Armando was recommended to us by our real estate agent, and he was great! Our inspection was scheduled quickly (important if you want to close quickly), the inspection was thorough, he answered all our questions/concerns about the home, gave us confidence in what we were buying, and provided his inspection report quickly. All of this was important to us, and it was just a bonus that his quote was the most affordable. read more

Armando Zepeda was a great home inspector. Scheduling with him was super swift and I felt safe knowing he is highly rated and used a lot in the North County San Diego area. He was prompt and on time and made quick work of his inspection. For items he noted, he clearly explained what the issues were and approximately how much it would cost to repair. I am grateful for the execellent customer service received by Armando and he offered to be contacted after the inspection for any questions at all. Highly recommend him for your inspection! read more

Countrywide properties did our inspection for our future home. Armando Zepeda was honest, patient and professional. Countrywide is amazing! We have used them a few times now. In our most recent inspection, they were able to work with our schedule of moving very quickly. Armando has extensive knowledge and experience. He was patient with our many questions and answered them thoroughly and honestly. His inspection and report were also very thorough. For the price of the inspection, you really get the value for your money. I would say that their experience is absolutely invaluable. We will continue to use them and refer to them! read more

Armando is a thorough inspector and takes time to answer any questions the buyer has. He's been very reliable and accurate with many inspections for many buyers that I've been working with. Today was no exception. The best customer service is the sincere offer to call if they have any questions about the report and even after moving in. Armando is absolutely amazing!! He is quick, very through, and returned his written inspection the same day! He even took the time to go over everything with us before he left the house so we knew exactly what needed to be done immediately. I couldn't recommend him more! He did our first house inspection and we didn't want anyone else except him to conduct the inspection on our new house. THANK YOU ARMANDO!!!! read more

I want to be fair so here is a picture showing that there was a line for "no drip pan (where water damage poss.)" on the report that was not checked. There definitely was damage possible, the water heater leaked into a bedroom and bathroom as I stated before. Also, regarding skylights, we have 2 and the skylight section is checked N/A. One of our skylights had been patched several times and needed to be replaced. When it was removed it literally crumbled into pieces. read more

Countywide Property Inspections - Home Inspectors Near Me - Santee, California

Inspector was extremely professional and prepared a complete overview of the home inspection.

Armando is amazing! He finished my home inspection in half the time I was told it might take. He wrote a thorough report the following day, even though he had a busy schedule and it was a weekend. During the inspection, he walked me through the areas of concern and gave me many thoughtful recommendations as to what kind of work I need to make sure the home I am buying is safe and comfortable. I can tell he's a genuinely caring person who looks out for his clients. On top of that, the inspection cost was extremely reasonable. read more

I highly recommend Countywide Property Inspections. I worked with Armando twice, this week and three years ago and it was a great experience for both inspections. He was open to talk and show me all the inspection details and we even went on the roof together. He is very knowledgeable and was able to identify a wrong electrical wiring connection. He send me the report quickly, within a day. Thanks a lot Armando! read more

For quality of work, I'd give four stars. Not that anything was wrong, but it was't "above and beyond". However, for customer service, I'm giving five stars. It started out with a very responsive chat from John the owner via Yelp. Then Armando came out to do the inspection, and he was very polite and seemed knowledgeable. I enjoyed the thorough debrief he gave me at the end. Plus, these folks are very reasonable priced! My only hesitation is that, while I'm sure they looked at everything that's normal and customary in an inspection, I feel like I was surprised by a couple of things once I moved in. Kind of like, "I wish the inspector would have brought that to my attention". Armando probably did everything he was required to, so they still get five stars. Bottom line: I would definitely use them again. read more

Just had my future home inspected! Armando was very thorough and great at explaining everything... Also just a super nice guy!

Recently had our first house inspected by John. Talking to him on the phone and scheduling the inspections was a breeze. He is very easy going, kind and seems like he genuinely cares about his clients. His rate was also incredible affordable to every other inspector I had previously talked to. When we met him in person after the inspection, he made sure we understood what the process and his findings. Will definitely be using Countywide for future property inspections! Thanks John! read more

My inspector was great to work with. He noticed a tree root growing by my water pipe so he notated that and encouraged me to look into flood protection for my home owners insurance. He also found that my older home had ceiling heat coils (why did anyone ever think that was a good idea?) and he showed me how they actually still worked and you could see the heat radiating through one of his tools. My report came back that same day, and was very thorough. My agent, who is of course not allowed to recommend an inspector, told me after I had selected Countrywide Property Inspector that they are always his first choice. Super throughout report and fair pricing, would totally recommend. read more

Armando has done two home inspections for us and we have been thrilled each time. He's punctual and professional, and we appreciate his attention to detail. Tom was a very knowledgable Inspector. He seems to have a lot of experience and noted a lot of issues I did not see before. I have no hesitation in recommending these guys moving forward. Tom could not perform an inspection of the roof. You would need to get a special inspector out for it. Good Luck. read more

This is the second time I have used Armando for a home inspection. Both times Armando has been extremely thorough and spent as much time going over his findings as answering any questions that came up. He was professional, arrived on time and provided valuable insight on the home I was looking to purchase. I appreciated his willingness to explain everything in a manor that was easy to understand, as well as providing helpful recommendations. The report was great and included plenty of photo evidence to use in your negotiations. Prices are very reasonable. read more

We recently had a house inspected by Rich Humbert and couldn't be happier with his service. He was very patient and seemed genuinely concerned that we not only understand what deficiencies he found, but that we understood why they were deficient, what the expectations were for non-deficient findings, and what it would take to remediate any findings. We didn't feel rushed and when he left, we felt like we had an excellent knowledge of everything that's wrong with the house, what could be wrong with it (in those cases where it's impossible to inspect something), and what it would take to address any of those issues. Rich was super knowledgeable too. We feel very confident that he knows his stuff and has a lot of experience performing home inspections. The inspection was very reasonable priced as well. They offered a veteran's discount and that made an already inexpensive inspection even more affordable. To summarize, I can't see how anyone could go wrong having a home inspected by Rich. Should I ever need another home inspected, I'd love to have him take care of it for me. read more

I love working with countywide. I am a real estate agent and use them for all my transactions. I just recently bought a home and used them for my own purchase. Armando did an exceptional job as always. I also always appreciate that they always answer the phone during business hours and turn the inspection report around so fast. During a recent escrow I saw a report from another inspector on the same property and was able to compare between countywide and the competition and the difference was glaring. The other inspection report was just a list of "no deficiencies noted' while countywides was full of helpful information, both deficiencies and informational facts pertinent to a buyer after living there. They are without a doubt the best in business and a real asset to homebuyers. read more
