I had to interact with this team because they were selling the home I was purchasing. It was a straight forward CASH purchase of which I have made several in the last few years. On average I have paid around $2000 max in escrow closing fees. These agents demanded we use an escrow company ( I can only assume they get a back end payment on it since they fought so hard for it) that wanted to be paid over $4000 for a straight cash purchase. this is a typical part of how companies and agents like these make extra money on the backs of their customers. we had to spend a couple of days pushing back to get the cost in line. and although we finally did, my guess is that their actual client paid the $4000 without knowing they were paying way too much. When I needed basic information about the house I have always received, they initially refused, claiming I had not "ingratiated" myself enough to warrant that help. apparently ingratiating yourself is paying DOUBLE what it costs to close escrow. the greed is so typical, they most likely got paid by the owner over $50k, then gouged her for an additional $4000 in escrow. I sold a $2.5M house and my agent Arivva only charged $15K and $2000 for escrow. These people are part of keeping one of the best kept scam secrets in real estate, you don't have to pay a percentage of the selling cost, there are companies (that are the future) doing it for a flat fee, and secondly you don't have to pay insane escrow costs. all those people raving how great this team is, are omitting a key fact, they overpaid for them in thousands and thousands of dollars.

My mom and I had real estate dealing with Harry last year when we were trying to sell our house in Temple City from June to November in 2015. Harry speaks Chinese and does most real estate deals with Chinese speakers. My mom is Chinese and speaks limited English. Upon signing the listing agreement in June 2015, Harry promised to put the house up on the market for sell but never actually did. He promised to do open house week after week but never delivered. It wasn't until late August (after my vacation) that I discovered Harry had not even taken any photos of our property yet. We demand terminating the listing agreement with him but he ignored us and coerced my mom asking us to pay him thousands of dollars for doing nothing. It took me thousands of dollars in attorney fee to finally terminate the listing agreement with him in November 2015. There are Chinese people who specifically scam/coerce Chinese speakers because of limited English ability, and clearly Harry is one of them.
