Allen failed to note that there were three crawlspaces in the house. In each of the crawlspaces mice had ripped out the insulation and stored hundreds of acorns, leaves, and other debris. $5,000 to clean and reinsulate 2 of the crawlspaces. One of the other crawlspaces is visible but not accessible and all the plumbing and heating for the master bathroom runs through that crawlspace.
