The customer service was always on point, the grounds were spotless, and the bar/food situation was generally better than you'd expect from an RV resort. That's actually why we wanted to come out for Spring Break--and why we brought another family with us. Right off the bat, things felt... a little off. When we pulled into our RV spots, both fire pits (ours and our friends') were full of ash and old, charred wood. Not a huge deal--we don't even really use them--but it was noticeable. Ours was also broken (one leg completely off), which just added to the "hmmm... okay" impression. It wasn't terrible, just definitely not what we remembered. We had planned to kick off the trip with dinner at the bar the first night. Turns out--it's closed on Wednesdays. That one's on us for not checking ahead, but still a bit of a buzzkill. The next day, we figured we'd make up for it with lunch and drinks. This is where things really went sideways. The bartender/server was great--super nice, clearly trying--but every single order turned into, "I'm so sorry... we don't have that." No fries. No chicken fingers (which, with kids, is basically a crisis). Same drink menu as always... but almost none of the ingredients to actually make the drinks. I eventually simplified my order to tequila on the rocks with a lime. "I'm sorry... we don't have limes." At that point, I actually went back to my RV, cut up a couple of limes, and brought them to the bar. I wish I was joking. I don't even know if they used them--but that kind of says it all. From what we were told, everything was "supposed to be restocked"... it just hadn't happened yet. Which raises a pretty obvious question--who exactly was in charge of getting this place ready for Spring Break? We ended up driving into town to buy our own drinks, mixers, and food. Not exactly the resort experience we were planning on. We hung out around the pool and bar area afterward, and even that felt like it had slipped a bit. Chairs scattered everywhere, toys left out, cushions dusty with leaves--it just didn't have that clean, dialed-in feel we remembered. Later that evening, we thought it'd be fun to rent a golf cart and cruise around, meet people, explore a bit. Called the front desk... and learned that even though they're open 24 hours, golf cart rentals are on a strict 2 PM pick-up / 11 AM drop-off schedule. So if I rented one at 7 PM, I'd still have to return it by 11 AM the next day... for $140. Or wait until 2 PM the next day and miss the whole morning. So basically, no matter what, you're paying for less than a full day. Look--I'm not saying this trip ruined the place for me; it will remain in the rotation of places to consider. But it felt like visiting your favorite restaurant only to find half the menu gone and the rest "temporarily unavailable." As a "Public Service Announcement" for management, this also feels like a missed opportunity for you. This place can be great--I've seen it. But this time around, it just wasn't firing on all cylinders... and honestly, it feels like you are leaving both good impressions and DEFINITELY revenue on the table. PS-my wife says, "have better, cuter, and just more selections in your main store!"

All the amenities are top-notch: clean pools, a fitness room, a dedicated pet area, and the Friday wine tastings. We especially enjoyed the on-site bar and lounge, which is a great spot to relax. For the Presidents' Day weekend, they also hosted a fantastic wine tasting event that was a real highlight of the trip. The unique adult hot tub with waterfall views is a standout, and the buddy sites worked perfectly for our RVs. With reliable Wi-Fi and easy access to the local wineries, it's the perfect balance. If you want resort quality with a more intimate feel, this is it!

The refrigerator was not cooling and we had a lot of food in it for the reunion that we had to throw away. An employee came in and looked at it but they were unable to fix it. It ended up freezing after that which froze the eggs, etc after we refilled it. There was a high pitched squeal coming from the plumbing that kept us up all night the first night but maintenance came in and fixed it the second afternoon. All in all, they tried to be attentive to our needs and tried to accomodate us but they did not have any vacancies to move us. We will not be returning due to the loss we endured with the food and sleep.

There are a few long termers, not a problem for us. All in all a very nice welcoming park for us, we look forward to staying at many more times.

If you pulled onto the dirt road and saw the casual, rustic sign, kept going, parked in the dirt lot, walked in and got pissed because you didn't get a five star spa experience for $10, that's your bad.

If you have kids the game room and pool add value. Like other Sun Outdoor locations they operate the daily costs using a hotel reservation system. Laundry and store merchandise are fairly priced. The south mens restroom has one paper towel dispenser that is empty at times. There appears to be an office staff shortage so the Saturday hours are hit and miss, and there are no Sunday hours. Monday through Friday they are often open earlier than advertised and stay until closing.

You check in at the main office downtown, then hop on a tour bus to the ranch property. Our driver was super informative and entertaining along the way. The drive itself felt like part of the experience with bumpy ranch roads, multiple gates, gorgeous scenery, and a real behind the scenes feel of the property. Once you arrive, the staff gets you geared up with all the safety equipment and everyone was incredibly friendly, professional, and great with all ages. After gearing up, you take an old Army style jeep up the mountain and that ride alone was an adventure Super rickety, steep, and fun! We felt very safe the entire time because before every single zip line, the staff carefully checked everyone's safety gear and connections. There are 6 zip lines total and each one is different with spectacular views that change throughout the course. One thing to know is that you should be in reasonably good shape because there are mini hikes between some of the zip lines. There are lots of water stations along the course, which was great, but the experience is definitely active and you do not want to hold up the group. Totally worth it though and such a memorable Central Coast adventure for families, couples, teens, and adventurous kids!

Very close to Avila Beach, Avila Valley Barn, and close to Pismo Beach. About 22 miles from Morro Bay. Sites are level gravel, w/ a picnic table. Some have a concrete pad, chairs, umbrella, BBQ, and propane fire pit, and enclosed pet yard. 5 ft. wooden fencing between sites provides a bit of privacy. Facility is clean, well kept. Staff are polite, helpful. Sites reasonable size, we had plenty of room in a back in and pull thru. Many amenities families might enjoy. A drawback is road noise. Facility backs up directly to the 101. You will hear vehicles, sirens, etc. It didn't really bother us for an overnight stay. Would stay here again.

She was happy to give any assistance that is asked.
