    I've lived here since 2023. Management is responsive and attentive. Maintenance requests are handled timely. I've had no issues.

After the tenant moved out, RMS withheld a security deposit I was entitled to, citing "anticipated utility charges and legal fees." Nearly two months later, the funds still have not been released, and RMS has provided no clear timeline or meaningful communication. This delay is unreasonable and unlawful, as funds cannot be withheld due to internal financing issues. Despite our long business relationship, they have left me completely in the dark and have provided no flexibility or communication on what should be a cut a dry issue.

    As an out of state investor I used the RMS team for about 4 years. At first they started out great…read moreuntil the repairs started and i seen their true colors. They only use " licensed contractors ", which I believe with no confirmation, that the company they send out is part of there team. The company they used is nowhere to be found on the internet, over charge for simple repairs, and coincidentally other issues come up after they left. My particular property manager did not have my best interest as an investor but rather as a charity case for the tenants. I am in the business to make money and provide great housing for people. She was always argumentative about repairs some of which I declined and were tenant repairs. Things got worse when I decided to sell the property, which they would evidently lose money from monthly, and they instantly demanded all these fees. I would not use them again for managing any property of mine and would not recommend any investor use them as well.

    I think it is sad and ridiculous to take someone's money, not run their credit or check rental…read morereferences and once you see they're identification to deny their app saying that a person with nary a conviction, eviction, bankruptcy, no outstanding landlord debt and a credit score in the 600s didn't accumulate enough points!? And when I questioned what the item on my report that resulted in the adverse action received NO RESPONSE...why? Because there wasn't one, I verified this with "Leasing Desk" the screening platform they use (aka Realpage) and there had been NO INQUIRIES FILED- I have the report from them. Discriminatory thieves and liars, it's amazing that now the properties I viewed have all been lowered in price and the leasing agent that shows are showing these houses daily but NOONE has cleared. I understand application fees are to cover administrative cost but if you don't check references, don't pull a credit report what in the world are you getting paid for?? Sad state of affairs- don't waste your money

Upon moving in the house I advised the…read morelandlord that there was mold in the home and that the blinds in the home were old and nasty. I was advised that the mold was taken care of. Lived in this home for 2 years almost Upon moving out the mold was very noticeable and nasty looking. If you move in these homes they are only covering up issues. I paid my rent on time every month and gave these people their house back the way they got it. I did everything by the book. Now It's time to give back my deposit and they are trying to charge me $300.00 for what they say are venetian blinds, the blinds in the home probably came from Wal-Mart if not the dollar store, They charge $35.00 for light bulbs and $100.00 because they say I messed up the trim on the kitchen counter but upon the walk through the lady who did it states that the home was rentable during my walk through. I'm calling their corporate office because I want my $435.00 back to charge someone $300.00 for blinds is excessive and down right wrong. Yes I am pissed because I lived their 2 years and never paid my rent late, I had issues with the air-conditioning and water heater that they stated they fixed before I moved in and they both went out on me during the summer and they took their sweet precious time coming to fix it because they don't really have a real maintenance department, their maintenance department it's the leasing lady's husband. You can rent from these people at your own risk but I am telling you they are liars and I will write a review on every website that will allow me to keep honest hard working people from getting ripped off like I did. Next I am going to Zillow.
