I highly recommend Theo and Sunset Property Inspection. I am a Realtor, and each and every client of mine whose potential home he has inspected has been thrilled with his observations, report, and follow-up. I recently used contractors to remodel a home, and I had Theo inspect their work prior to putting a tenant in the property. I wanted to make sure the work had been done professionally and to code. Theo was able to confirm that most of the work was up to par, and when I presented his report to the contractor showing a few deficiencies, they were corrected immediately. My advice--don't buy (or remodel) a home without Theo and Sunset property Inspection! read more

Great service! Reliable, well organized, friendly, and flexible. This is the second time I had Theo do my inspection and as long as I live in San Diego, that's whom I'll keep hiring. read more

This was our first time buying a home in SoCAL and using Sunset Property Inspection. Theo did a great, very detailed report for us in an older home with myriad issues. Most importantly he took so much extra time to help us understand key concerns. He's great at explaining all the aspects of an older home His guidance in knowing what we are buying is invaluable. This will be the 6th home we've bought but Theo has been just the tops of any home inspection we've ever done. Can't say enough about this man who is passionate and caring about what he does. Many thanks read more

I very highly recommend Sunset Property Inspection and Theo. Not only was the service provided extremely thorough and complete, he was a pleasure to do business with and was genuinely as excited for us to have our offer accepted! The set up process was an absolutely breeze, a quick call and call back and we had contact made to let him know we were under contract and he was able to do our inspection nearly immediately. He was very easy to communicate and schedule with and was accommodating of our access to the property. The inspection itself took a few house as he was able to check over every square inch of the house, from the roof and siding, chimney, bathroom, furnace and AC, and even checked for moisture in the walls and attic. We were then called to do a walk through of any areas of concern, and to ask questions on areas we wanted checked out. Very shortly after, we had our 51 page report of any areas of concern, recommendations for follow up, and pictures of the issues via email. Theo is definitely someone I will recommend to anyone purchasing a house as he will get the details you need in order to feel comfortable and confident in what will likely be the largest purchase of your life. Thank you again so much for your excellent service! read more

We recently had Theo with Sunset Property Inspection to handle a report on a new (old) home we are purchasing. The house we are buying is 100 years old and in need of some serious TLC. First and foremost, Theo is extremely thorough and detailed in his inspections. He takes as much time as it truly takes to get the job done to properly arm you with all the information you need to make the right decision on your purchase. But more importantly Theo is so kind and thoughtful and he sincerely cares about providing you with a very detailed and understandable inspection on your new home to be. It's obvious he takes an enormous amount of pride in his work. Our home happens to be complex in terms of its age and condition (we were/are clearly overwhelmed) and he took extra time to ensure that we were fully informed and crystal clear on all the issues he found so we knew exactly what we were signing up for. He is so patient and breaks everything down in language us non inspection folk can understand. Theo came highly recommenced from a dear friend in the real estate world who told me he was her number 1 go to for inspections and I can see why! He has made himself available for follow up conversations and questions and today (a few weeks post inspection) he reached out to check in and see how we landed with our purchase. This level of service and genuine caring is so hard to come by these days. We highly recommend Theo!! read more

Theo is amazing!! We were first time homebuyers and he was extremely patient with all of our silly and confused questions. He gave us this solid 80-page report that covered literally everything you could want, and I'm seriously impressed by the level of detail! He also gave us guidance on what repairs to prioritize when we move into our new home, and what can wait. I can't recommend him more!! read more

Theo was able to inspect our property quickly and on our schedule. He was extremely thorough and explained his main findings to us in person. We received his written 60 page report the following day, with illustrations and explanations of findings. He told us which repairs were most important for safety and home integrity, and those repairs that could wait. We really appreciate your service!! read more

I am a first-time home buyer. Theo from Sunset property inspection was hired to inspect a house that we were interested in. This was the time when homes were getting multiple offers in a hot San Diego market! We needed someone who was super fast and honest to close in 20 days! Theo fit us into his very busy schedule. He was extremely extremely detailed and thorough with his work. The reviews are authentic, and we were presented with many pages of details with smallest things mentioned. He details and comments on everything that he inspects, and presents them in a PDFvia email, usually on the same or next day after the inspection. PDF also includes a summary section that details potentially significant findings that should be addressed by the owners. He was available by phone, text, and e-mail whenever I had a question even eight months after purchasing the house! Great service! Highly recommend! He is a dedicated workman and genuine human being who anyone would be fortunate to have their future home inspected. read more

Great service with a great personality. Theo took care of inside and outside of the condo for the home inspection to adress also some of my concerns about a few items that needed to be taken care of by HOA, that most of the inspectors wouldnt bother... his inspection took 3 hours for 1300 sqft condo. that itself shows that he didnt leave anything not inspected. his report was thorough, easy to follow and to the point so I knew exactly what I should focus on in a short and long run. He also sent me the report the same night. I defintly recommend him if you need to have a peace of mind with your purchase, as he is very honest and answers your questions. read more

I cannot say enough good things about sunset inspection service. Theo runs a top-notch service. He is extremely knowledgeable when it comes to home inspections. I was in the process of purchasing a mobile home in the Oceanside area. The first mobile home I looked at looked good on the inside. But thanks to Leo. He pointed out the problems underneath. He saved me from moving into a mobile home that I would be constantly working on. I Did find a different mobile home. It was an excellent condition. Theo also thought the same. Also besides being very knowledgeable of the job, he is also and very personable person to deal with. Super nice guy. I just got to say enough about what a great service he provides. Higher Theo and you will not be disappointed. Thank you for the help Theo. I am one happy customer. read more

I was looking to purchase a home that I fell in love with through Zillow and was determined to purchase it because the price had dropped. I'm so thankful that this home owner already had a home inspection completed by Theo as I found it to be very thorough and extremely detailed. The report identified issues and flaws that pictures and a tour alone would not identify. Based on this review, I decided not pursue making an offer on this particular home. I ended up touring a number of other homes and decided to make an offer on one that I again " fell in love with". Based on Theo's detail and thoroughness on the previous home I saw, I wanted Theo to inspect this new home. My personal experience with Theo showed me that he has great communication and ensured that every aspect of my home inspection was known. The inspection process itself assured me that I understood all that I needed to know to make an informed decision. I ended up purchasing this home based on the inspection results. read more
