This compnay took over the dulpexes I lived at for 5years. They swwoped into Manchester, TN and took over. Their portal charges high fees to pay your rent, they sent me several letters to remove property that wasn't mine, diregarded my claim vehicles were not mine, then failed to renew my lease and given short notice to vacate. Now they want all this money for cleaning. Even when I was out of AC for 6weeks. They did'nt want to pro rate anything for that. Terrible terrible company. read more

They are good to work with. Their apartments are good if you are looking for a place short notice and short term to live. The pictures on the website makes the apartment look bigger than it is. Unfortunately, I could not get anything better at the time. I thought I got a good rate until I found out the newly renovated apartments are going to be 225 dollars cheaper than the old apartment I have, due to the awesome special they are running. My special only lasted two months, when this special is lasting the whole lease. My cabinet doors in the kitchen still will not close all the way due to call the paint that was painted over several times. There are spots on the countertop where it is worn. Over a year and 1/2, they put unqualified tenants in my home; interior inspections were conducted by an untrained eye (or he would have seen the obvious damage}; work placed through them was unacceptable and in 90% of the cases, the money I paid was refunded to me as there was concurrence of an awful job; accounting paid HOA dues from my income in the incorrect amount, resulting in late fees (I didn't know this until AFTER I moved my business; 1099 issued at the end of the year said one thing on the portal and received something else via mail. I would say *RUN not walk away from this business! They are unqualified in every aspect of property management!!!! During these unprecedented times , if you value your money or any aspect of your financial situation. I would not do business with Stones River Property management. Renting with them started off great , got approved in a timely matter and was able to rent a new build Townhome in the a Murfreesboro Blackman area . New build sounds great until you're the first to witness how poorly built they are and the cheap materials . Mostly the paint a cheap concealer paint , if you have kids a simple hand print is there to stay . My problems starting when I first moved in , poor paint , ant infested and bad wiring only certain outlets in the house worked . But I'm not big on complaining put in the work orders that took forever to be rectified, poor communication with the 3rd party people they hire to fix things . They don't honor appointment times and show up out of nowhere . But most importantly the move out and getting your deposit returned is a nightmare . I was present for my walk through , and at the end there was an estimated amount of damage of about $350 that drastically changed when I received the final . Out of a $1700 deposit they were only returning $118 back . Charging $1500 for paint !! There was no excessive damage to the property besides the normal from hanging pictures and etc . That they tell you do not repair , and you will be charged for . There is no upfront cost sheet , nor can your inspector be transparent about the price of certain things on your walk through . Which if you ask me makes the walkthrough very pointless because I feel they don't intend to give you any money back at all . They'll just hoodwink you with a high bill , I will exhaust all measures I can to get remedy and I hope this can help somebody coming near the end of their lease . DO NOT RENT FROM Stones River Property Management!!! Horrible Business ethics! We have been moved out of our apartment since July 31st! We were told after inspection 8/1 that it would take 30/40 business days as stated in an email received. Well here we are way past time and 3 phone calls and 3 voicemails and a text message in and no reply whatsoever. So today took it upon ourselves to drive an hour away to see what the problem is. We get to the business and told the problem to "Leah" Then an older man who I assume was Todd who everyone seems to have a problem with per all their horrific google reviews tells us it's processing before he knew were we lived. Then states just leave a name and number and he would get back to us later today At this point I was over the run around and I told him I want the check today there should be no issue. He tells me that it could take more than 2 hours to write a damn check. Fine wanna play that game I will. Less than 10 minutes he returns with a check with money missing for "damages" I ask for a receipt he tells me no I can't show you that. Not sure why he can't show that when it's coming out of my money. Then proceeds to tell me I could be billed more if there are more damages .The come to find out he did not refund our full deposit like he stated multiple times that's what the records show! So then I proceed to email a receipt of my deposit to show what the actual amount was. Of course no reply what's new. I was rude the whole time I do say that but when your not getting answers or just told to leave you get pissed. Overall this business is a complete joke. The apartments may be nice but it's not worth the hassle in the end and this doesn't seem like a once and awhile problem as I have read multiple reviews. Brown recluse infestation that they've sent an exterminator for but, instead of doing the pricey fix, they just have them spray once a month. Even the exterminator told me that this spraying will not take care of it! There was a leak in the crawl space that caused two wet spots on my ceiling, including plaster falling down, and they fixed the leak but none of the damage. They've just left it to rot and mold. My air-conditioner stopped working and they made me wait for it to get a second estimate, when it was over 90 degrees in my apartment, forcing me to have to get a hotel room and wouldn't pay for it. My toilet handle broke, I told them that very day over 4 months ago, and they've never fixed it. BUT they DID raise my rent almost $200 over the last two years for a one bedroom, one bathroom apartment that doesn't even have a dishwasher or washer/dryer hookups. read more

I can honestly say I would never rent through this company again. The leasing agent we went through was incredibly pushy and rude. We rented through this company for over a year. It was like pulling teeth to get anything serviced. We had them come out to fix something and there was another problem and they refused to fix it. They had to put in another separate request. I actually filed a complaint with the Better Business Bureau regarding this company. this is the excerpt below; This business seems like it wants to make it difficult for you from the start. The agent disqualified me within hours of contact. I am looking for a rental home for my family. I have been looking and going to houses to view them with my family to see if we like the house. many companies offer a "let yourself in" option where you can go in and see the house when it is convenient for your schedule. we are getting closer to the end of our lease and expanded our search for companies that may have rental homes. a property that fit our criteria came up offered by this company. left a message to contact me. right from the start, things were difficult. the rep, Vickie Tomlinson, said they only do showings from 9 to 5 Monday through Friday. I pointed out that most people are working at that time (including me and my wife). she said people make arrangements (so I guess that means I need to work around their policy). she then told me that we need to come in and talk about requirements before we look at the house. again, why would I go through all of that before looking at the home? no other company I have dealt with does that. she said they deal with hundreds of people that do that. ok, not sure what to say to that. She then tells me that she will have to check with the owner about the 2 dogs we have. I provided what type of dogs they are (mixes), weight, age, and images. she asked what they are mixed with. obviously, I do not know. I said that one of them may be mixed with a German Shepherd, but I am not sure. that is why they are mutts. She said they would need to know. So at this point, I guess she expects me to do a DNA test on the dogs? at this point it is getting ridiculous. all I wanted to do is look at the house. this was her reply to me when I told her they may be German Shepherd mixed in with one of the dogs. This was her reply. "Jamie, We cannot have any German Shepherd mixes or anything that looks like it. I don't think this will work, unfortunately. Also, we still would need to know what kind of terrier. Thanks for your time Jamie." This complaint is to whomever owns this company or is a stakeholder. this is not how you run a business. Vickie just blew me off in less than an hour. I called another company and they responded in less than 5 minutes with a showing time same day. Not only they used very expensive vendors, they also charge 20% or more in markup fees without ever telling you. Their contract is written in such way, that it makes it very difficult and expensive to leave them. The owner is a shark who only cares about money. If you ever are going to rent a house-- even if it is the nicest house and you really want it-- Nothing is worth it if you have to deal with them. I'm a very easy going person and not much gets under my skin but I find this property management team the most frustrating. No one there holds themselves accountable, they pass around your info instead of just dealing with it. They are all idiots running around like chickens with their heads cut off. They don't do what they say, they don't return your calls, they just don't care. The turnover rate seems very high so that could be a problem and they don't even have basic customer service training. I had a wonderful move in experience with Vickie, but unfortunately the rest of the staff is very rude, insulting and not helpful for even the most basic of repairs. I paid the entire year up front, caused no issues yet that was still not sufficient to be treated like a human being. For the year I lived at the property that was my home and where I raised my children and I am still baffled as to why the manager Carol White or some of the other staff can treat people so poorly and without cause. I would strongly encourage anyone not to list your properties with them and certainly do not rent FROM THEM. It is the single worst experience I have had in real estate and I have bought and sold dozens of houses in the past and dealt with property management companies from both sides. All told, these guys cost me $30k in damages/repairs and there's a reason the Board of Realtors has fined them multiple times. A gentleman who has worked for me for years alerted me to the condition of the property once he overheard that the current tenants were going to be allowed to renew their lease. He asked if he could "conduct a proper inspection" and sent me photos - the place was filthy, my appliances were scratched and dented (you have to work hard to scratch a glass cooktop), and I spent three months solid making repairs. None of this was ever reported. All I could ever get out of SRPM was that the tenants were "keeping up the place nicely." Two years in, the guy responsible for managing my property admitted to me that he wasn't a legitimate property manager (this is after questioning him about things that didn't seem right, having caught him in multiple lies). They had lied about inspections because they didn't want to travel to Nashville - so if you've already hired them, make sure they're sending you time-stamped photos or something to prove they actually showed up. Insist that you have access to your property every six months - and know your rights as a landlord. They lie and you will never see the deposit your renters put down. Even when I produced before/after photos (which they had not counted on me having) they only gave me half the deposit. My guess is that they had promised the tenants to find them another place, and they wanted to use the other half of the deposit for that purpose. Stones River Property Management should have been shut down a long time ago. They do not represent their clients properly. Don't look at the BBB rating - look at the BBB reviews. read more

I rented a property from Stones River Property Management for two years. Stones River Property Management was by far the worst landlord I have ever had. I cannot overemphasize just how horrible they treat their tenants, or how unprofessional their staff behaves. The property I rented from them was nice enough, but it had not been cared for by Stones River Property Management while it sat idly. As such, when we moved in there were bugs everywhere (including fleas as we later discovered from bites), broken fixtures that had not been repaired and the backyard grass had grown to chest level. They sent an exterminator three times to clear up the infestation problems, but refused to cut the grass, saying that it was our responsibility. The lawn maintenance was indeed our responsibility according to the contract, but we were not the ones who had let it grow to such an unmanageable height. Still, they refused and we had to pay a company to bush hog the backyard for us. I would caution anyone who may hand their property over to Stones River Property Management that we were told in no unspecific terms by the exterminator who came to our home, "I can come out as many times as you want, because they love sending me out here. Everytime I come out here they (Stones River Property Management) can hit the homeowners with a big, fat bill.". The staff at Stones River Property Management were rude to me and my wife on several occasions and threatened me once with physical violence for going to their office and demanding an explanation of late charges being levied against me for rent that was paid on time. To be fair, the large gentlemen who threatened me was asked to leave the office (not fired, just asked to step into a back room) after making his foolish comment. Often they would try to conduct random and unannounced inspections of the property, which is of course illegal. Each time they would conduct an inspection, nothing would be found, so I can only surmise that such inspections were done to inconvenience my wife and I for daring to question their atrocious and often illegal practices. Of course I was hit with the same ridiculous bill for cleaning and maintenance when I moved out that everyone else complains about. I think there was a $150 charge for carpet cleaning added to my bill, which is rather laughable considering the carpet was infested with fleas when we moved in. Still, we gladly paid our "maintenance fines" as we knew it would be the last time we would have to interact with this terrible management company. I am actually writing this two years after ending my lease with Stones River Property Management, but still hold such feelings of anger at the way I was treated by the entire staff.
