They also kept raising my rent because they claim that the market is high. The truth is that there are a lot of recently built apartment complexes with exactly the same price than SeaOats. - they charge you a cleaning fee when you move out which is over $200. So yes the moving cost is low but when you move out you have to pay. - the condition of the apartment is OK. If you really have to live here I think one year is not bad but my apartment had a mold issue and the AC is not powerful enough to actually cool down the apartment so it was moist all the time. I lived here for two years and I was sneezing all the time and my cats. For this price I really don't think that the quality of the apartment is worth it. - they say there is a gym but it's nonexistent. The gym doesn't have equipment that works and it doesn't have enough equipment. I had to get membership at planet fitness which is nearby the building. It's a small thing but it's annoying that they advertise that they have a gym and they actually don't. Overall I recommend to look newer buildings in the area and also in downtown Riverside San Marco area before applying to thIs building. I wish I would have done so.

The fridge and dishwasher are large and spacious. The gym and pool areas are nice. Cons: Shower pressure is very low in the apartment. The dryer is very inefficient and can take up to 3 cycles to fully dry clothes. The communal recycling and trash areas are almost always filled to the max. The apartment is incredibly noisy due to the traffic from Beach Blvd with no attempt at noise abatement. It is bad enough that I had to move from the bedroom next to Beach Blvd, which appears to be the master bedroom due to a much larger walk-in closet, to the smaller bedroom. I was told I could have a garden on the rooftop terrace but there is no water faucet to water plants on the terrace. It is advertised that there is a common bike storage area but it is completely full. I would say that that these are acceptable for a cheap apartment, but this is advertised as a "luxury" apartment. Edit: In addition to the above complaints, if you accidentally forget to pay rent by the 4th of the month they automatically add late fee that is 10% of your rent. Such luxury. Reduced from 2 stars to 1. Oh, also my window leaked like crazy last week during some rain, and it was gushing into the apartment. I've never had these many issues in any of my previous apartments. If you want to live in an apartment complex that is full of vampires that suck your finances instead of blood, Bluwater is your spot.

It's not uncommon to witness disruptive behavior near the pool and shared areas--loud arguments, offensive language, smoking, and public discussions of personal struggles. While everyone deserves a chance to recover, the absence of boundaries and oversight creates discomfort for paying residents who moved in with a different expectation of privacy and tranquility. I was told that these facilities and their residents fall under "equal opportunity" protections, with no acknowledgment of the broader safety or quality-of-life impact on long-term tenants. Bottom line: If you're paying premium rent expecting a peaceful, secure, and professional residential setting, you may want to ask very direct questions about who else is sharing the property. Transparency is lacking, and safety concerns are not being taken seriously.

When we were apartment hunting in Jan 2019, the leasing office was persistent in asking for reviews so take The five star reviews with a grain of salt. The good: The apartments are beautiful & the maintenance guy (Max) is very responsive/kind/friendly. If a light bulb blows out- they will replace it for you. Few apartments in the general area have a yard and a garage- as dog owners this is mainly why we chose them. The bad: The apartments are located on Atlantic Blvd which is VERY busy. We lived in the 100 block and there was not ever a time of time where we couldn't hear the traffic. It was hard to enjoy our yard because we were constantly pestered by walkers by on how much rent was etc. I would not recommend renting a unit in the 100 block of the community. Pest/Lawn maintenance was a struggle for us- you pay for this monthly but more often than not our lawn was dead (they don't seem to water) and full of ant colonies. It took multiple service requests to get the issues fully addressed and I think they've since changed vendors. We had hoped that the community would be one that spent time together/was friendly since we were new to the area but that was not the case. The community is always quiet and everyone keeps to themselves for the most part. It's clean for the most part but there are other tenants who let their dogs poop freely without picking it up after. Not cool. The Bluewater office staff aren't great overall. Calling them is a pain. Our apartment flooded at one point from the rain and when I alerted the office staff they seemed unbothered. As a heads up- when you move out they offer you a $300 cleaning package or you can clean it yourself. More than likely you will be charged this forgoing your security deposit if you clean it yourself. Their lease break clause offers 2 options: 1) 2 months rent or 2) you pay until they find someone. We elected to go with option 2 figuring this community was in high demand because when we had originally looked at it there were very limited options available. This has turned out not to be true- they seem to have a hard time renting the units. For the majority of our time there we had no neighbors. They did let us get out of our lease early since we gave two months notice but renter beware.

It is in an urban beach area so some noise is expected, but nothing that I wouldn't deem normal. The string lighting drive and gated community give of an exclusive high-end vibe. The neighborhood is quiet and I'm walking distance to restaurants, shops, the beaches town center and the beachfront. The fenced in yard give pets a close place to go out and the Atlantic Beach Dog Park is next door. The staff at the office which is located at BluWater Apartments in Jacksonville Beach are very friendly and informative. Jennifer helped me and she was wonderful! Max and the rest of the maintenance team are fast and efficient. If you are looking for a place to live and have realistic expectations about living in an urban beach town than this place will be perfect and a quiet oasis from the hustle and bustle just down the street. Definitely recommend Cottage at North Beach.

I've never had any issues during my time here. The property is well maintained, and the overall atmosphere is respectful and peaceful. It's been a really positive experience for me, and I'm grateful to call it home. I've lived here for over a year now, and I can confidently say I love it. As a single woman, feeling safe and at peace in my home is everything -- and this community has absolutely given me that. The open floor plan and ocean breeze (yes, I keep my windows open often!) make it feel light, airy, and incredibly peaceful. It truly feels like a retreat at the end of the day. The location is unbeatable -- so close to Kathryn Abbey Hanna Park and great local restaurants, which makes weekends easy and enjoyable. The office staff could not be more professional or friendly. Every interaction has been positive. Maintenance response time is quick and efficient, the property is extremely clean, and the amenities are very well kept. The gym is honestly underrated -- clean, convenient, and rarely crowded. My neighbors are friendly and helpful, and with many military families here, the atmosphere feels respectful and community-oriented. I know there are some negative reviews out there, but I would encourage anyone to come see it for themselves. My experience has been firsthand, consistent, and overwhelmingly positive. AC not cooling properly so it ran continuously just to keep temp bearable, this caused electric bill to double the last several months. Requested AC be repaired and shared what it was doing to the electric bill at least 5 times, each time was told someone would look at it but it was never repaired. Management looks for any excuse to fine and staff doesn't help with any issues. Do yourself a favor and avoid at all cost!

The representative would not talk to us much until we produced our driver licenses and said we could not see a unit until she was able the SCAN them. Given our home state does not require one to CARRY a license, but only requries that one be licensed to drive, we don't keep them with us. Both of us have military IDs however. We were informed that a US Government-issued military ID was insufficient -- apparently because they could not be scanned (they can.) We left without ever having seen a unit. But there is GOOD news! :) We went to look at the places at Enzo were we were met by two very professional, pleasant and helpful representatives who were glad to show us around and take our application. They wanted to hold onto our IDs while we were out with the their employee -- entirely reasonable, we thought, given the "stories" one hears. So, bottom line is we found a better place than Ocean Park where we were well received and their was no discrimination against folks carrying military ID cards.

The best was when we had an A/C issue and they fixed it same day within 2 hours of submitting the request. The maintenance crew is very fast and all great people, the office staff was also very accommodating the entire time we lived here. The trash service is great and the dumpsters on site are very useful, unlike other complexes that have horrible rules with dumping and compactors that are always full. When I moved out this year Kaitlin the manager gave me extra time to finish cleaning out our apartment and garage which helped out a ton with my busy schedule. Don't listen to the people giving a 1 star for "drivers license" issues, they are just making sure you're not a criminal and keeping the neighborhood safe!

    Me and my husband have lived here for only two months and broke our lease due to a few reasons…read more Whenever we first moved into our apartment, the A/C was BROKEN. We had to bother the office for over a month until they finally got contractors to fix it. We also had some minor issues with some of our appliances and the electrical not working in the kitchen (thankfully those got fixed fairly quick). Also, there is a weird smell that will not go away in the apartment and I was constantly getting sick from living in there. Another reason why we decided to leave was due to the amount of homeless people lingering around the apartment complex and dumpster diving. I also heard that the hobos caused vandalism at the complex as well. Lastly, a lot of the neighbors are really strange here, like, I don't even know how to describe them. All I know is be careful if you live on any of the top floors because some people will want to fight you if you don't act like you walk on eggshells.

She told me it would cost around $5.00 to pay via credit card, but in actually, it cost me around $55.00. If an employee can not give the right information to renters, then she should not be giving out information. I consistently was given the wrong information or no information. I gave my required 60 day notice with Alice, the manager. I was paid the two months rent and was told by Alice, the manager, that the one day rent and utilities would be taken out of my deposit. This was another lie in order to take as much money from my deposit as possible. She took out $100 late fee for a one day -$45.00 rent that was to come out of the deposit. In fact, I wanted to pay the $45.00, but was not able to online. I emailed Alice that and she said it would come from the deposit. The greed. The property management and Alice took out a $100 late fee. I paid my rent on time throughout my rental period. The late fee affects my next rental. Neither the property management or Alice cares about that. I was supposed to be mailed an inventory of the money that was taken out my deposit. The property management/Alice never sent it to me. It took over a month for me to see the final rental inventory. I only received it because a new employee sent it to me via email. The apartment had sugar ants in the cupboards and on the kitchen surfaces when I moved in. I emailed and spoke to the assistant manager, who told me she was sorry I had sugar ants. Yes, she was sorry I had ants. I did not move in with the ants. They were already there. I noticed it the second day after I moved in. Another of way of not taking responsibility for their property. Maybe they treat other tenants better. Maybe it was certain prejudices coming up. I do not know. All I can say is, Do Not do It!The employees and property management company are the worst I have experienced in my rental life.
