I usually don't leave reviews but I had to this time. I have lived at this property for the last 4 years and my experience has not been the best. I'll start with the property manager Erik who is basically non existent and never answers the phone returns phone calls or emails. I have contacted him over 50 times and get no response back. I have also attempted contacting conam directly and Human Resources was very rude the lady said someone would contact me within 24 hours and they never did. The phone just rings and rings. The washers and dryers are always out of service old and outdated eating my money on several occasions. I have seen more than a few gigantic cockroaches in my unit which absolutely had me terrified and it's disgusting and a safety concern. I have also heard about the mice infestation in another unit as well. I will say the maintenance man Alphonso is really nice and helpful. The property manager also waited 2 months to tell me that I had missed a rent payment which I had no idea that I did due to family issues. The lack of communication from the property manager and the bugs in the unit non working washer and dryers made me unmotivated to pay rent another day. If you are looking for a new home I do not recommend Stoneridge at all. read more

This office is simply a JOKE and it is being confirmed by the day with by the numerous complaints, pretty much stating similar scenarios. Horrible below performance and this office seems not to be bothered by it, at all. Hopefully this gives more tenants the courage to come forward and to speak up. I shy away for a very long time, by fear of retaliation and resentment from the office. And I hate to be the center of attention any way possible I can Here we go AGAIN, I am prompted to review because charged fees are still not being adjusted and credited, even after several continuous proof of insurance compliance submitted and handed to eric in the past almost 2 years!! And which StoneRidge itself CONFIRMED 3X!!! I was up to date and current! This office never communicated to WHY I was still being charged DESPITE my compliance and DESPITE my continuous attempts to find out why, every single month. I had to call corporate who FINALLY took just 5 min to kindly explain about their new policy updates, Took me a minute to consult with my agent to make the updates and resubmit... (Info I asked ERIC and waited for years in here. It took me 5 min to solve, That simple. Rather than WASTING my time calling this office, writing letters and sending emails, being completely IGNORED. NO RESPECT for the tenants! I have asked this office every single month via emails and letters stapled to checks (which they quickly cash but ignore the letters) to provide me with statements since the on lime portal only backtracks 1 month, but in vain. ZERO REPLY. I should NOT have ANY fees. Always pays my rent on time and always been COMPLIANT with ALL rules and regulations. Be PROFESSIONAL to CALL BACK tenants to SOLVE their issues. But I guess this is a ZERO priority for this office as long as they collect rent and sign up new leases. The succo contact mentioned is another circus, Another run around and corporate has NO email either as I was told so when I visited the Kearny Mesa headquarters since I was getting NO answer from here. *** Now reading Robert's review, I feel horrible and I am very sorry to hear but NOT surprised. It reminded me this almost happened to me during covid lockdown. My business was lockdown for 2 years, I am a single mom, I had NO income. Thanks for the County rental assistance but I was this close to missing it, I submitted ALL necessary docs and was in regular contact with the case worker who could NOT get a hold of ERIC despite several calls/ But Eric was saying otherwise, Whom to believe? Well, Now i know who not to trust after all the reviews. I was days on the phone with the case worker and they had done their job waiting on Eric, I can totally understand this was an hectic and stressful time for any Landlord to deal with but please at the same time, a sense of increased emergency needed to occur from this office. Families were on the line, here to be rescued,,, I strongly believe would I not be aggressive every single day with eric, I would have missed this desperate assistance without a doubt, I had NO other help or source of income. Luckily, the social worker had to grant me an exception to extend the deadline due to this office negligence and DELAYS. I would have most likely be evicted and end up like the other tenants if I did not get this rental help *** I wish I did not have to waste my time doing this. These are basic management tasks that can be solved in a day, NOT years and having tenants to go out of their way to find resources all over the place. So I'm fairly new to this complex been here since August 2018 as of this point everything has been amazing the manager has been great very accommodating and helpful and the maintenance staff are rockstars. E When I call or put a request in online they are on it most of the time within a few hours. The biggest thing for me was the garage they are huge I can park my car and still have tons of room for storage. I have very friendly neighbors and it's super quiet at night. I have to agree with the recent reviews. We really do not have a manager. I honestly think this dude must be somebody's kid, cause there is no way otherwise a.company would put with this crap for this long. And if there is a legi excuse...some medical thing or whatever, they should tell us. If I had to rate based only on the tenants and the maintenance crew, the score would be much higher. Maintenance staff CONSTANTLY have to cover forthe manager. But the excuses just get old. Today I was told he hurt his back on Tuesday. Last week it was some other urgent situation. Last month, no excuse was give. Just apologies. My parents managed apartments for about 30 years, so I understand how apartment complexes are run. And this is not it , trust me . And no don't bother to respond saying you're sorry that I'm having these issues and please contact so and so and so and so. Know how about you guys just have somebody try and drop by our office at any day of the week when it's supposed to be open anytime . Any day. And I guarantee that if you do it three or four times in a row you might find someone in the office once if you're lucky. You've heard all the complaints, now do your job. I needed to tell someone that I split my head open on the little showers that shower heads are only about 5 ft 7 . My 6'3 son can't even get into his shower he's literally bent over in half. I moved here on short notice in November 2016. That being said I will address everything the potential renter needs to know and factors to consider. 1. The rent is 1300 for a 2 bed 2 bath thats a reasonable size and price for California standards. You also pay separately for water, gas and trash. It ends up being around 50.00 per month.To rent a garage is 75.00 a month. I pay about 1425 after its all said and done but I have yet to see another apartment ( that I would want to live in) give you more for less. 2. There are dogs everywhere which I don't mind but when I first moved here the stench was unbearable. I would literally be nauseas walking to my home. I ended up telling the management about it and they hosed the area down and sent out letters the same week addressing the concern. People who were habitual offenders and let their dogs use the restrooms everywhere were basically told to shape up or be shipped out.I have not had that issue since I ( as well as several other residents) spoke out about it. When I told management they made me feel very welcome to tell them any concerns I may be having. They took it seriously and I appreciate that! 3. Parking has its ups and downs. I have a garage which is SUPER tight to get in and a parking space which is also SUPER tight to get in, The residents work together to not park like jerks as we all know how much it sucks going in and out.If you are having guests they have to park off street which since the apartment is on a steep hill is quite the trek to your home. It may also be difficult for guests to find parking sometimes but I noticed not a lot of residents have guests over and that may be apart of the reason why. 4. There is the occasional noise but nothing that can't be overlooked. 5. Matience is super responsive. I mean if something breaks they fix it correctly the same day. That means a lot to me because I have a strong dislike for companies that just provide band aid fixes. The matience/management team is top notch. 6. The grounds remain very clean and well landscaped for the most part. The property appears very well kept although the appliances. cabinetry and fixes are outdated. 7. I would recommend buying a swamp cooler/window unit a/c for the bedrooms. A/C is only in the living room.There is heat in the bedrooms though.You are also welcome to install a ceiling fan at your own expense. 8. I do not have any sort of bug problem and have not had a single roach in my apartment since I've moved in. Most of the neighbors are clean working class people. There are some exceptions of people who have issues with not cleaning up after pets in their apartments but those people were moved out VERY quickly. read more

The maintenance men are absolutely fantastic, management is friendly, but the parking really is horrendous. No guest parking whatsoever, you get 1 small spot and have to pay extra for a garage space (god forbid you have 3 people in a unit with more than 2 cars), and the street fills up immediately as most of us are getting home from work. I remember sometimes having to park about a mile up the street just to be able to get a space. Not to mention some rude tenants who would park in your spot, or stare at you as you're walking to your car when it happens to be right in front of their unit lol I've been and have had my guests harassed in the middle of the night by skinhead meth-addicts more than once because the spots are ridiculously small and they somehow mentally rationalize that you're "too close to their car." Management is fine, I have no problem with them, but the lack of parking and rudely entitled fellow tenants were my biggest issues; maybe it's just the area? read more

This place is very difficult to get a hold of, nobody ever answers the phone and/or reply to emails. I would have to physically drive to the leasing office to talk to someone. Very inconvenient. I put down a deposit for the apartment that was going to be available in 4-5 weeks, keep in mind the apartment is still occupied. At the time of the deposit I was never told that it was non refundable. Unfortunately some events came into place where I had to change my mind on this place. Once again I tried calling back and of course no answer so I drove down to find out that I couldn't get my deposit back. I have not signed a lease for this apartment, so it is very frustrating to hear that I can't get it back. I would understand if it was a last minute thing before the move in but it is not. Erick had told me that the deposit is already being invested, Invested?! What is that suppose to mean? They have about a month to find a tenant, so they are not loosing money, it's not right that they kept the deposit. At the moment I am looking into legal action. Do not plan to commit any kind of long term relationship with these people as they simple only care about market value and the most money they can get for their properties.....No humanity towards their renters.. Trust me being a 12 year idiot hoping maybe sooner or later they will realize value in long term renters. 5 Apt managers and hundreds of neighbors in the pocket and I am still forced with my yearly rental increase. not only do they not have to pay a turnaround fee but also drama free. that has to have some value..lol living in an Apt. complex and all. There are more dogs then the dog pound has and its louder then the dog pound also. Next place I live will be NO dogs aloud, talk about BS. We have lived here for 6yrs, Next mo... The only reason we would move is to Buy or rent a house(That accepts Pits). We are a family of 4 (2 daugters 15 and 11 share a rm) in a two bed, two bath, thats all they have here... Well one 3 bdroom but no one ever leaves once they get in, and its a long waiting list lol... Loved our first manager Donna, She played by the rules, after all she was just the manager of the property she worked for ConAm Property Managment, Like all of us we have a boss to answer too. I think some people forget the Apartment managers answer to the rule maker too. So when people are late on rent and want a break with no penalties, they called her names cause she couldn't do that... Pay your rent on time and you be oh k... Anyway Donna got cancer took leave and passed away 2015, RIP Donna!!! Now 2016 we have Eric, So far so good I guess... We keep getting blamed for Dog Poop, even though everyone brings their dog to our side to potty. lol We get the normal nieghbor Problems, biggest one is when we have loud party type nieghbors if they're in the building behind us their front doors face our besroom windows so we can here them out there parting... Have to have window closed (Which is not possible in summer heat) or Fan on High to try drowning them out. They usually get ran out pretty quick... Or the nighnlbors with dogs, on leashes thet they can't control still or let potty on the sidewalk... We have a Pitbull (Grandfathered in, they no longer allow bully breeds, It's Stupid!!!) who listen better with No leash then some of the dogs on leashes... One apartment has 3 or 4 unruly dogs, and one place has 5 chiwawas which I have never seen walked...??? Definitely should only allow social people & dog friendly dogs... Should test the dogs before move in... If you don't like or are afraid of dogs Do Not move to a Dog friendy apartment!!! Another HUGE problem is parking!!! You usually get 1 small space, you can rent a garage too, They are perfectly car wide and a car an half long or non lifted ranger pick up type/size truck... some people only have a garage no space... The garage has to be used for parking not storage, we have two Harleys, a 3wheeler and a dirt bike parked in our garage. We have one space and two vehicle's, we have to park one on the street which fills up fast and when some sort of Rodeo or the KSON Country Fest is going on... Forget about it!!! You really have to pay attention to whats happening at the rodeo or surrounding Apartments (In case they repave or something) to monitor parking on the street. We have had to go park at my in-laws house 5 long blocks away. Then its late night drop offs early morning pick ups for work and what not. Over all if you are a 3 to 4 person animal loving family with 1 small car or 2 with garage to park in (it is tight however) this place is great for you. read more

Have lived here 3 years, have been a renter for 20+ years. The ONLY reason I will leave here is to buy a house. Our Manager and maintenance crew are awesome! Landscaping twice a week, trash and recycling on a regular basis. Dogs are allowed, but rules regarding them are enforced. read more

We lived here for 2 years and just moved out. Manager Donna ran a great family type community. Although apartments are ok size for the money, and parking is the worst when you have to park at bottom of steep hill. The new manager has a lot to be desired in customer service and providing a good environment for me to raise my kids in. Overall feel is that it is NOT the same great place we moved into. i have lived here almost a year and can't wait to move out!! They have turned off the water again without notice, but yet my water bill (pro-rated for the people in the building) is still super high!!! They shut off power, block off the parking lot, and turn off the water. On top of all this, the neighbors are loud and unruly, kids run everywhere and hit your car, and the laundry is always full of someone else's clothes. This place sucks!!!
