I initially reached out expecting professional guidance from someone with in-depth knowledge of the local rental market, apartment communities, pricing, amenities, and leasing considerations. Unfortunately, that was not what I received. Throughout the process, it became clear that the agent I worked with had very limited knowledge of the properties being recommended. Basic questions regarding building features, management quality, neighborhood differences, lease terms, and unit availability often went unanswered or were met with vague responses. Rather than acting as a knowledgeable advisor, the experience felt more like a sales transaction focused on getting me to sign a lease as quickly as possible. What concerned me most was the apparent lack of interest in understanding my actual needs and priorities. Instead of providing thoughtful recommendations based on my criteria, I felt repeatedly pushed toward specific units without any meaningful explanation as to why they were a good fit. The entire process gave the impression that the primary objective was securing a commission rather than helping a client make an informed housing decision. As a result, I ended up conducting most of my own research, contacting properties directly, verifying information independently, and learning far more on my own than through the service I was supposedly receiving. This completely defeated the purpose of working with an apartment locator in the first place. A service like this should provide expertise, local market knowledge, transparency, and value. In my experience, Smart City Locators failed to deliver on all of those expectations. Rather than simplifying my apartment search, they added frustration, confusion, and unnecessary delays. I rarely leave negative reviews, but prospective renters deserve an honest account of my experience. Based on the service I received, I would not recommend Smart City Locators and would encourage renters to do their own research before relying on this company for guidance.

    I would never, ever, ever recommend Keyrenter to anyone wishing to keep their property liveable,…read moreinsurable, or compliant with local laws. I'll start with the ending: they cost me roughly $65K in damage to my property due to improperly vetting tenants, lack of keeping up with repairs, lack of inspections, lack of transparency, and even lack of giving owner access to the property. Nearly every appliance was broken, I had water leaks, and 3 active fire hazards on the property: the furnace which had the wrong sized filter crammed into it, the dryer vent which hadn't been cleaned in years, and a broken fireplace that was emitting gas. First of all, they will get anyone to rent. Their standards are very low and they do not care if the tenants destroy your property. They also won't fix your property - even if you ask them to and will pay for it - between tenants, leading to ever worsening damage over time. Second, their inspections are all brief walk-throughs, if they do them at all. They claim they even let the tenants "self-inspect". Keyrenter will never let an owner do an inspection with them to get agreement on what is wrong and what needs to be repaired. They do not check your sprinkler to see if it works. They don't check to see if the dryer vent is cleaned. Or if the fridge still works. Or if the microwave isn't just hanging by a thread. When they don't check these things and appropriately charge the tenant upon move out, it all becomes an owner expense. At one point I had multiple broken appliances and was told "Oh that was the previous tenant, not this current tenant" so I couldn't charge the current tenant. Or the previous tenant due to the amount of time that had passed. These things were never reported to me, the owner, and when things like that aren't reported, they continue to degrade. Which attracts tenants who also don't care for the property and it continues to worsen. It's a vicious cycle with the owner left holding the bag. Their inspections are basically just a walkthrough by a third party and not even anyone who "knows" the property and they missed things like roof leaks, ceiling leaks, and water coming into the property through several entry points. They also missed that a new furnace was being damaged because of improper air flow. This was due to their own filter service not providing / using the correct sized filter for the unit. Third, they like to play the incompetence card. When you ask for something to be repaired, they won't do it and then claim "Oh that was 'so-and-so' (someone not with the company any longer). When you ask to see the property, they will wait for days to respond until you give up and then claim they were too busy or missed your request. When you show them how they aren't even keeping the property in compliance with local Denver rental agreement laws, they just 'aw shucks, we didn't know this was the law..." type thing. Well guess what? As the property owner, you ARE on the hook for keeping your property complaint with local laws. It's best to use a Property Management company who knows how to do this and is committed to keeping your property complaint and liveable and you, as the owner, informed. This kind of behavior cost me about $65K in repairs all at once on just about everything in the house. And it cost me several months in lost rent while I had to have the repairs done. And Keyrenter did not care. Very little of this was able to be charged back to the tenants because Keyrenter claimed it was previous tenant damage. They didn't care when I reported the problems initially. And they didn't care when I handed them receipts to show the damage they directly caused to my property that made it unhabitable, and as one realtor put it, a "tear down at this point." And they wouldn't hand over Move In / Move Out inspections so that I could see when the damage occurred. Not that it mattered, because if it was previous tenants who did it, it was unrecoverable at this point anyway. All they care about is that your property is rented and they get their monthly fee. But they will run your property into the ground. If you look on the Better Business Bureau site, there are multiple complaints there too, and I think it's only a matter of time before there is a Class Action or some kind of lawsuit against them. AVOID at all costs.

It's an old trick in the book that I've heard first hand from other leasing agents. There are more 1 star reviews. Let that be a sign of how unprofessional this company is. My experience with Keyrenter has been incredibly disappointing. From the beginning, communication was inconsistent and unprofessional. Despite repeated requests, serious maintenance issues were either ignored or poorly addressed -- including unresolved habitability concerns that made the property unsafe and unlivable. When I notified them in writing about these issues, their responses were dismissive and delayed, often deflecting responsibility rather than working toward a solution. Their so-called "repairs" were superficial at best and failed to meet even basic safety or health standards. It was clear that tenant well-being was not a priority. To make matters worse, the company attempted to enforce lease penalties even when I provided legal grounds for early termination due to uninhabitable conditions. They were quick to cite policy but unwilling to fulfill their own obligations under Colorado landlord-tenant law. Keep copies of every email interactions you have with them like I did; I kept all emails and photos and screenshots for the past year! I cannot recommend this company to anyone looking for a safe, habitable living environment or professional management. Renters deserve better than this level of neglect and disorganization. They're only proactive when it comes to taking your deposit and giving you a lease, after that they don't exist, work never gets done through the so called work meld, their maintenance people are being ripped off and not getting paid appropriately, they nickel and dime you for things that make no sense and leave critical home maintenance care to you (I.e. changing filters to units that don't even meet ADU standards).
