Before & After: See What Our Team Does Before a Home Hits the Market - Most agents put a sign in the yard. The work that actually moves the number happens weeks before that sign shows up. Our Philosophy... Prep slow, and sell Fast! Here is what that looks like when you list with Team Remo. IT STARTS WITH A WALKTHROUGH, WITH ME Not a form, not a checklist emailed to you. I walk the house with you and we go room by room. For each thing we could do, we talk through the honest pros and cons — what it costs, what it likely returns, and whether it is worth doing at all. Some homes need paint and a haul-away. Some need a kitchen. Some need almost nothing, and we will tell you that too. Knowing when to stop spending is as much of this job as knowing when to start. THEN WE BRING THE PEOPLE OUT Once you decide to move forward, we get vendors to the property and I meet them there. Same crew we have used for years — painters, trash haulers, landscapers, flooring. They walk it, they price it, and we bring you a real number instead of a guess. YOU SEE THE COST BEFORE ANYTHING STARTS We present the full scope and the pricing, and we work out how it gets paid. Most of the time the homeowner covers the prep directly. Some of the vendors we work with will let you pay at closing instead, so nothing comes out of pocket while the house is on the market. We will tell you upfront which option is available for your project. THEN WE PROJECT MANAGE IT This is the part sellers do not expect. We do not hand you a vendor list and wish you luck. We schedule it, we oversee it, and we push it to the finish. You get updates. You do not get phone tag with four contractors. Most prep runs one to four weeks. It is entirely property specific — a paint-and-clean turns fast, a kitchen takes longer — but the goal is always the same: get it right without sitting on the market waiting. WHAT 20+ YEARS AND A CONSTRUCTION BACKGROUND CATCHES I have built and renovated properties myself, including an ADU. Walking a house, I can usually tell you fast what is permitted and what is not, what is going to get red-flagged, and what a home inspector is going to write up. Finding that in week one is a conversation. Finding it in escrow is a renegotiation. That is the difference, and it is worth more than any single upgrade. THE PART NOBODY ELSE WILL DO Sometimes the hardest thing about selling is not the house. It is everything inside it — a lifetime of belongings, an inherited home nobody wants to walk into, a move-out with a deadline. We have handled a lot of those. Point at what is trash and we will facilitate getting it gone. I have personally picked up the trailer, driven it out, and thrown things in it. That is not a line in a marketing piece. That is a Saturday. WHY IT ACTUALLY WORKS Prepped homes sell faster and sell for more, and the reason is simple. When rates are high, a buyer would rather finance a little more on a home that is ready than save that money and take on a $20,000 kitchen themselves. Move-in ready removes the excuse to negotiate. It is a win on both sides of the table. YOU ARE STILL IN THE DRIVER'S SEAT We give you our honest read and a clear game plan. Every call after that is yours. Some sellers do everything we suggest. Some do a few things. Some do none, and we list it anyway and go to work. There is no pressure and no upsell — just our best advice, then your decision. Thinking about selling and not sure what your home needs? Call us. The walkthrough is free and there is no obligation after it.

Our Results For Previous Sellers - A listing is a beauty contest and a price war at the same time. Our job is to win both. Most of that is decided before a single buyer walks through the door, because most buyers meet your home on a screen first. Win the online beauty contest and the showings take care of themselves. HOW WE PRICE It depends entirely on what kind of market you are selling into. Sold comps only tell you what someone was already willing to pay. That is history. In a shifting or buyer-friendly market, the number that actually matters is what is active right now, because that is your competition. So we price around it, and sometimes deliberately below it, to put your home at the front of the line instead of buried in the middle of it. The goal is not the highest list price. It is the highest sale price. THE LAUNCH Once the home is ready, we bring in professional photography, video, and a 3D scan. We want all of that content finished and in hand about a week before we go live, so nothing gets rushed and nothing goes up half-done. We typically launch Tuesday or Wednesday. That sets up a heavy open house window over the weekend, either Friday through Sunday or Saturday and Sunday, so the momentum builds into the days when buyers are actually out looking. A concentrated wave of traffic creates competition. A trickle does not. WHAT THAT CAN LOOK LIKE One example, Anaheim Hills. The home needed a lot of work. We priced it competitively and launched into a strong seller's market, and it drew north of 15 offers. That volume is the leverage. With that many buyers at the table you are no longer hoping for a good outcome, you are choosing between good outcomes. One buyer wanted that specific neighborhood badly enough to pay for it. It closed at $1,301,234 on a $1,100,000 list, in 8 days. Fifteen offers is not something we promise. It is what happens when preparation, pricing, and timing all line up. HOW WE HANDLE OFFERS That part is yours to steer. Some sellers say if I get my number, let's go. Some want to counter every single offer and squeeze out the last dollar. Most land somewhere in the middle. We will tell you what we think each path is likely to produce, and then we run the one you choose. ON SPEED We do not believe in waiting for the sake of waiting. In a slowing market, buyers have options, and hesitation kills deals. If something strong comes in early, that is usually not a reason to hold out. It is often the market telling you something. In this market, the first offer is frequently the best one you are going to see. THE HONEST PART Not every home we list sells over asking. Some sell under. Sometimes the market moves underneath us. Sometimes it is location, a busy street, something about the property a buyer prices in and we cannot renovate away. That is the truth of doing this at volume. Frankly, the only agents who tell you every listing sells over asking are the ones who have not sold enough homes yet. WE ALSO SAY NO We turn down listings. If a home is priced beyond what we can defend, if the seller does not want any of the advice we are being hired to give, or if the property has problems that make it genuinely difficult to sell, we would rather be honest early than waste months of your life. We have also walked away when a seller wanted us to cut the marketing to cut the commission. We would rather not take the listing than take it and not be able to bring everything we have. WHAT SELLERS TELL US THEY DID NOT EXPECT That the prep matters as much as it does. That presentation has to stay consistent all the way through, not just on photo day. And if there are tenants in the property, that conversation needs to start long before the sign goes in the ground, not the week you want to list. AFTER THE CLOSING There is no formal follow-up program. What there is instead is an invitation, every year, to everything we do. Photos with Santa. The holiday party. The Easter spring picnic. Concert in the park. The pumpkin painting party. Our hope is that we did a good enough job that we have the audacity to invite you back every year. And honestly, that is how we know we did. If you show up. Thinking about selling? Call us for a straight read on what your home is worth and what it would take to get there.

The Big Day: Buyers Getting the Keys to Their New Home - The keys are the smallest part of the day and the biggest thing that happens in it. Most people do not fully understand what they just did until years later. Homeownership stabilizes the largest expense a family has, in a market where that expense otherwise climbs every year. It changes what your kids assume is normal. It quietly builds something you can hand down. Almost nobody feels all of that standing in the driveway. They feel it a decade in. WHAT A DECISION IS ACTUALLY WORTH More than a decade ago we sat with a couple, Ben and Anita, who went back and forth on whether they could afford a $225,000 home. Back and forth over three or four long conversations. We believed they had room to grow into it. Eventually they decided to move forward. That home is worth around $800,000 today. They are both established in their careers. Their children grew up in a house their parents own, which means homeownership is simply what you do in that family now. Had they kept renting, they would still be chasing the market instead of owning a piece of it. They still come to our events, fifteen years later. Those few conversations changed the direction of a family. That is the part of this job that keeps us in it. DOWN PAYMENT ASSISTANCE IS USUALLY THE HURDLE For most first-time buyers, the down payment is the entire obstacle. This is the part of the business we come from. Remo started his career working almost exclusively with down payment assistance, including helping administer programs for several cities. It was the whole practice. Not everyone needs a large amount. Some buyers just need a grant. Some only need help with closing costs. The lenders we work with are genuinely good at finding what a buyer qualifies for, and most people have no idea these programs exist or that they might already be eligible. That conversation is free and it takes fifteen minutes. THE PRINCIPLE UNDERNEATH IT Beyond programs, the thing that actually gets people into a home is deferred gratification. Eating out less. Not buying the thing right now. Trading something small today for something that compounds for thirty years. That is where wealth actually gets built and where a family's direction actually changes. Some people hear that once and get it. Some need coaching. Some need to watch a friend do it first and see what it did for them. And some never will, and we are honest about that too. HOW BUYERS WIN IN MULTIPLE OFFERS Often it comes down to price. But not always, and that is where we earn our keep. We have helped nearly 700 buyers, sellers, and investors, and we spend most of our week on the listing side of the table. That means we know a lot of the agents across from us. When we recognize the listing agent, we use that relationship to learn what an offer needs to look like to win, not just what it needs to be worth. Structure, timing, and certainty often matter as much as the number. We bring that information back. You make the call. That part never changes. WHO YOU WILL ACTUALLY WORK WITH Francisco, Rey, and Monica are our buyer specialists, with Kathy running things behind the scenes. You will work closely with one of them, with the whole team behind you. For lending we work regularly with Carmen, Luz, and Eduardo. Plenty of our buyers bring their own lender and that is completely fine, we have good relationships across the board. It should be whoever you are comfortable with. WE TEACH THIS BEFORE WE SELL IT We run homebuyer workshops because a buyer who knows what happens next makes better decisions and sleeps better doing it. Most of the fear in this process comes from not knowing the order of operations. Set the expectations properly and the rest gets easy, because you stop being a passenger and start being part of the decision. THE HONEST PARTS You are buying a used home, not a new one. That is the single biggest expectation gap we see. The roof may have some life left. The water heater may have a year. Inspections turn up things, because inspections always turn up things. Think used car, not showroom. And even brand new homes break, usually at the worst possible moment. That is not a bad purchase, that is homeownership. We will also tell you to wait when waiting is right. If you are paying low rent or living with family, jumping from a $1,000 payment to a $6,000 one may not make sense yet, and we will say so. Some people are convinced the market is about to fall. We can bring data and examples, but a person's belief about the market is their belief. We are not here to argue anyone into the biggest purchase of their life. THE DAY ITSELF When it finally happens, we show up. We bring the letters, we take the pictures, and we celebrate it properly, because a day like that deserves more than a lockbox code and a handshake. Then we keep inviting you back, every year, to everything we do. Thinking about buying and not sure where you stand? Call us. The first conversation is free and there is no pressure after it.

Down Payment Assistance for First-Time Buyers - For most first-time buyers, the monthly payment is not the obstacle. The down payment is. People who could comfortably handle a mortgage rent for years because they cannot picture where $40,000 or $60,000 comes from. What almost nobody knows is that a city, county, or the state may cover a large share of it. WHY THIS MONEY EXISTS AT ALL Buyers ask this constantly, and it is fair. Why would a government give anyone money toward a house? Because homeownership is a long-term investment in the community. Owners stay. They maintain. They show up. More stakeholders on a block means fewer problems a city has to solve later. Public agencies are not being generous, they are being strategic — which is exactly why the money is real. HOW IT ACTUALLY WORKS You get your first mortgage the normal way. The agency comes in behind it with a second mortgage covering some or all of your down payment and closing costs. Most are deferred, meaning no monthly payment on that second. Some are forgiven outright after a few years. You are still a buyer with a mortgage — there is just less of your own cash in the deal. WHAT IS AVAILABLE RIGHT NOW The City of LA's LIPA program currently offers up to $161,000 toward down payment, closing costs, and acquisition. LA County's HOP programs go up to $100,000 or 20% of purchase price, whichever is less. CalHFA MyHome adds a deferred junior loan of 3 to 3.5% depending on loan type. There are also grants forgiven outright after a few years, with income limits high enough that most working households qualify. These figures move. Limits adjust, funding gets reallocated, programs pause and restart. Anything you read online, including this, should be confirmed against what is open the week you are buying. INCOME IS THE GATE, AND IT IS NOT WHAT YOU THINK Almost every program is income-driven, and the surprise runs opposite to what people expect. Earning too much is the most common disqualifier, not too little. Low income generally means 80% of the county median. Moderate means 120%. Most buyers we work with land in that moderate band, which opens different programs than the ones people first hear about. LIPA's 2026 limit for a four-person household is $133,250 — two working adults, not a hardship case. SHARED APPRECIATION, EXPLAINED HONESTLY Some programs take a share of your appreciation when you sell. Buyers hear that and get nervous, so here is the plain version. Think of it like a rich uncle who hears you are buying a house and says, I will put in some money. If he covers 20%, then when you sell, you settle up. He gets his 20% back, plus 20% of whatever the home gained. That is not a catch. It is why the program still exists for the next family — the money has to recycle or the fund runs dry and helps nobody. We will show you what that tradeoff costs at resale, and if it does not make sense for you, we will say so. TIMING MATTERS MORE THAN PEOPLE REALIZE This money is not sitting in a window waiting. Agencies release funding in rounds — LA City opens a set number of reservations, closes the window, works that batch, then reopens months later. One 2026 round offered 34 reservations. A later one offered 16. If you are not pre-approved and ready when a round opens, you miss it and wait. Getting your file in order early is not us being pushy — it is us watching the calendar. WHY SOME PROGRAMS WORK AND OTHERS DIE ON THE VINE Plenty of cities have their own funds, and honestly many are hard to use. Staff are stretched thin, timelines run long, and buyers give up before closing. County and state programs generally move better because they have dedicated underwriting behind them. That is why they close more often, and why we usually start there. THE PUSHBACK IS REAL, AND WE KNOW HOW TO HANDLE IT Listing agents push back on assistance offers all the time. Some think the programs do not exist. Some got burned once. Often the buyer's agent simply did not understand the program and it went nowhere — which is exactly why the reputation persists. We are on the listing side most weeks. We know how those offers get received, what makes a listing agent nervous, and how to present an assistance-backed offer so it gets taken seriously instead of set aside. THIS IS WHERE WE COME FROM Remo began his career working almost entirely in down payment assistance, including administering Neighborhood Stabilization Program funds during the housing crash for Garden Grove, Westminster, and parts of the City of Los Angeles, alongside his partner at the time, Matthew Callahan. Before it was a service line, it was the whole job. We also work with lenders who genuinely know this space — Carmen and Luz handle most of ours, along with Eduardo. That matters more than people think. Assistance files take more work, and plenty of lenders quietly steer buyers away for exactly that reason. You may be far closer than you think. Call us and we will find out in fifteen minutes, at no cost and with no obligation.

The Finished Product: See How Our Listings Hit the Market - Prepare slow. Sell fast. That is the whole approach in four words. The photos, the video, the 3D scan — all of that is the tail end of the process, not the strategy. Anyone can hire a photographer. What decides the outcome is everything that happens before that photographer shows up. Because a listing is a beauty contest and a price war at the same time, and you only get one shot at the first impression. THE WINDOW IS SHORTER THAN SELLERS THINK In the market we are moving into, you have roughly one to two weeks. That is it. After that, five more listings are lined up right behind yours and the audience has moved on. Your home has to get absorbed inside that first window, which means it cannot go live half-ready and get fixed later. By the time it is live, it is already competing. So we get the home right first. Then we shoot it. WHAT WE PRODUCE Professional photography on every listing. Video, typically anywhere from one to seven pieces per property. Some are straight walkthroughs. Some are short, fast, built to stop a thumb and drive that viewer back to the listing on Zillow or Redfin. A 3D scan on most homes. Twilight photography where the house earns it, because some homes are simply better at dusk. Floor plans where they help a buyer understand the layout. Staging is property specific. Sometimes a full stage, sometimes partial, sometimes just accessorizing to make rooms photograph and show well. The owner decides and covers it, and we will tell you honestly which level is worth it for your home. And when a 3D scan does not make sense, we say so. If a property needs significant work, a walkthrough scan can actually work against you by putting every flaw on display before a buyer ever sees the potential. Not every tool belongs on every listing. WHERE IT GOES, AND WHY THAT IS NOT THE POINT Every agent will tell you your home goes on the MLS and syndicates out to the consumer sites. That is true, and it is table stakes. Nobody is winning on that. The difference is what happens next. We run that media across our social platforms and back it with consistent, targeted paid advertising, because organic reach alone will not put your home in front of enough of the right people. Different platforms hold different audiences and behave differently, and knowing which is which is most of the job. That is not something we picked up casually. Remo holds an MBA in marketing and entrepreneurship, and Facebook has selected him three separate times to present our marketing approach to rooms of roughly a thousand people. We keep current on purpose — including how AI is changing search and positioning right now — because the platforms shift constantly and the agents who stopped learning in 2015 are still marketing like it. WHY WE GO LIVE TUESDAY OR WEDNESDAY It is deliberate. Launching midweek gives the listing time to fully syndicate across the consumer sites and lets interest build, so that by the time the weekend arrives the momentum is already there and the open house is busy instead of quiet. Then we hold a concentrated open house window across the weekend, because a crowd creates competition and a trickle never does. HOW WE KNOW IT IS WORKING Showings and offers. Not impressions, not vanity numbers. If the right people are walking through and offers are coming in, the marketing did its job. If they are not, we do not wait around hoping — we look at what needs to change. Thinking about selling? Call us and we will walk your home and give you a straight read on what it needs and what it is worth.

I must take the time to express my gratitude for Team Remo and Monica Barrera (my fearless realtor agent). From my first inquiry to the final congratulations message, it was filled with transparency, optimism and, unwavering communication and support. Even when we stumbled upon barriers, Monica was steadfast and honest with us throughout the process. Our voice was heard and we were able to sit back and trust the process. Monica was extremely knowledgeable and fearless when communicating with the sellers. We are looking forward to future opportunities with Team Remo! Oh and the generous warm loving welcome to our new vacation home was such a surprise that we'll never forget! It really feels like we are a part of their family.

Remo and his team provided excellent client service during our home buying process. I must admit we were really nervous about beginning our home search since the market was a little crazy. Our agent Mary Almada went above and beyond to answer all our questions and concerns. It truly gave us a peace of mind knowing we had someone with great knowledge and experience. Would recommend Remo and Mary a million times!

Team Remo (our Dream Team), and the Davis Fam.

Why isn't there an option for more than 5 stars? This is where my words come into play. I wanted to write a review to showcase how a process that can often be stressful and defeating can be rewarding and exciting when choosing the right team. Working with Remo Said and the Dream Team (aka Team Remo) to sell and buy was such a great experience and one we will never forget. It started off with a discussion between my husband and I. Who were we going to choose/trust to help us sell & buy? Working with a contingency is a challenge and seemed so frightening to me. This made it even more important to have a good support system. I went to high school with Marysol and we've kept in touch via social media. I looked up her team online and trusting Yelp's reviews we contacted them. Initial virtual meeting with Marysol & Remo went smooth, and we immediately knew that Remo was extremely knowledgeable and ready to work his hardest for us. Within a few days we received the contract, executed it, and Team Remo got to work. Remo and Marysol helped us find contractors to make some upgrades to have a more appealing sale. Remo scheduled a 3D tour and the pictures were so great! Because of Remo's expertise on "what sells" we received multiple showing requests very quickly after listing. In less than 3 weeks we received and accepted an offer! The Team provided us with a timeline and I secretly said to myself "oh no, this can't work". But this team is fire! They kept everything on track, transparent, and no "sugar coating". Jessica (Top notch admin support) worked very hard to keep us updated via text, phone and email. We love you Jess! Now here goes the hunt to start viewing homes. Marysol knew what we were looking for, and took time to understand our needs. She was very good at keeping that in mind when referring listings to us. We were worried about finding something quickly because of our sale already being in escrow. After viewing a few homes and putting an offer out and getting rejected, we lost some hope. But Marysol kept our spirits up and supported us the whole way. Her insight, experience, and knowledge on everything from home repairs to escrow details was above and beyond and we couldn't be more pleased with the service. She even helped me measure and color coordinate when planning (the fun stuff ). Within 4 days of our sale escrow opening we found a home, put an offer, and had it accepted! Now that is quick successful work by the Team, perfect timing, and overall God's grace. BIG shout out to Jessica for navigating what to me seemed impossible (transparency yet again). Escrow's were scheduled to close 3 days apart. Sale escrow got pushed back, throwing off our moving plans/purchasing escrow closing. Fast forward to moving day. We ended up needing to move during the week, with no help from friends or family available. Without hesitating, Remo offered to help. I said "oh no, I can't accept that". He graciously offered and got down to business! Don't let me forget to mention THE BEAST! Kathy called to get us set up with the moving truck that is available when using Team Remo. We didn't have the proper insurance limits to drive it, so Remo again came through clutch and offered to drive it for us. Seriously? Not only is the leader of the team helping us move, but he's also driving THE BEAST for us!? What more can I say other than Class Act service!!!! Marysol & Remo got down to business and helped us pack up THE BEAST and also unpacked it on closing day. Literally packed and unpacked our entire condo. And the best reward: chilled tequila shots. In closing, I am at a loss for words (I know, odd after reading my novel above). Choosing a realtor can be stressful and intimidating. When choosing Team Remo you're getting the best service, EXPERT guidance, and a Team that is rooting for you 1000% of the way. Every person on this team has impeccable work ethic, and are down right genuine. And like in any business, this all boils down to great leadership. If you're looking to buy/sell don't look any further, you've found the true Dream Team! No one compares. My husband and I are extremely grateful and have so much love for this team. And just like Remo's timeline showed, we are in our new home making memories during the best time: The Holidays!

This is a looong overdue review for Team Remo, here we go: We met Remo thru my brother-in-law and we cannot be more satisfied with the job he did for us, first helping us to prep our house to put it on the market (Remo himself even helped us to load and haul the excess trash we got from cleaning out the house), then selling it for above asking price and finally his team helped us find our upgrade home. Working with them didn't feel like a business relationship, they really make you feel like family. BIG SHOUT-OUT to the whole team, Remo, Kathy, Jessica and Marysol who was very patient, knowledgeable and friendly with us during the whole buying process. Seriously the whole team is great, if you're looking for someone to help you with your real estate needs Remo is your guy, you have to give him a call! 5 star customer service for everyone in Team Remo.

    Specialties

Team Remo specializes in helping families buy, sell, and invest with confidence across Whittier, La Mirada, Norwalk, Santa Fe Springs, Bellflower, and surrounding LA/OC communities. With 250+ five-star Yelp reviews, we’re known for hands-on guidance—prepping homes for sale, coordinating repairs, managing renovations, and helping buyers understand ADUs, multi-unit properties, and construction costs. We bring a community-focused approach with annual client events like Photos with Santa, Pumpkin Painting, Easter Picnics, Summer Concerts, and our 200+ person Holiday Party. Our goal is simple: create raving fans by offering long-term support, not just one-time transactions. Thank you for leaving your feedback! It is appreciated.

    History

    Established in 2005.

Team Remo began in 2005, when Remo first entered real estate after helping his uncle with IT support. What started as a small favor turned into a passion for serving families and improving the home buying and selling experience. With a background in IT, a BA in Real Estate Finance, and an MBA in Entrepreneurship, Remo developed a marketing and negotiation approach that consistently delivers top results. His social media strategy later led Facebook to invite him—twice—to speak to over 1,000 business owners about digital marketing. Over the years, Team Remo has grown into Southern California’s top-rated real estate team, trusted by 700+ families. We focus on long-term relationships, staying connected through community events and year-round support, helping clients build generational wealth through real estate.

Meet the Business Owner: Remo S.

Remo is a Whittier-based Realtor who blends real estate, construction knowledge, tech experience, and community involvement. Before real estate, he worked in IT and later earned a BA in Real Estate Finance (CSUF) and an MBA in Entrepreneurship. Clients appreciate his straightforward communication, one-liners, early-morning energy, and ability to explain construction and renovation costs clearly. Remo also speaks Arabic and has traveled to 35+ countries, which helps him connect with families from all backgrounds. He’s deeply rooted in the community and co-hosts What’s Up Whittier, a local podcast highlighting businesses and leaders who make Whittier special. What drives him most is helping families build generational wealth and staying connected long after closing through Team Remo’s annual client appreciation events.

We were immediately impressed with his professionalism, communication, experience, savvy and the fact that he immediately was thinking and throwing ideas out the moment he stepped into the house. Through a very smart marketing strategy, relationships/networking with other agents, an extensive knowledge of the industry (all aspects) and market trends, diligence, attention to detail, shrewdness and excellent negotiation ability when things intensified, he ended up selling the house for 50% (yes, 50) more than other agents initially estimated as the selling price. He went above and beyond in helping my mother in law in many ways surrounding the sale and her move. He was also excellent in working with and communicating with us. Overall, the guy just knows how to deal with people and communicate effectively, which is of paramount importance in his field. Anyway, we ended up calling him constantly for advice even after. He always had good information and advice and never hesitated to help. Chris' professionalism and no-nonsense attitude is above all others. Chris is a bulldog in his representation and will get the job done when the task is put in front of him. Our home had instantaneous interest and sold within the first week, and at an above average price!!! On the purchase of our new home, we became very discouraged, everyone told us it would not get done, as the seller and their representative made things very, very difficult. Chris took the initiative to continuously communicate with the seller's representative, when hope was lost. Please be very cautious when purchasing a home from Wasilik and his agency because as i have…read morelearned they are truly a "Business" that is looking to increase their revenue even if that means sacrificing quality and integrity within the work they do. I would like to share that nothing went wrong with his team and those that support him at the agency for paperwork. The true area for concern is Wasilik himself specifically the work he has done to flip the home and how his agency backs the quality i have seen in this home. I have now lived in the home that Wasilik (The Seller) sold my wife and I for about one year. When we saw the house it was still not done being remodeled when we shared interest in purchasing the home. They said they only had a week left to remodel and the home would be done. In full disclosure the areas of the house that are poor quality would have not been something anyone could have found. Only time showed the lack of quality in how Wasilik remodeled this home. When my wife did the walk through she found right off the bat that there was no hot water in the house. We came to discover that the Tankless water heater needed to be repaired and fixed. Wasilik fixed it after one and a 1/2 weeks, no big deal. We found other cosmetic small things that Wasi also had his team fix. The real issues came when we started living in the house. After 2 months of living in the house paint literally started falling off the walls in our bathroom. Not joking, it started small and i told myself (Oh i'm not going to contact the seller, that's a small cosmetic issue and i will fix it myself.) Little did i know that this small issue would turn into a massive issue with paint chipping on the floor everyday, paint cracking on the walls, and stucco falling on the floor. We had a new born and it had gotten so bad, that with me working i could not fix it myself. So i reached out to my agent who reached out to Wasilik. Not joking people it took Wasilik more then two months to return communication, get in contact with his repair team, schedule them to come down, and took 11days for the work to actually get done. Again we had an infant and told him we needed this fixed ASAP. The work only took 3 days but the stucco needed to set in their defense (Something they did not do the first time before they painted. Someone who is experienced at flipping houses would know this.) The person that came to do the work did the job but was so messy and left white paint all over the bathroom floor for me to scrape and clean up myself. I would never hire that worker to do any remodeling in my home again, but i could only guess he is cheap labor for wasilik and that is why he uses him. i am limited for space in the review so i will share what is wrong with the house that Wasilik will not fix and has basically told me, its your house now and your on your own. - He installed an indoor sprinkler system outdoor and i only found this out during a night in December with heavy rain that shorted the circuits and blew out the sprinkler system. - Whoever installed the irrigation system rushed and now every time the sprinklers runs their is flooding in the control panel that houses the sprinkler units. - The outside concrete paint/sealant that they did bubbles up at the site of any rain and now there are little bubble pockets of water in my back\yard cement. - The bubbling/cracking in paint (the same issue as the bathroom) is now happening in the kitchen. I can continue but this review has run out of characters, so i will leave you with this. My goal in writing this review is not to bash Wasilik but to hold people accountable who think that selling a very expensive home who's quality does not match the price, is not right to people starting to make it and building their lives around this home. When purchasing a home from this agent be very careful and cautious because he is flipping homes for profit and does not care about the quality of work that is done. I would not recommend purchasing a home sold and remodeled by Wasilik and his team.

When my daughters and I needed a safe place to begin again, I reached back out to MAP, hoping they could help. They did. What they found for us wasn't just another apartment. It became our sanctuary, one that I could afford on my own as a single mom rebuilding her life. For the past 11 years, my daughters and I have been able to build a life filled with something we hadn't had in a long time: stability. My youngest daughter grew up in this home, attended the same schools from elementary through high school, and graduated alongside many of the same friends she made years before. Those everyday moments may seem ordinary, but to us, they were everything. Throughout the years, every maintenance request has been handled promptly, every phone call has been met with kindness, and I've always been treated with respect. I especially want to thank Laurie and Patty. They have been two of the kindest, most compassionate people I've ever had the pleasure of working with. While they manage the property where I live, they've become part of the reason I can proudly call this place home. Home isn't just about four walls. It's about the feeling you get when you walk through your front door at the end of a long day, knowing you're safe, you're cared for, and you're exactly where you're supposed to be. MAP gave my family so much more than an apartment. They gave us a place to begin again. For that, I will always be grateful.

We first met Liz in September 2025, and from the very beginning, we were incredibly impressed. What immediately set her apart was her approach to pricing the home. Rather than relying solely on neighborhood comps like most agents, she used a sophisticated valuation system that factored in the home's condition, upgrades, and improvements over time. She walked us through how the software evaluated renovations such as kitchen and bathroom updates, roofing projects, and other investments by considering when the work was completed, what was spent, and the local return on investment. It was fascinating to see such a detailed and thoughtful approach to determining the home's true market value. During that first meeting, Liz also took the time to thoroughly explain the market conditions and discuss the best timing for listing the property to maximize its value. She confidently told us that once listed, the home would likely sell within three to four weeks. After months of preparing the house, which included cleaning out more than 50 years of memories and belongings, we finally listed the property in April 2026. Throughout the entire process, Liz provided exceptional guidance every step of the way. She was knowledgeable, patient, and never once pushy. We have been burned by real estate agents in the past and she helped reassure us. We had to fly back to the east coast and she handled all of the post work (sorry again about the bricks!). She got us a great deal, handled everything we needed with us being across the country. We would work with her if we ever find ourselves in Long Beach again. UPDATE: I truly believe in factual reviews, not emotional ones. My review last January was as…read morefactual as possible with the information I had at the time. My experience at 524 W Greenwood Ave has been some of the most unnecessarily stressful of my 50 + years as a renter. I was a homeowner a few times during this time also I am very aware of the responsibilities of an owner and as a renter. Roberts client, and defacto mother/tenant have made it nearly impossible for Robert to have managed my tenancy properly. I want to believe, given the appropriate opportunity, I would have experienced a more favorable outcome. Robert, to my knowledge, has not been directly involved in the nefarious actions of his clients. The turning off of my heat and hot water on several occasions in the past month. The hiding of my trash cans. The theft of my mail and subsequent use of my bankcard by a family member. The constant harassment, verbal assaults, physical threats and finally lying regarding my exclusive use of a patio and then in retaliation, excluding it as a punishment. I believe Robert was acting in good faith regarding his client. However I have and continue to suffer greatly at the hands of his client. I can only close my eyes, click my heels together 3 times and repeat, "there's no place like home," and hope a house falls on top of his client. When I open my eyes I will be transported to the home of my dreams, on 3/2/2026, far, far away from this scary horrible place. I will pray for the next tenant!

Yelp Cliff Notes: Despite the unpredictable and difficult…read moremarket, Javier and Ana thrive under pressure. They were able to solicit a whopping 25% off asking price for our new property. It was so competitive, that multiple loan officers and Contractors could not believe the purchase price Javier negotiated for us. Highly, highly, recommend. Yelp Unabridged Version: Oof, did I eat my words. 2020 was a difficult year for buyers, but 2023 has been even more complicated. With our reckoning with high mortgage rates, historically low inventory, and inflation, we were nervous about purchasing a property in 2023. Javier and Ana were phenomenal in exercising patience, round the clock support, sharing real estate insight, assertive negotiating, and significant intervention in ensuring all of the pieces: loan, insurance, escrow, etc were aligned so we would lock in the property. If they'll have us, we will continue to partner with them for all our real estate endeavors for the rest of our lives. This great property didn't come easy, as Javier, not the Seller's Agent, caught an error in their documents that caused a 3 month delay of court approvals that the Seller needed to resolve. Javier gave us timely feedback and insight, which ultimately led us to getting a phenomenal property for an even better price. Truly, if you want the best agents, work with Javier and Ana.

I was an out-of-state buyer, looking for a second home in the San Gabriel Valley. I knew exactly…read morewhat I was looking for - a single level townhouse with an attached two-car garage, which I learned is rare in the SGV. My plan was to drive to LA each time a promising listing appeared on Zillow. I needed an agent who was patient, flexible, understood that I wasn't going to settle for just any house that didn't match my needs, and let me primarily drive the search, while also sending me listings that fit. I had to reject one agent who wasn't interested in my approach. Enter Javier and Ana! I was so lucky to find them here on Yelp. They let me drive the search and only contacted me when a listing came up that matched my criteria. Often, they contacted me about one I was already interested in, having seen it appear that day on Zillow. This shows that they really listened to me. They never tried to show me houses that didn't fit, just to rush the process. I went to LA a couple of times and visited houses that looked good online but, for one reason or another, I didn't like the houses when seeing them in person. It only took about three months for us to find a very, very good match which checked all my boxes. I drove to LA, visited it, and made an offer that day. Javier got my offer accepted against two competing offers. While in escrow, he kept a sharp eye on the details, informing me along the way. He was consistently accessible whenever I had questions. Any R.E. transaction has some surprises and some stress, and so did this one. Javier and Ana took it all in stride, explained my options, and always put my interests first. They have an extensive understanding of the market. Despite the house being a rare find, they were able to negotiate a significant price reduction to cover a portion of the repairs that my buyer's inspector had identified. We closed escrow, and happily, the house is now mine. They truly put my interests first from the beginning of the search process to close of escrow. They are both wise, patient, kind, decent, soft-spoken, trustworthy, customer-centric people. I recommend the wonderful team of Javier and Ana highly.
