Park management was pleasant and maintenance guys very knowledgeable. As the years went by the management and park went down hill. We at one time talked about doing a rent to own option we asked what the Dollar amt would be for the rent to own we were told you rent it for 5yrs and at the end of the 5yrs we then tell you what the cost would be to purchase the home. So the was a big flag of NO WAY WE WOULD BE DOING A RENT TO OWN. we also asked if the could replace the front stairs because the step rise was tooo high we were having a hard time going up and down them, well let's just say we kept getting the run around regarding the front steps being replaced. The screens in the AZ room out side kept getting blown off every time we had a dust storm or a heavy rain. We also had a lovely little woodpecker that put a sm circle up by the roof of the home, I lost count on how many times I would ask about having the hole repaired( once again kept getting the run around on repairing it). The park had changed management 3 times since we moved in. The 2nd park manager did know or do squat regarding and repairs. We would say something that needed a repair and nothing never got done. This last manager kept telling us that the front stairs would be replaced but never got done. Then I Jan 2026 we were told that the stairs would be done the 1st part of the year. Well as if May2026 when we finally got fed up and decided to move out the stairs still not done. During the later part of 2025 the park all of a sudden decided that it was the renters responsibility to have any palm trees trimmed at our cost up until then the park paid to have them trimmed plus the was a rain water run off at the back of our home we rented we asked when we 1st moved in who was responsible for removing the weeds in the run off area and we were told it was the park's responsibility to take care of it. Well once again the newest park manager said that it was our responsibility to have them removed. Now let just say that every years the lot rents would increase but nothing ever got done. The best part was (NOT!!!!) they would do inspections on the property and everything would a pass the inspections but all off a sudden after we moved out we were told we didn't have to worry about cleaning the place because they decided that they were going to remodel this 1984 2bd, 2ba home when they did the final inspection everything failed which ment it was the managements way saying your not getting your deposit back. They claimed they used it for cleaning. We asked for asked for a line by line cost detail on what my 800.00 deposit was used for. We are still waiting on it. ONCE AGAIN THE PARK OWNERS AND MANAGEMENT ARE CROOKS.

12/26/25 Apache Junction Az…read more Fellow Church member who hails from Iowa, Bill celebrated his 90th birthday today. The party was held in his community's clubhouse and was attended by his wife Jan, two daughters and son-in-law and beloved friends from his community and our Church. Bill is an amazing person. He runs the commercial Kitchen at Broadway. Wednesday's he prepares lunch for 120+ member who attended a midweek Bible study over Bill's lunch. He also serves this roll for weddings and other special occasions. This is a well orchestrated activity for him and his team of volunteers. And yes. Our lunch today was prepared by selfless Bill who else? The birthday surprises was his daughter's flying in to be a part of this generous man's milestone. For those in his community I want everyone to know from one of the Directors you have a special Person in your community. Happy Birthday Bill! And to the community members I met today, I love the tight-nit and warm feeling you all showed us today!

Since then, the management has turned over, and not in a good way. The people that came in as management made a big show with door, prizes, and gifts and comments of "look what we're going to do for you,"but since then, the business office has been closed, ( with the excuse that they can't get help). The Internet service has been spotty since the very beginning, and now the residents are told that there will be no Internet service provided, the office is closed again because they say they have no Internet service there either. Why can't the parent company of Sun resorts pony up a little bit and get an Internet service that actually works in the area? Activities that are scheduled between Sun Valley and the adjacent mobile home Park of Lost. Dutchman are held at that park and not at all at ours. It's hard to get a response when you send a request. There is a weekly meeting held by the homeowners Association members and residents, but the management don't show up for the meetings because they had negative comments made to them, and they don't like to hear the criticism when they have come. Monthly rent for the property is not expensive, and overall the park is tidy, but the expectations to keep it tidy are more for the site holders, then for their oversight. The gentleman who is responsible for the maintenance of the park does his best, and is very nice and does well with the facilities that he has. There have been multiple water leaks which are shut down water in this park for a day at a time, mostly because the infrastructure is old and decrepit. The new management installed a gas fire pit in the property, but they keep the key to operate the fire pit locked up, and you have to call someone in an office to get someone else to come over to unlock the box to give you the key to use the fire pit, so good luck, trying to use it when you might feel like entertaining a guest. Seems like the rules get longer with less support.

The water gets turned off perhaps, once or twice every few months, but definitely not every week. Perhaps, there was one month this last year where it was turned off more often but usually, only for about 2-3 hours at a time. We are on the park's email list & are told ahead of time, when the water would be turned off, what day, & which locations inside the park it would affect. The pool is ALWAYS clean & it's quiet here, something that did not happen in 2014 when we lived in a "prestigious" Fullerton, CA area. The climate here is dry & healthy for people with breathing problems or arthritic conditions. Doctors in this area are AWESOME & we're close to the 60 freeway, Sprouts & Safeway. Whenever I call the office, someone usually always either returns my call or picks up the phone. Ramona in the office, has been here for several years and has done a terrific job answering questions about COVID policies in the park they are FORCED to follow per Gov. Ducey's order(s). The restrooms & laundry room are meticulously clean. Also, this area is low elevation for people who "get sick" when living in high elevation areas. There is an excellent "Filiberto's Mexican food drive through" down the street that provide excellent healthy, inexpensive, fresh food that is reasonably priced w/bean/rice perfect protein combos. On certain days, we get chicken tacos or bean tostados for only about $2.00 where we have never gotten sick from the food. There are several Canadians who have homes in the park & they are gone about 6 months yearly, making the park "quiet;" again something we did not have when living in California. There will always be something "not so perfect" about living in any mobile home park; we've owned 3 mobile homes in three different states. We've been here 4 years, which is the longest we've ever lived in any mobile home park because other parks or areas were MUCH WORSE. How about having "outside the park" children entering the pool leaving feces in the pool with the pool never properly emptied & sanitized afterwards? This NEVER happened here at Superstition Buttes mobile home park and happened TWICE in the allegedly, so-called prestigious Fullerton, CA park we used to live in around 2014. How about having to listen to "pot-smelling, foul-mouth music lyrics & foul-mouth relatives visiting daily," right next door with the CA MH park managers not being able to do doing anything about it? Happened to us, & we were forced to move from our beautiful, large 3-bedroom, 2 bath home with a shed & outside green garden because management did nothing in CA. We have NOT had any noise here in the park, no foul-mouth neighbors, and no loud music inside this park. I take it back.... One time, I emailed the park management about 9 PM, about some "loud Mexican music." MGT emailed me back within about half an hour explaining that sound travels inside the park; it was coming from outside the park, outside their jurisdiction. I'm not "being racist" by calling it "Mexican music," because the lyrics were in Spanish with that European "hoomph pah" sound in "Mexican music." We call the drive through down the street, a "Mexican food drive-through," because that kind of food & it's recipes originated from "Mexico." We like Mexican food because the hot sauce is healthy, & rice and beans make a complete, perfect protein. BTW, RV'ers' are not called, "homeless, but transients" where they often temporarily live in RV's & pay rent to park in the East, Back-side of this MH park. They travel here from cold states to get out of the cold. Some RV'ers work the guard gates at the entrance in exchange for rent on their RV's parked in the back because that's what many mobile home parks & places in tourist areas do. We have NEVER had anything stolen here and NEVER had any break-ins where we live; however, I did hear that one time, someone got their golf-cart stolen in the day time near the pool area - did they leave their keys in the golf cart? I don't know. What I'm trying to say is that many people like the country music & square dance activities here in the park, along with the always CLEAN pool & public areas. I think there were two times where certain areas of the park's electricity had to be shut off for repairs, but when I called the ER number in the evening, the gentleman promptly answered the phone & told me when to expect the electricity to be back on. One of the two times, the cause came from outside the park during a storm & was not the park's fault. It's MUCh worse in other MH parks & the owners here own several MH parks where they've been doing this for years. We're staying here unless AZ goes full "blue," then we'll move to a "red" state. We saw beautiful CA destroyed by "corrupt, "blue" Politicians" & that's why we're in AZ.
