I had purchased a home that I thought was a flipper and thought the remodel "solved" all my issues prior to rental. There were more issues than I had anticipated! Frank did a walkthrough of the home while I was on the phone with him and was able to point out things that needed to be worked on and took pictures for you to see. I have a property manager and they have a "crew" that makes repairs. However, when you are charged for every drive out regardless of repair or not, it can become expensive. The markups from the property managers also add up. I am by no means rich but a middle class American trying to make ends meet. Frank is the same way. Faith, family and country. With that said... Frank is reasonable and won't gouge you when buying parts. His labor per hour is on par with what I would have been charged by my property manager. Since rates are an area that ebbs and flows with gas prices and the economy, I will refrain from posting his hourly fee. What I can tell you is it's under $100 an hour. We agreed on a start date, a Friday. As the day approached, the forecast was for rain that day. I called the company and requested a start of one day earlier. They were able to accommodate me and the 6 man crew and the supplies showed up bright and early that morning. The house was draped in netting to catch the debris. Old roof off; new roof on. Done in one day, complete with cleanup and magnetic nail pick up. it's been one week now and I haven't found a single stray nail. His long experience took into consideration a lot of the things that we found with wood and not matching supporting structures. He completely renovated two bathrooms and partially renovated my kitchen. Bathroom seem larger completely functional and absolutely beautiful. Well the quality of the work is very good one of the other things is that every day that he said he would be here he came at the time he said he would come. Professional reliability is extremely important. Every time we found something unusual it was discussed decisions were made as a team with his input as well as mine. Watching him transform these deteriorating bathrooms allowed me to develop a trust in his judgment. I hired them for a plumbing issue in my yard that needed to be corrected prior to putting in an above ground pool. I had originally been given a "diagnosis" and that is what I hired them for. Shortly into the job, Kevin became concerned that we were dealing with a bigger issue. He fully evaluated the situation and presented me with the best way to fix it - and fix it right. It turned into a much bigger job than I originally thought but I was very thankful that now it is fixed correctly and he didn't just patch the problem and move on. I then hired them to level my backyard for the placement of an above ground pool. 12x24 ft. The contractor who actually installed the pool said he had never seen a "more perfectly level, square or compacted pad ever - they were spot on". Kevin is extremely talented, detail oriented and quite a perfectionist. Both he and Osman have a work ethic that is amazing. They are timely, honest and I feel like the price was very fair especially given the excellent outcomes. Highly recommend.
