Stay away from this agency. There were many conflicts of interest during our process with them, and their business ethics practices were questionable at best. I won't begin to go into the whole ordeal that was involved in dealing with them, but it was clear that Wasilik was only looking out for his own self interests, and not for the seller or buyer. If I could give zero stars I would. But unfortunately I can't. Let me start by saying this is a sole reflection of the service (or lack of) from Josue Alvarado. During the hunt for my new home I was introduced to Josue who was to play the role of lender from the sellers agent. Josue early on in the conversation asked to represent me in the deal. I wasn't working with anyone as this one my first time buying a home and was early in the process. I allowed Josue to represent myself and also introduced to himself to my parents who wanted to refi. During the first week of the process not only did he share confidently information such as my boyfriends and my credit report with my parents but completely played us in the favor of his friend Frank who was the seller of the house we originally wanted. Following the first week we went to look at a house around the corner in which we put an offer on and Josue did not even let us have the chance to counter offer and instantly wanted us to take the counter offer from his friend Frank. We then saw another house in the neighborhood that was beautiful and he said he didn't "like" the sellers and didn't "advise" we look at the house. As you have read, time and time again Josue did not have our best interest as the buyer. He would give us the run around countless times and was not transparent with us. Please be very cautious when purchasing a home from Wasilik and his agency because as i have learned they are truly a "Business" that is looking to increase their revenue even if that means sacrificing quality and integrity within the work they do. I would like to share that nothing went wrong with his team and those that support him at the agency for paperwork. The true area for concern is Wasilik himself specifically the work he has done to flip the home and how his agency backs the quality i have seen in this home. I have now lived in the home that Wasilik (The Seller) sold my wife and I for about one year. When we saw the house it was still not done being remodeled when we shared interest in purchasing the home. They said they only had a week left to remodel and the home would be done. In full disclosure the areas of the house that are poor quality would have not been something anyone could have found. Only time showed the lack of quality in how Wasilik remodeled this home. When my wife did the walk through she found right off the bat that there was no hot water in the house. We came to discover that the Tankless water heater needed to be repaired and fixed. Wasilik fixed it after one and a 1/2 weeks, no big deal. We found other cosmetic small things that Wasi also had his team fix. The real issues came when we started living in the house. After 2 months of living in the house paint literally started falling off the walls in our bathroom. Not joking, it started small and i told myself (Oh i'm not going to contact the seller, that's a small cosmetic issue and i will fix it myself.) Little did i know that this small issue would turn into a massive issue with paint chipping on the floor everyday, paint cracking on the walls, and stucco falling on the floor. We had a new born and it had gotten so bad, that with me working i could not fix it myself. So i reached out to my agent who reached out to Wasilik. Not joking people it took Wasilik more then two months to return communication, get in contact with his repair team, schedule them to come down, and took 11days for the work to actually get done. Again we had an infant and told him we needed this fixed ASAP. The work only took 3 days but the stucco needed to set in their defense (Something they did not do the first time before they painted. Someone who is experienced at flipping houses would know this.) The person that came to do the work did the job but was so messy and left white paint all over the bathroom floor for me to scrape and clean up myself. I would never hire that worker to do any remodeling in my home again, but i could only guess he is cheap labor for wasilik and that is why he uses him. i am limited for space in the review so i will share what is wrong with the house that Wasilik will not fix and has basically told me, its your house now and your on your own. - He installed an indoor sprinkler system outdoor and i only found this out during a night in December with heavy rain that shorted the circuits and blew out the sprinkler system. - Whoever installed the irrigation system rushed and now every time the sprinklers runs their is flooding in the control panel that houses the sprinkler units. - The outside concrete paint/sealant that they did bubbles up at the site of any rain and now there are little bubble pockets of water in my back\yard cement. - The bubbling/cracking in paint (the same issue as the bathroom) is now happening in the kitchen. I can continue but this review has run out of characters, so i will leave you with this. My goal in writing this review is not to bash Wasilik but to hold people accountable who think that selling a very expensive home who's quality does not match the price, is not right to people starting to make it and building their lives around this home. When purchasing a home from this agent be very careful and cautious because he is flipping homes for profit and does not care about the quality of work that is done. I was introduced to Wasilik through Zillow when I was looking to purchase a condo. He immediately contacted me and wanted to get more information of what I was looking for. He told me he would contact me with listings that were in my price range and in the area I wanted. The next day we set up an appointment for him to show me a few properties. I'm a first-time home (condo) buyer so I was very anxious with the whole process. Wasilik was extremely friendly when we first met as he showed me several properties in the area I wanted. Unfortunately, none of the properties were as nice as their photos online. As our appointment was ending, I found a listing online that had been listed 6 hours prior. He enthusiastically asked if I wanted to see it and I said yes. He got on the phone with the listing agent and convinced him to let us see it. Because of Wasilik's efforts, we were able to view the property 15 minutes later and we were the first ones to see it. Then the real process began... I decided to put an offer. Wasilik was SO patient with me and answered all of my questions thoroughly. He was available via text, call and email through the whole process. He is trustworthy, professional, friendly and knowledgeable. I highly recommend him! Additionally, through his company, I was also able to meet with Yvette, who helped me find a lender! selling agent violated disclosure rule, sellers covered up water damage and said it was fix as requested in escrow, left with expensive project. whole shower needs to be removed and stud frame replaced. agent denied responsibility and avoid calls even though they violated disclosure. no professionalism read more

Dealing with this guy right now on behalf of my elderly parents. Unfortunately they asked for my help a little too late. (There is no option for zero stars). He is tackless and rude. Instead of trying to deesaclate our situation, he said "I'm just matching your attitude." He has no people skills. He talked over me and was condescending. He kept trying to exclude my father from the conversations/signing because he knew my mother was tired and would sign anything at this point. I would have calmed down had he not come back at me with such an unprofessional attitude. I caught him in two lies: about meeting time and breach of contract. There is no customer service and according to my parents, his true colors came out after signing. I feel bad for my parents because they are selling the property "as is" (below market value) and are still being asked to take care of things with regards to their tenants...which makes them upset because they didn't want to deal with that headache. My parents felt pressured to lower the price because the real estate agent said, "the new owner can't pay you the asking price because then he won't have money to fix the property....you need to lower the price".That is absurd.
