that I've now purchased two homes that are both incredible houses in fantastic neighborhoods and an outstanding value. You will not go wrong. Don't waste your time elsewhere. Contact them now and get your dream home ASAP. read more

Philippe and Noelle are the Avengers equivalent of the real estate world. They worked tirelessly to help us purchase our home in South Pasadena -- a highly competitive market that comes with plenty of challenges. We almost gave up on this crazy neighborhood but they made it happen! Knowledgeable: Early on, my husband mentioned that he wished he knew someone like Philippe in every industry. He has an incredible depth of knowledge and enthusiastically shares it with you. If there's ever something he's unsure about, he'll quickly find the correct answer. No BS. Noelle consistently brought a fresh perspective whenever we felt bogged down, which was incredibly helpful throughout the process. Communication: Texts and emails were always answered quickly. They stayed on top of everything -- no reminders or follow-ups needed. They are the definition of proactive. Professionalism: A++. Both are personable, professional, and genuinely easy to work with, which is especially important when building relationships with "the other side". Every piece of paperwork was handled with care and diligence -- no shadiness or sloppiness that you sometimes encounter with other agents. Honesty: 100/10. There were a few homes my husband loved that would've been an easy sale for Philippe, but he remained committed to being an objective eye for quality rather than simply closing a deal. We're incredibly grateful for that because we absolutely avoided potential future regrets. It never felt like he was "pushing for a sale". Network: They have an outstanding network of professionals they regularly work with, and everyone was just as competent and efficient as Team Til. The mortgage team (Daniel and Stephanie) was fantastic, and Michael the inspector is the best out there. Even after escrow closed, they continued helping us however they could. The amount of appreciation I have for them is ineffable. I look forward to having this team sell our old house next! THANK YOU GUYS!! read more

I am so grateful that a friend recommended Philippe, because he's a fantastic agent (I'm sure the same is also true for Noelle - I just didn't get the chance to work with her much because they helped me find a home so quickly)! Buying a first home can be very daunting, but Philippe walked me through everything every step of the way and made me feel a lot more comfortable about the whole process. I needed to move on short notice, and I closed on a place 6 weeks after first chatting with him. Throughout the whole process, he was communicative, consistent, and dedicated. Even after closing, he followed up, gave recommendations for work I needed done, and helped me out when I needed advice. I absolutely recommend working with Philippe and Noelle, and I would work with them again in a heartbeat! read more

In February 2021, my husband and I had our very first home offer accepted by the sellers. This never would have happened in the competitive market and in the midst of a pandemic without Noelle and Philippe. Our friends and satisfied clients of Team Til introduced us in late 2019. Noelle put in a lot of time with us, but we ultimately decided the time wasn't quite right to buy. Noelle stayed in touch during 2020, but was never pushing us to get back into the market. Then our landlord let us know he was giving the house we were renting to his son. We called Noelle and Philippe right away, though I was a bit worried they wouldn't want to invest the same amount of time with us, given that we'd flaked on buying before. This wasn't even remotely the case. The Tils gave us a great overview of how the market had changed over the past year and helped us refine our areas to search. We'd assumed given current prices that we'd be looking at condos exclusively, but Noelle asked if we preferred a house - and then she found us many to tour. I still can't believe we got the house we wanted the most, and we have the Tils' expertise to thank. They guided us and advocated for us through the entire escrow process and were incredibly helpful and knowledgeable. Shortly thereafter I introduced them to a colleague, and Team Til got his first offer accepted as well! I can't recommend them highly enough. read more

Philippe and Noelle have honestly been amazing to work with. Their attention to detail is incredible and they know the west side/Topanga/Woodland Hills area so well. Noelle was like a detective, searching old permits and calling contractors to check on the quality of past work. Philippe is an excellent negotiator and saved us some money - even in this seller-friendly market. They could have encouraged us to buy any number of houses we looked at and take an easy payday, but they were always focused on helping us find the right house for us at the right price. I highly recommend working with them! read more

Philippe and Noelle from Team Til helped me through an extremely difficult and foreign process of selling the house I inherited from my late mother. They helped me with estate liquidation and donations, renovations and repairs, and were able to find the perfect buyers for the residence so quickly that they turned an overwhelming and daunting task into a rewarding and successful experience for all parties involved! read more

I'm very lucky to have a realtor like Philippe and Noelle. I first started my preliminary search for a house about 1 year before buying. At that time Philippe told me just look at the listings and see what you like and what you don't like and get a feeling for the market. I did this for about 6 months during which I would ask him questions on the process and what should I expect. He would always answer within a few hours. Team Til always made me feel like I was their only client. They were always prompt to answer questions and connect me to resources that I needed when they weren't able to answer. When I finally got serious about buying and started going to open houses, Philippe coached me on quite a few things. He really set my expectations appropriately and it really made attending open houses much easier and less intimidating. When we were ready to make offers on hot houses this is where Philippe and Noelle really shined. Before we even got started they connect us with his A team of lenders. They got me pre-approved before ever making an offer. When we identified houses that we wanted to make offers on Philippe had his market research ready very quickly even on a sunday night and the lenders he partnered up with had all their ducks in a row as well. Every offer we made had a strong showing. The sellers were usually impressed at how quickly we got all our stuff together and it really bolstered our offer. another great quality of Team Til, they connected us with inspectors that did a very thorough inspection of the house which saved us more than 100k in repairs and having a headache house. When we finally found the house we really wanted Philippe and Noelle put everything into making the deal a success despite having greener realtors representing the seller. They made sure that we were protected every step of the way. He made sure that all documents were signed and put pressure on the sellers agents to do everything by the book and stay on track. Without Philippe and Noelle there's no way we would have gotten this house and we probably would have stopped looking since interest rates have gone up and market conditions arent very favorable. read more

70 days!!! That is the length of time it took from the first call to owning our new home. My husband and I were first time home buyers in 2020 and without Philippe and Noelle's expertise, guidance and wisdom I am sure this process would have been the more common painful, disappointing and lengthy process I was constantly warned of from all of my friends that were also new home buyers. We had a lot of questions and moments of worry, but Philippe was always accessible and able to explain things in a realistic and practical way that helped us keep our eye on the prize; our first home. This process was quick for us but there wasn't a moment that we were made to feel pressured, rushed or awkward for our ignorance. If you are a first time home buyer or if you're looking to own your 5th home, please consider Philippe and Noelle. You won't be disappointed! We're working on year four in our house. We're in love with our house and our neighborhood and we're not looking to move, but if that ever changes, our first call will be to Phillippe and Noelle! read more

I have had the distinct pleasure to work with Philippe and Noelle both personally and professionally for over 7 years. I have worked with Philippe and Noelle to purchase my home. They are phenomenal agents, great negotiators, great communicators, and they know the market incredibly well. You cannot be in better hands when looking to purchase a home or sell! read more

I have had the opportunity to work with Philippe and Noëlle on multiple home sales. Between the two of them, I know I can always expect efficiency in their communication, as well as their transaction team, knowing all "i's" are dotted and "t's" are crossed. They always take the time to personally answer all my questions in a timely manner, keep me up to date and show meticulous care in all aspects of the negotiation process, ensuring no money is left on the table (regardless of market conditions). Their primary goal is their clients' satisfaction and with their focus on quality over quantity, you know you'll not fall through the cracks! I highly recommend working with them, whether it's the sale or purchase of your next home. read more

It has been 4 years since I bought and sold my home. Noelle and Philippe want to continue to help you as you navigate home ownership. Their rolodex of electricians, landscape, plumbers, and mold remediation have been extremely helpful. They have saved me time and effort of researching and finding the right workers to work on my home. Words cannot express the gratitude I have for Noelle and Philippe over the years. They put together 2 winning game plans (buying and selling). A definite SUPER TEAM. Through every step of the process, I knew I was in great hands. What they were able to accomplish in a short period of time was amazing (that is under selling it). I was able to purchase a single family home and then quickly sell my condo a few weeks later. Though the process can be overwhelming at times, they were the bedrock of support/sounding board that I needed. There were no stupid questions or concerns. They took the time to answer and walk through any concerns. When issues arose, they had immediate solutions. Their rolodex of contacts can be handy. From issues that arose from inspections, they had solutions. They had creative solutions on staging my home as I did not want to move my furniture out. This even involved using some decorative items from their own home. In another situation, Phillipe ran to the store and picked up a dining room light fixture because the cleaning crew the day before broke the light fixture cleaning my home. He had an electrician meet him at my place the next day to install the new light. The urgency was that photos were going to be taken a day later for the listing. Buying and selling during COVID brings up unique challenges, but Noelle and Phillipe were up for the challenge. The list of things why I appreciate Noelle and Phillipe can keep going. But what I want to leave you with is this. After these 2 transactions were complete, the relationship did not end there. They wanted to let me know that they would continue to be a resource as I start planning on upgrading my home. read more

Philippe and Noelle are simply outstanding. Rarely do you find people who have the type of integrity and character that Philippe and Noelle have. They always did the right thing, provided great advice, and knew how to negotiate. They are both incredibly knowledgeable with regard to the market, locality, and contracts. There is no doubt that I will be working with them again when I'm ready to purchase another home. read more

I cannot say enough good things about the team of Noelle Hettlinger Til and Philippe Til of Compass Realty ("Team Til"). My house search, which began in April 2024, was made difficult by the fact that I lived 400 miles away from my target community. Noelle and Philippe were unfailingly patient with me, as my wish list and budget fluctuated and evolved over many weeks. Their patience also did not flag, when I backed out of escrow on a house I found to be unacceptable during the contingency period. After seven months and six round-trips, I finally closed on a house in Studio City in November. Noelle, with whom I worked primarily, was cheerful and patient throughout the process, never losing faith that we would find the right house for me, even when I thought I wanted to put the whole thing on hold for a while. She caught on quickly to my wish list and zeroed in on properties (and neighborhoods) that reflected it, not wasting my time with properties that didn't. I always had the feeling she had my best interests at heart, and I never felt the least bit of pressure to buy. She (and often Philippe) spent many hours previewing homes for me, taking extensive videos and FaceTiming with me during walk-throughs, so I could evaluate the properties without making the long trip to see them in person. She was tireless in her efforts, maintaining a cheerful attitude throughout the process. I truly enjoyed working with her and Philippe. With their knowledge, experience and skill, they guided me to the perfect house for me. Post-closing, they provided additional help in recommending and lining up contractors for needed repairs. In addition, they are delightful people. I couldn't have asked for more. I highly recommend Team Til! read more

An incredible realty team, Team Til from Compass, with Noẽlle Hetlinger and Philippe Til, just sold both our houses and made sure we got the dream house we wanted. They were assertive and careful negotiators, stunning strategizers, kind and understanding counselors, handled 2 house sales (one quite complicated) and a nail-biting house purchase with the aplomb and expertise of years of experience. We can't say enough good (wonderful!) things about them. I never used to think realtors did that much....ha! These guys worked so hard, night and day for us. If we ever have to move again, you can be sure we'll use them again. read more

I have dealt with Philippe and Noelle as both seller and buyer -- this time in selling my home. Anything I say about Philippe and Noelle will sound like hyperbole, but it's all true. I couldn't recommend anyone (or two people) higher. They work their a** off to get the job done right, exceptionally well, and with a "bedside" manner I haven't experienced anywhere else. Their attention to detail on the aesthetic front -- making my house look like a home -- was exceptional. And their willingness to go through every step of the business/selling process made me not only understand every choice we were making, but also feel like I was empowered to make the smartest decisions about how to proceed. Their communication is clear, direct, and warm all at the same time. And both of them make you feel like you're the only clients they have; that's how much time and attention they give at every stage of the process. I am grateful for their honesty, professionalism, and empathy during a bittersweet process of selling my home. read more
