Moved my family there knowing it was more expensive then most places but was fooled by the advertising on the website, offering all these "amenities" that were never available or weren't there to begin with. When I asked the management to help find a solution to the lost amenities I got excuses and attitude in response like it was our fault and to later see them driving around golf carts honking and laughing with their friends instead of fixing any of the amenities. I've never left a bad review on any business before, so I'll leave it straight here's a pros and cons list, because there are some pros. Hope my family's experience is a rarity. Pros: -concrete lots -decent size lots -pool/hot tub -dog park -gated Cons: -Little to no fish in "fishing pond" with several dozen+ dead and dying at the bank. -Laundromat isn't functional when there is one machine for 100 lots. -Showers are often locked with nobody in there, never was able to use it. -WiFi never worked during the entirety of our stay. -Directly backs to I-45=very noisy and constant; can't even have a conversation outside. -Rude management. -Expensive

She is extremely rude and acts like you are a bother to her because she has to get out of chair to help anyone!! She apparently gets joy in talking down to people like they are scum of the earth because they live in an RV, but the funny part is that she lives in a tiny bumper pull, and we pulled in with a year old $100k fifth wheel. I think if she had to smile her face would break, or she just is a miserable person herself. If you need to run errands on Friday, do so early as the line for the border backs up the one lane road for quite some distance and lasts several hours on Friday. With how close the campground is to the border, just getting back to your camp spot could take quite some time if you get caught in that line coming off the highway. Only seemed to happen Friday evening, all others were fine. The campground itself was nice enough. Full hook ups, security roaming. Not much to say other than it was convenient, clean, and the staff we encountered including the young lady at the counter and security staff were all very nice. Did not use the laundry room or any other buildings so can't comment on them. All in all, if you're looking for a camp spot particularly that lets you walk to the border this is it, and it's pretty nice. Will certainly use again, I'm hoping the time of year we went avoids the dump trucks and traffic mentioned in other reviews, that would certainly spoil the experience.

There used to be a sand/gravel pit that was quite busy, however that business is now closed. Industrial traffic is significantly less. Owners are quite friendly and helpful. It's a smaller park and since it's at the end of the road, it's really quiet. Wi-fi and basic cable is provided at no extra charge! Always a plus!! They have a nice little laundry facility on site and a large covered pavilion with picnic tables and a fire pit just outside the covered area. Grounds are kept clean and maintained. Next time I get back to the area, I'll be staying here again as long as they have a space for me to park my rig!

Their values are strongly connected to Family and the nearby BusBusinesses of Old Town Spring. The park is immensely clean, both by the landscape and the Park's Community Center. It's "Furbaby" (pet) Friendly and everyone who resides there is so polite to each other. I highly recommend it to anyone seeking a great opportunity to travel without worries. You have to play Tetris to get to your RV because there's only 1 parking space per RV yet most have 2, or are "regional workers" with work trucks/vans with trailers lined up everywhere. It's supposed to be adults only, but it absolutely isn't. There's many Mexican families here with children, and multiple family households in a single RV. There is no one that lives or works onsite so good luck with issues. If you have a pulse and a check you're welcome. If you care about where you live then absolutely do NOT move there!

The sites are very spacious and there are wonderful shade trees throughout the park. There is laundry on site as well. Rent is very reasonable with water, electricity & wi-fi included. We feel soooo blessed to live here. If you are looking for a safe, quiet place in the country but close to town, look no further. They opened in May 2020 and spaces are steadily filling up. Trust me, we visited all of the RV parks in a 50 mile radius of Conroe, TX and nearly all of them have the pad sites placed tight like sardines and they cleared out all of the shade trees! Not here! Caney Creek RV Park in Conroe/Cut and Shoot, TX is perfect! Come see for yourself!
