    Renting with this company was one of the WORST experiences of my life…read more DO NOT rent with this company. My boyfriend and I lived in one of their rentals for just under 7 months and ended up having to sign an agreement to break our 10 month lease because our experience was so bad. We lived at their Chandler St apartment and had CONSTANT noise pollution coming from the back alley and our upstairs neighbor. We put in our first complains within our first two months and were never taken seriously. We were told that the noise complaint was an "issue between residents" and that there was nothing they could do to stop our upstairs neighbor who threw things at her floor (our ceiling), slammed doors, screamed, stomped, jumped up and down on her floors (our ceiling), and repeatedly LIED about making noise even when we provided video evidence to management. After we signed this notice to break our lease early because "there was nothing they could do" we were forced to find a new apartment within 50 days and move out. During this time, the noise situation escalated to outrageous extents. Our upstairs neighbor CALLED THE POLICE on us for "harrassment" (because we asked her to please be quiet and we were only going to be living there for 2 more months), she also sent her boyfriend down to our apartment to legitimately harass us by knocking on our door continuously, trying to come in our apartment if we opened the door, and yelling outside. All this time I continued to leave noise complaints on Prosper Property Managements website (as directed by Samantha (who no longer works there) Just to find out that their site was broken and none of the complaints I had submitted had been received. Renting from Prosper Properties caused SO MUCH stress in my life and I genuinely hope they go out of business. I was harassed, lied to, forced to break my lease and find a new place to live, and prosper properties did ABSOLUTELY nothing to remedy the situation. Also :) the neighbor stole our keys upon move out (procedure was to leave them under the door mat) and management blamed us. Even though there are supposedly "working security cameras" outside. DO NOT move here!

I've heard horror stories of property managers not taking care of the places like they should, but I wasn't ready to sell my home. I took a leap of faith and hired them. They showed interest and professionalism from the beginning. Did everything they needed to do and advertised the house when needed. I must also mention that they advised me every step of the way and in every decision I had to make. I always felt like they were acting in my best interest and at no point they showed like my business mattered less than other customers. My last tenant was a friend of mine. I did ask at one point if she was happy with Prosper as the POC, and she had nothing to say but good things about them. They were helpful to her and very patient. I had to sell my home after three years, but I don't think I could be happier with the services they provided, which in turn gave me a peace of mind. I'm very grateful for leaving my property in their hands and I can't recommend them enough. Reach out to me if you have any questions about my experience with them.

    1-Star Review (If I Could Give Zero, I Would)…read more If I could give zero stars, I absolutely would. I wish I had read the countless negative reviews before ever engaging with Vista Property. I was misled about the $250 administrative fee and was later told it was non-refundable, even though when I took the money order to their office the agent Olivia who stated to me that if it doesn't work out I would get my money order back. She added the reason for the money order not written out is for a smooth return if needed. When I asked for my money back--because proceeding with the lease no longer made financial sense--staff refused to return it and tried to hold me financially hostage. What made this experience far worse was the unprofessional and racially charged behavior I encountered. The office manager Lori made a micro-aggressive comment implying that because I am Black, I needed to "come respectful"--as if my race predetermined my behavior or justified calling the police. Because of that comment, I brought law enforcement with me to deliver my written request for a refund, for my own protection. The owner's behavior was even more alarming. When the officers accompanied me, he acted as if they belonged to him--scolding them, pointing in my face, refusing to speak with any professionalism, and ordering the police to remove me after I calmly explained the racial remark I experienced. Even after leaving the office, the officers continued to circulate the area, clearly influenced by the false narrative that I was somehow a threat--simply because I was a Black woman advocating for myself. I returned only to use the restroom and locate my payment receipt. This was a horrific, degrading, and discriminatory experience from start to finish. The lack of transparency, the refusal to return my money, the racial hostility, and the unprofessional conduct are all deeply concerning. I will be reporting Vista Property to the Better Business Bureau, filing a small claims lawsuit, and documenting this incident wherever possible so others don't go through what I experienced.

    I never thought I would have to take someone to court, but that's the process I'm in right now. RCW…read more59.18.280 states that the landlord has 21 days from the time the rental agreement ends and the tenant vacates the unit to postmark the return of the deposit or a written statement detailing why portions of the deposit were withheld. If the letter or bill gives estimates of repair costs, but not actual repair costs, your landlord failed to notify you correctly under the law even if your landlord gave you those estimates within 21 days. The court case that says estimates are not good enough is Goodeill v. Madison Real Estate, 191 Wash.App. 88 (2015). So I'm entitled to my entire security deposit and I have yet to receive it. What's worse is that when sharing the law and case information to NRB, the response I got was "This is how we've always done it." Way to tell me that you've been breaking the law for a LONG time. So as a result, all of my friends who are moving to tacoma, I steer them far away from NRB. so why two stars instead of one? Well, while we were there, things seemed fine. They were generally very responsive when we needed them to be, although I wasn't a fan of the occasional need to have inspections done. That was weird and the first time I've encountered it as a renter since college.

Rest assured that I will be making a formal complaint with the attorney general's office and the Tacoma Chambers of commerce. If you want to rent with these folks, expect to need a lawyer to deal with them.

Seems pretty fishy to me. I'm not worried about the $50 application fee but it's more so the integrity. If I could give them zero stars as an option. I would.

I moved into a unit they manage and for some reason, utilities are separate for my one unit from everyone else in the building. Because of this, they forgot to bill me for my utilities for months after moving in. All of a sudden I have a charge for an extra $700 worth of utilities with no communication at all. Obviously I reached out, and they explained that they messed up and weren't billing me for electricity and gas for a couple months and that now I needed to pay it. After discussion, they told me I would have time to pay it back in small payments over a period of time. I was told "don't stress about it". Then the next month rolls along and its included in my portal with rent. So it messed with my ability to pay rent properly. I asked for those charges to be separated, and I was told by Jeanette that she can't edit the portal. Isn't that your job?? Then, they said they pushed back payment one month which was time enough to pay an unexpected charge of $700 apparently? Pushing it back one month after they messed up isn't a courtesy in my opinion. Now they are refusing to work with me on this and are saying they need the money now and it will not be separated from by rent. In response, I keep trying to talk with Peter on the phone because he is the one who said I would have time to pay it back because it was their mistake, but after days of reaching out, I'm only getting texts back from Jeanette saying they are refusing to discuss anything further. I wish communication on how the bills would work was settled before I moved in. I wish a huge fee I wasn't expecting wasn't added to my bill months into living there, with very little accommodation with time and understanding to pay it back, as it was their mistake in the first place. I wish they had communicated to me that they were adding this charge beforehand. I wish someone would actually call me on the phone and talk to me about it, rather than just sending texts demanding it be paid now, after they messed it up. I really don't think the way they are treating me is fair or understanding at all. I would not recommend working with this company to anyone. I like the unit but unfortunately they are terrible to work with so I'll probably be looking for a new place to live soon.

WE DO NOT RECOMMEND ANYBODY DO BUSINESS WITH THE EXCEL COMPANY - Either owner or renter. Click on the link to see more information along with my complaint http://bit.ly/ExcelBBBComplaint. They agreed to do an arbitration with us and I believe when they found out that I was not just asking for money. They backed out and thus the change with the BBB status. She may have been able to side-step the BBB but we shall see how she does this when I take it to the Attorney General - which was also recommended by the BBB. I see several people in that business besides Terri Patterson, which I will include with my complaint to the AG. Robert and Alysha Satiacum are named as principals, thus they must be included in the AG complaint Below is a summary of the arbitration subject to the BBB with notes. This is just a brief of all the things we are seeking. This an accumulation of several years of renters. Didn't need a reason not to trust her - until we had all the damages from renters. After several suspicious deals and lies is when we finally decided to look into it. We have been patient and nice to Terri, even through some problems with her company. She took advantage of our kindness, but enough was enough. 1. Seeking a finding on check fraud. NOTE: Gave Terri a check for $3,000.00 written out to her handyman, because he quit working on repairs on damage from renters. She did NOT give it to him and deposited it into her account instead. (Yes, I have proof of this) 2. Seeking a finding on giving deliberate false rental agreement document and forging tenant signatures. NOTE: Thousands of dollars of damages from the renters. We wanted to take them to small claims court but needed the rental agreement as evidence. After repeated and several requests, we finally received it via email. However, there were some suspicious marks and after checking it out we found out she made a new agreement with FORGED initials and FORGED signatures. When we confronted her, she had no choice to admit it and said, "It was okay to do, since she knew she had it somewhere". So instead of letting us know, she could not find it, she would have had us take a false rental agreement to the court. This would have been detrimental to our case and also would have made us look like fools. I have irrefutable documented proof of this. 3. Seeking a finding on withholding AND not disclosing pet fees and carpet cleaning fees on statements. NOTE: After repeated requests, we also finally received 3 of 4 rental agreements. This is where we found out that there were non-refundable fees for carpet and pets which some were never posted as a credit during move out of several renters. In some cases, we may have paid the carpet cleaning fee, even though she had collected it. 4. Seeking a finding on deliberate double billings on our account causing non-payment of rental payments for several months. NOTE: For months we did not receive any rental payments. After insisting there had to be a mistake with her accounting, Terri says her accounting is correct. She sent me an email suggesting I was complaining on purpose. After finally getting an audit statement from her, we found a MULTITUDE of DOUBLE BILLINGS amounting to THOUSANDS of dollars. She claims this was during program changes and that's the reason. However, in her accounting, she had the same invoice paid with "different check numbers", so of course her program would not see it as double billing. I find this maybe be deliberate instead of a mistake. What kind of accounting that has different check numbers paying the same invoice. 5. Seeking a full audit of our account with the business to verify if we are owed $5,641.68, which is based on my calculations. NOTE: Decided to make an Excel spreadsheet and my findings say she has shorted us $5,641.68. I gave her ample time to refute my accounting and when she ignored it in typical Terri fashion is when I took it to the BBB. Terri says, she does know how the Excel spreadsheet program works. Considering her bad accounting, a spreadsheet would be the easiest way to account for everything.

Terri and all the staff I have ever spoken to at this company rarely answer their phone, respond to emails, or return your calls. Once in maybe two months I can get her to text me more than once. When I do get to talk to someone, they don't have information for me or it's incomplete. I have no way of knowing if my money has been handled well becuase I can't get anyone to give me invoices for big ticket repairs they've done without my permission, how the security deposit was spent, reports on inspections, nothing. At one point my tenant wasn't paying rent and I got a call from my HOA that there was trash piled all over the back yard. I asked for a year for this tenant to be evicted. 12 months. One excuse after another came after countless calls, emails, and texts to everyone in that office I could get hold of. Finally the tenant abandoned the property, but my kitchen appliances have all disappeared. Gone. No one knows where they are or when they were taken. I have never dealt with a business of any kind that is so blatantly disrespectful and unprofessional. It's unbelievable.
