    Renting with this company was one of the WORST experiences of my life…read more DO NOT rent with this company. My boyfriend and I lived in one of their rentals for just under 7 months and ended up having to sign an agreement to break our 10 month lease because our experience was so bad. We lived at their Chandler St apartment and had CONSTANT noise pollution coming from the back alley and our upstairs neighbor. We put in our first complains within our first two months and were never taken seriously. We were told that the noise complaint was an "issue between residents" and that there was nothing they could do to stop our upstairs neighbor who threw things at her floor (our ceiling), slammed doors, screamed, stomped, jumped up and down on her floors (our ceiling), and repeatedly LIED about making noise even when we provided video evidence to management. After we signed this notice to break our lease early because "there was nothing they could do" we were forced to find a new apartment within 50 days and move out. During this time, the noise situation escalated to outrageous extents. Our upstairs neighbor CALLED THE POLICE on us for "harrassment" (because we asked her to please be quiet and we were only going to be living there for 2 more months), she also sent her boyfriend down to our apartment to legitimately harass us by knocking on our door continuously, trying to come in our apartment if we opened the door, and yelling outside. All this time I continued to leave noise complaints on Prosper Property Managements website (as directed by Samantha (who no longer works there) Just to find out that their site was broken and none of the complaints I had submitted had been received. Renting from Prosper Properties caused SO MUCH stress in my life and I genuinely hope they go out of business. I was harassed, lied to, forced to break my lease and find a new place to live, and prosper properties did ABSOLUTELY nothing to remedy the situation. Also :) the neighbor stole our keys upon move out (procedure was to leave them under the door mat) and management blamed us. Even though there are supposedly "working security cameras" outside. DO NOT move here!

I've heard horror stories of property managers not taking care of the places like they should, but I wasn't ready to sell my home. I took a leap of faith and hired them. They showed interest and professionalism from the beginning. Did everything they needed to do and advertised the house when needed. I must also mention that they advised me every step of the way and in every decision I had to make. I always felt like they were acting in my best interest and at no point they showed like my business mattered less than other customers. My last tenant was a friend of mine. I did ask at one point if she was happy with Prosper as the POC, and she had nothing to say but good things about them. They were helpful to her and very patient. I had to sell my home after three years, but I don't think I could be happier with the services they provided, which in turn gave me a peace of mind. I'm very grateful for leaving my property in their hands and I can't recommend them enough. Reach out to me if you have any questions about my experience with them.

    I should have read the reviews…read more The property showed as available but no less than 15 minutes after I submitted my application. I get an email stating that it had been rented out already. Seems pretty fishy to me. I'm not worried about the $50 application fee but it's more so the integrity. If I could give them zero stars as an option. I would.

I moved into a unit they manage and for some reason, utilities are separate for my one unit from everyone else in the building. Because of this, they forgot to bill me for my utilities for months after moving in. All of a sudden I have a charge for an extra $700 worth of utilities with no communication at all. Obviously I reached out, and they explained that they messed up and weren't billing me for electricity and gas for a couple months and that now I needed to pay it. After discussion, they told me I would have time to pay it back in small payments over a period of time. I was told "don't stress about it". Then the next month rolls along and its included in my portal with rent. So it messed with my ability to pay rent properly. I asked for those charges to be separated, and I was told by Jeanette that she can't edit the portal. Isn't that your job?? Then, they said they pushed back payment one month which was time enough to pay an unexpected charge of $700 apparently? Pushing it back one month after they messed up isn't a courtesy in my opinion. Now they are refusing to work with me on this and are saying they need the money now and it will not be separated from by rent. In response, I keep trying to talk with Peter on the phone because he is the one who said I would have time to pay it back because it was their mistake, but after days of reaching out, I'm only getting texts back from Jeanette saying they are refusing to discuss anything further. I wish communication on how the bills would work was settled before I moved in. I wish a huge fee I wasn't expecting wasn't added to my bill months into living there, with very little accommodation with time and understanding to pay it back, as it was their mistake in the first place. I wish they had communicated to me that they were adding this charge beforehand. I wish someone would actually call me on the phone and talk to me about it, rather than just sending texts demanding it be paid now, after they messed it up. I really don't think the way they are treating me is fair or understanding at all. I would not recommend working with this company to anyone. I like the unit but unfortunately they are terrible to work with so I'll probably be looking for a new place to live soon.

    I never thought I would have to take someone to court, but that's the process I'm in right now. RCW…read more59.18.280 states that the landlord has 21 days from the time the rental agreement ends and the tenant vacates the unit to postmark the return of the deposit or a written statement detailing why portions of the deposit were withheld. If the letter or bill gives estimates of repair costs, but not actual repair costs, your landlord failed to notify you correctly under the law even if your landlord gave you those estimates within 21 days. The court case that says estimates are not good enough is Goodeill v. Madison Real Estate, 191 Wash.App. 88 (2015). So I'm entitled to my entire security deposit and I have yet to receive it. What's worse is that when sharing the law and case information to NRB, the response I got was "This is how we've always done it." Way to tell me that you've been breaking the law for a LONG time. So as a result, all of my friends who are moving to tacoma, I steer them far away from NRB. so why two stars instead of one? Well, while we were there, things seemed fine. They were generally very responsive when we needed them to be, although I wasn't a fan of the occasional need to have inspections done. That was weird and the first time I've encountered it as a renter since college.

My advice is not to do business with these folks as they're practically unresponsive and when they are, they'll give you conflicting information and be very disrespectful. Rest assured that I will be making a formal complaint with the attorney general's office and the Tacoma Chambers of commerce. If you want to rent with these folks, expect to need a lawyer to deal with them.

I would pick any other rental company that exists over one-way properties. You will be sorry if you pick them. they have terrible communication. They haven't done anything for our community. They're taking our money and drag their feet to initiate a new board so they can write themselves blank checks approved line no one.

    I hired One Way in April of 2023 to manage my properties in Seatac. And I fired them in November of…read more2023 because if there was a mistake to be made, One Way made it. One Way was not at all responsive to questions and requests. Every step of the way, questions were either never answered, or addressed a few days later after multiple attempts to contact them. Think about this when you're trying to get a property rented to someone: the delays cost me a month or two of rent, and probably caused me to get far less than the best rent for the properties. It took two to three months to find tenants for my properties at what I consider a very good rent for the tenant. I attribute this delay and the low rent partially to constant mistakes in One Way's so-called marketing of my properties: For example, for weeks, the wrong photograph was used as the title photo of one of my properties: Instead of using a beautiful drone shot showing the property from above, the title photo was of my other property, a small ADU. This lasted for more than two weeks! And that's just one example of many. Once there were tenants, it didn't get any better. Per contracts, the utilities were to be paid by the tenant, but all of electricity, water, and garbage were not transferred to the tenant after four months! I continued to get bills for these utilities and it was a big mess when I finally fired One Way and had my new property management company sort things out. Of course the tenants were unhappy, too, that they had to pay for four months of utilities all at once. As I wrote, I fired One Way after six months, because after my properties were finally rented, they still made mistakes, and either didn't respond at all to questions or responded after many days. And their ledger didn't make sense to me; for one thing, it didn't clearly indicate the rent that was paid by the tenants. In retrospect, I wish that I'd've realized when their marketing was mistake prone and slow that they were going to continue to make mistakes and be slow. Live and learn. Oh, and the percentage that I paid One Way was for inspections and roof and gutter cleaning, but those services were never performed. I recommend against using One Way as a property management company. They totally suck.
