I saw online that this little tea spot opened near Costco and had Vietnamese Bánh mi and boba. I went to pick up a friend today from the airport and we stopped by. First of all this was a really odd and hard to find spot since you have to cross the freeway to get there. Then it's in an industrial building with a lot of construction to the left. The place itself is tiny and hidden away. There are a lot of signs indicating that they're open. It's very cramped inside with a snack area and an open fridge. There is one long table and a side bar as well as one table on the exterior. For the sizez they really utilized the space well. Service was very friendly and she told us we can sample anything. She had a lot of teas and boba on display. She said that the 1st 8 milk teas are freshly brewed but the rest like the taro are powder. I was really excited about her crystal jelly. They're hard to find in El Paso and I was excited to see them offer it here. We got 2 boba milk teas, Jasmine with crystal jelly and taro with strawberry popping jelly. Both were really good. Creamy with the tannic flavor of the jasmine tea shining thru and not too sweet with the crystal jelly perfectly squishy, it was a really good milk tea boba. My friend said his taro milk tea was really good as well with the strawberry popping jelly adding more sweetness to the drink. I also got the banh mi with BBQ pork. It was smaller than I expected and the roll isn't even close to being legit even though it was toasted. I think she used a Kaiser roll? I swear I saw the same roll on the German Berlinger Freheit truck's curry sausage roll. The ingredients were fresh (cilantro and cucumbers). The pickled veggies weren't pickled enough; they were tasteless and just added texture, they didn't have pate and I didn't taste any Maggi sauce, but the pork was on point as well as the bo (butter Mayo). I guess if you're desperate for banh mi, this could be a stand in, but it's a poor substitute for a real banh mi. It's a good sandwich on its own but I don't think it could be considered a Vietnamese banh mi, when half the ingredients are wrong or missing. The total for 2 small drinks and 1 small sandwich was $17-ish, which is a pretty good deal these days. I could see a lot of people working around here going to get lunch. It's a bit too out of my way to make it a regular thing. I wish them the best of luck with the weird location.

    I love the phrases!

The taro boba was really good! The lady in the front was very nice as well! Definitely will be coming back to try their other drinks and food!! I also love the phrases next to the drinks on the menu:))

Spring roll - 1 missing - 2 in order, very flavorful as well.

Ok - definitely tucked away as previous poster said, but the pictures in their profile make it pretty clear. Having said that-this is one of those mom and pop businesses you want to see succeed. Their milk teas (free samples) are amazing, and for a non tea drinker, I'd go back just for that. The egg rolls are super good, as are the spring rolls. However - I must disagree with the previous post regarding the banh mi sandwich - it was a larger, crispy bun with a perfect meat to vegetable mix. I loved it and it was definitely quite filling. Overall, the lady at the window is a treasure as is this new restaurant! Definitely put it on your list.

B5. Strawberry Mango Green Tea with passion fruit bursting boba, mango and strawberry fruit pieces.

If i could give this place 10 stars i would. This place is amazing, from the tea to the food to the service, everything is amazing. The owner T is so sweet, and she makes the best food. The boba tea is the best i've ever had, and i've tried a bunch of spots prior to this one. The flavor is amazing, i loved it all!

New owners, not a Vietnamese sandwich shop anymore... it's inside the building though. They still had burritos and drink etc.

I'm on the fence if I liked it or not…read more Today I came in and looking for some tasty boba and tea. There was plenty of options on the menu to choose from but I went with the fresh brew Jasmine green tea with the tapioca pearls. The barista was so sweet and kind allowing me to taste test the sweetness level with the tea! They were very helpful and quick too when it came to the final order. The atmosphere itself was fine. It seemed clean and there was a lot of seating areas for people. Nice patio too. The drink itself turned out to be ok. The tapioca was actually not bad but I think it was just too plain. There wasn't enough brown sugar syrup on them so it tasted slightly plasticy... the tea itself wasn't bad but it could have been maybe instead of 50% sweetened we could do 75%. See what happens then.. I don't know if I like this spot. It was very pricey for average tea so I'm going to have to think on it. It's not a bad option and if you want a wide variety of menu this is the place to go to!

Overall: 4.6/5 (take out)…read more We within 1 hour of closing on a Monday night. All the workers were together talking by the cash register but when we came in, they dispensed and we were greeted. The two taking my order were really sweet, and the drinks came out right away. While they made our drinks, we took photos at the decor wall. The menu is extensive with so many possible combinations so I had to review it beforehand so I knew what to order before I came in. This would be my go to place if I lived in the area. It's spacious enough to bring friends and family to hang out as well! 22 Oz Ca Phe Bac Xiu With Mini Pearls: This was really good. It's a lighter version of Vietnamese coffee so less strong in terms of coffee and sweetness from the condensed milk. It went really well with the mini pearls which is rarely offered at boba shops these days. I only took 2 sips so the caffeine doesn't mess up my sleep. 22 Oz Taro Coconut Smoothie With Taro Pudding: This was a really great combination. I didn't really taste how sweet it was until a few sips in so you have to constantly stir the drink as the ice melts so the sweetness doesn't concentrate at the bottom. The coconut flavor does stand out a bit more than the taro but you can still taste it. The taro pudding was soft and complimented the drink since it didn't give an overpowering taro taste.
