I called Ed after reading the many positive reviews online, and after working with him, I can say that what everyone says about him is true. He showed up on time and was exceptionally thorough. He spent 2 hours and 45 minutes inspecting the house and made sure to explain everything we needed to know. He pointed out things that I think others would simply look past, but everything was good for us to know. Knowing that we were first time buyers, he also made sure to explain some details of homeownership that were necessary for us to know. I feel confident in buying our house knowing that he gave us a comprehensive review of everything and we can feel confident in knowing what to expect as we continue with the buying process. I would certainly recommend Ed to anyone looking for an excellent home inspector. read more

Ed was recommended to us by our Realtor. He was very thorough. He told us from the beginning that he would like to inspect first and then discuss with us, but we could tag along if we liked. He spent about 2.5-3 hrs on our potential 3.5 bedroom house. He first inspected different areas by himself and then pointed things out to us later. He even went on top of the roof and took photos from the top, to show us. He spent a considerable time in the basement inspecting the furnace, heater, water pipes and main girder beam from below. He managed to find things which we hadn't even noticed and even gave us home improvement and maintenance tips. Because of Ed's inspection, our Realtor managed to convince the Sellers to make 10 home improvements/ repairs. Overall, I'd recommend Ed Malloy as a home Inspector. read more

I just used Ed Malloy of House Detectives, LLC. to inspect the perspective home that I plan to purchase. The home is about 44 years old with a mix of older and newer systems. This is the 5th house that I have purchased in various locations over the past 20+ years and Ed Malloy at House Detectives is among the top in terms of knowledge and experience. Ed allowed me, and in fact encouraged me, to participate in the inspection so he could point out any discrepancies and provide advice on proper preventive maintenance on various household systems. He readily answered my questions and pointed out several issues with the house in need of repair that I would not have discovered on my own. Ed Malloy provided prompt and professional service and I would definitely recommend him to my family and friends. read more

Ed Malloy of House Detectives did an excellent job inspecting a 1950's home for us. The house was in need of updating, and Ed provided a realistic overview of what would be needed, in both the short time frame (less than 5 years) and the longer time frame. There was no sugar coating, just factual analysis and sounds advice on what would need to be done. The inspection was very thorough, every crawl space, crack, drain, faucet, outlet and appliance was tested, along with all the structural features of the home. The detailed report with photos, results, and recommendations was an aid in negotiating final closing terms on the house. It was well worth the price. read more

I'm currently going through my first home buying experience with a house that is close to a century old. Ed was perfect. Professional, thorough, knowledgeable, and he not only explained things well, but explained the context in regards to the age of the house. Not only do I feel more prepared to tackle the project of an older home, but I feel like I understand it's history and character more. I also felt very comfortable asking a lot of questions and he didn't make me feel rushed. This is my first inspection process but I feel like he went above and beyond by not only telling me about issues but also with ideas on how and when to address them. read more

The service provided by Ed and House Detectives was high quality in a number of ways. Responsive and clear during the initial contact and appointment stage, incredibly thorough and informative during the inspection, and prompt to produce the report. I learned a lot from Ed about the house I was considering, but also about homes and maintenance in general. He is personable, meticulous, always willing to stop and explain patiently, and also warm and friendly. The report we received was highly detailed and laid out in such a way that non-professional laymen such as myself can easily understand and digest it. Highly recommend. read more

Ed is like a throw back gentleman out of time and place. He is thorough with his work. He speaks only when he has something to say, and will patiently take time to explain anything that you have questions about. As others have said, he actually gets up on the roof and really takes his time to go over every nook and cranny. it very much seems like if there is anything to be seen or found in the house, ed will find it, document it, and explain it. and his turn around time is incredible. we had the report later that day, fully fleshed out with images and an easy interaction to create a request list directly from his report. read more

House Detectives did an absolutely fantastic job inspecting the house we purchased in Connecticut. This is no quick in-and-out, cursory look. Budget at least 2.5 hrs for your inspection. But what we got for our time and money was an incredibly detailed report outlining all the pluses and minuses of our new home. Its thoroughness gave us a very strong negotiating hand when it came to finalizing the financial adjustments to our purchase offer. And if House Detectives are inspecting the house you're selling, better make sure everything is absolutely shipshape, because if there are problems, HD will definitely detect them! read more

Ed was truly an asset as we were going through our house search. He is extremely thorough with regards to his inspections, walks you through what he is seeing, why it is important and why something could be an issue to address right away or explains why it is more of an ongoing maintenance matter. The inspection report that followed was very detailed, came within hours of the inspection and provided excellent backup support we could show the sellers. Highly recommend Ed Malloy and House Detectives to anyone looking for a home inspection service! Regards Dan & Leslie Slater read more

Ed was referred for a home inspection and would HIGHLY recommend. He was prompt, professional and highly detailed with his findings. He was thoughtful with his approach and made recommendations along the way detailing concerning of immediate to long term. He bridged conversation with other residents for us to be informed of the development/association. House Detectives conducted the inspection for a house my daughter purchased last year, so Ed Malloy came recommended. Both Ed's manner during the inspection and his report were thorough and professional. Understanding that I will be a first time home owner on the East Coast, Ed answered my many questions with kindness and professionalism. Ed suggested we call him with any questions we might have upon reading the report, and I have no doubt his patience and competence will be the same - top rate! I've used Ed and House Detectives twice now - first for an investment property and more recently for a primary residence. He is the most thorough inspector I've encountered. His inspection process is hours long, includes interior, exterior, roof, structural, electrical, plumbing, appliances, heating/AC, etc. He provides insight not only on items of concern, but also items to watch as time goes on during ownership. If you are in the market to buy you should use Ed. Highly recommended. read more

We hired Ed for our inspection for our first ever home purchase, and he was excellent! I thought he did a very thorough job and was quite adept at distilling down the difference between big issues that we should address from littler ones that may or may not be something we wanted to push the seller to address. He was prompt, friendly, and humorous to boot. It's more or less a one man operation, which I like because you know exactly who and what you're going to get. Thank you Ed! read more

We hired Ed for an inspection on a house we're considering buying and he blew us away with his attention to detail, knowledge and professionalism. Oh, and he's funny too ;-) He sent us his report by the end of the day, just a few hours after the inspection ended, and it was full of information on how to address every single thing he found that needed attention. It was like a user manual for the house and it will no doubt serve us well. I highly recommend his service! read more

I'm a recent client (10/20)...Ed is a highly detailed and professional home inspector. He explains all systems and discloses all potential issues so a buyer is very well informed. His home inspection report is detailed and going to be useful to me for the life of the house. It's a guide to repairs needed and maintenance/upgrades required. It's unusual to say someone exceeded your expectations these days but Ed truly did. read more

Ed absolutely approached our home with the laser-like dlilgence of a potential buyer. He was as knowledgeable, thorough, and attentive to detail as the name "House Detectives LLC" would suggest, but he was also real--he didn't try to sugar coat anything, neither did he try to incite panic. He was, in short, clearly experienced and prepared for the job at hand. He was also patient and kind to our nine-month-old daughter. read more

I was impressed with Ed Malloy's thoroughness in the inspection of a house I was considering for my company. He was up on the roof, down in the basement, and in every nook and cranny between them. I learned a lot from his explanations of repairs and as he pointed out what he was looking at and why. He was clear about what was important, what was merely aesthetic, and what should be watched. I recommend him highly. read more
