If you value quality and honest work you need to hire Defender Home Inspections…read more Jason is an inspector that is committed to doing things the right way! He was diligent and extremely thorough. He allowed me to follow him around, and even pointed out all the issues and explained why they were a problem! He was extremely knowledgeable & personable. He also includes so many pictures and even videos as documentation in his inspection report in a way that is very easy to understand! Loved that! I included just a few pictures of some of the things he documented. Without his diligence, I would not have realized the home I was looking to buy was actually a huge money pit! He pointed out the painted over rotten wood, moisture in the walls and ceilings, the shotty workmanship all through out the home, rotting support beams and issues with the landscaping routing water to the home. He showed me all the cheap fixes, big and small, that appeared normal at first look, but were just attempts by the sellers to hide egregious issues. Thank you Jason for your hard work, honesty and commitment to making sure homes are safe and properly maintained. I'll be recommending Jason to anyone looking to buy a home. He is a must.

I know I'm not the only one who has had a house inspected by a realtor's or a seller's inspector and then found issues a month after closing and wondered why it was not on the report. The standard pat answer received, was that those issues were not a structural or safety concern only cosmetic. As if cosmetic damages don't add up as well. As if anyone wants to spend thousands of dollars after spend hundred of thousands. Jason finds safety and structural concerns but he also reports issues that can affect quality of life and cosmetic damages as well. He doesn't judge, he just reports. He advises that any serious issue he puts on the report be investigated/remediated by a professional in that area. I get it, some inspectors don't want to rock the boat. Many probably depend on referrals from realtors. JASON IS A BUYERS' INSPECTOR! Go into one of the largest financial transactions in your life with eyes wide open! An employee from this company arrived to my place of business in a company-branded vehicle wearing…read morea uniform clearly identifying this organization. He specifically asked for one of my employees by name and proceeded to behave in an extremely aggressive and threatening manner. His language was vulgar, unprofessional and completely unacceptable in any context-let alone in a professional setting. My employee felt harassed, intimidated, and genuinely afraid for his safety. Despite being asked to leave mutliple times, your employee failed to do so. Our owner had to personally intervene to defuse the situation. The police (Pelham Police Department) were called and responded quickly, but your employee had already left the premises by the time they arrived. My employee is left feeling unsafe and on edge, with real concern that this individual may return and attempt to retaliate. This is not just a matter of inappropriate conduct-- this was an act of workplace intimidation and harassment, possibly bordering on criminal behavior. We are prepared to share further details and cooperate with law enforcement as needed. Please take this matter with the seriousness it deserves and respond promptly.

I had a problem with wood floors buckling in an older home (1950's) in 2021, and had them come out…read moreto evaluate my foundation. The inspector recommended encapsulation to the tune of several thousand dollars, which I had done. Floors stopped buckling, and I had the damaged flooring replaced. Within a year, the floor started squeezing. I mentioned this to the technician at the annual inspection, and he said he needed to adjust the humidity. well, the squeezing became progressively worse. It wasn't until now, 4 years later, at the most recent inspection, that the technician was able to diagnose improperly braced "chain walls". (Jamal is a great technician, by the way.) I'm very irritated that I was not informed of this problem 4 years ago at the initial inspection, or 3 years ago at the next inspection, or 2 years ago.... I could have dealt with the foundation issue at the same time as the encapsulation, and potentially saved quite a bit of money, as well as years of aggravation with squeaky floors. I spoke to the AFS manager, Bill in Atlanta today to complain, and all he did was badmouth the former employees, suggest that the improper bracing was something that happens over time in old homes (does that mean the bracing was proper at the first inspection, but somehow became improper over the years? How is that possible?) He took no responsibility for the failure of his employees to notify me of this issue before now, and suggested I just go with their new quote of $8,000+ to make the suggested repair. When asked if he had a superior I could speak with, Bill said he was an owner, and did not have any superiors. AFS appears to be nothing more than an expensive encapsulation company, with little knowledge of foundation issues and/or poorly trained employees. Hire at your own risk!
