I really want to love this place. I'll start with the positives: The leasing & maintenance teams are always friendly. The apartments themselves are relatively nice and all neighbors I've met (so far) have been kind. However, I moved in 2 weeks ago now and have had to call maintenance 5 different times. When we first got here there was a lot wrong with the apartment.. not cleaned, a shelf hanging out of the wall, loose fixtures, etc. That week, the AC thermostat wouldn't work & heat kept kicking on, maintenance fixed it super fast so that's great. This week, the hot water heater stopped working. They fixed it, it lasted a day, and now it's not working again. Again, I'm sure maintenance will be here quick to fix it but that's not the issue. We JUST moved in- it seems like they did not check this unit at all to ensure it was move in ready. A walk through from someone with an eye for detail and a simple check of appliances beforehand and all these issues could have been resolved before we moved in. Again, the team is friendly and so far helpful, but it is very frustrating to experience all of this when you're paying $2200/month in rent. Quite frankly I've been wildly disappointed. There are so many things about this place that could be amazing, but what ruined it for me is the constant broken state of everything and the front office staff. Specifically, the property manager. I have experienced nothing but rude, dismissive, and degrading behavior from her. We have only been living here for a few short months and upon first use we found the toilet to be broken and need replaced. Not long after the fridge followed also needing replaced. This resulted in the inability to properly use a toilet for a period of time shooting up our utility bill and we had to throw away massive amount of groceries putting us out hundreds of dollars. We have received only rude remarks in return to conversations about well deserved compensation to the point ideas of lawyers have entered the conversation. This all could have been resolved if the property manager had been kind, responsive and respectful. However, due to this situation we have spent tireless nights dealing with the consequences of their negligence affecting our mental health and well-being. I am nothing short of disgusted. It is very noteworthy that the maintenance men themself have been incredibly kind and helpful through this seemingly never ending process. Beyond this, they switched the trash service and our trash, that we pay for to be collected every night, sat outside our door for almost a week attracting copious amounts of flies. These bugs made it into our home and took about a week to get rid of. A cherry on top to the utter disappointment- our door wasn't shutting properly and they had to replace the seal on the door for our simple safety and to keep out the ever so prevalent bugs. I will say the pool is nice and though lacking equipment the gym is very sufficient. I want so badly to love this place, but they make it very very hard. read more

My husband and I moved out of Banyan Bay after 3 years. When we first moved in, our rent was 1580. After 3 years, it was 1789. In the meantime, with rent increasing year after year none of the amenities were updated, which we were told is what happens with the increase in rent. Instead, the rent increase goes to these new fancy golf carts the office ladies drive around in doing whatever they do all day. We had almost every appliance replaced for issue after issue in the apartment since moving in. The best thing that came out of Banyan Bay was the original front desk girls, who have now all left along with the maintenance team. The new staff is something special and very immature as they stay on their phones while you walk in the door. There is so much more to write, but I will wrap it up by saying for the price you will pay to live here, there are much nicer places in the area. I would highly recommend those as an alternative. read more

Would not recommend living here. A/C constantly stops working. Have come home several times from work and the inside temperature was above 80°. There doesn't seem to be any long term fix, just band aids. Next, the pool area is always less than adequate. Dirty pool, hot tub doesn't stay warm, the jets have never worked, and worst of all, for months there were 10-12 lounge chairs, now down to about 3 with no replenishment in sight. People lay on their towel on the ground. Absurd for 2000$+ rent. Awful amenities, absolutely not worth the price of rent. Only good thing about this place is a FEW of the people who work the office have always been very nice. Live somewhere else. read more

Now, Allison is calling it my misunderstanding on account of the stress for moving and offering to return the application fee if I take down the truthful review. I've decided to post her note rather than take mine down. That way folks considering Banyan Bay for their short term lease will not only see how beautiful and convenient it is, true on both counts, but also be aware that they should ask to see the complete cost, including rental fee for furnishings and the short term lease fee so they know the total monthly cost before applying and make informed decisions on whether that works for them. We have recently moved in and are in the process of getting our household goods unpacked. While unpacking, we left some of our furniture on the patio. We were harassed by the management office declaring that the furniture still in the moving packaging was trash and will face eviction if not removed. They claimed to be considerate to our moving process, but did not take into consideration job obligations and sickness in our family as being part of the reason for the delayed unpacking. read more

Beware of the fake 5 star reviews! So happy to see that their score has dropped significantly in the last year. Giving gift cards in exchange for reviews is not keeping up with the unhappy customers. You can only scam people for so long. In short, the apartments have roaches, the AC units are old and moldy, the "remodel" is basically painted over old tubs and walls. Disgusting for the amount of money they charge. They show no compassion for people that can't stand living in a moldy apartment, full of roaches. Banyon Bay is the old Mariners Club Apartments. Cleaned up and given new life. They are located just behind the Food Lion on the corner of San Pablo Road and Atlantic Blvd. Close enough to enjoy beach living without paying beach rent prices. They come in 1 through 4 bedroom apts. The three bedroom is over 1500 sq. ft with a split floor plan. I like it because of the size and floor plan. The kitchen is just big enough, but still not as large as I would like! The pantry space is horrible but there is enough room in the laundry (right off the kitchen) to put up additional shelving. Love the size of my back patio! Big enough for a table that seats six! The pool is nice even if it is not very big. I like the fact that it is shallow on both ends and no deeper than 5'5 maybe in the middle. This is a mother of small children's dream. Twice the pool for them to play in! They also have a Tennis Court, Racquetball Court, small gym (I wouldn't write home about it), and a car washing facility. The staff has always been friendly and helpful. You can even paint whatever color you want on the walls, just leave them white please when you move out. read more

Luxury prices for section 8 living. Horrible A/C will cause mold and illness. Rent goes up almost $100 a year. Not enough parking for residents The front office isn't responsible for packages. The premises has no cameras- my car was hit and broken into countless times. My golf clubs were stolen by maintenance, after confronting the front office, they contacted maintenance to bring them back. The apartment manager claims it was all a joke. Charged on my security deposit for things the state says they have to replace like Vinyl floor. Avoid Jessica, you'll get a lot of sorries and no accountability. would have given a five star but the hot tub that I saw working a year ago when I was going to move in is now cobblestone with some sort of fire pit or something resembling a fire pit in the middle. it was one of the reasons we chose to move in here because not a lot of places have hot tubs anymore and it sucks that this one had to be filled in with rocks. being a certified pool operator for many years not to long ago I know this is a little difficult to keep maintained especially being it's own separate system not attached to the pool, although it is not impossible just needs a few visits a week in the hotter months and two visits in the colder months weekly a place that makes this kind of money should easily afford pool maintenance. I would ask that you pluck the rocks out of the hottub and get it back operational and begin construction on a bigger elevated hot tub that has an infinity edge flowing into the pool that way the pool would become a year round place to congregate and enjoy as a family fun thing or even to get to know your neighbors type thing all year long. we all hate the cold but a heated pool with large hot tub would be such a nice thing to add on to the joy of beach living and community. banyan bay cmon let's do this wonderful thing for the banyon bay rental family! banyon bay would be so epic if this were to become reality, also a great selling point and would make banyan bay a standout community. just don't raise our rent in the meantime be humble and kind and giving love us and we'll love you back!! read more

If you're looking for a place to live, look no further! I toured 4 nearby apartment complexes and none of them really felt like home until I toured here. It can be stressful finding a new place to live when you're not familiar with the area, but when I toured with Allison, she gave me recommendations for places to go and things to do and I immediately felt like I belonged in Jax. The girls at the front office are super friendly, especially Angela, even though I bug them all the time. The apartments are modern and in a great location. There's a Walmart neighborhood market within walking distance and the beach is only a few minutes away. I've had zero regrets about moving here and so will you. read more

I love it at Banyan Bay, the landscaping is beautiful, the people are nice, the pool and grounds are well maintained, there's plenty to do nearby, and I'm so glad I moved here! This is my first time living in an apartment, and I have nothing but good things to say about this place. The staff is wonderful, the grounds are beautiful, and I absolutely LOVE my apartment. Me and My husband are in a 1 bedroom, I was a little nervous about being in a 1 bedroom but we have more than enough space. We couldn't be happier with were we live. It's also in a great part of Jacksonville. We are 5 minutes from the beach, there is a Walmart within walking distance. I never have to get onto the highway to go anywhere really. We have everything we need within a 5 minute drive. If you are wanting to live in Jacksonville I highly recommend checking out Banyan Bay! read more

I accidentally took my last review down so I decided to repost. This place sucks. They claim to be luxury and pass off thin paper as granite style and wood style floors and countertops. The manager Jessica could care less about the property or tenants. The only thing on her mind is her next lunch break and how she can put off the problems the complex has. On top of everything falling apart in the unit every month they charge you for "valet" trash when they only come a couple days a week to empty out a bin smaller than a mini fridge. Also upon move out I caught the employees trying to steal from me and going through my belongings in my boxes. They actually went as far as to steal my golf clubs and I had to basically kick the front door down to get my stuff back. Even went to management about this and Jessica the so called manager tried to sweep her staff stealing from me under the rug. Don't live here unless you want to be treated as less than a human. In addition, Sunday (my scheduled move out day) was the day of the city wide curfew in Jacksonville. I called one of the employees (Ryan) to make sure my belongings were safe due to the fact there was a pandemic and city wide curfew and couldn't finish moving before curfew. Jessica I'm sure will be trying to cover her ass again and not take responsibility for herself in her response. This is why June 1, 2020 this complex had 12 units of tenants move out. If this complex is to get better they should start by fInding a more suitable property manager. Ryan also was in contact with the regional manager which is the person whom said I would have another day due to the mayors city wide curfew. I'm new to the area but already feel at home living at Banyan Bay. You are so centrally located to shopping, grocery, beaches and more! The apartments are going through a major renovation and it shows! They are repainting all the buildings and completely redoing all of the apartments inside too!My apartment has a fireplace and I can't wait to use it. But my favorite part is the fitness center. I am actually going to cancel my gym membership after using it once. You'll have to stop by the office if you're apartment searching in the area. I wouldn't go anywhere else. read more

Love this apartment complex. There's a beautiful pool, hot tub, a spacious gym, tennis courts, a nice office (with free coffee, lemonade, and printing!), and a lovely section with hammocks. We rented from Mical and she's been so helpful ever since. The amenities are unbelievable and it's a mere 4 miles from the beach. The office also provides free bikes you can rent for a day, allowing easy access to the beach if you have any issue with transportation. I adore it here. read more

This is honestly the WORST place I have ever lived. The "newly remodeled" apartments look like they were put together with things from the dollar store. So many issues. Balcony molded from moisture, garbage disposal stopped working the first time it was used, the water spout of the shower is so loose you can hardly touch it, can't pull the top part to get the water to the shower head without having to sit there for 5-10 minutes to get it to actually work, closet door won't stay closed, door handles are loose, whatever they painted the bathtub with peeled the first time using the shower, the pool/hot tub/ grilling area closes at dusk like people actually want to sit in a hot tub in Florida during the day, the list goes on and on. So many issues. I can not wrap my head around the fact that they're charging 1,400 dollars a month on top of the electric, water, sewage, trash and pest control. DO NOT RENT HERE. THEY JUST WANT TO SCREW YOU OVER !!!!! read more

The apartments interiors have recently been remodeled (ours is all "hardwood" throughout) and repainted outside. The complex, so far, has been quiet and the office staff has been amazing! The management has on its home page a heading entitled, "Check out what's nearby." I suggest you do just that. Banyan Bay is one of those places that promises a lot, but delivers little. Maintenance is dim, you have to fight to get them to come out and fix something, and it never is "quite right," if you know what I mean. There are absolutely no tenant privileges save for the pool - which shuts down regularly due to someone doing their business in it. The "gym" is small, unclean and unsafe; kids are allowed to hang out after dark around the main building. Nice. It's a "gated community," but the gates work half the time and don't keep anyone out. They're just for show. The apt. itself is ok for the price, but the carpets, appliances, et al are a little long in the tooth. Woe unto you if you move in with a 7 yo carpet. They will never change it. All in all, it's ok for a starter place, but plan on just staying through your first lease term; there are better deals out there. read more

Aspen square management just bought out this Fairfield residential property. I have lived here since 09/15 and have my first huge problem aside from the bugs, gates, etc. The list goes on. My A/C has been out for almost 2 days now being 81+ degrees in my apartment. They have been giving me the run around about what's wrong with it and when it will be fixed. They put a portable A/C in my living room with my sliding glass door and duck taped the rest of the opening. Pretty ghetto for $915 if you ask me! I can't do anything about it besides write reviews. This apartment handy wokers took my stuff from my room when it was some kind of maintenance was going on and I was not home at the momment,.. They took 20 packs of wet dog food and more than 50ct of mini sponges with a tide pod big container... she/he might took more but I dont know what else they stole from me. I CANT TRUST THIS HANDY WORKERS... I DONT KNOW WHO DID THIS BUT THE PERSON WHO DID IT SHOULD GO TO JAIL FOR STEALING MY SHIT. I moved there few months ago and Im writting this now bc unpacking and organizing new place took so long. Location is nice and I used to go to some stores by walk. about 15 mins away to publix which I really liked.( publix whole cheesecake is the best!!) I miss this place bc theres lots of stray cats and I loved one of them. lots of bugs.. flea... weird bugs... wasp nets... but handy man will take care most of things. I was VERY uncomfortable when they have some kind of maintenance and they came into my room using a spare key... JUST BECAREFUL WHEN THEY HAVE MAINTENANCES. I brushed off the bad reviews I saw because I loved how spacious the apartment was. I have been here a week and a half, and so far the office has "lost" one of my packages, claiming they returned it to the sender (why?? Aren't they supposed to intercept packages?). UPS has no record of anything except the delivery. The A/C has been leaking since I moved in and maintenance has been here 4 times (in a week!) to fix it, but all they do is clean up the water and charge the AC so I have cold air for a day before I have to call again. They were supposed to replace the coils and fix it for good today, but guess what? Still leaking. Why would you not check this prior to moving someone in? Oh, and don't let me forget my crackhead neighbor that keeps knocking on my door at random hours of the day. Really fed up with the place, and I haven't even been here for 2 weeks. But 2 stars because they have potential, I guess. Pay the extra money and go to Seagrass or the Enclave. read more

If I could rate this place with 0 stars I would. We lived there for 2 years with the previous management company and new one. When we moved in the apartment smelt weird and had many issues including our ongoing dryer which WAS NEVER FIXED for 2 YEARS!! Had to run our dryer 4 times, every load in order for it to get dry. You can imagine how high our electric bills were. Being that the contract states the landlord must keep up with their appliances, they breached this. I have experience in property management as well as worked with a former maintenance employee who even told me what needed to be done in order to fix the problem and that they just won't do it. I've told the office many times this information and it was never done. They sent many maintenance guys over to check the situation and every time they did the same thing and it was never fixed. I work in an industry where I could send many referrals but there is NO WAY I will be doing so! Management wouldn't even return our call or request for a call upon move-out to discuss the move-out charges as we thought they should have been waived due to our circumstances and how great of tenants we were (always paid on time and left the place well maintained, on our end atleast). Our neighbors had the same issues as us and got out quickly, lucky for them. If you choose to live here, good luck on getting anything fixed quickly. I think the company would rather fix up the landscaping than getting their apartments in better shape. read more
