I have almost 2 years living in this community and if I ever paid attention to the reviews I would…read morenever move in and honestly I'm happy living here. There are some ups and downs but it's mostly not the community's fault but the neighbors. Yeah everyone is complaining about everything but what can you offer to make this place a better one? I have been complaining to the manager about neighbors who don't respect the stops signs, but if you ever pass the stop signs, the same people who don't respect the stop signs get nasty and yells at you and create tantrums! Who's at fault? The tenant? Or the management? Should management send someone to stand up and guard the stop signs 24/7? There are other neighbors that have lack of common sense or maybe they just behave like they were taught, they walk their doggies and they don't clean after them!! They dump trash in the next door neighbors, they don't respect the road and park to block said road for others and they are always complaining about the MANAGEMENT. Since I move over here I overheard complaining about the "bad management" but so far I don't have any complaints about the management, they keep the roads clean, they encourage you to keep your property clean and looking good, they offer help with debris, they have snow removal when we need it, they salt the roads, they have an scheduled for old appliances removal, and other resources when you need them, so what is the actual problem? I'll tell you the problem, people love to blame others instead of taking responsibility of their actions. If you are uneducated, you don't need new management, YOU NEED A BABYSITTER TO HELP YOU TO FIGURE OUT WHAT IS WRONG FROM RIGHT OR SOME EDUCATION AND LEARN HOW TO USE "COMMON SENSE".

After reading the post from Honora J. where I am named, I find it interesting that someone would…read moreprefer to publicly bash someone's good name rather than taking responsibility and accountability for their own actions. My post is not to try to 'one up' Honora J. with words, she is entitled to her opinion, however; as Yelp requests, posts should help guide customers to other businesses, and I'd like to help with facts. Colonial Estates liaison, Tamia Wilkerson, in my opinion, has only helped people in many different situations, find a good place to live at a reasonable cost. Being an investor, there can be circumstances that are beyond ones control; however, being honest and doing the right thing has no alternative action. Those types of actions are what I seeing continually from Tamia and her team. I've worked with Tamia now for about 7 months, and although every scenario is unique, her approach to be upfront with each customer inquiry, relationship and result is beyond reproach. Honora J. points out I am investor who invests money in Tamia. Actually, she was accurate saying I am an investor, and unfortunately her facts were off in her description of my relationship with Tamia. I invest in Colonial Estates Mobile Park to help make the park a nicer place to live. That is not the intent of every investor, nor every person in the park, but it was my commitment when I met Tamia, and we have remained true to that commitment. Additional fact: Honora J. did purchase a rehabbed mobile home in Colonial Estates. She walked thru prior to buying, gave her input on what was being done, and then went on to purchase the mobile home "as is" but with all mechanicals working, receiving a notice of a passing CO that is documented with the park and the Township. She later came to Tamia saying the heater had broken after she moved in and closing was completed. After Tamia communicated that to me and going on to lend her a space heater from her own home, we offered to fix the heater, replace the heater (with an upgrade to gas) and have even offered cash for Honora J. to fix her own way. We haven't been able to get an answer to date, yet stay committed to seeing it through. Does this sound like someone who is not doing business the right way? Does this sound like a liar and thief? When was the last time a Seller sold a property to a Buyer "As-Is" with the Buyer returning to say something broke and the Seller offer to repair it when the contract clearly states they don't have to? I would recommend anyone calling to Colonial Estates and working with Tamia, you won't find anyone committed to service like she is. Again, Honora J. is certainly entitled to her opinion, my post is simply to direct those looking for a mobile park to live in, to not be discouraged by name bashing. Do your own due diligence and make your own determination. Mine is that Tamia is forth coming, does her best to assist in all situations and stands by her commitment to always "do the right thing".

Stay away from arx management started a sewerage project last summer finished the main at the end…read moreof October nothing has been done since. ARX the owning company of steeple chase is a completely criminal company. They sold us a doublewide…read moretrailer with a litany of damage that was to be fixed before we took ownership per the written agreement. they never fixed anything! They then began sewer work destroying our lot and obstructing our access to what we own while we have been trying to hire contractors to fix what they were responsible to repair and never did. They even had the nerve after they have been paid for sewer upkeep in lot fees to raise rent for this "improvement" we as tenants have already paid them to do! This has been going on for 2 months with no reduction to rent despite no longer having a lot and being unable to leave or enter our home from 6 am to 5 pm due to construction. This company knew about this plan at least 2 years ago (since they used an illegal waste disposal system [cesspool] for years and never saved or planned to update to a legal one) and did nothing to alleviate the loss they caused their tenants. My neighbor and I have are now looking into an attorney and going to court if necessary. AVOID ANY ARX PARKS! They are thieves and liars!

Living in a Rules Rule concentration trailer park run by over an zealous manager was too much to…read moretolerate. By the way, those idiots sold their trailer and left Stalag 6215 a few months ago. As trailer parks go, it's one of Garden Homes' shining stars! There were too many rules, and the rentals went through the roof! Nevertheless, I was fortunate enough to save my money and escape from Stalag 6215. However, not before Garden Homes fabricated a ridiculous list of damages to their used single wide rental. $11,000 to be precise Their trailer's wholesale value wasn't $11K. They wanted to keep my $1000 security deposit plus pocket my cash to replace a six - or seven year old refrigerator, microwave, and dishwasher. They got $1200 plus my security deposit. My balance with them is ZERO. But I haven't forgotten the screw job I got from Garden Homes! But listen, it's been 24 months, and that $24,000 less in their accounts and equity in the property I bought. Owning my own property, I can: park 3 cars anywhere on my 1 acre property, decorations are my choosing, and anything else I desire to do with my buildings or land! My advice would be never rent or purchase a trailer that loses its value worse than a used car, nor buy a trailer and rent the land. Will I ever forget the $2200 Garden Homes ripped me off? No. I just want to let them know that they don't have $24,000 that went into land and buildings that are mine! Thanks for reading.
