I met with Joe and his team to see if it would be a good fit to work together & I disclosed all of the information that I previously mentioned. Joe told me they would have to run my credit again and If there was any other debts I had recently opened, I disclosed that there was none that I am aware of. You'd think, given that they'll run my credit they should be able to know. Communication leading up to the week before closing was okay. One week before my closing day. I get a call from Joe saying "under writing came back & unfortunately your debt to income ratio is too high. You're no longer qualified for this loan. I am sorry." I asked Joe why wasn't this discovered upon the first meeting & he said "you're right it showed have showed up in your credit pull (mind you this is a hard pull). Not sure why it hadn't". Joe provided no other options on how to better my situation, just a dry "I am sorry". I asked what's my DTI, how can I improve it, what's my purchasing power currently, etc. I simply felt like Joe gave up. I spoke with multiple lenders and they mentioned that a credit pull will disclose my full credit history. Being that I was turned down from the first lender due to lack of experience was one thing. To now being turned down by this lender one week from closing when the reason for being tuned down could have been avoided upfront after the first meeting...To put it frankly, it's annoying. At face value Joe and his team seem great, not sure why they had to give me the whole run around. I wasted almost a month of stress balancing my life to have things just to blow up in my face.
