PLEASE IF YOU LISTEN TO ANY REVIEW PLEASE LET IT BE THIS ONE. STAY FAR AWAY !!!!! I'm not one to leave a review but the lack of maintenance on these units is horrible. We moved in February of 2024 shortly after my kids kept getting sick after multiple doctors visits we couldn't figure out why after doing my own research we looked in our living room ac vent and found mold upon taking off the vent dead roaches fell out from the ven when we moved in it was easy to tell there was a roach infestation from the prior resident but this just proved it (turned out to be brown mold after doing our own air test/ swab test since they lied on their results) also the amount of dust being blown out of the ac unit was enough in general to make you sick I would need to dust at least twice a week. After finding the mold I sent an email to the community manager in June 2024 (Amber who no longer works there go figure) I never got a response I sent a follow up email stating I was going to get code enforcement involved as well as the city if I didn't get a response back this was the beginning of August (never got a response). I ended up making a post on the upland community page and come to find out there are multiple tenants who are dealing with mold issues and being sick management does absolutely nothing or makes you think they are and lies about results. After getting code enforcement involved we finally received an email from management after having their vendor "GMS" who is working on a suspended business license tell us "nothing was wrong" but parts of the ac unit needed to be ripped out and "replaced" why if nothing was wrong. I ended up getting my own mold test done and came back as brown mold and a few other things. We ended up giving our 30 day notice after nothing was being done at the end of August. Code enforcement gave them until September 5th to fix the issue or they were going to be fined code enforcement reached out to us as they weren't getting a response from management and they needed to do another inspection. We let them know they had in fact not done any work on the apartment and we decided to do a 3 day quit we no longer wanted to give our money to this greedy apartment complex. Moral of the story they don't take care of their property and they definitely don't deserve your hard earned money look elsewhere or your going to regret moving here.

New Tenant I was looking to start off by saying thank you to leasing agent Alexandra for all your help these couple of past weeks ending this February. She was on top of everything from returning a missed phone call, extending paperwork, her patience with me was amazing, her hard work paid off finding the dream apartment for myself and mum, we couldn't be more grateful. I also plan on referring my friends, family, and colleagues who need assistance in the future to definitively first hand ask for Alexandra Thank you again for all your care and attention. In 2014 when we lived here it was great. Now it is not the same at all. Since coming back to this complex in 2019 It has done a complete 180. Let me start off by saying even though the staff is good, the apartments themselves are terrible. The biggest issues here are the roaches. So bad in fact that the damn roaches come out during daylight. When we did the walk through before getting the apartment, there were roaches, roach eggs and roach dropping. The promise was to be rid of them and is still hasn't happened. I have attached picture to prove what I am saying. And yes treatment has been done several times, 5 so far I believe. To make things worse, is that 3/4 apartments in my sections ALL SMOKE! And when they drink beer they leave their cans on the floor. And you can smell the of cigarette thru the walls at times. Inviting people over is embarrassing because the quality of residents and roach problem is horrendous. Once my contract is done I am out of here. Please don't look here for apartments. $2000 a month for roaches? Even after all this my rent was still raised. The pictures attached are from when we moved in and some are as recent at last night. Update - October 6. Brianna D. Thank you for responding. However, after many treatments and many contacts with the manager of the property, what is going to change? The address isn't going to fixed because as a property you have had nearly 2YEARS to fix the issue. Just to show you what is still happening, I have attached more pictures label "breakfast" so you can see what it is like to cook in a clean kitchen for my children in this apartment complex. BTW if you want to fix this issue contact me. I am tired of all always communicating with you, rather you should be following up with me. I'm still an active renter. Call me. Don't forget to see the pictures I have posted while cooking breakfast for my kids.

He was professional, patient, communicative, and made the move in process seamless from start to finish. His responsiveness and willingness to assist residents whenever needed have truly made a difference. Tara has also been outstanding. She consistently demonstrates professionalism, kindness, and a genuine commitment to ensuring residents have a positive experience within the community. Together, Andrew and Tara create a welcoming and well managed environment that genuinely sets this property apart. The maintenance team has been equally impressive. Donnie and Ulices consistently go above and beyond in their work and dedication to the residents. So I noticed all the old reviews were deleted. ..FYI. I…read morelived here 6 years with my family and watch this place go majorly down hill. First off these are NOT luxury apartments. The kitchen is all your basic cheap laminate. Theres crown molding that only goes through half the living room and the appliances are crap. We went through 1 microwave, 2 washers, and 3 dryers. The first two dryers killed so many of our clothes because if a shirt had screen print on it the dryer would catch it and twist it up and it would have to be yanked out between the door and the part that spins the clothes. Only the downstairs units have the hard floor and door bells. The side exit gate is always broken and it would stay open for months. There's already a transient problem in that area. You have people constantly trash diggin through the dumpsters and homeless people walking in and riding their bikes through the property. Also we've come across them sleeping on our stairs at night. No night security and tons of people without parking passes would park in the lot. My car was keyed the first year living there. Constant calls to Upland PD cuz of all the ghetto people in our building fighting each other and yelling outside at 2am. The only cameras on property are over the office. And at the gates. My car was involved in a hit and run in our parking lot and the office claims they could not release or let us watch footage of the person who did it nor would they look. So instead of being able to catch who did I I had to pay for my car to get fixed. The front call box never works. I know this because my friends dropped off my kids after school during the week and could never get in. So they would have to wait till someone let them in or came out. They didn't have maintenance for a bit so having anything fixed was a waiting game. They had someone really good running their maintenance team the first few years we were there. He was the only awesome thing about that place until I heard the manager let him go. The office staff has been a revolving door as managers have changed and staff were constantly new. No one ever answers the phone or returns your message. The last 2 years we were there they hiked the rent up 10% yearly. In this complex you have to pay for trash, water, sewer. I've lived in many other apartments and never paid these things till I moved here. Also if you move out, don't clean. They take $200 out of your deposit to pay someone to come in and clean. I'm still dealing with the office on the amount we owe after move out. Even though I paid for the days on the portal I'm still being charged for more days. Plus your utilities are two months behind. So even though we are no longer there we have to pay 2 months of utilities because of their system. Stupid! Don't recommend.

We have so many friendly neighbors that welcome us as we walk around with our little dog, and love that there is a little dog park with poop bags to clean up after your animal! We just had a pizza and family game night in our pool area and we were so happy to see Stephanie and George participating in the event, truly made this apartment complex feel like a home. Would highly recommend this community if you are looking for a well maintained and friendly community! Can't wait for our big screen movie night by the pool with Bailey hosting in a couple months!

Michelle really needs to keep track of what she tells people, she wasted my dad's time. I have been…read morehelping my dad apartment hunt, and I found these apartments for him to contact. He had an appointment to view the apartments last Saturday (12/21/24) @ 10:00 AM. He drives all the way up to Upland and he calls Michelle who proceeds to tell him that she can't show the apartment because the maintenance is working on it. So that he could either go later that day or do for another day. No apologies or anything, I guess a confirmed appointment means nothing. When my dad contacted these apartments and spoke to her, he was very clear he was looking for a 2 bedroom, she told him they would have a 2 bed/1 ba with garage starting mid/late January, but in the meantime she could show a similar unit to get a feel for the layout. Hence the appointment on Saturday the 21st. Fast forward today, he has an appointment at 4:00 PM on Dec. 26/2024. He then proceeds to drive up to Upland AGAIN. Under the assumption the 2 bedroom/ 1 ba DOWSTAIRS unit was still going to be available in January like she knew he was looking for. She showed my dad the unit but not really she was just standing there not caring to show him around. He then asks about the downstairs apartment 2 bedroom they were in speaks of and she told him that it was already rented. Of course my dad was confused because per her words, it was supposedly not even available yet. She then is telling my dad that per him being self employed he would need to show bank statements with 30x the rent as the ending balance. Which that she never even mentioned beforehand. Be FFR, anyone with 30x the rent would not rent from these apartments that has barely to no parking and homeless people walking around. It's very clear she just did not want to rent to my dad or take him seriously for whatever her reasons were, but what angers me is wasting my dad's time!! Especially after Christmas to have to drive up to Upland in hopes of finding his new place. I have called and spoke to Michelle when I first inquired on behalf of my dad and she is quick to want to tour the apartments and get the ball rolling, but I guess only if she takes you seriously! Do better Michelle, you're not very good at your job.

Christine, Brittani, Aaryn and Jeanine were great. Also Ralph but I don't think he's there any longer. The entire maintenance crew was also great. Mike, sam, and another SUPER kind gentleman but I seemed to have forgotten how to spell his name but I left him a review on another site. It started with a D so if you guys could remind me that would be great! So I can properly recognize him on here. The property is VERY well kept, and beautifully maintained. Pool has always been clean, same for the gym. I only have a few downsides (notice I didn't remove any stars for them) I know they do TRY. (Maybe corporate can work on the parking one). First is parking- please note your vehicle will have to fit in the tandem spot. (There are various sizes, some are long enough to fit a semi while others would only fit a smart car) I know it may seem like an obvious fact but some people actually get away with it if their neighbors seem fine with it. However, one of my neighbors did NOT. I have 4 kids in car seats and when we moved in, we had a smaller vehicle but we knew we were going to get a larger one. We got an SUV & Our parking spot was all the way to the back of the alley, so it was pretty "out of the way". But we still got complaints (pretty sure from the same person) that it stuck out of the given space. We tried parking it in our garage, but because we would be unable to open the doors and load all the kids in, it wasn't really an option. We ended up having to park in the visitor parking. Which was also unfavorable since we had to carry/ walk with our 4 small kids across the parking lot and up to our unit. So please be mindful of that. Second- while this specific area of Rancho is beautiful and overall "safe", PLEASE remember to lock your cars. I can admit I have left my guard down a few times and I didn't double check that the cars were locked so my car got broken into and my mother's bag was stolen. The vehicle was parked in our tandem spot. We did file a police report and the leasing office DID do their best to resolve any issues we had (they replaced my apartment keys and changed the lock on my unit.) so again I really couldn't dock them for that. I'm only sharing these things with you as reminders. I don't want these things to deter you from considering Carmel as a place to live because we did enjoy living there and we were very sad that we left. Overall, the highlights are the staff and the appearance of the apartment complex as a whole. Thank you Carmel for a great year with you!

Welcome to west Fifth where you pay well over $2500 to live in a broken run down facility…read more Something broken call your friendly leasing office with a rotating roaster of staff. Never expect to speak with the same person 2x. Make a complaint might as well pray that it gets fixed because chances are it won't. Also be prepared for constant "emergency water shut offs". In November alone I think our water got shut off 3-4x but you still pay full price for it. Also flooding when it rains. I have made multiple communications about the rain gutters having a hole and flooding to which they told me oh they are clogged. I spoke with Carolina, Kevin, Sabrina, and Monique and no resolution. That doesn't even make sense they need to fix the hole. The flooding broke my ring camera which I shouldn't be responsible to buy a new one for their negligence. Also my front door won't lock and must be literally kicked in to be opened. When I requested a new one they said no and we must wait until the water is dried up. Walls are so thin you can hear everything! This is just a little bit of what you can expect. Homeless people in the trash everyday. I've replaced 3 car tires this month because of nails all around the parking lot. Dog poop EVERYWHERE. Don't move here for real. But the staff is friendly so there's that.
