We stayed in the Ivy room on the second floor and only heard the smallest bits of noise from other people coming in. The room was a touch small, but we had a queen bed and a love seat along with a large closet. The bathroom was spectacular, spacious with a Jacuzzi and lots of bubble bath! Breakfast is served at 8:30 am sharp, which I enjoyed, great initiative to get an early start on the day. We shared one large table with everyone and it created a great way to meet the others occupants and learn about things to do in the area. Yvonne is a great cook and each breakfast was delicious. The building has a nice parlor off the living room with lots of books and a TV. We spent an evening in there watching GOT. There is a wonderful font porch with several chairs. And then in the back a large patio. The B&B is a couple blocks from the main intersection of Rhinebeck on the way up to Red Hook. And lastly Yvonne is very knowledgeable of the area, if your looking for what to do she is a great source of ideas. One one minor critique is I wish the room had been a touch warmer.

The downstairs sitting room was so overly cluttered, there was really no place to sit, so one has to go outside and sit on the porch. I'd imagine if the Munsters and the Addams Families had ever gotten together and opened up a B & B this would be the result of their efforts. I don't upstand all these highly rated comments from travelers, it is almost like they don't travel very much or were given some sort of Gratuity for a positive comment or review. The breakfast was marginal at best, resulting in an early lunch down the road in Historic Hyde Park. The best thing about this location is the excellent, Friendly little restaurant and bar within walking distance just up the street to the north of this locale. I don't see how anyone could ever have a tea party here, since the outside area looked folded up and dilapidated, unless it was actually for and with the Mad Hatter.

Porch was a Mish mash of old furniture, old treadmill and a handicapped shower chair. A nice older gentleman in flip flops answered, opened the door to my room and said that's where your staying. He never gave me a key so couldn't even lock the door if I wanted to go out. I get in the room and it's crammed with a king size bed and pulled out single bed and several tables. It smelled old and musty. I checked the sheets and they looked and smelled like they were from the 70's. Went into the bathroom and there was a nasty cleaning rag on the counter, blue glasses that had an inch of dust on them, whoever stayed previously shampoo and bodywash in the shower (so obviously not cleaned). Not full toiletries that were sticky to the touch and toilet paper holder that was broken. I went into the hall to find the gentleman and he could not be located. Walked across the hall to the common room and it was as rundown and nasty as the room. The hallway smelled like pot. At this point, there was no way I was staying there. I contacted the owner, Pat and explained what was going on, at first she didn't believe me then when I sent pics, she apologized and said she would refund the 200.00 in 4 days, on Thursday when she got back. I agreed. Nothing was refunded and contacted her on Friday, she did not respond. I contacted her again on Sunday and she responded with a nasty response accusing me of lying and breaking the toilet paper holder on purpose and put on the Venmo that it was for "unjustified refund". Bottom line, the place is a dump and the owner unprofessional and nasty. Stay as far away as you can.

There was a cloying smell permeating the building that did not dissipate despite open windows all night (in 27° weather). The furniture is shabby and uncomfortable. There are klieg lights alongside every window upstairs, so you can't sleep. It really is right on 209 and they know it's noisy because they said they offer their guests earplugs! (Which they never actually did.) The only bright spot were the linens, which were actually quite nice. More than all that, the owners are unavailable and really (really - believe the other reviews) don't care. They are not reachable and Chef Marc is very nice but can't do anything for you. We had to leave, not because it was hell to be there, but because of a sudden family medical emergency, and they refused to even refund us down to their 3-night minimum. We had paid in advance for 8 nights - and just the previous day, so it wasn't like anyone else would have booked it. We understood that they would want their minimum stay and cleaning fee. But they didn't refund us one penny. They are really unfeeling, uncaring people. Avoid this place!!!

About 15 minutes drive to Kingston. We weren't able to enjoy breakfast as we had meals pre-planned, but Rob was nice enough to pack us a to-go breakfast our final morning to eat on the road, complete with a cut-up orange in a Ziplock baggie. I'm a coffee lover and the coffee was plentiful, strong, but not burned. We'll stay here again and again!

Bed but no breakfast…read more We stayed in colonial Kingston for a conference and planned on staying for 3 nights, however we soon realized how terrible a host Bel, the innkeeper was. Upon arrival Bel assumed we drove to Kingston. I'm not sure why this assumption was made as there is a train station in the neighboring town which takes you directly to Manhattan. Rather than giving us the room we agreed upon via telephone, she put us in a creepy room not attached to the same building: actually it which was several blocks away from the main inn. Because we had no car, she squeezed us into her filthy pick-up truck and dropped us off and rushed out. No mention of what time and where breakfast was served. We were not provided any breakfast the morning after our first night's stay and she did not answer her phone around 7:00 a.m. when we wondered about this. This was confusing as the inn is marketed as a "Bed and Breakfast". We found our own breakfast and went on with our day. When we returned to our room in the evening, our room was not made. It was shocking as this is standard practice among the hotel industry regardless of whether you stay at a lower end BnB or at a high-end hotel. By then we were disgusted at how unprofessional she was and thus we told her we would only stay 2 nights (over 24 hours notice). By the second morning we called her inquiring about breakfast a second time. She simply replied by saying "well I can feed you if you want". How unprofessional and unwelcoming. Why run an inn if you do not want to welcome your guests? Although we gave her over 24 hours notice of our departure (again, the standard in the hotel industry) Bel still unjustly charged us for the third unused night. She also failed to give us our receipt, and we had to ask her 5 times for it. Only 3 days post-departure did we receive the receipt. After reviewing my banking, she had actually already charged the room prior to check-in. I would recommend avoiding this place at all costs.

My room had a king poster board bed and one of the comfiest mattresses I've ever slept on. I can't say more good things about this place. But if you want a nice place to hang your hat, where you make a friend in the end Bels inn is where it's at. Excellent service, she's knowledgable about the town and places to go. The Kingston Bed and Breakfast greatly exceeded our expectations: centrally located, charming, well appointed, comfortable, gourmet breakfasts, convivial, and completely clean. Perfect: I cannot imagine a better experience. Our lively and informative hostess, Elizia, made sure that all was well. Her bundle of skills provided an essential resource for us and our travel companions. A+. Kingston, also known now as the Upper Upper West Side, did the rest to take good care of us: fine dining, marvelous walking tour, street festival, historic districts to admire, and a good base to explore the Mid-Hudson Valley. And the citizens wish to share their enthusiasm. My wife and I often travel north along the New York Throughway to New Hampshire and Vermont, but we will now stop at this gem for a few nights to enjoy the whole experience. I've stayed in one or two other places in the area, and tried to find places for folks who are visiting, and the options are limited and never guaranteed that it will be a good experience. After staying at the church des artistes, I know where to refer people to stay. The building is beautiful and filled with character and charm. Make sure to reserve a room on the first floor if it's important to you that you have easy access to the bathroom. We stayed in the Library Room, which has its own en suite bathroom and a canopy bed with a beautiful lace curtain. The room was spotlessly clean. Right next door there is the "great hall" with a huge dinner table which would be great if you're looking to host a group - a fireplace, comfortable armchairs, and a chess set. The hosts were immediately available when we needed them but were not intrusive into our stay at all; it felt private, which is just what we were looking for. I didn't have a chance to try their breakfast but it sounded amazing. Another benefit of the library room is that the breakfast tea & coffee are placed right across the hall from your door in the morning! perfect for putting on one of the fluffy robes and grabbing a cup of coffee to bring back to the room. I accidentally left some personal items in the room. The hosts contacted ME to let me know they had found them and agreed to mail them to me!

To begin with it mentions 5…read morebedrooms and 5 bathrooms...what isn't mentioned is that all of the bathrooms are on the 1st floor and for the 3 bedrooms upstairs, it's a long way to the bathroom. If you are lucky enough to get one of the 2 bedrooms downstairs, no problem. My other complaint was the breakfast part of the B & B, there is none. Each room has a nice card stating coffee and tea served in the morning but on 2 of the 3 mornings nothing was available. During our 3 day stay, there was someone on the premises for about 30 minutes. Absolutely, NO STAFF. You could order a breakfast for a $15. charge but no one was there to order from...very disappointing.
