Lots of pressure to take a loan app, I said I was doing my due diligence & was not going to do a loan app that day. Then what really took the cake was I got a text message from Amy the following Monday stating the Fed had lowered rates, I immediately Googled such & found no such news. I texted her back asking her to send the link to confirm such. She said she didn't have that article but continued to try to get me to make an appointment in 3 more text messages. The call service technicians are inadequately trained. They will not read the notes and call you four times a day. I was told I could get a rate of 4% within ten minutes. Five weeks later, I haven't even discussed the real rate with the loan officer. When trying to file a complaint, they leave you on hold. They ran our credit early and never ever reviewed all the other factors. I have been talked down to and cut off multiple times. This company is a waste of time. Loan officer David Smith pulled my credit and days later gave me inaccurate information about my credit profile. He was not knowledgeable. He discussed keeping accounts opened that were already closed. I was approved for a low low home loan but one can only purchase a trailer for the amount that was approved. I never was contacted or received a chance to speak to underwriting to get an experienced explanation of why I was approved for such a low amount. It felt as though I was talking to a car sales man. read more

DO NOT TRUST THIS COMPANY. The most inept and unethical, sneakiest, underhanded company I've ever worked with. During the initial phone call to provide my information, the rep got my phone number wrong. He didn't repeat it back to confirm, which should be SOP. When I didn't get a call back in the 10 minutes he promised, I had to call them back. I made it clear to the loan rep I talked to that I was looking for a HEL or a HELOC. That rep promised to email me schedules outlining their different proposals with different rates, different amounts, and different terms the next morning. I got nothing for 3 weeks. Eventually, I got in the mail, an agreement for a REFINANCE!!! Why would I refi my current $420,000 2.375% 30-year mortgage with their 30-year 6.5% mortgage??? It's obvious that due to my huge amount of equity, and my stellar credit score, they were trying to maximize their profit by trying to trick me into blindly signing a refi agreement instead of the requested HELOc agreement. I left a polite message for the loan rep to call me back, but he never did. Surprise! BE VERY CAREFUL. read more

Just closed on my new house on 3/12. This was by far the worst experience I've been through while buying a house. Extremely incompetent, does not return calls or emails and will try and delay at the drop of the hat. Expect full voicemails and to have them tell you that you're lying about calling them as they haven't received any missed calls... well no duh, your voicemail is full. We had wanted to get away from our current mortgage company PNC. We applied for a refinance with American Financial. Due to COvid it took longer than we had expected. Then we find out that they sold our loan back to PNC! PNC has repeatedly raised our mortgage due to escrow shortfall. We paid the additional $600 + and our monthly payment went up $40. Worst experience ever. DO not use this lender for anything! My loan officer, Eleonora Halmedova, is the most incompetent person ever. She calls you only when her voice mail is full, she refuses to respond to email so she can cover up her lies, and she has messed up our closing now twice. This place is sleazy. They said everything was great. I got them everything they needed in less than 24 hours. After they drug this out and could not meet the first closing date: They asked for updated bank statements and when they saw our savings for a shed/fence ~ they suddenly asked for $5,000.00 more. Yep. Then again, close to the second close date....again, issues with their failure to set up the appraisal. We still have not closed. Due to American Financial and our incompetent lender ~ Eleonora Halmedova. Bet you they ask for more money again. DO NOT ever use this company. Very dissatisfied with this company and the process, especially with how many ads they have on the radio and the people who support them. Was looking for a refinance to lower current monthly payment. I told the specialist my current interest rate and what my monthly payment is. I asked if they had an idea where current rates are or a range, to which she responded, "we can't know that until after we run credit and submit everything, but we don't worry we should be able to get you a better rate." i also stated I didn't want to have a hard credit inquiry if it wasn't going to be worth it, she insisted that they'd be able to get a better rate and that the hard credit pull wouldn't effect my credit score after 30 days. After being on the phone for another 10-15 minutes giving information, I get a text message 1 hour later saying that they can't give me a better rate and I'm better staying at the current rate I am at. I wish they couldn't save me hours and a hard credit pull by stating my current rate is lower than the current national average. Very unprofessional and not looking out for their perspective new clients best interest. read more

We chose AF because Glenn Beck is a spokesperson & theres that. We have been repairing our credit, saving, researching and were happy that we were finally going to buy our home to make things easier on us. Our 17 year old son is autistic. Us owning a home of our own was going to be really nice. Planned on getting chickens, a goat or 2, & really enjoy our family. We were given false information several times. No one seemed to have any answers Every time I asked about something, Michael Toth, a loan person there, would default to "underwriting " . When asked about underwriting, he stammered that was their process of verifying income, employment, etc. They had our file 6 weeks. It doesn't make sense that they wouldn't have verified anything. Micheal was exceedingly condescending. They seemed glad when I told them I would need to look for another loan for results. My son is crushed as are my wife & me. They also had us pay a $300.00 disputed old bill that was near falling off credit. American Financing has good spokespeople. That's it! They dont care about my family. I will spend much time attempting to reach Beck with this. We received no call from management or anything. Just wasted time and $300.00. We are literally sick over this. read more

I was very, very disappointed in American Financing. First, I will say, that I chose American Financing because it was recommended by Glenn Beck. here's my story, I tried to refinance with them and they repeatedly kept switching the numbers. They kept charging me for homeowners insurance at more than double what I had already paid for the next year. After I would get them to remove it, it would show back up on the next set of papers. They Drastically overstated what my condo was worth, in order to give me more cash out. Well, when the appraisal was done, they figured that out. When I received the next set of paperwork to sign off on, they decreasked the amount of cash out and jacked my fees up by $10,000 and, the insurance charge was back again. At this point, I informed them than I was Not going to continue with refinancing with them. The man I was working with agreed and said he would cancel it. It is now 2 weeks later and I received paperwork from them today, that stated that I was denied credit by American Financing because of my credit record (my credit is mid 700's). I could Never recommend American Financing. Between wanting to charge me for unnecessary costs, manipulating the numbers with justification, jacking up the fees at the last minute and now, blatantly lying about why I didn't finalize the loan with them. I can't be the only one who they tried to screw over. read more

I do not recommend American Financing Corporation. I was looking to refinance my condo and applied with them after seeing an ad on youtube through Steven Gardner. I trust Steven so that is why I went with them; Bad idea! I was assigned with a Suzanne Dew out of their Jacksonville, Florida office. When I talked to her on the phone, she was personable and seemed very knowledgeable. When she sent me my loan estimate, it seemed great and just what I wanted to pay per month. All my monthly bills were included as they were to pay my credit cards off, my car note and loans so that I would have only 1 payment. I was also to get cash back to me for $3,500. Too good to be true! The next document I was sent to sign was totally different from the estimate. The closing fee went up over $4,000, cash back to me was thousands less and the monthly payment was more. I emailed Suzanne and she assured me that she would change it, that she made a mistake but the loan estimate were the correct amounts. I was pre-approved provided that I send them the necessary documents which I did. Fast forward a month later.........after the appraisal I receive a pre-closing document and the amounts are different again. Closing fee is still high and all the amounts are higher. I was locked in with a set rate so I questioned why so much. I emailed Suzanne and no response. I called her and wouldn't answer. I waited a few days and then emailed her again.....She called me right away and said that she would look into why the amounts changed but never did. The next thing I know...I get a rejection letter saying that "collateral not sufficient". My condo was the collateral. It was appraised at much more than I was borrowing so that was B.S.! I even received a pre-closing document to sign. I now wasted my time for over a month with this shit company when I could have been dealing with one that tells the truth, answers questions and doesn't lie. One that is reputable which American Financing is not! I was to finance all closing costs so no out of pocket expenses. About a week or so after getting the rejection letter they have the nerve to send me a $600 appraisal fee. If I canceled the refinancing, I can see where I would have to pay. They canceled on me so that is their problem. I am not paying them a cent! Beware of applying for a refinance with this company! Complete waste of time! read more

I spoke with American Financing (Lisa M.) and explained our desire to refinance since our current mortgage and HELOC are at a much higher APR (~6% and 8% ARM) including the fact that COVID19 has impacted our financial situation and our 1st mortgage has been in forbearance due to the pandemic. We provided all the requested documents, our credit was checked and the process for refinance seemed to be progressing. However, Lisa seemed to treat us like we were somehow inferior clients since we live in a duplex (she mentioned that she missed the fact that our home shows 2 units) and her communication essentially ceased after one of her assistants informed us that we were not eligible to refinance due to our COVID19 forbearance. I reached out to Lisa about the situation, and any possible alternatives, and she never responded to my inquiry. We have since educated ourselves on remedies to the pandemic forbearance (there are two options apparently: pay 3 payments out of forbearance to be eligible for refinance or make the account whole all at once and be eligible to refinance immediately). I erroneously trusted American Financing to know the rules about a refinance in our situation and now we have a hard inquiry on our credit report that could have been avoided if Lisa would not have proceeded with our application after our initial refinance inquiry. I will not be re-contacting American Financing when we are eligible to proceed with a refinance. Overall, I am very disappointed especially considering the endorsements this company has from local media outlets. read more

Horrendous from the very beginning! Stay away, review the BBB report - A+ doesn't mean anything except a large sum of money is paid each month to stay A+, even with negative reviews and complaints. AF came recommended by a friend so we decided to apply for financing on a vacation home. We were approved which was great, they needed an appraisal, fine. It took nearly 3 months for them to get an appraiser to the home. 3 months! They finally found someone unfamiliar with the area, bad idea, and that person couldn't keep the promise on the appraisal date. The appraiser cancelled 3 dates on us and pushed closing further and further out. What I still don't understand is, why didn't they locate someone else? Why wasn't there any accountability or urgency? We hired YOU to handle this loan and you didn't even try to help in any and FAILED. PERIOD. On top of all that, we constantly had to call and email AF for updates. Messages were left, we weren't called back. WE made the effort. Why didn't you? On top of that, they consistently had incorrect loan amount details, our officer went on vacation and left our account to someone who didn't know anything about what was going on. It was an absolute nightmare. Needless to say, we did not pay for the appraisal, why should we? In addition, the appraiser was lazy and screwed up our appraisal and we did not move forward with them for the loan for many more reasons than this, so AF, don't get it twisted, it wasn't 100% about the appraiser. We cut ties and couldn't be happier. Don't be fooled by well loved celebrities. They don't care about the consumer or end user, it's all about the money. And remember, celebrities invest in companies like this and they're paid for their air time. read more

This was the worst experience of our life. They changed our consultant 4 times and nobody knew what they were doing. All we wanted to do was a simple refi and consolidate a $10K car loan. We have credit scores in the 800s and our house is worth twice what we were borrowing. It took them 3.5 months to process our loan, they forgot the first closing date and had to reschedule. Then on the second closing date, called us 1 hour before the meeting to tell us they couldn't do our loan since we had a business loan that they knew about 2 weeks after we applied for the refi. Worst experience I've ever had!! This company has dragged out my loan process for months and are still asking for documents I already provided to them. I received five or six emails from different people asking for the same documents. So communication is definitely not their strong point! They keep asking me the same questions and still can't get the the answers right!! I asked to speak to a supervisor and she said I would have my final approval by the end of the week, it's now a month later and I'm still getting document requests. I'm starting the process all over again with another company but it will be worth it. This company is the worst and I can't believe they are in business. I have an unusual mortgage situation and was looking to refinance. I have done dozens of mortgages over the years so rather than try to explain all of the ins and outs of each aspect of the qualifying process, I wrote up a brief explanation that would answer all questions in order to save time for both myself and the agent. I got on a chat w/ an agent. The chat allowed me to upload my small file, which I did. The agent actually told me she was unable to access an attachment. I offered to send it to her on email. She refused to even look at it and continued to insist on having someone call me. I told her I'd happily talk to someone who was up to speed w/ my situation, but again she refused and insisted we start w/ a phone call. That was enough for me. I am a Lars Larson fan and tried them out because he sells them as 'flexible' and a company that will work with you. Wow.....how ironic. Of course, as soon as I closed out the chat I get a phone call from Colorado. read more

Please read all the one-star reviews and assume they are true. I am not sure how they have any 5-star reviews. I have not talked to one person who has had anything good to say about them. They even state that the AVERAGE length of time it takes them to close a loan is several months. DO NOT SUBJECT YOURSELF TO THIS NONSENSE! I waited three months to close a simple, clean re-fi (I was the idiot in this scenario). The day we were supposed to close they told me they could not close because the discovered I had late mortgage payments they didn't know about. Huh!? These incompetent morons had 90 days - and I DON'T have late payments. I absolutely hate this company and have filed a formal complaint with DORA. Do yourself a favor and use any other lender. UPDATE 6/25/21 I just walked out of my closing - but NOT with American Financing. Dave Shepard at Academy Mortgage Grand Junction got my deal done in 21 days! We went through American Financing a few years ago for our refinancing. At the time they did right by us. We wanted to do a refinance again and called American Financing of course, but this time...What a disappointment. We provided all the information they requested in a fast manner, even though I questioned the way they wanted to do the loan. Instead of calling and talking with us about what they came up with, they sent an email of denial. When we tried to call and talk to them they didn't have time to talk with us or even give us the decency to call us back. We went to one of their competitors who could treat us with respect. American Financing has finally grown too big to care about anything else but lining the inside of their pockets. read more

Usually I'm skeptical of ads I hear on the radio, but when we were in the market to refinance our home we reached out to American Financing because of their ads on 103.5. They seemed legit... we should have known better. Our first red flag should have been in the initial phone call to their agent who, in the same sentence told us, "It looks like we can save you about 5-600 dollars a month... no wait... looks more like 2-300 dollars.... hold on.............. maybe 100 dollars.... or at least 30 dollars..." He then went on to extol the virtues of re-financing even if we didn't save any money per month. "Your current loan has no PMI so the payment will stay the same throughout the life of the loan, the new loan will have PMI which will drop off in a few years, lowering your payment at that time." Didn't really sound like much of a good reason, but as we could hold back two months mortgage payment we thought, why not. Over the next few days we were put in touch with the loan processor. We gave them all the paperwork needed, and about a week later we were told "Congratulations! The loan was tentatively approved!! We just need to do an appraisal and we'll finalize everything." A week later the appraisal was done, and while the house scored really high, it came in a little under the value needed for the loan. Apparently, they used a number about $20,000 higher to get the tentative approval, still told us the loan was approved, but then the day we should have signed and started to close.... "Oooohhh that is a problem." So for the next couple of weeks, they scrambled to see how they could get the loan approved, all the while telling us to wait to make our mortgage payment (which we still made in order to keep it from being late) as they would cover any late fee (but than add it to the loan). While I do believe they tried to make it right, offering to pay a majority of the closing costs, the impression they were giving us was that they had no idea what they were doing. Days would go by with no communication, 'managers' who could approve were conveniently out of the office, calls to see if we had a large sum of money in savings, etc... etc... We finally decided to give up on them and look elsewhere. Then to add insult to injury, they sent us an invoice for the appraisal. While there was a mention in the loan estimate that they 'might' request an appraisal and they 'might' charge us for it.... Neither the agent or the processor ever made it clear that 'might' would mean 'would.' As a matter of fact I don't believe they even mentioned it or pointed it out in the estimate. I just happened to notice it later. Bottom line, I'm sure they have some agents that know what they're doing, but they may not be doing a good enough job vetting those they hire to make SURE they know what they're doing. I definitely would not take the risk to my credit score with them again. read more

They say you'll get the lowest. They gave me the same interest rate as my refinance with my loan company. Then they brought it down, so it's not the lowest. I've asked about home coverage insurance and they told me they'll get back to me. About a month later I've asked about it again and again I was told they'll get back to me. I called and sent them a notice that I'm no longer interested. I got a call from another representative asking Mr to reconsider and gave me a new offer. Then I get a call to set up an appointment for insurance in the event of a disability or accident and I did. Later I called and no one picked up. I've texted and also called and left a message to get more information. I get a text saying that my questions will be answered then. I find this company lacks good customer service and I'm sorry I've done business with them. In my opinion it appears to be all talk just to get you to sign. NEVER AGAIN ! read more

Everything started smoothly at first....until it came time to close! I was initially quoted around $5,100 needed at closing. My original loan rep, Ji Kim, was very specific about that. While having our house built, the loan file was changed over to a new loan rep, Carolyn Sullivan-Hollingsworth, and her assistant, Eric Bloomquist. I always promptly responded to every single email and provided every bit of documentation requested of me. Once we were notified of a closing date, I notified Carolyn Sullivan-Hollingsworth to see if that date worked for them and to verify exactly how much I was going to need at closing in the next few weeks. I also needed to firm up a date so my wife and I could take off of work and so we could give notice to our landlord to move. Days and days went by and all of a sudden American Financing was like a ghost town. After begging for someone to confirm our closing date and amount needed, a new dollar amount was finally quoted to be $9,000+ needed at close. WHAT? How'd we go from $5,100 to $9,000?? NO ANSWERS. Again, I begged for an explanation as to why such a huge difference. And again, nothing from anyone. We were left scrambling to find a new mortgage lender. We went with a local lender (which we should have done in the first place) and went through all the trouble to start a mortgage application all over again with all current documentation and everything! We spent days getting approved with a new lender. Once we sealed the deal, I emailed American Financing and told them to cancel our file. Only then did the phone calls and offers of a better rate start coming in. How incredibly lazy, disrespectful, and unprofessional of them! Here's the list of the incompetent reps that grossly mishandled our file: Ji Kim, Brian Barker, Carolyn Sullivan-Hollingsworth, and manager Cindy Sotelo. And yes, I have EVERY single email sent back and forth to back up these events. This taught me to NEVER rely on a celebrity endorsement. Had I only researched American Financing BEFORE I ever wasted our time I could have saved myself a HUGE amount of stress. BE WARNED, PEOPLE. read more

Very disappointed. I refinanced with them a few years ago. My husband lost his job and we needed to use the equity from our house to pay the bills off I usually have a VA loan but I was told that the VA loans will not allow you to refinance and to take out equity. I found out now that information was incorrect. I ended up getting an FHA loan where I needed to pay mortgage insurance. I thought it was only until I hit 20% equity in my home like most of the mortgage insurance. I was wrong. It was for 11 years. I have excellent credit- usually around 775. Why am I paying almost $200 every month?? I ended up refinancing again through Quicken loans so that I don't have to pay that ridiculous amount for 9 more years. I was also told that you can take equity out of your home when applying for a VA loan. So now my payment is lower and I will not be recommending American Financing to anyone. read more
