Inspector was extremely professional and prepared a complete overview of the home inspection.

I want to be fair so here is a picture showing that there was a line for "no drip pan (where water damage poss.)" on the report that was not checked. There definitely was damage possible, the water heater leaked into a bedroom and bathroom as I stated before. Also, regarding skylights, we have 2 and the skylight section is checked N/A. One of our skylights had been patched several times and needed to be replaced. When it was removed it literally crumbled into pieces. read more

For quality of work, I'd give four stars. Not that anything was wrong, but it was't "above and beyond". However, for customer service, I'm giving five stars. It started out with a very responsive chat from John the owner via Yelp. Then Armando came out to do the inspection, and he was very polite and seemed knowledgeable. I enjoyed the thorough debrief he gave me at the end. Plus, these folks are very reasonable priced! My only hesitation is that, while I'm sure they looked at everything that's normal and customary in an inspection, I feel like I was surprised by a couple of things once I moved in. Kind of like, "I wish the inspector would have brought that to my attention". Armando probably did everything he was required to, so they still get five stars. My inspector was great to work with. He noticed a tree root growing by my water pipe so he notated that and encouraged me to look into flood protection for my home owners insurance. He also found that my older home had ceiling heat coils (why did anyone ever think that was a good idea?) and he showed me how they actually still worked and you could see the heat radiating through one of his tools. My report came back that same day, and was very thorough. My agent, who is of course not allowed to recommend an inspector, told me after I had selected Countrywide Property Inspector that they are always his first choice. We recently had a house inspected by Rich Humbert and couldn't be happier with his service. He was very patient and seemed genuinely concerned that we not only understand what deficiencies he found, but that we understood why they were deficient, what the expectations were for non-deficient findings, and what it would take to remediate any findings. We didn't feel rushed and when he left, we felt like we had an excellent knowledge of everything that's wrong with the house, what could be wrong with it (in those cases where it's impossible to inspect something), and what it would take to address any of those issues. Rich was super knowledgeable too. We feel very confident that he knows his stuff and has a lot of experience performing home inspections. The inspection was very reasonable priced as well. They offered a veteran's discount and that made an already inexpensive inspection even more affordable. To summarize, I can't see how anyone could go wrong having a home inspected by Rich.
