Miguel and his crew did a great job repointing the brick mortar on our front porch, replaced a rusty steel lintel above a window and resurfaced our concrete walkway, steps and porch. They matched the mortar color perfectly and it looks great. What an improvement!. Now I only wonder why I didn't get it done it sooner. The price was reasonable, and the communication about the scheduling and price was very easy. Despite their best efforts to get the work done early, it rained on the wet concrete at the end of the second day. They came back early the next morning to fix the damaged cement so it blends perfectly with the rest of the porch cement. Very conscientious. I've had another terrific experience with Sunshine Brickpointing! The latest project involved transforming my "nothing" of a backyard lawn into a dramatic lower patio and driveway turnaround (so I no longer have to back into a blind alley!) Miguel asked tons of questions to make sure he understood my vision of what I wanted - he even did a "test drive" with a car similar in size to mine to make sure the circle was large enough to accommodate the turn! I wanted permeable pavers and he offered choices that go perfectly with the colors of my house. Miguel is very good at keeping you informed of the project's status; he and his crew work really efficiently but they don't skimp on any details or excellence. As part of this latest project, Miguel poured a new concrete base for the deck steps (the previous owner had simply placed the bottom of the wood stair on bare ground!) and he added to the concrete area underneath the deck that he constructed previously, so I can more easily pull out my trash bins. Incredible Masonry and Water Intrusion Work - Highly Recommend Miguel After years of struggling with a persistent issue involving a large masonry crack along a shared wall, I started getting quotes from contractors. That's when I found Miguel, and I only wish I had found him years earlier. From the start, Miguel stood out. He was quick to respond, brought sample bricks that closely matched the 90-year-old masonry on my home, and offered a quote that was about one-third the cost of other estimates I received. He was also incredibly flexible with scheduling, which made the process smooth. Miguel and his team set up scaffolding, taped off windows and the porch, and ensured the work area was clean and safe. He even noticed an issue with water pooling on a recently poured cement slab and proactively recommended I follow up with that contractor, a sign of his keen eye and integrity. Problem Solving Above and Beyond After the crack repair was completed, I mentioned a long-standing water intrusion issue. Miguel came back a few days later with advanced tools (including a moisture/infrared meter) and began a thorough investigation. While his original work area was dry, he kept digging--literally and figuratively--until he found the true source of the issue: the French drain wasn't sloped properly, causing water to pool near the house's interior footer. He proposed a thoughtful plan to fix it and gave me a very reasonable estimate. Miguel lives in the same neighborhood and really understands older homes in Brightwood, Takoma, and Petworth, which was reassuring. Precise, Clean, and Thorough Execution Miguel: Excavated down to the footer in front of the house. Repaired the exterior foundation, applied a waterproof membrane, and regraded the soil. Installed a new drain and verified functionality before backfilling. Worked cleanly, even covering piles of dirt to minimize disruption. Neighbors even commented on how organized and tidy his worksite was compared to others. During excavation, he discovered an old unused gas pipe acting as a tunnel for water. He sealed it and repaired nearby masonry, including around a damp window. Interior Work - Just as Meticulous On the inside, Miguel cleaned up poorly done previous work. He removed loose 90-year-old plaster that was causing problems, rerouted and re-sloped the French drain so it properly connected to the sump pump, and eliminated any water-catching pockets. Again, he: Taped off the area. Left no trace when finished. Double-checked everything before closing it up. Results and Follow-up After several heavy rains, Miguel personally followed up to confirm that the water issue was resolved. For the first time since I moved in, my basement stayed completely dry. He also helped with several odd jobs, like mounting my Blink doorbell, securing the cable wire neatly to the brick, and making sure the HVAC input and output were up to code. In summary Sunshine Brick pointing was Thorough and thoughtful in his assessments. Uses modern tools and techniques. Maintains a clean, safe, and efficient work site. Communicates well and is incredibly fair with pricing. Truly understands the challenges of older homes in DC. I highly recommend Miguel for any masonry, water intrusion, or foundation work, especially if you're in an older home. His combination of skill, care, and value is rare to find.
