My wife and I moved from Tennessee and looked at a number of options, considering both purchasing and/or leasing a place to live. We had lived in our home in Tennessee for 38 years and had only lived in Tennessee all of our 57 years of marriage. We ended up selecting The Preserve at Nolan Creek over numerous other considerations. We have been in Belton at The Preserve for nearly two months now...and have loved and enjoyed our new home beyond description. We are near the campus of UMHB, and the students we have met who live in our apartment community at The Preserve have been kind, considerate, fun, and welcoming! One of Spradley's maintenance men (I think his name was Bart...) came out within our first few days to take care of a minor issue...and of his own initiative, addressed a couple of other small areas of his own finding. They allowed me to move into a unit that had electricity meters switched with my neighbor I was paying his bill for almost a year before his DV situation got so bad he stopped paying electricity so my unit was left in the dark then I was left having to figure out the issue on a workday when I work from home. 0 compensation or accountability from management but they let me know they were aware as I wasn't the first or the last with this problem yet they did nothing to actively fix it. I was informed I could have reported these management people to board of realtors to get their licenses revoked but chose not to. They are the most unhelpful but problematic people. They come into your house 4 times a year to photograph everything and will charge you if they have to reschedule yet their maintenance never shows up but they don't care if you made arrangements to be there. Their quarterly inspector left my lights on while I was on vacation for 10 days, I should've sent them an invoice as they charge tenants for every thing imaginable. My lease was up in May but their management shares a brain cell & never closed our account as part of their policies so they took rent for June, I had to contact them for them to correct it and send me a check in the mail weeks later. Move out also came with 0 instructions but they charged me almost $500 for fees upon leaving with zero discussion, even charging for a light bulb while not sending proof of anything, they just sent me the difference from my security deposit to my forwarding address. I am aware management is already low caliber people but these guys operate from hell. So happy to never deal with these people ever again and this is coming from someone that never had to talk with them outside of the DV next door & always paid rent. read more

Trithfully you should not rent from them. They look for reasons to try to kick you out. I've always paid rent on time, always complied with the rules, yet every so often they make a bs complaint or they fail to do their job and they say you the renter didn't do something then they file a lease violation and try to charge you money. Not to mention my rent jumped 35% in three years. Not to mention they come into your house unannounced (caught them three times) and they come every three months to take pictures of your living space. It's a total violation of your privacy. You know that one thing you would never wish on your worst enemy. Renting from spradley is one of them. I started renting from them during covid so it was chill the first year and a half. Then new management came across and it was all down hill and price gouging from there. First it was like here your gonna get renters insurance which I had but they wanted it under their company. I had to switch the company name 3 times because whoever they were partnering they would break up and go to another company. 10$ a month for a filter and lawn mowing turned to 25-30$ please keep in mind that they will go months without mowing your lawn and the one guy who does it now leaves all the dead grass and crap behind. When you have a pet they are loaded in grass! Those filters aren't even guaranteed to come every month but best believe you won't see that money back. But don't you leave a kids toy out in the front yard because you'll be threatened to pay 50$ if not removed. Also if I can't deter you from renting from them I will tell you to make sure you question everything you're being charged for after an a quarterly inspection. Got a wonderful 50$ fine for a cat in my apartment. Turns out guy who did the inspection loaded someone else's pictures onto my address during the inspection. Renting from spradley is being in a toxic one sided relationship. Sad part is they've monopolized most of the area. We were blessed to find a place that wasn't ran by them. Our new landlord is a blessing! PS every time you renew your lease read the fine print it changes every year! Used to be 30 days notice to leave but now 60 days. Posting regarding a friend. These folks at Spradley Properties have no heart. We realize they have guidelines to follow federally and locally however when someone is going through a horrible time and need to be released from their lease these folks need to be more understanding. Having to pay a lease penalty and then be responsible for rent when someone needs to leave the area for a terminally ill family member is ridiculous. We are concerned for her emotional health, the extreme distress is affecting her physically. She even sent a letter to Bobby Spradley 3 weeks ago and got absolutely no response. The place has bugs even after being professionally treated. She has never had an issue with bugs in any place she lived before, she keeps her place very clean. Our AC quit working during power surges because of a thunderstorm. We called the after hours emergency maintenance number (on Thursday evening) and we were unable to leave a voicemail because the voicemail box was full. I called them right at 9am the next morning (Friday) they said they called a HVAC vendor to reach out to me soon about doing the reapirs. At 10:00 am I called them back to let them know no one had called me. They said they will contact another vendor. That vendor called me about 10:45 am and said they would let me know when they can head to our house fopr the reapirs. It is 82 degrees in my house at 2:30pm. The vendor finally calls at 4:30 pm to say they are on the way. After replacing the thermostat and inspecting the HVAC, he said an electician needs to come because the motherboard is burnt out, and the circuit breaker is faulty. The HVAC person called Spradley properties to let them know what needed to be done. We also called the after hours number and they tell us that if it isn't 90 degrees in the house, they aren't required to do anything. How is a person supposed to sleep in a house that is above 80 degrees at night. They have failed again. They are quick to charge you for every little thing, but when they need to be decent people and come through for you, even if it is on the weekend, do not count on them to do the right thing. This company is a disgrace! They have a renter benefits program that charges you $25 a month (benefit meaning: an advantage or profit gained from something...so yeah Spradley is definitely gaining there) They do NOT participate in theTexas Rent Relief Program. Their rental property posting has false or old pictures. Not sure if that's illegal but I'm thinking it is. Their rental 'townhomes' are equal to section 8 requirements. I had a friend who lived there for 3 1/2 yrs & his monthly electric bill about $250.00 since the windows are single pane, the A/C unit in a certain unit was on its last leg so to speak and the A/C certified contractor from Spradley even said it needed to be replaced but Spradley refused to replace it. They have a landscaping company come out to mow but the company doesn't pick up any trash. When the mowers are blowing the grass clipping, you could fill a small trash can with all the debris that is blown inside from the gap in the doorway There were constant roaches...and 'something' black was on the ceiling coming from the A/C vents This business will find every loophole to extort money from renters and people they've evicted. Their agreements are contradicting cuz they want the tenants to have the carpets professionally cleaned but in certain properties the carpet looks like it has never been cleaned & needs to be replaced or restretched. The tile grout is so dark from years of traffic. Their electrical outlets are very outdated. The housing authority needs to come out to several locations and inspect them for code violations and proper weatherization. read more

Rented at at Spradley for 2 years before they refused to renew my lease. Reason I was given was because I paid my rent late a few times during the pandemic. This is not a company that cares about people that they rent to. I never carried a balance month to month all I ever needed was a little more time and I always payed the outrageous late fees. Even if you make a payment plan when needed they still filed for an eviction and made me pay their court cost along with late fees. They will charge you for maintenance or repairs. If there's any loop hole to exploit to squeeze money from you they are all about it. So if you are driving around bell county and your wondering why you see so many Spradley signs scattered on random pieces of property it's because they make alot of money not because they're a great business. read more

BEWARE!!! I would give 0 stars if I could. The house my pregnant daughter moved into leaked gas so she wasn't able to stay in the house for long periods of time. We tried to remedy the situation but the property management told us it was our responsibility to deal with the gas company and the fire department. We called them out and they told us the property management needed to handle it. Needless to say, IT NEVER WAS RESOLVED! My daughter had to move out and move in with me to keep her unborn baby safe and now they are continuing to charge her rent instead of listing the property for rent. Absolute nightmare of a place to rent from. I had heard that, but we are great tenants so I thought surely it can't be that bad. They charged me nearly $300 to clean my house when I showed them a receipt from already paying a cleaning company $200 to clean it. They charged me "pet damage" and "power washing porch" $150+ due to mud, when I didn't even have a porch I had a concrete step out the back door. Really Effing POed right now at Spradley Properties almost $850 for supposed repairs for things that I listed in my move in AND maintenance request that were NEVER addressed! What's more, now that I'm contesting charges, they want to ADD on more charges! Who does that?! Any suggestions on lawyers?? Like ONE window out of 10 had a screen on it; Only ONE smoke detector was actually working (others were dead or consistently beeped); the AC messed up at some point flooded the downstairs and they NEVER fixed it therefore the filter stayed wet but there wasn't even one when we moved in; idk what weather strip they're taking about; the kitchen cabinets were loose when we moved in and they never came to fix them and with normal use, they fell off; I didn't even know the outside light was suppose to have a globe there never was one; and how I'm gonna get charged for cleaning and utilities to clean when I PAID a company SPRADLEY told me use to do so?! Not only was she understanding about my needs; she helped me to get the space subleased. I needed a bigger space. If I could give them 0 stars I would. The property rental had so many problems for it to be a new property. Then when trying to get a maintenance work order in and actually have service done in a timely manner, is like jumping over 6 feet hurdles!!!! You would think for flooding and electrical issues they would have maintenance staff readily available in these situations. No forget it, maybe a week later after damage has been done they may show up. You would also think they would be mindful and considerate of the displacement these circumstances have on your family and at least reimburse some of the money paid on the highly over prices they charge to rent these properties, but no forget that too. Rented from them since 2014 and never had an issue until I moved out of the last property that I lived in for 3 years and I had a $1300.00 deposit with them and I got my move out breakdown and I STILL owe them $1175.00! I rented a property from Spradley for a year. The property was in excellent condition. Any maintenance issues were addressed in a timely manner. Yes, they do inspections. But, that is a protection barrier for the owners of the properties I assume. I really have no complaints about Spradley. The only reason why I moved, was because I wanted my kids out of Temple ISD. If another Spradley property comes available when my current lease is up in my preferred school district. I will definitely rent from them again! Oh man, where do I begin with this company? I wish I could put 0 stars SO many issues. Everyone in the office has no idea what they are talking about. Prime example: a request to fix the fence ourselves was made and the response was that the boards have to be weathered the same as the others. Im sorry, what?!? you want someone to put weathered boards up? Then I walk down the street and other fences are patched with brand new boards.I put up new boards on the fence and had no issues. Communication is trash. Takes FOREVER for them to do anything. If you don't call daily you'll never hear back and even then you still may not hear from them. Then they will claim not to see your several emails and calls. They wanted to keep the $650 dog deposit even though the dog was being removed from the house and owner was moving out. What if someones dog died? Also, my mother asked that our deposit be payable to her on the check to avoid any issues with depositing it since there were several roommates in the house and we wanted only one name on the check. They sent the check anyway with 3 names on it. Now they sent an email trying to pin it on us saying "Please understand that our close out process is pretty regimented, as it is required to be, and the way in which we processed the closeout for *address* followed our normal process which has to adhere to the governing lease documents" even though a request for it to be payable to a certain person was made months before the move out date. We made the request specifically because it says in the lease that it will have all tenant names on it, we didn't want that. 175$ for a cleaning fee even though the house was deep cleaned before moving out and 50$ in utilities to clean the house, what did it take 2 weeks to clean the house?!?! absurd amount of utility usage. I have already told several people who were thinking about signing with them, not to and they have taken their business elsewhere. This company and its employees are never on the same page and everyone says something different . WORST COMPANY EVER. read more

My roommate & I rented under Spradley Properties for a year & were mostly pleased with our experience until it came closer to our lease ending. We are both very relaxed & understanding people so we didn't make a big fuss when we moved in & there were cob webs built up in every corner, filthy kitchen & living areas, dirty ac filter (which we received charges for every inspection even after replacing the DAY OF), bath tub drain was broken, toys spread all across the lawn even though they claim to maintenance the yard once a week, the entire bottom of the fence was open where a dog could easily escape (despite having paid a pet deposit), every smoke detector needed new batteries & many light bulbs needed replacing, & various repairs needing to be made after moving in. We couldn't believe someone had occupied the property before us & had to completely deep clean top to bottom before moving in. FIVE days before we were set to turn in our keys and the refrigerator stopped working. We put in a maintenance request rather than moving out & leaving a broken appliance. I had to take off work to have the maintenance guy come make the repairs which didn't happen until two days after making the request. They told us our fresh food baffle drain had frozen (a common problem caused by food or ice catching & freezing over) & were charged $168.87 for the repairs. Why would a tenant be charged for a normal wear & tear issue on an appliance we are RENTING? Is that not the point of being a renter in the first place? After questioning the charges we got they sent us a copy of the invoice which showed they not only charged us for the repair but also slapped on a 30% "coordination fee" which is not stated anywhere in our lease agreement. While trying to come to a solution on this issue our leasing agent handled herself very unprofessionally after obviously becoming frustrated that we were questioning the charges in the first place. We went back & forth on this issue for almost a month before hearing anything about our deposit or move out charges. We even called the maintenance company to ask about the repair & were told that this should not be considered a tenant charge as it is normal wear & tear & a common problem found in this type of appliance. We finally received our deposit where they took out half of what we had paid for charges not even detailed in our move out paperwork. $12.25 just to unhook the chain on a ceiling fan from around a light bulb? Talk about grasping for pennies. They are slimy, greedy, money hungry, unfair, and downright unprofessional as a whole. I'm a healthcare worker currently stationed on the frontline of the corona virus pandemic virus born and raised in Temple Texas. Rented quietly from this property management company for 6 years. I was due to move out on March 10th 2020 and I did. However due to the world wide pandemic didn't get to turn my keys in until week later. Tried numerous times to call the office the phone system is confusing and kept looping back to the beginning and never got to speak to anyone. I work full time many many hours especially since the covid 19 outbreak. I finally dropped my keys in the drop box and was contacted by Elisha . She stated that I owed Spradley 400$ for turning my keys in five days late. I insisted that due to the worldwide pandemic I wasn't sure exactly how to go about returning the keys or taking the extra risk when I'm already exposed at the medical clinic where I work. She was very rude and said she could have showed the property to other people during that time. The CDC put a mandatory stop to all reality showings so I don't understand how that was the true issue especially since there is a world wide pandemic going on. Elisha said in so many words that it's in my lease agreement and they weren't going to bend the rules even during a world wide pandemic. Then she sent me an email with a bill that didn't have the correct address on it so I'm confused, very unprofessional. My whole family was layed off during the beginning of this outbreak I could have used the extra 400 bucks but the rules are the rules when it comes to this place even during a world wide deadly virus outbreak. Oh and then they found a reason to squeeze the rest of my deposit for problems with the place that were already present and documented on film and in writing when I moved in. The place was built in the 1980s. Needless to say thankfully I was fortunate enough to purchase a home and not have to ever rent again but for you good tenants and renters out there steer clear of this place. Side note they never fixed anything that's broken in a timely manner. The day I moved out my door frame was broken at the bottom due to rotten wood. This was documented by the maintenance man multiple times during inspection and I have a screenshot of the page on the spradley tenant portal asking them to fix this For over a year. There was a huge 3 inch gap under the door for years still to the day I moved out. That caused my AC and heating cost to be high . This hole is big enough for rats to run in my apartment and other pest. They never ever fixed the door I have a picture of it dated March tenth 2020 when I moved out. Then the company charged me a couple hundred dollars for pest control that they took from my deposit go figure. AC unit died twice two summers in a row and Spradley property management didn't even bother offering us a window unit or an extra fan to help out with our kiddos during a 110 degree heat wave. They took over a week to get the AC unit rigged enough to work the first time when it should have been replaced then the next year right in the dead of summer it died again it was easily 20 years old or more. I attest as a central Texas native and a Christian these words are facts have no reason at all to lie I just want people to know the truth about this place. read more
